And the guy that act as their courier for late rent notices, plasters the notice on your door with ALL OF YOUR INFORMATION showing. I keep kindly asked him more than once to not do that. However, he still did it and would show up for inspections hours before scheduled time. Please do your research before doing business with this company. They have their interests for the Owners not the tenant. You pay a fee to renew your lease. At least I did, but my neighbor said they didn't.

May Management sent out a photographer to take pictures of the commercial unit, and she purposely took pictures to include our private residence on the world wide website. We live in an area that is somewhat secluded, and liked it that way. Suddenly, our home is on view to anyone who clicks on the site! We asked the owner, nearly three years ago, to crop out our private home from her ad, but she will not do so. Airbnb will also not help. They are purposely using our private residence in their commercial ad, effecting our privacy. There is plenty of space to crop out our home, which would only take a couple of minutes. Now, besides Airbnb, they have placed all the same ads on the Utopia vacation rental website as well. They just don't give a damn.

The guard asked me to please call or email the HOA staff because she did not want them to get mad at her since they have done in the past. Why would a security guard be afraid of the HOA - only if the Southern States Management staff is not treating their employees with respect and with civility. Note the HOA staff are all Caucasian and the guard gate staff are almost all minorities so I cannot imagine someone being scared to do their job. I did as the guard gate asked and below is the exact response from Craig Nisbett. Note he works for the homeowners, we pay his salary and his company to manage our HOA. Nobody should respond in such a manner anyone; I cannot imagine how he speaks to the guards for them to be afraid of him. If anyone in business spoke this way to a peer or client they would be fired and he should be fired too given he did not do his due diligence nor does he have any Emotional Intelligence. Craig's Disrespectful and unprofessional response is below and he is nothing more than an email bully: "You need to contact the gatehouse and manage your own access. SSMG does not manage individual visitor/builder access into Hammock Dunes. I also don't appreciate us being put in the middle of your builder contract disputes!"

( I believe they knew the condition of this place ) Kept paying rent as nothing was ever addressed, I had no idea that our lives ( mine and my dogs) would change drastically!) Every year the rent increased and the ac was never addressed . My dog got horribly ill with pneumonia and I was sick constantly until it got so bad with me I had the air quality tested. The house had so many issues. Mold ,water damaged cabinets . It was like pulling teeth for them to acknowledge or listen to me about the severity of it. They cleaned the ducts and then it got so much worse !! Not done by professionals. (No one that works for them is professional) We were living in the porch , eyes and throat burning, absolutely horrible. I had to stay with different people the last month. Meanwhile I had tried to get out my lease 6 months earlier . They messed that up too. I had never been late on a payment and paid over 50,000 in rent!!! They never returned my full deposit because they said I had unpaid rent !!!! I physically couldn't stay there . Right now a month later after throwing out all our belongings , living with different families and being treated for CIRS, still sick I can only hope they reap what they sow. The neighbors said they replaced the roof but if no repairs were done inside. as stated in the report, the attic, kitchen wall behind the ac, water damaged cabinets with aspergillus weren't addressed another family will suffer . You are never supposed to clean coils or ducts with bleach . It's common sense and I've done lots of research They had 7 days to remediate and they didn't .Just look at their reviews please.
