James showed up late in the afternoon and was so quick that I didn't recognize who he was. I actually started to chase him away. I am so glad that I didn't. He was very good at communicating what he was going to do and how he was going to approach it. We offered to move some equipment but James already had a plan in motion. James did a fantastic job and was detailed in every aspect. He worked hard and double checked his work. What an enjoyable young man to have contributing to the project! I outsourced it to another property management company in the area. Unfortunately, that left a lot to be desired. After finding 360 Properties, my view completely changed on what it felt like to own a rental property. From the moment they took over, everything became easier, simpler, and significantly less stressful. 360 Properties has always been incredibly transparent, their bookkeeping and communication are fantastic, and they have an excellent network of people they trust to work on the properties they manage. Everyone I've dealt with through them has not only been reputable and professional, but genuinely a stand-up person. Most recently, that included Dakine and North Face Exterior, both of which did excellent work. What impressed me even more was getting to work with Nicole when it came time to sell the property. Initially, I decided to go elsewhere for a realtor and spent roughly a year to 15 months trying to sell without success. Eventually, I made the decision I probably should have made from the beginning and turned the sale over to Nicole. Within about a month, the house was under contract. The difference was remarkable. Nicole understood the market, how the property needed to be priced, the area, and the value that the specific location brought to the table. From there, the entire process moved incredibly quickly and smoothly. After working with her for years, I've always felt that Nicole manages the properties entrusted to her as if they were her own, if not better. That same level of care, knowledge, transparency, and attention to detail carried directly into selling my home. Had a few instances with the water heater, the disposal (of course). and a toilet float which were efficiently addressed by the maintenance crew within a few short hours of calling in. Any time I would call into the office for maintenance, or questions regarding the move out requirements, etc. the staff was always attentive, friendly, & quick to respond. Moving out was easy as 360 Properties have predetermined cleaning & pest vendors who are also quick, courteous & sensible from a cost perspective.
