I listed this property with Andrew and he brought me a "full price" offer with them putting down 5% and me carrying 95%. Well, that's not how that works, I am actually carrying 100% bc the 5% goes to you and who pays the closing costs. Then two other verbal cash offers without asking for proof of funds - surprise! they didn't have any. Finally, he actually wrote an offer, only he chose his buddy for Title and Escrow. I foreclose nationwide and I only use a very specific team - took weeks for that Addendum to be done. I asked for POF and he eventually came up with them, we were set to close and had to change the selling entity's name. The closing was delayed a week waiting for him to draft and have the new Purchase Agreement drafted. His communication with Buyer's agent was non-existent even though they work out of the same office. When it switch to the new entity and my entity wasn't on Title, he thought he'd give me his peace of mind via email rant but much to his chagrin, I held the POA for that entity so he was still stuck working with me. He said he would draft PA when Title Commitment was received - UMMMM Realty 101 - Title can't open escrow for a purchase until they have the Purchase Agreement. Hoping I get it soon - on day 5. SLOW, MEAN, NOT SHARP, and LAZY. Wish me luck on this deal actually closing - if it does, I'm off to buy a lottery ticket.

I paid over $33,000 for their recommended solution, which they claimed would stabilize the foundation, particularly at the rear of my home. Despite assurances, the foundation has continued to settle less than two years after the repair was completed. Structural cracks have reappeared in the same areas, and the issue has clearly not been resolved. I've reached out to Alpha multiple times to address the problem, only to be told that additional repairs will require more payment--even though they failed to get the job done properly the first time. There has been no meaningful accountability from Alpha Foundations for their incomplete work, and I am now facing additional financial and structural burdens. I expected a long-term solution for the significant amount I paid--not a temporary fix and a demand for more money when their initial assessment and repair fell short. I would caution anyone considering this company to get an independent structural engineer and carefully review the terms of any warranty. In my case, I feel let down, and the response from the company has been both disappointing and unprofessional.
