We arrived 3 hours ago. Clearly this house is NOT ready for occupancy! Unsafe! Filthy disgusting throughout! Toilets do NOT work. I called and left a message for 24/7 maintenance. I had to leave a message. I must admit I got a call back pretty quick. But since this Saturday, no one can help us u til one day next week - maybe. I've posted a list of my complaints I've also included lots of photos. Maintenance issues right away: Back porch is totally unsafe, unusable. Says back-and-forth. Down stairs toilet flushing is busted. Upstairs toilets & bathroom - it's so disgustingly unusable that I cannot put into words but I'm sending you pics. Cleaning (so-called): Gooey sticky stuff covering inside of most cupboards and drawers. Sticky stuff thought kitchen counters. Hardwood floors covered in layers of direct, and white something's shows footprints from basement into living room and kitchen. Grease in ALL cupboards and drawers is think and sticky. Keeping each opening stuck shut. Sticky globs of something bast in shelves of fridge. White colored Door to basement covered in grease. Stovetop covered in various levels of grease. But hey it looks like the oven door was cleaned. Sliding glass door not cleaned it looks like for years Glide groove at bottom of glass door full of dirt. Blinds throughout the house are covered in some kind of grease or nasty smoke easily cleaned with soap and water. But why should we do that BEFORE we bring in our household goods? That's to say nothing of the yard overgrowth and 2foot tall weeds? I need to know who signed-off that this place is renter ready? I plan to contact the homeowner to let them know what's going on out here. But shame shame shame on anyone rskibg our deposit and telling us this house is ready to rent. I will advise everyone I work with and all our family and friends to stay far away from Real Property Management! read more

ZERO STARS!! DO NOT RENT FROM THIS COMPANY! I am a current renter and have been nothing but disgusted with this "Management Company" if you can even call them that. If you have any major issues like consistent water damage, they don't care. I can't even begin to think how long it would take this company to do anything about a non-emergency issue. I have lived with several holes in my ceiling dripping water every time it rains going on 3 MONTHS now. I have had zero communication from this company and that is all I have asked them to give me. They don't listen and will hang up on you and never fix the issue. They cannot handle conflict. The only thing I have asked this company to do is inform me with a minimum 24-hour notice (UTAH LAW) for any repairs. I have not received that once! I have had to call out of work several times now for a different repair company to come out, within an hour or less notice, to fix nothing! They are leaving it up to me to communicate with repair people and I have explicitly asked I wanted them to. They basically said too bad and figure it out yourself. I already know that from reading other reviews they are going to try keeping most of my deposit when I leave in the future. But when I'm done I will leave the unit better than I got it, and I will have proof. So they better think twice about keeping one penny of my deposit!!! From, YOUR EXTREMELY UPSET RENTER! read more

Terrible company and customer service once they land the deal with you. We used this company to rent out our property as we live in a different state. While our property was still being occupied by the tenants, trying to get a hold of the agent was nearly impossible and had to tried various ways just to connect with someone who can assist with a simple question. Every time we were able to talk to someone, they had a list of excuses for not being to help us! Dropped the ball so many times, bogus charges and fees on the tenants' deposit and gave us back $200 when it should have been $2000. We pay them a fee to manage our property and be the middle man to the tenants but they did a terrible job!! We believe our tenant had the same experience as us. We cannot wait to stop dealing with this company and the people that works there. All of the accolades on their websites are BS - at least for the one in Utah. Not sure how other locations' customer service performs but we will never use them again. DO NOT USE THIS COMPANY! better off with some other company. I rented a house in Utah from Imperia Property Management for a year which was then transferred to RPM about 2.5 years ago. Not once in the 2.5 years did RPM come out to do even a periodic walk through or property check. They stipulate in their contract that the renter is NOT to fix anything without owner approval and then to fix or correct property issues. They delete maintenance requests that have not been completed from their system and will then act like the issue is non existent or blame it on the owner for not providing funds to fix it. I am also sure they are not addressing the issues we have submitted with the property owner and then blame it on the renter for why the property is not being taken care of. I have tried to find ways to contact the owner but RPM will not let us speak with him at all. They are the worst company to rent from but even worse than that is how I am sure the owner of the property feels about his property falling apart because of their TERRIBLE management and unwillingness to take responsibility. They were really friendly at first when I wanted to rent my house out using their services. After some circumstances with my pond, I decided not to use their services, but I had already paid the initial $150 startup fee. Gwen told me that I would be reimbursed. After three phone calls and several emails inquiring about the reimbursement, I still haven't received it. Don't go with Real Property Management in Layton, Utah....more like REEL Property Management because once they reel you in, you're screwed. Go with Golden Spike Century 21 in Sunset and ask for Kris. He keeps me informed and updated with everything and he even returns my phone calls in a timely manner. read more

what is bad is when you relocate you are pressed for time. Very friendly and kiss butt but once you sign they will do NOTHING and own NOTHING. Used them to manage several of my rentals in Utah over a period of the last few years. Was OK overall until recently when a tenant suddenly vacated a home and I went out to visit it and it was a total disaster. The tenant caused over $10,000 in damages to the home and it was clearly done over a period of many months probably a year. We confirmed this with the neighbors and the nature of the damage was such that it occurred over a long period of time. The property managers were negligent in that they failed to conduct the regular inspections they promised and claimed to have done. Further they even went as far as charging me for a recent inspection the month prior to replace a furnace filter which was not done. If they actually did the inspection as they claimed then again it proves their negligence to have ignored all the damage that was clearly visible at that time according to neighbors. I requested reimbursement for the last 6 months management fees which doesn't even begin to cover the damages they could have helped minimize by addressing what was happening with the deterioration of the property and the multiple parties living in the house who were not even on the lease but my requests and communications to them were dismissed and ignored. Avoid this company if you care about your property because they sure don't! If they treat their long term clients like this I can imagine how they treat their tenants. read more

Due to the lack of organization and poor quality of services I would not recommend real property. I used them to manage one property and it was a total loss. Tenants are able to break their leases and not lose their deposit, leaving the home owners out multiple months of rent. They will bill you miscellaneous repair expenses and not be able to tell you what they charges are for. The advertising is poorly done adding to the time the properties sit vacant. Over all poor experience and very disappointed with this company. read more

This review is primarily regarding the excellent customer service provided by the plumber, Cody, and the maintenance technician, Steve. Both Cody and Steve are very professional, reliable, and friendly!! They are both great about giving me courtesy calls when they are headed my way on a work order so I have enough time to secure the doggies in a room. Cody is an expert plumber and has saved the day on two occasions; the first being when my kitchen faucet was leaking all over the place, and the second time was this morning when my hot water pressure was low. Cody showed up promptly, and even took the time to teach/mentor me about plumbing while he was fixing the water heater!! Steve always shows up with a smile on his face and he gets the job done quickly. Most of the time Steve comes out to fix my sprinklers, which is never a fun task in the middle of a hot summer day, but he gets it done! Both Cody and Steve are highly recommended, and I'm sure that RPM would be at a substantial loss without both of these professionals. Cody and Steve both deserve pay raises, RPM management!!! read more

They are friendly at first, but once they have you, they don't care about you after that. The apartment I rented from was a nightmare! Any problems or complaints I had with the apartments was brushed to the side and they had little to no care about it. Too much problems kept occurring throughout the apartment and the surrounding area, that it's just a nightmare. They don't maintain the condition of the property I rented from to keep it in at least decent shape. It looked decent at first, but after a few months of living there, problem after problem kept coming up that I had to keep fixing. Just go with me and everyone else: Do NOT go through this company. We signed a contract with RPM about two months ago. They told us that they would contact us regularly as well as send us an email EVERY Monday and let us know how things were looking. We were also told that they would manage the KSL page for our town home. We weren't even contacted in the first 2 weeks let alone "regularly" and our contact was a huge FAIL, she was vague and when the emails started coming it was at the end of the day Monday and sometimes not until Wednesday. They eventually put up a KSL ad(which I know isn't a huge deal) and didn't add pictures for a week and finally did AFTER I SENT THEM PICTURES!!! We also noticed that our ad expired and was not even on KSL for at least 24 hours at one point. If I managed a property i'd contact the owner by phone and by email AT LEAST once a week, not to get their excitement up but to let them know I was vested in their lives and the outcome of the rental property. We have never used a property management company and will NEVER again after this epic fail. read more

We purchased a home in Ogden for my mother and sister to live in. Unfortunately, our intentions didn't work out due to health reason's. The property ended up as a rental property and with us in California, never being landlord's, the task felt impossible to manage. Fortunately for us, we came across Troy with Real Property Management. Troy was patient, kind, and prompt to resolve any issues we had including the tenant's. We recently sold, what became a rental, and no longer need the services of RPM. We highly recommend Troy at Real Property Management! I've been patient, but it's out. This was a landlord that tried to stick us with the HOA fines when we moved in for THEM letting the lawn die prior to our move in, and provided zero support on that over our two years there. This was a house that was FILTHY when we moved in, took me three days of cleaning before we could unpack. Any time any maintenance issues happened, we first got accused of doing something before fighting them to do anything. On move out, we did pay to get the carpets cleaned, and have the entire place professionally cleaned, and they STILL are trying to stick us with a $126 cleaning fee. Are you kidding me? I'd avoid them at all costs, no matter what you do, it's still all your fault and they will charge you for things you didn't do. Apparently move-in damage reports mean nothing either, and don't expect them to tell you they want to do a maintenance walk through when you move out. They have it written NOWHERE and try and pin that on you too. read more
