He just walked around the house and look above at the top of the roof. We even have to point out the cracks on the window frame, the dent on the garage door and cracks on the bricks cement, etcs. We even found out on our own a big bow on the living area wall that we had the builder fixed a few times. Two months after his inspection the roof is leaking and got water damaged on the ceiling. This guy is very incompetent and not to be trusted to inspect the house that you want to live in.

Jim responded to our e-mail very promptly and pointed us to book an appointment on the website. After hearing from multiple friends and lenders that we should walk through the inspection, we requested to do so with Jim. He advised us that there would be no need to be present during the full 2-3 hour inspection and advised us to arrive at 430 (for a 130pm inspection). We were a little hesitant about this at first, but definitely have no regrets. Once we arrive, Jim pulled up the inspection report on his laptop and showed us all the different areas he would be addressing. He was very thorough in all aspects and explained everything clearly and simply. He provided photos of any area he had concerns about. Since he finished up the inspection early before we arrived, he even did a full sprinkler inspection at no additional cost! After Jim went through the full report, he addressed all out questions/concerns, provided suggestions for any repairs that needed to be done, and walked us through the house and showed us how to use the fire place, where the water line and cut off switch is located, where the circuit breaker is located, water heater location and operation and many other FYIs in the house. Mike unturned very rock that he deemed necessary and placed it on his inspection report. It is obvious that he does not understand HVAC or GFCIs nor doors he know the national electric code and how it functions. We were at the closing table when he spiked our buyer with his bias report. It appears he showed up with an agenda to destroy our sell when he met us. I WOULD NEVER RECOMMEND MIKE OR HIS COMPANY. What a terrible inspector.

This inspector came w4 people.....I have no idea if they are licensed or not; but they each selected a portion of the house and as far as I could see; there was no communication between the inspector and the "others". One of them had the nerve to set up computer equipment, printers, etc. on my solid wood, brand new kitchen/breakfast table and scratched it. There was a granite sitdown bar top which could of held this equipment without doing damage to my property. The BIGGEST problem was that the inspector told the Buyer that we had black mold in the attic around the a/c lines. We had it ispected by an air conditioning company and there is no "black" mold. We lost our buyer because of his sloppiness. We did need to make a repair to the small unit and had that done yesterday; but it was too late. Other things he reported incorrectly: His report claimed we didn't have any splashblocks under downspouts under the gutters; when in fact, there are splashblocks under every single downspout. They also claimed that "soil levels" in front of the garage are too high. There is no soil in front of the garage, it's cement! They also claimed that the soil levels were too high in front of the brick columns to the front landscaping where it meets the front porch, when in fact there is a french drain with ROCKS......not dirt. These columns are attached to the front porch; not the foundation of the house. The inspector recommended that 4-6" of soil in the landscaping be removed. ??? Claimed there were "cracked floor tiles (plural) outside of the downstairs bedroom...... there is a tiny scratch in the very corner tile; but you cannot even feel it without using your fingernail. It's a scratch.....not a "crack" and it's certainly not tiles.....*plural"..... They also claimed there were more cracked tiles outside of the door to the garage. The garage floor is epoxy; not tile. He also put the sprinkler system down as broken. In fact, I had turned the water off because I needed to change the timer; but I realized I didn't know how to do it and ended up turning all zones on at the same time and so I turned it off......but he wasn't listening. Every time I tried to talk to him; he laughed at me. He appeared to me to think women were stupid. Example: We have a "dry bar" in the butler's pantry; NO WATER.....but I have a Keurig coffee pot on the counter......he counted that room as part of the kitchen; when I asked him why he said "Well, YOU put a coffee pot in there".......???? I couldn't believe the rudeness and sexist and mysoginist attitude of this man. My husband is out of the state working and could not be here. He said he would prefer if the man of the house was here. What????? He was very condensding and it seemed he thinks all women are stupid. The owners prior to us had taken the third tandem garage and built walls & added a door and made an air conditioned workshop; we wanted it converted back to a garage, which they did and it was re-inspected...but this inspector disregarded this and instead said that it appeared that we had done "repairs" to the ceiling in the garage which we could be trying to hide water damage. We have already lost our buyer...........we intend to hire our own inspector to come behind and go over every single line item to determine what is right and what is wrong, and then I am going to file a complaint with the state and local governments. We purchased this house 14 months ago. We had it thoroughly inspected and the only issue was a coil in the upstairs unit needed to be replaced and there was a small area of flashing that needed to be nailed down. That's it........ This "inspection" business is subject to the biases of each individual inspector, instead of going by a set of rules. This cost us a $435,000.00 sale. By the way, this guy isn't even listed with the Better Business Bureau. To me, that's a red flag right away. Recommendation: JUST SAY NO!!!!!! Call Chad Ware......we've used him twice. He's very reputable.
