The apartments are nice. Parking is pretty bad. They assign spots, then visitors come and take them. It happened to me plenty of times. Management has been saying they're doing something about but never did. Be warned that they will bump up your rent at least 10% every year like clockwork. They won't negotiate. I left because I was going broke while these guys got richer. I'm glad I'm out of there.

After 2 weeks, the hot water heater is not fixed. The solution is to go out on the porch and pull the plug out and put it back in to get it to work. This would have been an acceptable solution the 1st or 2nd time but this has been going on for 2 weeks. Every morning when my father goes to take a shower he doesn't know if he has hot water or not. I'm amazed that the people in the leasing office and the maintenance department have not been able to fix this problem. I wouldn't expect this in a tenement. It would be bad enough for someone who is healthy but my father is in a wheelchair and has an aid. I certainly would have thought the management of the building would have taken this into account in trying to fix his hot water issue.

We only had one good property manager (Victoria) who was employed with a different property management company. The harbor property management is a disgrace!!!!!!!! They came in making a lot promising for necessary improvements to bring the property back up to it's initial standards after Kayla (former property manager) she was THE WORST!!!!!!!!!!!!!! They have done the polar opposite! They raised our rent significantly, the property maintenance is sad to see. Everything that made it beautiful is gone (flowers, waterfall at entrance, broken fixture, unpaved parking lot, clubhouse and apartment maintenance, they removed "luxury apartment community from their sign). When your lease end they will default your payment to month to month rate if you don't give 60 days notice! The current property manager (Phaedra) and book keeper are useless, unprofessional, and combative! We have been reporting a mold issue for years. We have been told that we should clean the wall with bleach and water. I explained that as per their contract they are required to treat mold. I am told that a contractor will address it but no one has came and out of desperation I used the bleach solution to avoid health issues as I have asthma. If you are looking for a luxury property community this is NOT IT, it use to be ok but now it is HORRIBLE!

A whole different story!!! No one has respect for their neighbors what so ever. Blasting music from 3:00am until 5am and even when the music stops, the humans themselves don't. It's like a family of horses living upstairs. Constantly galloping. really I am surprised at how they run their business especially it being a decent sized apartment complex, but not really so surprised because this complex is SHIT!!!! So it goes without saying . For any apartment complex someone should be on call during your "regular business hours" 9am-6pm. I don't understand how I can call over ten times during "regular business hours" and no one answers . Like ever. So it's really no surprise honestly.

    I have lived within this complex for over 4 years. The layout is spacious however poorly…read moreconstructed. The air conditioner unit is located in the kitchen and does not allow airflow into the living rooom. Thus significantly increasing the electric bill during the summer month while you remain hot and still sweating. There is no overhead light in the living room. I have two stand up lights. It is so dark that at night in order to do work on the computer and see sufficiently, I need to keep the hallway light on, the kitchen light, and 2 stand up lights and I still have a difficult time completing work. The hot water heater has problems every 4-6 weeks leaving tenants without hot water for days at a time. Additionally, the water in my bathroom has been running since I moved in. They have yet to fix it. As you can imagine, Maintenance is terrible and the staff in the property office is just as bad. They do not return calls or appear concerned when tennants call. Tennants have stopped calling because it is a waste of time. Snow removal is the worst. I fell outside my building and twisted my ankle and still, maintenance does not adequately clear walkways. One positive is that for the most part, it is quiet. You may ask why one would remain with all these problems, its the only relatively affordable complexes in Rockland County
