These non-qualified individuals range from foreign nationals to DACA recipients such as myself, and even immigrants who pay taxes and utilize an ITIN. Upon reaching out to this company, I was immediately connected with Senior Loan Officer Hubert Rivera, who was very insightful and responsive throughout this entire process. In this current market (2021), obtaining a home at asking price was often very difficult. Mr. Rivera expeditiously sent over pre-qualifications and run downs of mortgage costs for all of the properties we came across and made offers for, despite facing constant rejections. Upon being accepted as a backup offer after losing hope in purchasing a property, Mr. Rivera immediately begun his paperwork and sent over all of the documents needed for signing. There were times where Mr. Rivera was unavailable and unable to return messages, which was understandable due to the high volume of paperwork he was processing. He did go above and beyond his duties as a loan officer by breaking down the process of purchasing a home and drafting up a list of all the items I would need to present in order to obtain clearance from the underwriter. Throughout this entire process, my mortgage became very close to falling through on numerous occasions. I was often scared by the many reviews left by individuals who have conducted business with this bank stating poor experiences and major problems. Despite this, I took a leap of hope and placed my full trust into Mr. Rivera and his loan processor, Rosalia Gramegna. These two individuals possessed the foresight to see potential problems with my loan application and were able to rapidly develop solutions to overcome them. Ms. Gramegna was very responsive as well and returned my emails as instantly as she received them, answering all of my questions with detailed information and a hint of warm and kindness. Despite my closing date being pushed back on numerous occasions due to minor faults in our paperwork and some delays from the other party, the team at ACC mortgage was able to move my loan for closing as soon as they obtained the clearance necessary to do so. They were able to make my dream of purchasing a home for my family come true; I will forever be in their debt for their tremendous efforts. HOWEVER, It is very important to note that in order to make this possible, you have to be willing to commit to the process and be extremely responsive to their requests. You must be diligent in returning their emails and providing them with an abundance of information necessary to clear your loan. THERE IS NEVER TOO MUCH INFORMATION TO PROVIDE TO AN UNDERWRITER. The documents to be presented to this bank must be neat, organized, detailed and accurate. The role of the consumer in this mortgage process is just as important of that of the bank; YOU HAVE TO BE WILLING TO GO THE EXTRA MILE TO OBTAIN THIS LOAN. REMEMBER, THIS BANK CATERS TO NON-QUALIFIED INDIVIDUALS, THERE WILL BE EXTRA STEPS TO TAKE IN ORDER TO RECEIVE THIS MORTAGE. In the end, ACC Mortgage is making a major difference in the non-qualified/immigrant community as they are allowing those who work hard and save up to obtain the home of their dreams. They will make promises that make you feel very comfortable with the process. Then you'll go large gaps of time never recieving call backs from anyone followed by an excuse as to why. In the end, their rate was too good to pass up, so I took a chance (which you can do with a refi, but it's harder if you are purchasing a home, and you risk losing the house if all goes wrong). I closed a few hours ago, and I'm still gobsmacked at the rate and the ease of this refi. The title company rep who came to the house to have me sign the papers said it was the lowest rate he'd seen...and that was before I showed him how much they gave me toward closing costs. (Of course, no one is giving you anything.) The lender actually allowed the loan to "float down." So when the basis rate dropped half way through the process, Rapid Eloans got me even more money to go towards my closing costs. When does that ever happen? And when I complained that the title company they chose was more expensive than others, they got $500 knocked off the total, which made it far cheaper than anyone else in DC. Granted, my loan was pretty straightforward. I had all my paperwork in order since I had only bought the house a year prior. But Lisa, Lelya and Nora made it super easy. They answered every question I had within minutes. I hate to sound like an ad, but I've dealt with banks and brokers over the years, as I own several properties, and these people were by far the most honest and most helpful. I used them again in a second. Though at 3.375 and O points and no closing costs, that's not going to happen!

Basically, JK Rowling should write another book entitled: "Harry Potter and the easiest mortgage ever executed" I'm telling you, the first time I bought a house I dealt with another mortgage company (which I... obviously didn't use again). Why did I not work with them again? Well... basically I put in an offer on a home, it gets accepted, then we'll just call him "Zack" - Zack gives me an estimate of how much money I'll need to close on the home. Then a week later that amount increases by a couple of grand. Then a week later the amount increases by several grand. And I'm like... dude... what is happening?! My breathing room right now is about equal to those little air pipes they used to use in coffins in case someone gets buried alive. The day of closing finally comes along weeks later and I put down every shiny cent to my name to close on my first home. I barely made it. Now comes along Will with his mortgage wand for my second home, yeah the interest rate core of that wand is a little thicker, and yeah the closing cost wood it's made out of is a little more expensive cause it's a townhome and not a condo. But man o man, not only did the estimated cost to close not go up during that closing process, it went DOWN. Yes DOWN. AND Will and his team (The Order of the mortgage) we're able to get everything approved and finalized within... jeez... I think it was 12 days. Will literally works like a boss. He's available at pretty much all times. He always took my calls, he always informed me of any changes. He was super responsive, he was on top of everything. I mean... he is professional and shows not a sense of urgency, but a glut of urgency. His team was also very responsive and organized with all the paperwork we had to do. I don't know if you've ever bought a home before, but it can be very stressful. For usually weeks you're balancing getting paperwork to the mortgage lender, paperwork to the real estate agent, going over paperwork from the seller's real estate agent, you inevitably have a billion questions even if you've done it before cause it's just a whole process and every home purchase is different. It's basically like a part time job for a month buying a home. This home purchase was accelerated cause we were trying to make a very aggressive and appealing offer to a home where we KNEW we would have competition during the initial height of home buying season. I just can't say enough about Will. It also didn't hurt that Will knows my real estate agent Kris Nelson and has a good working relationship with him. Just such a solid solid team. Oh... did I mention that NOT JUST the closing costs were down, but my monthly mortgage payment went down as well! Now, this isn't gonna happen with every transaction - so don't go in there expecting it. But, I will say that if there's anyone who can make it happen, it's Will and his team over there. Early on in the process another mortgage company called me and tried to get me to switch over to use them for the mortgage. They must have gotten my info when my credit was pulled. I went back to Will and basically presented their offer to see if Will could beat it. Will pointed out A NUMBER of incorrect items on their offer and basically explained to me that it would actually end up being more in the end cause they under estimated on a few items and I basically would get "Zacked" again. And honestly, it's because of Will's firsthand and deep knowledge of real estate transactions in this area. So... I know this goes without saying by now... but I'll put it here in writing. If you're looking for a well trained wizard of mortgage lending, winner of the tri-wizard lending tournament, professor of magic mortgage history, and leader of the ministry of mortgage... just go with Will.
