I owned two mobile homes here and they were both good homes to live in, rent out, and sold quickly. This is like three parks in one. They have ok parking and quite a few places to hang out, swim, play pool, or other activities. It is conveniently located near Rivermark, great America, and the 49ers stadium. Be warned. The negative reviews about Trina are indeed accurate. The management style here is, "My way or the highway." Furthermore, be prepared to be on guard with your vehicles. Trina has employed Rebello's Towing Services to tow any and all vehicles from red zone areas within minutes. Tonight, I counted no less than 3 tow trucks skulking about the neighborhood looking for cars. I just had one of them attempt to tow a service vehicle from in front of my home, there to work on repairing an appliance. The tow truck driver did not care for the reason, nor that the vehicles hazards were on, he sat outside my home and waited instead of going on about his business. Instead of being reasonable, I was given the bird and a beautiful description of my dead mother. If you're looking for a stress free place to live, this ain't it. read more

What are new management has not and failed to do is use the orange tow away stickers the green tow away stickers . The mobile home residency law that just isn't effect January 2016 and last year also !cars are towed from their driveway without the green stickers with your seven-day warnings again breaking the law. Repeatedly I have seen them park in the front handicap spot which is reserved for our residents with disabilities their golf carts take up the space on a daily basis I have seen residents park sideways just to get close enough to get in and out of their cars have no respect for the American disabilities act The management here at West Winds at 500 Nicholson Ln. I've lived here since 2012-Present. I've never really had any issues besides from people invading my area and made us clean up everything around the home, but it's understandable. Would you like to move to an area with a bunch of people hoarding everything possible on the sides, behind, and in front of their homes? Probably not. These guys do rub off as rude because they're demanding these things get cleaned, but I think it's necessary. And everyone saying parking is bad. It's been updated since a while now. There use to be hordes of cars parked everywhere and it was quite the effort to find a spot to park. There would be 1 home with like 8-9 cars claiming all the parking spaces around the park. And this lead to people complaining to Management and I'm sure that lead to the limiting of vehicles allowed per household. The Park has managed this by making people register for a "Green Resident Sticker" that must be placed on the windshield of your vehicle. Managing the amount of cars you're allowed to have at your resident. Also if you decide to bring a guest over to your place they're allow to park anywhere as long as they register their vehicle through the website/QR code that's posted literally by every parking space on the property ( I think it was 30 days in a year ) after 10PM. If you don't register be prepared to probably be towed. The Security Company that supposedly patrols the property here is a joke. An incident had occurred on property about a bunch of Amazon packages (About 50+ packages) that had been massed dropped off at the mailboxes with no one watching it. We called security and asked if they can come and secure these packages or at least put them somewhere safe for the time being. They told us there isn't anything they can do about it and hung up. A bunch of little kids came over and helped us deliver all these packages to the owners. Probably should of paid these kids instead of that joke of a security company (so much for securing and caring). And last but not least the Management Team. I've never had any issues with them about anything just from personal experience. Anytime I had to go to the Management office for anything I was always treated nicely and whatever request I had they fixed or assisted with without issue or complaint. I also had come back from a deployment somewhere and I had to park my car somewhere other than my house for an extended period of time and they accommodated me by letting me have a parking slip. Also this long standing battle between the owners and partners of the property for the right of us being able to live here vs being evicted has been ongoing. So be careful if you decide to move here as this will be a big deciding factor. TBC if I find more things to talk about. read more

I am beyond aggravated and disappointed by the service of this community they are constantly shuting off the water in to make it worse they more constantly shot off the light which is something that is completely unacceptable with children and the home and with heat rising in the near 90s. I literally live here for almost 4 years and up, they have change management but really it still suck. I come back home from Costco today just to find out there is power outrage, called up the park manager and she literally respond in a nasty way of no solution... I have 2 dogs and pregnant on last trimester with due day any second now....these no AC, have to drive where else to cool down in this heat wave and allow dogs while having contraction and false Labor any possible minutes is terrible! I can't believe all the negative comments about Trina I've lived in the park since May of 94 out of all the managers through the years she's the best all the improvements she has done and still does. Every Friday has a mingle this is where I really got to know her she's a hugger. She has never been rude to me or unprofessional. I just wanted to let as many people as I could know not to rent, buy, or in any way become affiliated with West Winds. They have guests cars towed for the shear pleasure of it and do not allow the residents to ever park in the guest parking to allow room for their guests. They require a pass each time a resident has a guest. They also do not have signs up to let anyone know who has towed their car! They make life hell for anyone in their mobil home park. I called to complain about a stranger on my property and they couldn't think to send over a spanish speaking person to talk to him. Terrible place. They will not under any circumstances give a resident a guest pass. The water goes out all the time and they never know when it will be fixed. They try to give notice sometimes. Don't get me wrong, I think the park manager is sweet. But I have had it tonight and here is why. The last few months, the power and water have been turned off repeatedly within short periods of time. They want to improve the infrastructure, and to that I give kudos for sure. Old plumbing and wires need to be upgraded. But here is the problem...after normal business hours they use a 3rd party paid answering service that has nothing to do with the park and all they do is take messages and forward them. I have left messages after hours on a few occasions over the last few years and I NEVER get a call back...not even the next day. So when the power is out, you have no idea when it will come back on, nor can you get an update. PG&E is not involved so they cant help. So you are left without knowing when the power will come back on, if you can work (if you work from home like me) and if your 100's of dollars in groceries are going to go bad. The efforts to upgrade (even unnecessary ones like creating a new grid design to be able to shut off parts of the park at a time) are extremely aggressive and they leave us without necessities very often. When I talk to people in the park, i hear worries of retaliation if they complain...a sign that people know that no one cares from the management to the owners of the property. Finally, the security...where do I begin. They NEVER respond after hours. People in the park have to call the police for simple things like noise issues because calling security repeatedly results in nothing. When security does show, they are unprofessional most of the time and are just young inexperienced new staff. I could go on about security. I hope this review does not serve to discourage people from moving to this park. For the most part, I love it, but I hope it calls the management to awaken from the lacking performance that the paying residents of this park need to have for their peace of mind. ___ ___ ___ *Update (the next morning): I changed my rating from 1 stars to two stars because this morning, we got a letter that was personally being distributed by the manager herself (on a Sunday I might add) to apologize for the power interruption. Best of all, they did their job in the severely early hours of the night/morning and got the power back up by 8:30AM. Looks like they are willing to be humble about these things and work to get them fixed. If this continues, I will upgrade my stars further because it will prove that they are on the ball and care about what is going on. read more

It is now 7 hours later, no power, no ETA, and one of the nastiest phone responses received concerning the outage. The management is useless, the neighbors are trashy but - because they're BFFs with the manager, nothing gets said about their yard / home upkeep. This place is a joke. The management here is very terrible, unprofessional and rude. They will tow your car away if you park in the guest parking lot so don't plan to have more than two cars. I've lived here since 1994 and have experienced very poor management for most of that time. Since we've had new management (with Trina and RIchard), the improvement is truly amazing. They are approachable, responsive and fair. Communication is much improved and they encourage community involvement and social interaction. The main complaints I still see here on this site are those that will exist no matter who manages the park. The parking/fire lane issue is a safety requirement by the city and they have no control over that. I feel so relieved since management has been pretty awful the last few years. read more

Zero stars - horrible manager. I cannot believe how me and my 2 y.o son got treated. I asked if he could give me access to the pool area because I misplaced my key. He completely refused. I even explained that I have lived here for over 10 years and that i always have my key but I could not find it this one time. All I wanted was this one time access( because my son was so excited to go in the water) he said absolutely not and He went on cursing at me. I feel so discriminated and sad that this is the manager. I have lived here 6 years. In some ways it's like apartments, they monitor parking and your exterior look. But unlike apartments, you can pretty much do whatever you like inside. Management could be looser but with 700 units they must have lines somewhere. read more

The power is constantly going out..... and on the hottest day of the year 100° the power goes out at 1 PM and doesn't return until God knows when . No emergency contact number or anything and no one will do anything about it either..... not even an apology letter of any kind or explaining what was the mishap... The power outages are way too often on this place and I am quite sick of it. TINA is the manger AND SHE PUTS THE T IN TERRIBLE AND TERRIFYING!!!!!!! She is a very Unclassy foul mouth disgraceful woman !!!!! I don't understand how anyone with a brain and knowledge of intelligence would hire her. First off, unlike most of these other yelpers, I've lived in Westwinds my WHOLE life. I love it here and NEVER had an issue with previous or current Management. Yes the park was neglected for many years, but the new management team (Trina, Stephinie and Richard) are awesome! People complain that they get a notice to clean up their space. Then they complain that the park looks bad. Well news flash, clean up your yard! They have really been investing in the park and it shows! Of course most people only give reviews when they're mad, thus the low stars. But most of their complaints are because they don't want to follow the rules. No you can't have 10 cars and park them in "guest" parking. Where the heck are MY guests going to park if all the owners are parking their extra 4 cars there! Yes your car will get towed if you park on the street in the fire lanes. The streets aren't wide enough for your parked cars and traffic to get through. We all have to follow the rules or step on each other just to do what each wants to do. Go to any of the other parks in Sunnyvale and you really can't live and let live. I have friends in those parks and they won't even let you paint your home your own color or put outside blinds up! We basically need to think like we live in a condo. Yes we own our homes, but no you can't just do whatever you want! The rest of us live here too! As for the owner trying to rent out their home to someone under section 8, I'm glad that they are not accepting it anymore. I have nothing against section 8, but don't feel they should be rewarded to get a home. I have plenty of friends who would love to live in a house, but can only afford and apartment. I don't feel that someone one government assistance should be utilizing our funds this way. Lastly, for the person with the screaming kid. Trina should have handled it better, but sine we don't know her side I can't really comment on her actions. I do know, that when my kids are screaming in public, I remove them from the situation as it's rude to force others to endure my situation with my child. I have lived in the Westwinds Mobile Home Park for over 15 years. In those 15 years, there have Never been any serious attempts at upgrades or improvements in the Park, until now. I know that many of us living here are on fixed incomes, and its kind of like that for our Park Management too. Their hands are tied by upper management, as well as the owners of the land, but our new Management Team has finally persued these enhancements and is making things happen, beginning with the renovations of our common facilities/pools/basketball courts, to the upkeep of our individual homes. For the first time in 15 years, I truly feel like I belong to a Community. I look forward to meeting more people in our "Family" as we all share the same common goal. I do give a "Thank You" to Trina and our new Management Team for making our homes a better place to come to. One Step At A Time !! read more

There is every Friday at the Hermitage Lounge The morning mingle from 9am -10am come meet your neighbors. Have a cup of coffee ,tea, juice, or water along with some doughnuts or other treats. the west winds Mobil home park has been upgraded some what. but the main problem is the water and electricity. it is continually turned off cause of maintenance . this morning the water went off at before 5:00am. nice to go to school or too work with out a shower or a good shit . this has been going on for the 29 years that we have lived there. i dont know why the dont hire professional plumbers and electricians. too fix the problem once and for all. instead of golf cart riders that service the park.these maintenance personal would not pick up a piece of paper unless it was green as in a dollar. read more

Can I say Management here is extremely disrespectful and unaware of rules or regulations to the mobile park they work for. They think they can type rules and put it up last minute? Seriously a joke and if this is a family environment then it should feel like that for the community not harrassment! I am just trying to throw a birthday party for my kid at the round about and someone "Maintance Manager" says we can have jumpers? When asked for something in writing or in the handbook he leaves and doesnt even come back to address us. Then we see him leaving and call him like wheres the proof he says no. I told him bring it in writing its against park regulations or show me & I told him I will take matters to court. He told me "I dont care do whatever you want!" and leaves. I'm just really appauled by the lack of professionalism at this mobile park. After that the "Maintance Manager" Juan goes and tell the security that we cannot have the jumper and we have to take it down. Spoke to the security and he said theres nothing in the handbook saying jumpers are prohibited and the security says its what the managers says that I have to go by. Westwinds maintenance budget (710 spaces) works to about $7.00 per space per year, based on their figures. Dry rot in all the clubhouse locations - serious disrepair of the roofs, eaves, grounds, etc. Utilities go out on a semi-regular basis without warning due to severely aged infrastructure (water and electric) that they will not invest to update. Sewage overflows regularly due to bad engineering in that infrastructure - that has not been properly fixed. Some tenants have raw sewage back up into their homes. For what you get charged, you definitely do not get what you pay for. BAD INVESTMENT with five stars of BAD. read more
