When you're an HOA board shopping for a management company, this one will appear high on your list. They will then lowball your first year management fees. When renewal time comes around they will double your fees then blame an over-ambitious salesperson who gave you that first year rate that you never should have had. Run if you can. Too bad you can't give zero stars. The ABSOLUTE worst management company. They manage so many communities that they couldnt care less about any of them. They are unresponsive and unhelpful. Unlike any other HOA I have ever been a part of, you have to pay $50-$100 for every single request you submit. There is only one "manager" you can escalate anything to per community and that "manager" is always in meetings. That "manager" is also the one single person that has communication with the board, so good luck getting anything through. If your request gets denied for some reason, you guessed it- you get to pay again to submit your updated request!! No transparency or accountability; non responsive to calls, emails, letters, etc. They do not take care of our condos at Spring Hill Condos in Columbia SC. Roof leaks, peeling paint, fences down, pot holes, etc. Common area not taken care of. No financial information can be obtained. They just tell us that the HOA has no money. No customer service. We don't have a contract and do not even know what they are charging. The HOA is actively pursuing these matters. But, it takes time when you are stonewalled. This place discriminates against renters. We just got a violation in Arbor Glen for having weeds in our driveway. Yet, there are 5 others on the same street with weeds in their driveway and they didn't get violations put against them. I have the pictures of others having weeds in their driveway too. They send a letter, expecting the problem to be fixed within 7 days, but by the time you get the letter, you only have 24hrs to fix the issue. We've already had another violation upon move in for trash cans we didn't even put out! We brought them up the same day we moved in. The trash cans were put out two days BEFORE we even moved in! Yet, we were hit with the violation! If you're a renter, stay far away from this HOA! Also, as a renter, the only way to get ahold of them is through emails, which can take 72 hours before they respond to you. Renters have zero access to their portal. WORST!! Cited us for a violation of furniture in front of our garage because it was scheduled for pickup by Char Meck in less than 24 hours. Received the violation by the EOD. The next morning after pickup I responded in their website with documentation and pictures that the furniture had been picked up. Today, one week later they have MAILED THE SAME violation with the date one week ago. By default as a homeowner I am part of the BIG SUCKERS who hired these a**hats to manage our neighborhood. Especially after seeing they have an average of TWO STARS. ??!! What I get for not running for HOA board. The handling of the day-to-day of our HOA by Tara Webb with William Douglas is atrocious. As a former HOA board member, I will never recommend using William Douglas as long as Tara is on staff. She is condescending, rude, finds joy in giving out fines and fees to our homeowners, argues with board members and homeowners constantly, and is generally unpleasant. There is not a single customer-service bone in her body. She has behaved so poorly that she was added personally to an ongoing lawsuit within the community. FINALLY, I was able to receive information with my concerns about a missing check for my HOA fees, that were mailed but NEVER received. Ina Bonaobra, Homeowner Services Representative, William Douglas Property Management, sent me an email, explaining in detail WHY my check had not been processed. She told me exactly what was going on. She took time to explain the Commerce, Georgia's processing facility's responsibilities. I was totally unaware of this. William Douglas PROPERTY MANAGEMENT. Their job is to manage property, so how come they did not know that the HOA did not have enough insurance. Our condo burned down 4 1/2 years ago and is still not rebuilt. They continued to charge fees and increased 3 times since the fire. There was an issue with one of my payments and they didn't respond to my email but charged fees. When I called them, the person I spoke to was rude and arrogant. I have to admit..... I was initially concerned with the reviews previously posted of this management company, being that my HOA just recently switched to William Douglas. However, I am pleased to say that my experiences have been altogether different thus far. I find that the team has been extremely responsive, even with COVID potentially delaying any resolutions. I recently had a great experience with our community rep Amy Hills! We've never met, but she has been wonderful about communication and getting me the information I need along with the access passes completed for my tenants in an expedient timeframe. Overall, I am quite impressed and very optimistic that our community is being managed by a great entity. Keep up the great work William Douglas and Amy! read more

Incompetent HOA representative. Average response time of 6 weeks, and once responses began, I received OOO notifications for vacation time. Unclear what the prIor 6 weeks had been if vacation had just started at that point. Tried to get a mortgage and the rep not only delayed the entire closing process due to unresponsiveness and excessive vacation, but also had no idea what insurance policies covered the building that they were supposed to manage. The mortgage lender and I had to do our own digging into the building (doing WMD's job for them) to move the process forward. If you have them retained, fire them. If you are looking for an HOA manager, stay far far FAR away. read more

I really want to compliment Robert Manton. He literally saved the day for me, my family and friends. Due to a power outage the company closed without any notice, other than a sign on the door. I was told yesterday, that I could come by before 5pm to pick up the keys for the club house..I'm hosting a baby shower tomorrow.. I get there and there's a sign.. doors locked..I panicked! Luckily this nice lady came by to pick something up..I told her my situation and contacted Robert for me. Robert came within 30 minutes and assisted me.. I'm a homeowner in Harbour Pl Wilmington, NC 28401. I've had lots of issues where my online check said the 8th of the month, yet Douglas said they rec'd the payment late. Go figure how that happens? John Stutts is a good man for the job. He informed me of the #s for each of my 3 condos and worked with me well. I live in Harbortown in Grenville South Carolina. The line between management company and the HOA board here in Harbor town seems a bit blurred. I am completely at a loss for words when it comes to the relationship between the two. HOA boards blames Management company for not completing home exterior and Community space material condition inspections and Management company has assured me that according to the rules and covenants the board is supposed to conduct them. Result: nobody really seems to do them and our property continues to lose value increase in sales prices due to the condition of Townhomes and Condo's. Who is responsible, who knows. We own a unit at York Town in Greenville. I cannot speak against William Douglas as a whole; however, here at York Town Condominiums they are as close to useless as possible. They do not follow the rules, and enforce them only with a letter, which is decidedly ineffective. We have several trees throughout the property that are double or more the height of the roofline, which is illegal. We have neighbors on both sides who smoke marijuana at all ours. The smell is so heavy we can smell the pot in our unit. The landscapers are so bad, all they do is cut grass, but not often enough, and blow leaves. I have to trim my own hedges or they don't get trimmed. The property manager NEVER walks the property to see what a mess the place is. Stay away from properties managed by William Douglas. They are terrible and they could not care less. read more

The only thing WilliamDouglas lacks worse than competence is integrity. Here's my story. I called Tara Webb in mid August to ask her if we owe any HOA fees on a property. She said we had a zero balance, then she offered to send me the new parking decal application by email. Fifteen minutes later, she did. Next month, she turned us in to a debt collector for four times what our actual balance was. What? Wasn't the balance zero? In August, when she lied and said we had a zero balance, we actually had a balance of $470. Tara Webb's debt collector is trying to collect $1,640. When I brought this up to the HOA board, Tara Webb not only denied that I called her, she also denied having sent me the email about the parking application. Of course, I have the email. She doesn't even try... Basically, WilliamDouglas advertises great management to HOA boards, then they try to rip off the members of the community. When you ask them to actually manage, they say they are not responsible. They blame the HOA board. WilliamDouglas are a bunch of parasites. read more

Ever since this management company has assumed managing the condo complex we live and own in, things have gone majorly downhill. We essentially pay dues to have the grass mowed? They don't maintain anything, it's honestly embarrassing for them. The pool consistently for the past 2-3 years hasn't opened on time, there has been a large pothole at the main entrance for years that has never been repaired. We enjoyed the old property manager and plan to sell the property within the year after it continues to appreciate in value for no reason other than the inside improvements we have made. This management company is sub-par and good luck if they assume your community. They will send you menial complaints about your violations, meanwhile the cement is crumbling and the pool and "clubhouse" are absolutely atrocious. read more

I own a property in a development managed by William Douglas. I had some bad experiences with the HOA, but once the development's board was replaced by more proactive board members, things changed significantly. So I blame the bad prior board, not William Douglas, and if you don't like dealing with your HOA, work to replace the board. My community, Buckleigh in Charlotte NC, has been with WD management for several years and our community manager, Reem Rakes, is totally awesome. She is prompt, knowledgeable, professional, thorough, and quick to respond to my community needs. I read some of the other Yelp reviews and I am totally surprised. My community members have never had any issues with William Douglas so we plan on keeping them around for a long time. Their record keeping has been accurate. Their communications with the attorneys have been prompt and thorough. Our financial reports are always correct, so we are extremely pleased with our community manager and WD. I have worked with several HOA companies with various communities that I have lived in, and WD has out performed them all. read more

If I could give zero stars, I would. This property management company is absolutely terrible. Our property manager is rude and tact in responding to emails and provides no explanation in her response to any questions, leaving a lot of ambiguity. There is no working with these people! They are quick to impose fines and issue violations over the smallest things (weeds in the yard) but don't handle any real issues like having our lawn care company actually cut people's yards or prevent people from parking on the street. Give some real thought if you are considering purchasing a home where WD manages the property, because they are AWFUL. read more

Update: this company decided not to enforce a covenant in our subdivision that would be a violation of county code if they didn't enforce it. They have no clue what they are doing and could cause a homeowner a fine or jail time from the county. read more

I'm renting in a community in Charlotte, NC. Nicole Woolford is our Property Manager and she always timely responds to my questions/concerns. I'm not sure of the company's responsibilities, but it doesn't fully appear on-site visits are regular. I say this primarily due to the inconsistent understanding of what the Landscaping company does (or doesn't do but Wlm Douglas thinks they do). This is the main reason for a 3 vs a 4/5 star review. Nicole gets kudos from me for being responsive. read more

If you have the chance to purchase a house that is not associated with William Douglas, it will make your life better. I have lived in a townhome for 8 months and our gate has been broken 4 times. They do not care to fix things in a reasonable amount of time. Last time the gate was broken, it took them three weeks to fix. We are going on week number two of the gate not being fixed yet again. I contacted them via phone the first time, they failed to call me back. When they did reply to the email i sent, stating i pay to live in a gated community for safety, they never even cared to mention they were sorry that I don't feel safe when the gate isn't working. Another problem i have with them is they increased our HOA fee to $120 a month, which is outrageous. Especially since they never fix things in a timely manner. $120 a month for a gate that doesn't work, a pool that opens later than most pools and closes well before most pools and we plant our own flowers. Where is all the money going!!! Their excuse they gave us was they increased the HOA, "incase" they need to replace the roofs if they are damaged in a storm. Also, i paid with a check one time and they charged me a late fee because they didn't apply it to my account. They said i never paid it, but i proved they cashed the check, so they dismissed the late fee. Anyway, don't use William Douglas if you can help it. read more

I wish I could give this company a negative star. As a follow up from my previous post, my sentiment is still the same. After numerous failed attempts to contact the HOA manager Susan, I left the review below and their new resolution specialist reached out to me (the most proactive person at the company clearly) to try to assist me in getting my concerns addressed (still noting this is well after my due diligence period ended). She sent my contact information to their regional manager Jon who instead of calling me, emailed me after I explicitly stated I wanted someone to call me because it would be quicker than waiting on email responses. Jon is just as unresponsive as Susan was. He does not return calls nor respond to emails. I've constantly reached out to him with no response and told him how horrible my experience has been. This company does not care about customer service at all. I'm more disappointed that this is company I'd have to deal with for the next few years and I haven't even moved into my house yet. By the way, I was also asked to delete my comments. I work for a Fortune 500 company and we would never ask a customer to do that plus why would I when the level of service did not change. I was trying not to use names, but these individuals deserve to be called out. The community manager for the property that I am under contract for is very unresponsive and hard to get in contact with. I left voicemails and emails to try to to gain a better understanding of the covenants and restrictions for the property before my due diligence period ended, and I specifically informed of her that date in my voicemail and written email. I called several days prior to the the date, did not get a response, submitted an email and got a response days later saying that she had been ill and it would be best to discuss via email (which I did not want to do as I knew I'd have follow up questions), then when I submitted the questions in detail, I had to follow up with for two days straight with no response from her. When she finally responded at 9:30pm (with insufficient answers, might I add) after two follow up emails, my due diligence period had already ended. Now I feel stuck in a contract that I did not receive adequate information about. I have attempted to call her today with no response and have asked that my due diligence be extended. This is truly making my home buying experience less than favorable and I'd hate to live in a community where you have to beg and plead for a response from the managers. Like many of the others, if I could Give zero or negative stars I would. They have been absolutely awful. They are unresponsive, but very quick to send letters threatening fines for infractions. I have called regarding glass in our cul de sac expressing the concern for the safety of children and pets, ZERO response. But when I had a sign warning people of exterminator chemicals, that was a finable offense. I have neighbors who are constantly harassed over vehicles, decor etc. this company fails realize they manage a property where people LIVE! These are not just show homes, people reside here. The management of the property should reflect that. We do not receive timely communication, the property manager is ill informed, as with our latest exterior painting project. However, they're sure to collect our money every month without fail. Someone needs to step up and take responsibility. read more
