    The pump at this beautiful pool as not worked for three days. contacted maintenance several times with out success.

    Warning for anyone moving into Apartment 5210 after we move out. There is excessive noise from the…read moreupstairs neighbor. We are waken up at 5am from loud running. On weekends and nearly every holiday break it happens to upwards of 8 - 10 hours straight daily. The banging was giving us severe migraines. We asked management for their help but unfortunately they just told us to call the cops and they can't do anything. We can call the cops as there is a noise ordinance 10pm - 7am but we do not want to go through with that. If you plan to move into Waterleaf, the apartments are wonderful but please avoid this unit! You will be stuck in a 12 month lease with no way out beside a $3,500 fine for breaking your lease.

I called 2 days into not having a dryer and was told no need to diagnose the dryer because there was a new one i could have. Days go by and still no dryer so i call back and get jennifer on the phone, and was i disappointed to say the least. Jennifer laughed when i told her i needed my dryer fixed or a new dryer immediately as inwas out of clean clothes (wearing multiple layers per day roght now in this cold). Jennifer told me "most people have at least 2 weeks of clothes and to be thankful im getting a new dryer before 2 weeks have passed" ; followed by "what is the laundry mat like 3 dollars?" When i informed her i ahd already paid $20 at washaroo to wash and dry my clothes 2 days into this. I was promised today via voicemail (i would never answer jennifer's call again in my life) the dyrwr would be installed after lunch today. No dryer, no diagnosis to even try to fix mine in tbe meantime, no community wash on site, and jennifer just laughing and informing me most people have "2 weeks of coothes they can wear"

    Called and left msgs mutliple times, sometimes the voice mail box was full and couldn't even leave…read moremessages. Complaints were not addressed. They don't answer phones or return calls. Staff in the office are rude, more interested in lunch than addressing the customer. No notice given to renters for reparis. House was not clean upon arrival.

    We checked into Palemtto Days on Sunday (8/29/2022) and Monday I discovered some bites on my arms…read moreand legs, I assumed they were mosquito bites and didn't think much of it. Tuesday more bites appeared on my arms and legs and were all over my face and neck now too. I checked out the bed I had been sleeping in and discovered a blood smear and took the sheets off to wash. I inspected the mattress and box spring and found an absolute infestation of bed bugs. They were all over the baseboard as well as in the carpet. We called the rental agency Tuesday night and were told Wednesday they would have a solution for us. Wednesday morning they offered to give us a mattress liner and to have us continue sleeping in the infestation. Obviously not the appropriate solution. There were talks of moving us to a new house but nothing concrete just yet. Then the pest control shows up with no warning and starts spraying while we are still in the house so we scramble to get our stuff packed up and out. We pick up the key for the new house (which was a CLEAR downgrade from the house we were originally in, and had dead cockroaches everywhere). Overall, I am covered in OVER 60 bed bug bites a week later, was unable to enjoy any of my beach trip, lost Wednesday to moving houses, and left a day early. I visited an urgent care in Pawleys, got a prescription, and countless creams, sprays, and wraps. We had to throw away our luggage and pillows/ blankets we brought from home and are terrified we have brought the bed bugs back home even after washing our clothes over and over. Their "gift" for this was to give us 2 gift cards on Friday evening (one marked $100 but had $36 on it) they clearly had laying around the office. As well as the promise of a discount next year. I am out well over $300 as well as lost the entire beach trip with my family AND the remainder of my Labor Day weekend. I have spent the last week miserable and will remain so until these bites go away. This was a horrible vacation and was "handled" so poorly I would not recommend ever using James Smith Reality & Rentals.
