I was there for a tour and…read morealmost signed up .... but then I happened to run into a few current residents and they told me ... it is not a bad place to live; but what they don't tell you is: (1) it takes a lot of money to prep the land and get it ready to build - one owner spent over $60k for pouring dirt and building a retaining wall among other costs (2) It is nearly impossible to sell these lots if buying as investment property - there is so much land in this area and similar areas, why would someone buy your lot. And they are charging you higher for these lots than if you bought something similar in the open market plus the POA fees plus the property taxes .. there is no way you can make a profit even after ten years on this. One owner that I spoke to cited neighbors who were willing to sell for 10-20k lower than their cost price and still couldnt get a buyer in over 6 months. Someone else, spent 75k in 2006 or 2008 and still can't sell for that price - his property has a course view. Again, not a bad place to live and retire in they said ... just not a good investment for buy & hold type strategy. By the way, the tour was great, the condo we stayed in overnight was very nice, the course, clubhouse, food at the grill was nice and property looked well maintained. We'd been looking at property in Arkansas and in multiple locations throughout the Dallas-Fort Worth area multiple times per year over a 3+ year timeframe. The Retreat was the only location the wife and I both liked and felt at peace over purchasing lot within. Stan was our sales agent; we could not have been happier with him. He was very knowledgeable, answered every question we had, and addressed every concern that we had. He presented all paperwork regarding construction requirements and golf membership (should we desire such...which we do) and the purchase contract for our full review before completing our purchase. We purchased a small inexpensive lot, sans trees, because we wanted to begin building our equity - full well knowing that we'd never build on the lot but instead use it to trade for the lot that we would build upon down the road. Since our purchase we have visited The Retreat in every season. It is well maintained in every season and the $100 per month association fees are spent to maintain the 24/7/365 gated guard service, to maintain all community property including the roadways, and to enhance the community property such as has been done since our initial purchase with the playground equipment and tennis/basketball courts adjacent to one of the community swimming pools. In April 2019 we finally moved to Texas, on a leased ranch outside Waco, TX. Since our relocation we have upgraded our lot, now our second upgrade and at this point in time we're very happy with our latest choice and are looking forward to commencing construction when that section of The Retreat is open to construction in 2020. No slam against some of the commenters who have expressed dissatisfaction with Stan or their purchase decisions. We have sat through many timeshare sales pitches and have actually purchased in the past...much to our dissatisfaction down the road. Our dealings with Stan have been completely the opposite.. We were not pressured; no "on the spot decision" was required. We asked many questions both before and during the review of The Retreat paperwork (many times the same or very similar question), all of which were promptly answered and the answers matched the paperwork specifications. My wife and I love The Retreat; we recommend it to our close friends and we recommend it to those who visit. Our grown grandchildren have participated in daily outings at The Retreat with us and they love it as well.

On 13 Sept 2021, Bob introduced me to his new yard man, Cody. This was strange behaviour for Bob, cuz he never talks to customers!. After meeting Cody, I went inside the store and looked for some pipe fittings which they did not have. I returned to my van to find the right rear tire flat, having a knife would to the sidewall. I changed it and left for home. I have front and rear drive cams in my van, and after reviewing the archive video for that day, I saw Cody walk around the van, stopped and stopped down by the right rear tire, get up and walk away. All the yard guys were standing outside when I entered my van which is also unusual. Cody was standing about 20 yards away with a noticeable smirk on his face. I called and talked to Bob about the damage the next day and he hung up on me. Just an fyi- this was the second time my van suffered a cut tire while on his property. Hey Bob,.....
