Wayne is very professional. He thoroughly inspected the whole house and walked us through patiently, explaining all the details to us. The report that he provided was very straightforward and the checked items are categorized into different levels according to their degree of emergency. Wayne goes above and beyond for inspections. He is also patient and explains things in an simple clear manner so that novices can understand which issues are critical, minor, etc. so that home buyers and owners can make informed decisions about their upgrades. It was a thorough inspection and Wayne inspected more than MA law requires. Other inspectors I looked at refused to inspect anything outside of MA legal requirements. Wayne, was willing to take the time to do more so that I could buy my home with peace of mind. I have every intention of working with Bonafide Home Inspections again and would recommend Wayne above any other inspector for new home buyers. We are first time home buyers and our buyers agent's preferred inspector was unavailable to do an inspection in the time frame required. I called Wayne and fortunately for us, he had a cancellation and was able to see our house in 2 days (the day after 4th of July)! Wayne was happy to confirm our appointment via text message and he also texted me the morning of the inspection to confirm once again. It gave me peace of mind that Wayne was definitely aware and ready for our inspection, and I wasn't going to waste my buyers agent's time or the sellers agent's time. Wayne arrived well before we did to inspect the exterior of the house. By the time we arrived, he was able to show us all of his concerns for the exterior. He sees everything. He sees the big issues, of course, but he'll tell you about the minute stuff as well if you want to hear it all. He inspects one area of the house himself (ie. the attic), takes a ton of notes on his iPad, then he calls you over and gives you the tour of all the little problems. He'll let you know how much it matters (is it cosmetic or an actual safety concern). If he has an easy solution, he'll offer it or he'll tell you that you need to have another skilled professional address it (such as an electrician). He was extremely thorough. His final report, including photos, was sent to us that evening. I feel that one of the main advantages of Bonafide Home Inspections is that Wayne only does 1 house per day. This means that he is not in a rush to make it to another property. If there's one thing I gathered from our inspection, it's that home inspecting is a very physical job (crawling into tiny, hot spaces), and I feel good knowing that my home inspector is "fresh" for my inspection. I wouldn't feel as confident if my home inspector had already inspected 2 other houses earlier that day. read more

I am in the process of buying a house in Lowell , MA and found Bonafide Home Inspectors on a Google search along with a couple other providers. I called them all and got prices and availability. Wayne at Bonifide was the first to get back to me and stayed in touch with me by email at first and text after we exchanged numbers. His price was very reasonable and lower then the others that called and worked with me to do the inspection on the day I needed it ( two days after I contacted him!) . I read the other reviews on yelp and on Bonafide's site and took a chance based on what I read, I am glad I did!!! Wayne was prompt and very friendly. We chatted a bit about the process and then he got to work. Wayne left no stone UN-turned. He got into every crevice, crack and closet of the home. He was open to my questions and very easy to speak with and even though I am in the property management business explained each area of concern in la mans terms. After his very thorough inspection of the home, Wayne walked around with me and pointed out the bigger items that needed my attention. Wayne said I could expect a written report within a couple days that would give details of every thing he found no matter how small. The same night of the inspection the report was in my email. The report broke down each area , floor, section of the home in detail by - needs immediate attention, needs repair or replacement or keep eye on type categories. I could not be happier with the service provided by Wayne. He made the condition of the house, I am thinking of buying, so much clearer. I am not one for writing reviews , unless it is a negative one , but I thought this man deserved my time for a review . I would recommend Bonifide to anyone who is looking for a no nonsense , straight shooting, professional home inspector who wont break your bank. If there is an issue he will find it and breaks it down as a game changer or a fixable problem. Wayne was highly rated on Angies list but didn't have a ton of reviews on other platforms and I wanted to make it known that he is great across the board! Wayne was professional and organized! He came fully prepared and was really thorough throughout the property. We only had a small condo and it was limited in the sense that Wayne could not get into the maintenance roof or up on the roof to check certain systems. That said - he did try! And for an 1100 square foot condo he checked EVERY nook and cranny. He also walked around the grounds of the complex and noted additional things for us - he actually used to be an exterminator which was really helpful! Wayne is a professional home inspector that is knowledgeable, thorough, and courteous. I like how he ususes his iPad to record his findings and sends you an electronic copy. He is very responsive via voice call, text, or email, even after the inpection. For our inpection, he showed up early to start the exterior inspection before the appointment time. After each section of the inspection, he explained his detailed findings and recommendations to fix any issues.
