Not the cheapest but also not the most expensive. My review does not have a completely happy ending for me. However, it is a totally positive review. My wife and I contracted American Dream Inspections TX, LLC to inspect an older home. Our initial interaction with American Dream Inspections TX, LLC was while watching their professionalism and attention to detail in a home that was being sold on our own street. We had never seen an inspector go into the amount of detail as this company had. We took a gamble and hired American Dream Inspections TX, llc to do the inspection on a prospective property. The Inspector and company owner, Kevin came on time and handled his business professionally. So why was this review not a totally happy ending for us? Well, the homeowner was present during the inspection. While Kevin was doing his thing the homeowner approached me. He seemed a bit agitated. The owner told me that Kevin was doing a very detailed job. He had never seen an inspector use a level on the floors before or take as many photos as Kevin had. The level of agitation that Kevin's inspection was causing the Home Owner was palpable. It was nice to see that we had hired someone that was truly looking out for our best interests. Ultimately, we did not buy the property because of the many deficiencies that Kevin had found. Not necessarily code violations but just the amount of hidden fixes that needed to be addressed. The Home Owner backed out of the sale after I attempted to initiate an inspection of the foundation per the suggestion of Kevin from American Dream Inspections TX, LLC. My final note on this review. The last time I had a home inspection done was in 1997. When it was done I received a 3-4 page form with checkboxes and some chicken scratched writing here and there. From Kevin what I received just blew me away and was on the same day of the inspection to boot! From American Dream Inspections TX, LLC I received a 91 page written report with pictures, suggestions, detailed diagrams, and explanations to meet current codes. We easily got our money's worth with Kevin and American Dream Inspections TX, LLC. We would gladly endorse their services. Though we did not ultimately make this purchase we look forward to using American Dream Inspections TX, LLC again when we find the building we are hoping to buy. read more

Kevin Sandel is a sincere and thorough top class Inspector. He arrived 10 minutes before scheduled inspection and got into the house my mom was interested in buying using his Supra key. By the time we (and the realtor) got there, he was already well into his inspection. His basic inspection, covers all the standard items but also includes free thermal imaging and pictures taken from his drone of the roof, gutter and sides of the house. We added the WDI termite inspection for an additional $75, which was well worth it, as the house we inspected had some termite issues. We also added an inspection of the shed in the backyard and the sprinkler system on the flowerbed for a minimal $20 extra - which also was very useful, as he found some sprinkler-head issues and issues with some wood rot in the shed. Kevin is a very thorough and detailed oriented Inspector. He took the time to take a walk-through and go over all his major findings with us towards the end of his inspection. We did the inspection from 2-4 pm and he delivered a thorough 65 pages inspection report to us by 8 pm the same day - full of vivid pictures, including thermal imaging and pictures taken with his drone, along with his comments and recommendations. He even added a section in his report, containing a price estimate for the major repair requirements. We were mightily impressed with his timeliness, thoroughness and professionalism. You want this guy. So you're doing your research trying to figure out what distinguishes one inspector from another and why the pricing differences may or may not be justified.... I'll save you the trouble. Kevin is your guy. I spent hours researching inspectors, spoke with at least a dozen of them, and I ultimately settled on Kevin because he was a one-stop-shop for all the inspections I needed and reasonably priced. Some inspectors are uncomfortable with you being present during the process. Not Kevin. Most request that you only show up during the final 30 minutes of the process. Not Kevin. Kevin showed up early and worked thoroughly and quickly. He explained everything to me as I walked with him, and he was patient with me when I perhaps asked too many questions. What good is an inspection if you yourself don't understand any of it? I truly learned a lot during the process and could not give Kevin a higher recommendation. You want this guy. read more

I gave Kevin at American Dream Inspections a call to schedule an appointment to have our new construction home inspected. The builder provided an inspection but we wanted to get a second opinion. It was well worth it. He provided a great service to my family and I by uncovering a few areas were work was either of poor quality or not completed as it should have been. He was thorough, professional and took the time to answer any questions that we had. We received the inspection report that evening. It was easy to read and the comments were accompanied by pictures that help communicate the areas that needed to be addressed. He also provided us with a manual as a comprehensive guide to the home inspection. I wish I would have thought to call him to inspect throughout the build. Kevin was great to work with. Required very little of my time to arrange and was out there the next day to do our home inspection. Having his report just a few hours after the inspection was incredible. As any home buyer knows that option period is quick so there is no time to waste on getting your reports! Kevin was professional, friendly and an all around good guy. His pricing was great especially considering every penny counts in this process. He mentioned the HVAC system was not working properly and we needed an HVAC tech out there. I prayed he was wrong but unfortunately, the HVAC tech said exactly what he did. This guy knows his stuff.
