The moving out process with West property management was easy and painless. They were very upfront with everything.

I rented a town house from this company and I'm here to let you know that the move out fees are ridiculous. Do not expect to get your full deposit back they have already spent it before you move out. They charge you for carpet cleaning even if the carpets don't need them. Additionally if the carpets were previously dirty from the last tenants (which ours were) they will still charge your deposit to have them cleaned. Very ridiculous company and quite frankly what they are doing should be illegal. read more

I first contacted West Property Management interested in a two bedroom apartment they had listed on their website and Rentler. I reached their office by phone, was told the apartment was available and that I could submit an application on their website. My fiance and I submitted our applications, paying over $80 in application fees. Multiple days went by without hearing anything from the company despite calling and leaving voicemail's. We were finally able to get a hold of someone in the office who told us they had signed a lease with someone else offering no explanation as to why they told us the unit was available. They did however say our application was good for 45 days and could be used to apply for one of their other properties. That day a new property had come available to we were interested in but wasn't available to see until July 11th. The office manager Katherine, tried to push us into signing a lease without even viewing the property. While speaking on the phone with her I expressed our serious interest in the property and concern with signing a lease (that would cost us $2300 in initial fees) without viewing it first. I asked her if she would do us the courtesy of contacting me and allowing us the lease before signing with someone us if by chance someone was willing to sign without viewing the property. She clarified her understanding of my question and then agreed that she would do that. A week went by without hearing anything and we stopped by the property on a Sunday to take a look at the outside. We decided to call Monday morning and agree to the lease. That's when she said they already had someone call that morning and was "interested" in the property and would not allow us to sign a lease for 48 hours. When I confronted her about this and her previous agreement with me she said "there must have been a misunderstanding because that would be against their business policy", 3 days later the listing was removed from their website. This business will lead you to believe the properties are available and to submit your application merely to collect your money. They didn't even contact our place of work to verify employment or contact any previous landlords and references. They are thieves. They will steal your deposit. I saw allot of review saying they steal your deposit so I put them to the test and they failed. I would not recommend this company to any renter for numerous reasons. It seems to me that instead of a "security deposit," west property management should consider calling it a "non-refundable" deposit. After renting for 4 years and signing three one-year leases, we Finally were able to rent month to month for about 5-6 months. We didn't hear from them during that time. We then received a voice mail on a random Friday afternoon, after 5-6 months of month-to-month, informing us they would like to talk about our lease. After having the flu over the weekend, we received an email two business days later informing us that we would need to sign a new 1 yr lease or we would have 30 days to vacate. We received our final bill with, among many others, charges of $78 for rekeying, and $79 for the inspection. WE had to pay for the inspection. Not the property owners, not the management company. WE did! After thoroughly cleaning the entire house, including washing baseboards, all windows, all walls, sweeping, mopping, vacuuming, cleaning the oven, range hood, power washing the garage and from patio/walkway etc. (All things listed on our agreement) we still received a $50 deep clean fee. We were charged $450 for touch up paint and $460 for cleaning carpets. My wife and I have rented for 8 years of our marriage. We have ALWAYS received our ENTIRE deposit back. We have been complimented many times for how "spotless" we have left our rentals. Instead of getting anything back, we were charged an additional $485 on top of our deposit fee being taken. We sent numerous requests for assistance to fix sprinklers that were broken after this company's service workers came to "service" them. No one ever came to fix them. The dishwasher in the house broke and we waited for almost five months for a new dishwasher to be installed. Based solely from our experience, this is not the type of business that treats you well and makes you want to come back. This is the type of business that uses leverage and charges anything they can to make more money. I have never encountered anything quite like it, having rented in Utah, Las Vegas, and Dallas during school. It is also not the type of place you want to give your business to, or deal with as a renter. I can not stress enough that no-one should ever rent from these people! They were beyond rude and disrespectful to my husband, they left us without air conditioning for 4 days and then blamed and charged us for plumbing problems that we pointed out in the house within the first week of moving in. The home was not as described ( we moved in sight unseen), a fourth of the basement wasn't finished but they didn't mention that until the lease was signed. We couldn't get anyone to return our phone calls when we had numerous issues with the house and when we did talk to someone they were disrespectful and condescending. I rented from this company and rented from one of the managers jim who will avoid all maintain ce issues that you call about but if your grass is to long hell fine you any amount of money he sees got he is unprofessional and rude I thought they were nice at first until I moved in the whole yr renting has has been a nightmare and they won't remove the black mold out of the bathroom and they won't answer my phone calls i just want to warn people ive never had a problem renting from anyone else ever!! If I could give a "0-Star" rating I would. I rented from West Property Management for 8 months while building a new home. The were all "happy" and "we don't nickel and dime you" when we were setting up our lease. Now that we have moved out, they "withheld" almost 50% of our deposit with absolutely no communication with us prior to the fact. Actually when I turned in my keys, Jim (the owner) was there, and I could tell as soon as I left that he was going to screw me over. When I reminded him that the house had not been professionally cleaned before we moved in (I know this because the previous tenant did not leave until 10 am the day we moved in at 5 pm---no time to have it cleaned), he stated that it was impossible for it not to have been cleaned and they had the best professionals do it. Have used west property management for five years on my duplex, couldn't be happier with their service

This is absolutely by far the WORST property management company I've ever dealt with. Not only will they tack on as MANY fees as they possibly can, the fees are also for bogus reasons. Grass a centimeter longer than Jim likes- boom you're fined. If your toddlers playroom isn't in perfect order or your house doesn't look like a model home when they do a walk through (that they didn't even schedule- they flat out lied) tack on even more fines. They'll specifically cancel your pay rent transaction online just so they can charge you a late fee & a cancelation fee. This company is completely ridiculous in how they handle their bogus business. I warn anyone considering to rent with them to go elsewhere. Jim is a complete Jerk who will speak to you as if you were a child & he doesn't care if he's being unprofessional. Also Kevin is the same way. They'll belittle you, harass you, threaten you with more fees, and you'll never once get an email that they say they sent. Take your business and your money elsewhere, because this place practices illegal actions & will charge more than any other company out there. I've heard the city is in the process of shutting down their business license & that they're being investigated on multiple counts of fraud. West property management is a very shady company. We were contemplating renting from them but when we asked to see the place before we signed the lease they refused. I asked them if I could be put in contact with the current renter and give them my information to reach out to me and they refused. At every corner and every question they were less than helpful. This was after we were charged an $80 non refundable application fee. Upon review of the agreement that they were very pushy for us to sign (without seeing the property), we found multiple fees that were undisclosed beforehand in the fine print. by far the worst company to deal with. my rental flooded and it had taken them two weeks to do anything to fix the damage done. the carpets need replaced but they will not replace and as I wrote this review I still haven't gotten the bathrooms fixed. they not only didn't compensate me but they have no fix date in site. my swamp cooler is barely working and they have not fixed it after a month of me complaining. I will be moving out due to these conditions. The worst property management. They would not fix anything that you put on their "portal" all sorts of hidden fees. You will get fees that you haven't been notified for and expected to pay. they will drive by and fee you for your Grass being too long. Show up unannounced and walk through your yard taking pictures. We had signed a yr lease with a month to month after. Refused to do a month to month and wanted us to sign another yr. When we moved they tried to nickel and dime us. We did a thorough clean and followed check list, took tons of pictures with witnesses. They hired professional cleaners, painters, landscapers, and carpenter to do upgrades on my expense taking all of me deposit. And charging me 1200 more. Of course owners love them they rob from their renters and give to the owners. We refused to pay and told them we have proof of their fraud if they go after us. We haven't heard from them since. I was just charged $198 as a late fee for being one day over my grace period. You're given five days to pay rent, here I am on the 6th and am now all the poorer. I work crazy, night shift hours and this was the first chance I've had to sit and pay bills. The fee just blew me away. I called to see if there was anything that could be done and received very little sympathy from the receptionist. She then hung up on me because I said the word 'hell.' She wasn't going to sit and let me talk to her that way. Sure, I swear, but I wasn't swearing at her in the least. I just happened to curse while speaking with her. I honestly feel like she was inept in handling the problem and was looking for any excuse to end the call. But me being the wiley man that I am, called back and she answered again. She immediately transferred me to Kevin without giving me the chance to let her know I meant no personal offense, but that maybe she should grow a thicker skin if she was going to live and play with the big kids. I then purged the same details of the situation with Kevin, who still gave no hint of helping me out at all. I said I couldn't believe that there was just no customer service available and he replied that it wasn't a matter of customer service but one of me meeting my financial obligations. I understand that this is all in the lease and this is my fault in the end, but, damn! People can be pretty brave over the phone, can't they? I had just hoped, for the sake of maintaining some kind of good relationship they would be willing to work with me this one time. He didn't even offer to lower the fee, which still would have left me unsatisfied. I then explained that I was frustrated because I had put in two maintenance requests, one of which had been done before we had even signed the lease, and it was six months before we even saw a maintenance man. Now I'm "waiting for approval" on the the repairs. So how is it ok for me to wait six months for maintenance, but one day after the grace period and there is no leniency for me? Not even considering this being my first slip on the rent due date. I was told conveniently that maintenance was a separate department and had nothing to do with their being "contractually required" to fulfill the lease. Call me crazy, but isn't maintaining the rental property "contractually required" by the lease? I saved my favorite part of the story for last. When I first called and spoke with the receptionist I explained that I was flabbergasted at the $140 late fee and the $48 notification fee. I repeated, $48 to send me an email!? And she responded, "Well, we're going to tape a paper to your door, too." Wow...what a dumb pirate. read more

I almost signed a lease with this company but ultimately did not. Although I liked the property, I found the lease itself to be staggeringly abusive towards the resident, and they do not negotiate. Many of the complaints on Yelp about this company correspond to items I saw in the lease, such as the definition of many fees that I consider to be both asinine and exorbitant, permission for them to enter your home without notice at any time, holding the resident responsible for mold (which is almost always the result of poor maintenance of the property by the landlord), permission for them to maintain your lawn at your expense if they do not like how you are doing it, permission for them to raise your rent etc.., as well as a number of clauses in which the resident waives their legal rights. My general advice would be that nobody ever sign a lease of this nature; you should never waive your rights. If more tenants read their leases and requested that abuses be removed prior to signing, none of us would be in this position in the first place. read more
