We have an impeccable history with paying our rent on time. There were even where we paid for multiple months. The town home we live in, is well very taken care of. There has been absolutely no updates made to the town home, outside of new windows that were put in for the entire complex. Nevertheless, we're still here and being modeled tenants. Within the last couple of months, a severe smoke smell has been lingering within our townhome unit. Our unit is an end unit, so quite naturally we asked the neighbor if they were smokers. The neighbors said they weren't and so we left it alone, with the hopes that things will get better. Unfortunately, it got no better. It's even more unfortunate when you're not a smoker. The smell consists of smoke as well as marijuana. By this time quite naturally we have had enough. We spoke with the property manager Nicole on 8/15/23. We shared our frustrations and concerns with Nicole. Nicole mentioned how she sent out a message of courtesy around smoking and she was hoping this would fix the issue however it did not. She did mention how neighbors are allowed to smoke in their home. We did not know this, and we take full responsibility for that. At the same time, It's one thing if a person smokes occasionally in their home; but it's another thing when the smell of the smoke impacts another tenants day-to-day living and them being able to focus and enjoy their home. Nicole mentioned that she didn't want to lose us as tenants and that she was open to suggestions that would help to remedy the issue. She even suggested moving into a different townhome if that would maybe solve the issue. She also mentioned that she'll send out another message around smoking. It was decided that we'll put some thought to it and then get back to her. Believe it or not, the smoke smell was strong and heavy again. We said forget it, let's go ahead and reach out to Nicole and see what the process would be to move into a different home and take our chances. We spoke with Nicole on 8/17/23, and when it was all said and done, she advised us that to move it to a different townhome, we would have to pay $600 and our rent would go all the way up to market rent. We're already paying almost $1100; yet the remedy to possibly resolve the smoking issue, is for us to be out of more money, and pay market rent of over $1200. We're left speechless.

They seem more concerned about collecting rent and dodging resident complaints, than addressing them in an professional and compassionate manner. I suggest speaking directly to current residents before making the move or moving an elderly loved one to this facility. My next complaint will be with the BBB.

Cons: Animals in walls, dishonest office staff, mediocre maintenance (refrigerator door put on upside down after refrigerator went out and had to get a new one). Not all electronics work in apt (thermostat, intercom), sliding door didn't lock and wasn't fixed. Our apartment had animals in the walls which made a lot of noise in the middle of the night. One night an animal started eating through the drywall in our bedroom and was sticking its paws out into the room. I called the emergency maintenance line and no one ever answered my call. Had to barricade the bedroom door so when the animal broke through it wouldn't be free in the apartment. Went to the office the next day and they offered to put poison in the wall, but didn't care that there would be a smell of dead animals in the walls. Poison was sprinkled in one wall and the animals kept coming back. 8 subsequent calls were made over 4 months time and we were told they would think about fixes, but nothing was ever done. POOR customer service.

In the summer time, the pool is beautiful but you'll have to sneak a beer in and if a Karen is camped out there, you will most certainly be fighting about the volume of your rock music. If it's rap music she'll call the cops. If you do decide to rent from this place, make sure you put your notice to vacate at least 60 days in advance. Staple it to the receptionists forehead so they get it. have a few extra thousand dollars laying around to move out because they will charge you for anything and everything. Oh also, the garbage trucks run at all hours of the night and day and they toss those dumpsters around for funzies. This is the last thing I'll say. There are so many adorable little bunny rabbits running around. One little baby bunny passed away in the grass and I called to let them know because there was an entire generation of maggots posted up in the bunny carcass but they said they couldn't do anything about it. So I walked past a dead bunny every day for months. It is burned into my memory. RIP critter. All in all, it is a peaceful place to live. The maintenance guys are cool.
