You own your house, they own the property, which you lease. They get the tax write off, you get increased rent every year. The increases are much higher than they told me when I inquired before moving here. There is also a "tax" by the Village, which they call a parking fee (You pay this, the park covers it and splits it up over the year by adding it to your rent). Not sure how they can call it a parking fee for manufactured homes, as they aren't mobile homes, no wheels... The State only allows it as a deduction if you make less than 24,000.00 a year, (last I knew, that was the amount) Which, if you only make that much, you couldn't afford to live here (Nice catch-22 there) You are responsible for the upkeep of your lawn and home. If you need anything done that the park covers, they can't promise how soon it could happen as they are given a budget, that doesn't seem high enough to cover the needs of the park overall each year. Yet, the rent increases every year without fail. On the bright side, depending on the size of the home, you probably have more room to live in for the rent amount paid (Though I haven't compared apartments to home ownership here in a while) Pros and Cons exist. It all depends on what you are willing to live with. They are using the higher rents to build new homes, so you can buy a freshly built home. (Which adds to the company's bottom line). So, still trying to figure out why they can't perform the repairs to the roads in the park and the requests by the people living here when needed. Most are a one time deal, which wouldn't require attention again for some time. As long as you understand these parks are no longer privately owned by families, they were bought by investor groups that are more concerned about their bottom line than their tenants happiness. You may see many reviews that really tear this pace a new one, They aren't wrong. But it's a matter of looking before you leap, If you know what you are getting into and are OK with it, then there is no reason to complain much (Always a reason to complain some ;) To walk in blindly and then complain when your eyes are open, doesn't do any good. I still think they need to take better care of the park in general. I once had my yearly inspection tell me there were too many weeds. I do work are keeping them at bay, they caught me between weeding in the Spring . But the ironic part is, they have so many weeds around the common areas that the park is supposed to take care of. They don't clear them up before they spread their seeds to the wind and hence the tenant's lawns. Go figure, eh? Well, I think I've made my point.
