It's a win when you have, WIN Home Inspection St. Charles to do the inspection of your new home. That simply means, WIN is a win. I moved away from St. Louis at the beginning of COVID. It was just across the river into Illinois, so I really wasn't that far away. However, after six years, I am ready to move back to the big city. After looking at a couple of bungalows in my old neighborhood and a few condos in Clayton and the Central West End. I finally found a new home for me and my dog. It's a condo in the Tower Grove East neighborhood. My realtor gave me three home inspectors to choose from and after reading reviews, choosing WIN was an easy choice. This was my third time buying a property and getting it inspected, and definitely the best experience I've had. (And I had no complaints about my prior experiences.) I found Mark Rathz by searching through lots of reviews online. At first I was skeptical, because WIN Home Inspections seems to be a large chain, but Mark is his own man who interfaces with St. Charles clients through WIN. He is very experienced, amiable, a great communicator, and he has a sharp eye along with a high caliber of professionalism. [[HIGHLIGHT]]What I especially appreciated was that he took the time to really inspect the home and to explain things to me throughout the inspection (and even answer all my questions about my take on the house over the phone when setting up the inspection beforehand).[[ENDHIGHLIGHT]] Most inspectors try to breeze through a house in 1-2hrs. Mark took the time to do a quality job over about 3.5hrs (for a 2.7k sq ft home). He was also very practical in advice he gave during the inspection (stuff he's not allowed to put in the report), with suggestions for how I could easily fix items myself without needing to hire expensive outfits. He also called out the things that were more critical or not and things that really should have professionals fix them or do further specialized inspections. At the same time, he wasn't slow. There was a lot to work through, and he kept a brisk pace. But he never made me feel rushed or like there were things that weren't properly covered in the inspection. [[HIGHLIGHT]]He always took the time to answer any questions I had and discuss things in technical depth, and I felt like I got to be a part of the inspection process.[[ENDHIGHLIGHT]] The provided 3-ring binder for the printed report and yearly maintenance guide was a nice touch too! Overall, Mark is just an overall great guy you'd love to be your friend in everyday life, and he works with you as a real person with real, extensive knowledge and personal experience, and not just a as business agent. And he is also sharp as a tack and gets the job done well and professionally in a way that gives you confidence. I'd give 10/5 stars if I could.
