The guy that came to our home 6 years ago was on the phone with his wife she was yelling at him so he wasn't paying attention to the inspection which I wish I payed attention to. At our realtor's recommendation, we scheduled 1st Rate Inspections to conduct an inspection of a newly built home on a Saturday morning in Liberty County. Dean arrived early; worked efficiently and attentively. It's easy for people to think; new build, what could possibly be found? He found several items requiring correction. After completing the inspection he walked us through his findings which were not only described in detail in writing but photographed as well; aerial photos of the roof too. The inspector Michael was a horrible inspector. So not only are we out $350 for an electrician but now we're out $1800 for a new water heater because he failed to properly inspect it. How the hell do miss this in your inspection?!?!? So after getting two different inspectors and a plumber to come out, all three of them all said that the inspector should have caught that when inspecting the house. Due to an improper installation of a door during our house build, we found a suspicious spot with a water leak. Upon a deeper look, there was a small amount of mold. We called out the big boys to make sure our house didn't have any more lurking anywhere else. Chris was more than helpful and explained all outs of the process. He answered all of our questions as well as taking a swab of the sample directly. Living in Houston I think this is an important step to make sure that your home is safe because there is an extremely high humidity rate. Luckily we were under warranty and the builder came out to fix it promptly. read more

Looking for an out of state inspector can be difficult. We called 1st Rate on the recommendation of our realtor. They were able to schedule and complete the inspection the next day. The inspection and report completed by Rodney were very thorough and included pictures of all areas noted and described. 1st Rate was recommended to us by our realtor. I called on a holiday weekend to schedule an appointment for the following week and was able to talk to a live person and set up the appointment...very impressive. We met our inspector Michael after the inspection was complete. He carefully took us through the report and the pictures he took of the areas of concern. The inspection seemed thorough and detailed. He answered all our questions to the best of his knowledge, explained when we would expect the report, and the warranty services that are included with the inspection or available to supplement. The home also required inspection of the roof by drone, which was performed by a separate inspector and was included in the inspection cost. Overall, I would give 5 stars to the overall scheduling and inspection process. My only constructive comments are about the add-on inspection services offered. I purchased a termite inspection and thermal infrared imaging for an additional cost. The results of the thermal infrared imaging did not come as a separate report, but was included in the "Walls" section of the inspection report. This section had a statement that "no remarkable findings" were observed. This was a good result, but for the additional cost, I would have liked a separate report, ideally with the images acquired, or at the very least, a documented list of the rooms/areas that were scanned. Also, regarding the termite inspection, while I did appreciate the separate report, the overall cost did not seem as good a value as the general inspection. The areas inspected for wood destroying insects seem to be in the same areas that would be inspected anyway for other issues. Overall, I was happy with the level of customer service and attention to detail provided by 1st Rate and would recommend them to others. read more

Always a little hesitant if I hadn't done my research yet, I did some review searching and saw the wonderful reviews about them that were already out there. Marcus came out and did our inspection and was polite & thorough. On top of his incredibly courteous & professional demeanor, he got the report to us early and beautifully detailed. 1st Rate was also able to do our termite inspection also, saving us time we would have had to wait for the pest control company to come out for their appointment. Would recommend 1st Rate Inspections to a friend/neighbor. ****The thing to watch out for: Their concierge service. It's a free service offered to get your utilities set up right before you move in. While it sounds great, the person we had helping us out was lackluster to say the least. No call backs toward "the end". Maybe she thought her job was done? Who knows. We didn't have trash set up or gas (and learned about gas the hard way.) Opt for the concierge service, but make sure you follow up with the utility companies yourself once you're moved in. read more

For both appointments scheduled a day apart, he was on time and he seemed very thorough going through the houses, taking photos, and then at the end explaining what he had found that was of concern or in need of attention. This firm was recommended by an inspector I trust in another state. I am on the east coast and buying a home in Texas. I had seen the home, just once, and needed a thorough look. I was wowed by the service. Eligio conducted the inspection, then called my agent and me to talk over the findings that would appear in his report. He answered every one of my questions and my agent's questions, and promised me the full report the same day. The full report was nearly 70 pages, full of both photographs and descriptions, and pointing out all kinds of issues.
