Property Management by Wilgus: Basically Made of Amazing. I love my HOA and my Property Management by Wilgus Associates. This is a phrase or a sentence that I never could imagine typing...or even thinking, much less feeling. But since moving into the Savannah's Landing community in Ocean View I have encountered such an amazing HOA experience like none ever....in any of the several communities I've lived in before... at twice the price! Our neighborhood is carefully groomed, enjoys pristine open space areas, generously and frequently mulched, enjoys lush plantings, white picket fences (which are being replaced this year), sparkly community pool, refreshed tennis and pickleball courts, and they even arrange to have our delightfully nostalgic antique streetlamps hand cleaned! So, I am guessing it's a fine partnership with amazing HOA leadership team combined with the diligence and professionalism of Wilgus...but truly, truly, admire and appreciate how they have created a delightful community like no other....and kept HOA fees reasonable, too! If I could choose zero stars, I would. Our experience with this brokerage was nothing short of outrageous. They completely mishandled our vacation rental and treated us with a level of disrespect I've never encountered from any professional service. Without warning, they sent a contractor to the property to begin major construction--in the area where our infant children were sleeping. We received no advance notice and were expected to accommodate loud, disruptive work during what was supposed to be a peaceful family vacation. When we rightfully refused to allow invasive construction during our stay--especially around our babies--we were met with an appalling response: the brokerage told us the homeowner wanted us out of the house immediately. Their communication was last-minute and chaotic, their management of the situation was unprofessional, and their complete disregard for our family's safety and basic decency was stunning. This company clearly prioritizes the homeowner and their own convenience over guest wellbeing. I would strongly advise anyone considering booking through them to look elsewhere--unless you're comfortable being blindsided, disrespected, and kicked out mid-stay for protecting your children. Wilgus Reps were quick to respond during my vacation search. Once I decided on one of their propertiy, they were super helpful with travel insurance and linen service. We needed some extra stuff for a one year old - high chair and crib. They were helpful to recommend a rental service we could use. When I arrived, a crib was in one of the rooms - no charge! we brought a high chair and everything was great. it was so extremely helpful to have the crib. We stayed in a Wilgus property (rented via VrBo) recently. When we arrived, the property was disgusting. The floors and bath we're coated in dirt and grime; the beds were full of sand; it was crawling with bugs. However the worst part was the management company's demeanor. The callous, unempathetic, unhelpful responses made a stressful experience much, much worse. They indicated they were aware of many of the dirty areas. If that were the case, the property shouldn't have been rented. We found out at the property we'd need to supply our own toilet paper etc (this wasn't captured in the vrbo listing), nor was the dirty state of the property. They also refuse to send our deposit check to the correct address without a $40 fee: please avoid at all costs read more

Full review will be forthcoming, but just wanted any potential buyers, year-round renters, or seasonal renters, to be aware of this firm. We were defrauded today after they held "a gun" to our head to not lose on a property. Can you believe a $600,000+ "new home" where they have the "French Doors" from Dining Room to back door "boarded shut" and no stairs to back yard, and not a square inch of slab for a patio! Yesterday, prior to us submitting confidential documents, the "Stairs" were coming soon. Today, they claim that the builder decided not to put in stairs, and we would have to live with a boarded door and no access to backyard. Now let's mention the war zone of construction on the street and the dumpster in from of house - doesn't stop Wilgus from stating that property is amazing! Can we mention the fact that this same property seems to be missing fan/light fixtures or at least light fixtures in bedrooms! So-called" professional Realtor from Wilgus had to ask one neighbour about construction, trash pickup, lawn cutting, and swimming pool construction! They also had to ask neighbour about construction hours. Incredibly, the neighbour stated trucks come rumbling by at 7am and they work till 7pm - 6 days a week! This is luxury beach living according to Wilgus! Ironically, "so-called" professionals at Wilgus don't know that developments like this our required to post "construction" hours by their front entrances - actually the hours Ryan Homes list are shorter than this, but they must not care about owners. In our opinion, "Good Luck" if you choose to do business with Wilgus! "WillDisgust" is a better name for this company! read more

I received a notification that our HOA was late. We've been having our bank direct payments to Wilgus monthly since the start of the year, so I called to see what I was doing wrong. We have lived in the community for 5 years and never had a problem until Wilgus took over. I talked to Chris, our guy assigned to us, and he transferred me to accounting. I explained my situation. The gentleman in accounting said I was late because payments are due quarterly. I said the quarter is not up, so clearly there must be specific due dates. He responded, and reaffirmed we were not current because quarterly payments are required. I ask specifically when payments were due. He again responded 'quarterly'. I said could you please give me the dates the quarterly bill is due. What I was asking must of been received a different way because clearly this guy was offended my questioning. I just wanted clear dates so I don't have an issue in the future. So, the accounting guy, clearly frustrated and angry, verifies my email and says he will email said dates and hangs up the phone. For the record, I haven't received the email as of yet, I called back to Chris, whom was standing next to the accounting guy the entire time I was in the phone with him, and I tell him that the phone call was 'wild and unprofessional'. He said, 'no it wasn't it wasn't bro, I was standing right there,' I was dumbfounded at this point and asked for the specific dates again. Chris let out a few more bro's said I should have received information in the mail and mocked me with tone and sarcasm. When I then said it should be easy to get the information that I am requesting. He finally named the due dates. I thanked him and went on my way. This is ridiculous customer service and handled extremely poorly. Why my community pays for this type of service is beyond me. Even if they thought my question was ridiculous, it should have been easily answered. And, all they had to say was, the quarterly payment is due the FIRST month of every quarter, starting with January. read more

During the COVID pandemic, I have seen some amazing acts of kindness, until it was time for me to deal with Wilgus Assoc. My interaction with them was horrendous and proved to me while there are good ethical companies out there this is not one. This company is all about greed and has used the misfortune of others to enrich themselves. I rented this property back in February for a family reunion before COVID. Due to COVID there was a loss of income in my household and my elderly family members were no longer interested due to health reasons. I explained this to Crystal in March and asked to cancel. She informed that Wilgus has every intention of enforcing their cancellation policy and I would then forfeit my $1706 deposit and would be responsible for the remaining balance of $1300. Short of begging I asked her to please contact the owner to see what could be work out. I suggested renting the property later on in the summer when it would be more affordable or possible reserving something next year. She said she would contact the owner and will get back to me. During those 3 months I called and emailed Crystal and got no response. The one time she did answer the phone, she suggested that I should have the means to pay the remaining balance due to the stimulus and unemployment. Just by chance in June I happened to visit their website and discovered the property was rented. I made contact with Wilgus manager and demanded my deposit. She informed me that I will receive a refund minus 15% and could expect $1315, not the $1705 I originally paid. To make a long story short. My opinion is that Wilgus had no intentions of refunding my my deposit. This was obvious to me because of the lack of communication. They gave me the run around for 3 months and it was only by chance that I saw that the place was rented. During a crisis peoples true colors shine through and all they care about is green! read more

This was our first time visiting Bethany Beach and renting from Wilgus. Everything was simple and professional- from start to finish. We booked the house pre-COVID, and our agent Crystal provided us with a variety of properties to check out to meet the needs of our family of 9. The house was perfect and within walking distance to the beach and town. Check in went smoothly, and the drive through check- in perfect, especially with COVID. We called around 1:30 PM to see if the property was ready, and was told they would check and give me a call back. True to her words, we received a call back about 15 minutes later telling us the house was ready. Would definitely recommend Wilgus agency and the Bethany Beach area! read more

We sent Wilgus a deposit for a one week summer 2019 rental of the same Bethany Beach Townhouse we rented in 2017 and 2018. A month before our planned vacation we hadn't heard back from them. We called and were told that our reservation had been cancelled. We said we did not cancel it. Why didn't you tell us there was a problem! Wilgus claimed they sent us a letter by US mail and read off our correct street address. They said they sent an email and read off a correct email address. They also said they left a voice message on our phone and read off our correct phone number. None of those "communications" ever took place. We did not receive any paper mail from them. We did not receive any email from them. We did not receive any calls from them. Mistakes happen. I can understand a reservation gets fouled up. But to lie outright about trying to contact us when they did not speaks volumes about these folks. read more

The only reason Wilgus deserves even one star out of 5 is because of Gemma Fox. She gets 5 stars. But even her kindness and responsiveness could not serve to cancel out the incredibly poor treatment my family and I received upon our arrival to Bethany Beach on June 9. We arrived after the office had closed, so after picking up our keys in an envelope left just outside the office's main lobby, we drove to the house we'd rented via VRBO for 11 nights. The house was at 437 Collins in Bethany Beach. When we arrived, we were surprised to see the door to the house was open, with a car in the driveway. I went up and knocked, but no one answered. I opened the screen door and called out a "hello," but no one answered. I heard some music faintly playing from somewhere in the house, so I called out another "hello" that went unanswered. After returning to our car for a couple minutes, I went back to the house and again called out. This time, with no response, I decided to enter. An overnight bag sat inside the entry. I saw a half-eaten piece of cake on the kitchen table. But no people. I went around through the house, but no one was anywhere to be found. Finally, I went back to the car, where I found the after hours number for Wilgus. I called, and an unfriendly woman told me she'd call the on-duty staff. A couple minutes later, as I sat in the car with my family, a woman appeared. She was angry. "What's going on here?" she asked. "Are you from Wilgus?" I asked. "No! This is my house!" "Oh, okay. Well, I think I've reserved--" "I cancelled that! Did you go in my house?" I shrugged. "Well, yes..." She stomped away to her house, shutting the door behind her. Wilgus finally called back. A woman by the name of Crystal Dempsey sounded irritated that I had disrupted her evening. She offered no apology for the mix-up, instead telling me to go back to the Wilgus office, where a woman named Gemma would help me in 20 minutes. Twenty minutes later, now under a downpour, I stood on the porch of the offices, waiting for Gemma. I called Crystal back. She was not happy to have to again deal with her paying customer who was stranded three hours from home in the rain without a place for his mother, wife and 2 young children to stay for the night. When I said I expected a bit of compassion and empathy for our situation, she told me I was yelling at her. I must say, I wasn't. She was. She said, "Instead of bickering with me, let me do my job! I've been working all day, and it's the start of the season, and I'm doing my best!" It was around this time finally when Gemma arrived. I was so taken aback by Crystal's horrible tone and harsh criticism of me that I told Gemma that I was furious by how I'd been treated by 3 different people associated with Wilgus. Gemma was very apologetic and went into damage control mode from the start. She was very helpful, finding an alternative housing for us that more or less matched what we'd been promised previously. The place wasn't as clean as we'd have liked, and an ant problem persisted over the entirety of our stay, but in general, it was a fine alternative. Gemma even gave us a local parking permit to use for our stay. She also made sure to tell us that the place they were putting us in was more expensive than the place we'd booked, but "we'll eat the difference." That was the absolute least they could have done, all things considered. Despite Gemma's kindness, I would never wish upon anyone the verbal tirade I was subjected to by Crystal, nor the angry looks and incriminatory tone that the owner of the Collins place immediately took with me. I've stayed at Bethany Beach literally dozens of times in my life. I lived there one summer. I've rented from Wilgus before. I will never rent from them again. read more

Fairly vindictive, not pleasant to deal with. VRBO is much easier. We were traveling with a young baby who had a cardiac condition and it took 24 hours to remedy the AC malfunction in the rental unit so we had to drive her around in the car to keep her cool on our vacation!! It took 3 phone calls to fix this!! Then they promised to return our deposit of $75 (yes, even though we checked out late) since they could not provide AC for one day of our vacation. It was supposed to be their way of making amends. Never got the check, and in a review on Google they scolded us for checking out late. Actually we left the apartment ON TIME, but got some food and then turned in keys. Temps were well in the 90's and we were promised Central air! Didn't care about the welfare of our congenitally Sick child!!! Just trying to get a brief break from the stress of parenthood- we go on one vacation every 2 years because of this and they just made us feel worse about it. Keep that in mind if you use them. Heartless...you have to stick to all of their rules and they don't care if they overlook important details. Not fair, and extremely unprofessional. I fully expect that there will be a response from management that we checked out late and that voided our deposit. Of course, that doesn't explain why Donna S later agreed to send us the check "that she had in front of her" because she felt badly we didn't have AC. The check is in the mail, I guess...seriously, most hotels will allow a late checkout if you're traveling with a special Needs child. And Wilgus will Probably say they didn't know our child was sick- we'll heck yes, they did!! We specifically asked about that before coming and we were assured there was central air. Anyway, there's so many other ways to rent, if you have a choice don't use Wilgus for the sake of your family and peace of mind. read more

First time using Wilgus, renting in Sea Colony. Very confusing, you need to go to one location to get keys, then another for amenities pass. Came during COVID so apparently most pools were closed. Would have been nice is someone mentioned that at check in since we threw on our bathing suits and walked aimlessly around to all the closed pools. My main issue with Wilgus is that the unit we are in is a dump. The deck screens are all ripped apart, lightbulbs missing from lamps, the kitchen sprayer is duct taped together! We rented for the pond view, only to realize the pictures they took were in the office season when there were no leaves on the trees. I'm shocked that Wilgus has such low standards for their rental properties. read more

Theresa Hayes at Wilgus was super helpful getting us quotes and issuing our policies three days before closing. I know she was juggling a lot that afternoon but she made us a priority, realizing that our Homeowner's Insurance was critical. Recently rented in Bethany Beach for a week. We have used Wilgus before, but I have never reviewed. Everything was just as promised. The house was clean and well stocked with the necessities. The check in and out process were fast and streamlined and the realtors very nice and friendly. We received our refund deposit check earlier than promised. Our a/c was broken the first day and someone came and repaired it quickly and was extremely nice. The only downside is the very late check in (3 pm). It is very hard when it is your only Saturday to spend that waiting for a check in. I would suggest offering earlier check in as an option for an extra fee! read more

This was my first experience using this rental agency and staying in Bethany Beach. I rented a condo for myself and a group of girlfriends for a relaxing Bachelorette weekend. I was kind of turned off from the beginning when it came to renting. The rental agency sent me an email confirming the unit and confirming the 2 dates that my credit card would be charged. Essentially they charged two thirds of the cost of the unit when I booked the room and the last third one month before we rented the unit. When I got the charges I was a little confused there was an "Admin Fee" "Sec Dep Waiver" "Security Deposit Key" and "Service Fee" When I wrote an email asking about these fees I was told that the contract that they were mailing would explain. I soon received a contract several pages long with multiple lines where I needed to initial and sign. This contract seemed like overkill to me and much more like I was purchasing the house then staying in it for 3 days. I signed the agreement and returned it then when it came time for them to charge my card for the last payment I was sent a receipt that they insisted I print sign and return, which for me was a hassle. At the time I sent the final payment I also asked about the check in process, the agreement states that it was at 3:00 pm but since I was coming in late that night I wanted to know the procedure. I never received an email in response and honestly I was so busy with planning wedding stuff that I never really followed up on it. On Thursday when my girlfriends were getting ready to drive to the beach we tried calling to find out about check in procedures, no one answered, the office closes at 5:00 pm. We searched the contract for any additional information and verified that the only thing we had was a maintenance number, we called that and were told that she was not 100% sure but that our package with our keys was probably inside Wilgus near the brochures. It was a little nerve wrecking setting out from DC with no idea if we would be able to get into the condo when we arrived. Sure enough when we got there we had a package with our keys inside however there was not any information about where our condo was, there was a totally illegible map and our key indicated that we were 91. Well after driving around Sea Pines village for 30 minutes or so and having no luck finding 91 I finally had to look up the condo listing and saw number (1) so at 11:30 pm I was sneaking up to door number 1 to see if the key would open the unit and it did! Walking into the condo we were fine with the accommodations, its not glamorous and the furniture is outdated but its a rental and we were not expecting it to be luxurious. We went upstairs and were surprised to find that the beds had no sheets on them and that there were no towels?!? We started looking in the drawers and instead of finding clean sheets and towels we found an oversize pair of dirty women's underwear, YUCK!!! Since it was after hours we had to just deal with it, luckily we had brought our own beach towels and used those to cover the pillows and slept on top of the comforters but it was less than ideal. The next morning I got an email from Wilgus with the check in and check out procedures.......a little late don't you think?? This document STILL would NOT have told us how to get our keys after hours but it did indicate that we would need to rent our own linens "Guests will need to supply their own linens, towels, beach equipment and also toiletries paper and soap" and rental company was provided. I don't know if this is a common practice for beach rentals but I have never heard of this or encountered it before and neither had any of the people I was staying with. I assume that when I paid $900 for the weekend that things like towels and toilet paper would be a given. So we ordered sheets etc for the rest of the weekend, to be honest it would have almost been cheaper to buy them ourselves, what a rip off. The condo itself ended up being fine, we washed the comforters since they looked dirty but other than that the place worked out. When we went to check-out we followed the instructions and made sure that we were out by 10 am - not easy after a night of drinking to clean and pack up an entire condo, clean it all, strip the sheets, take out the garbage, do the dishes etc and if you are not out by 10 am then they keep your deposit!! UGH Will I stay here again? NO will I use Wilgus again? NO NO NO!!! It may appear that renting a beach condo is cheaper but in the end with all of the things they charge you for it is not at all cheaper. The 4 of us could have stayed ocean front with a view for what this place ended up costing and we would not have had to put on our own sheets. If you do decide to get a condo use Airbnb. read more
