A place that charges premium prices for their inspections, which are below average at best. After getting settled into our new home, we started noticing a bunch of things that were missed. We reached out to the company and their response is that "even though these are glaring issues, they don't require noting because they are beyond the scope of what they are required to list." I'm paraphrasing but that was the gist. Examples are trim around the garage doors that were eaten away, bathtub seals missing, and other things. Their guarantee is also a bit odd - you can't request a refund post inspection if you notice things, you have to request a change of inspector AT THE INSPECTION otherwise their guarantee doesn't apply. Effectively if you don't like the inspection while it's happening, then you can trigger their "guarantee". When I requested a refund, they wanted me to sign a release just to get not even half of my money back. Would not recommend this company. read more

Just closed on a home last January 2018. We had utilized this company on another home too - where the seller wasn't willing to do what needed to be done. We assumed (but were sadly wrong) that when they employed "licensed" professionals that you would get a good home inspection since these inspectors would know current codes. We just put our home on the market to find that what this company's home inspector did was over look a major code violation as MA law states the fuel line can't be buried underneath the cement which the inspector we utilized had taken pictures of the new boiler from the seller and we have the inspection where he doesn't even note that code violation or any problems of the like. Now I have to pay in upwards of 800-1000 to get this rectified before we sell. We had put a call in for our money back for the home inspection price (that is the same guy we used for another home) so we trusted him & he missed this code violation on the current home - as if we knew back then this was an issue (we trusted their inspector- obviously a big mistake) we could have avoided buying said house. If the owner of this company doesn't want to reimburse for this blatant mistake to other home inspectors then my husband will go to the licensing board and attorney generals office. Just be advised we thought this company was good too, until you find out that you were lied to and a major code violation was overlooked. This is why we pay inspectors. Now we're stuck paying for a big mistake this company missed. UPDATE: *Rory, business owner replies 6 days after - as he noted we wrote him (excuse me I called him) and then my husband was to send pictures of the lines. Well why would you need pictures- if you aren't supposed to check it anyway? Giving your own inspector and company two home inspections and not once were we told until AFTER you do the home inspection in the end of the report that you copied and pasted - that this isn't something you have to do or check. This is after we already pay for inspections. Funny thing is - other home inspectors we've spoken to -said that's complete nonsense on your company's part. Ethically you would know what's right. Don't play it off to cover yourself - that you are willing to work with us -as your admin Sarah stated after looking at the pictures (that supposedly you don't care about anyway -but asked for them knowing you weren't going to do anything bc you don't deal with this sort of "stuff") - that you think there was a protective coating- which there was not. They needed to be sleeved. Your clarification and willing to work with us (laughable and ALSO a LIE) - was shown when your last email from Sarah stated "after staff overview you don't deal with this." With the same nonsense excuse verbatim that you wrote here. You knew what was going on and could have reached out personally - you didn't. Hopefully others know that if there are code violations and the town doesn't pick it up then don't expect to waste your money thinking this place will either. You have had our info for a week - if you desired to rectify it - instead of trying to cover your behind online - you would have offline. Instead (and I can and will post that email) your staff gave the same answer to my husband- that you did, with no response of willing to work with us. Right? Good job lying though. They showed me what they had found so far. When we went in the worked quickly and explained everything they found. They showed me way more things about my potential new home than I feel was their duty. Very thorough. Including many pictures. They team had lots of tech and I felt confident they were competent. Our inspector Chip did a good job at inspecting an older house and pointed out many potential issues and maintenance items. We spotted some big ants on the upstairs bedroom window sill , and Chip mentioned he got good pictures of this. Finding what looked like carpenter ants so far up from the ground was a smoking gun. For some inexplicable reason, these were missing from the report. With a tight timeline to get this feedback to the seller to get the required repairs, we called the office to get these pictures. We stressed the urgency of this request, and they said they would get back to me. 3 days later and almost at the end of our inspection deadline, and we have had no contact from Waren. The seller does not believe there is an insect infestation and will not agree to any pest control expenses. We paid ~$200 extra to get the Radon+Pest inspection (Preferred package - $631 in total). What they don't tell you is the Pest inspection is just a general check for signs of pests. For any definitive answer, you need to get pest control specialists. In their words, they are generalists, and not specialized at any one type of checks. In that case, a separate package for Pest inspection implied they would do a deep check for insects, but that is not the case. The inspection report missed some other key points, and although the office was cordial, we did not get replies to our requests on time - I would have expected more I would not recommend the Preferred package - instead put that $$ towards a real pest inspection. read more

Warren Home Inspections are the most unqualified home inspectors I've ever worked with. The inspector took 3+ hours to inspect a 1400 sq ft property (the average time for this type of space in my real estate experience is ~75-90 mins). The inspector claimed they thought there was asbestos on the property - despite the fact the house was built in 1925 (pre-asbestos) and renovated in 2000 (post-asbestos). An independent asbestos inspector found this claim to be completely false and was very surprised that the Warren Home Inspector didn't know what fiberglass insulation looked like. The inspection team was disorganized. On the day they were supposed to pick up the radon test, the inspector showed up thinking he had to perform a new test. He didn't even have a record of a prior inspection occurring at the property (just 2 days before). This inspector was then unable to operate the high tech radon testing devices - actually calling HQ because he didn't know what to do. All findings that any Warren Home Inspection employee make need to be seriously vetted with other professionals. DO NOT USE THEM. Your seller will ultimately reject your inspection report issues citing the unprofessional nature of your inspection and you'll lose out. read more

Having our home inspection done through WHI was very easy. All communication prior to the inspection was online and we were able to e-sign all the documents. We were overall very pleased with the home inspection that Rory conducted for us this past July. He's apparently a little more expensive than the average inspector, but we feel he was worth every penny (have to admit we didn't do any other cost comparisons, but went based on recommendations from friends who used him and the other Yelp reviews). Rory was punctual, efficient, knowledgeable, and above all patient! We're first time homebuyers and you can imagine the kinds of questions we had. He also gave us a lot of helpful tips for maintaining the home. The only slightly negative comments we had are that he was a little difficult to get a hold of with follow up questions after the inspection, although he did always get back to us. We can certainly appreciate that we're not his only clients. Also, he had mentioned they might be able to get some additional pics of an area of concern when his colleague went back to pick up the radon test system, but they didn't end up getting them so we were a little disappointed. One side comment, we were initially surprised when the roof inspection was done from the ground, but we later heard that the state of Massachusetts does not require you to go up, so future home-buyers keep that in mind! read more

NEGATIVE opinion towards Warren from a new homeowner 1 month after closing. The couple inspectors (main inspector and an associate) sent over to my property didn't quite meet my expectation at all. Just like all home buyers, I paid the inspectors hundreds of dollars, counting on them to tell me the reasons why I should NOT buy the house. Quite the opposite, all they told me was "this would just be a small fix", "that is not a big issue", "You can't be too picky. All ranches have such problems" --- as if they work for the listing agent, who is also present during inspection, instead of me. In details: 1) LACK OF PROFESSIONALISM: Throughout the inspection, both inspectors were talking to the listing agent about their mutual local connections: e.g. "Hey! do you know some Ben who also used to work in your company? His daughter and my son went to the same high school." "Oh yea yea, he is of great personality but in terms of work...." They were talking to the listing agent MUCH MORE than me, the one who pay. My advice for home buyers: if your listing agent is located in Framingham, find an inspector in Beverly or Brockton, just any town at least 20 miles away in a different county. What you need to hear is genuine advice, not friendly irrelevant chit-chat. 2) The main inspector was responsible for the bathrooms. He failed to unearth there is a major leakage in one of the bathroom faucets. Thing is, there is a visible trace of rusty water on the floor under the sink, which indicates bad plumbing work. Also the water pressure from that particular faucet is much lower than the others in the house. 3) The garage door started to malfunction and now needs to be completely replaced 3 weeks after I got the keys. The associate inspector told me, "The garage door looks weak so that I can't do an obstacle test on it, but the panels look fine to me. They are just old panels on a ranch." ---- As a matter of fact, the door opener is much more powerful than the door panels, so that it eventually wrecked the top 4 panels 10 days after the house closing. Apparently these inspectors need to strengthen their knowledge about garage doors. 4) The main inspector failed to point out that there used to be water damage in the attic above the guest bedroom. The melted ice in the gutter was soaked under the roof into the attic. There must have been a whole tank of water between the guest bedroom window and the attic. Today the top of window frame is now visibly V-shaped. This is something should have been discovered by a professional. 5) After the inspection, I got an email from them offering me a $25 Starbucks gift card if I'd agree to do a survey. I never received my card, not even after I sent them an email. read more

I had a newly built home inspected just prior to the giant snow storms of 2015. I had ice dams form and water damage in much of my new home. After having a handful of professionals in to look at my roof I was shown by each one of them how shotty the ventilation is in my roof. The vents are poorly installed and never should've been completed the way they were. It is clear as day, now that I know what to look for. I passed along this info to Rory via email and never even got a response. Once he has your money I guess he is through with you. He told me that he could recommend contractors for some extra work I wanted done when he was doing the inspection. I never got any of this help upon requesting it after he left my home. There were a number of other silly things this guy didn't know such as what a CO detector was or an alarm panel on the wall. It is very difficult to find someone that cares about your home the way that you do. This company definitely isn't someone who falls into this category. I wish I had someone that could recommend me a good inspector. So far I'm 0-2. Hopefully I'll have better luck next time. Now I'm moving on to fix my $25000 in repairs from the water damage. Yippy! Great service scheduling and taking my money. Jim the inspector was a nice guy but not hugely knowledgeable about old houses. Inspection report was satisfactory. What they lack in customer service they try and make up for with flashy technology. After not receiving Radon test results from them or the lab I subsequently left multiple messages. I finally got a call back only to be told one of the "owners" would call me back. Two days later...nothing. Called back again, was given Rory's direct email told to email him. It's now been about 2 weeks since the inspection. There are better companies to work with out there. Update:Emailed with Rory (owner), he was dismissive and sent me to the lab only for me to find out Warren didn't complete the paperwork and the lab had notified them 8 days ago. I could understand if an employee wasn't great, but for the owner to be so illmannered is very off-putting. read more

I would never recommend this company. I had scheduled a home inspection with them, and arrived with real estate agent at agreed time. They no-showed. After numerous phone calls, I received different excuses and frank dishonesty and lies. The inspector finally showed up over 2 hours late with yet another false excuse at which point i cancelled the inspection not trusting anything I heard from this company. I have reviewed Warren Home Inspections once before. I am adding a second review because my husband and I are having some work done on our home and found a termite infestation. The Pest Control Service (one of Natick's Best Picks of 2017) said the infected area was very obvious and that our home inspector should have caught it. Warren Home Inspections missed termites, asbestos, and a leaking pipe in our home. We are out a few thousands dollars that we did not realize we would need to spend when purchasing the home. Please find a different, more reliable company to do your inspection! read more

I hope to never again experience the nightmarish process that is house hunting in the greater Boston area, but if I must, I would trust no one else for the home inspection. My wife and I were anxious first time buyers with tons of questions. Rory was patient, calming, hilarious at times, and extremely thorough. He did two inspections for us, spending 3-4 hours with us each time. He was very responsive on both occasions, shifting his schedule around and staying late to ensure that our inspections were promptly completed in a fast paced market. Why two inspections, you ask? Rory's attention to detail caught several issues (black mold, plumbing, electrical, coding, pests) with the first house that we bid on, so we reconsidered. We were bummed but we rebounded as better informed buyers after the "practice bid" and ultimately found our dream home, for which Rory left us with volumes of useful information after yet another thorough inspection (fortunately with no scary findings this time). I am a Realtor who scheduled an inspection based on a cross state referral with this company. I felt they were very expensive compared to other local companies such as Tiger Home Inspections however my buyer was under a time restraint for the inspection. The inspector, Jim, was by far the WORST home inspector I have ever come across in 12 years of business. He glanced around the property as if he were confused and not knowing where to start. He questioned me or my client multiple times on how to turn things on and off (like the HEAT!!!), we requested he pay close attention to certain aspects of the house that we were concerned on and he completely overlooked it. He had NO idea on codes, he stated he "thought" there werent any double tapped circuits, he never checked the boiler nor did he check for rotted sills or pest infestation. I could continue with the list but I am pretty sure you get my point. At one point during the inspection I came right out and asked the inspector if he was licensed and how long he had been doing this. Unfortunately I would NEVER recommend this company. I have sent correspondence and left messages for the owner, Rory, to contact me and refund my clients money and have not had any response. read more
