He's pretty much told not to go off the platform so he could not inspect the whole attic or any ductwork that he could not see from the platform next to the ac unit. Pictures attached show things that are not in the inspection report nor were verbally communicated because they were not seen. This is something I could have had the seller fix before buying this house, now it's upto me to pay for to have fixed. I spoke with Brent after the third call trying to reach him about what his company would do regarding the fact that Brian missed these things and Brent just kept saying over and over that I was told 3 times (twice in the report and once verbally) to get an ac guy because Brian noticed diminished airflow and temperature but said they were in "acceptable" ranges. So I said so you're not going to do anything about this, the fact that you did not inspect my house properly for the almost $700 I paid? And he just said "you were told to get an ac guy". So he's just going to hide behind the fact that I was told to get an ac guy because my home inspection was not properly performed. He had every excuse in the book to cover himself. It was hot. They aren't supposed to leave the platform. You should get an ac guy I'm not a licensed or qualified inspector but even I can go into an attic and stand under a vent with a temperature gun and say to a perspective home buyer that they should get a qualified ac guy. Brent was just impossible to talk to and difficult. I would not recommend this company. Not because of Brian but because of Brent and the company's policies. Functions with no issues, but it has had a slight drip since my wife and I bought our home a few years ago. The spigot gets direct afternoon sun all year long and is exposed to the elements. It's understandable that it would need to be replaced at some point in time. Unfortunately, I am no plumber. Actually, who am I kidding? ...I'm not really all that handy at all. My wife knew this before she married me. Thankfully, businesses like J&M Home Maintenance Services exist because of dudes like me! I had several suggestions recommended to me for local businesses that could help me replace the spigot in my backyard. I reached out to J&M Home Maintenance Services and Eric (the business owner) reached out to me almost immediately. He was the first to respond and therefore, he got my vote. After the other quotes started coming in, he was also the cheapest! WIN / WIN! Not only did he reply immediately, but he did so on a Sunday (the day I sent my request for a quote to him) If that's not customer service, then I don't know what is. Anywho, Eric was able to get us scheduled on Tuesday - just 2 days after my initial request. It wasn't an emergency by any means so this was completely fine. He was a little late for the appointment, but shot me an e-mail as a courtesy to let me know which I appreciated. He e-mailed me again to let me know when he was on his way and when to expect him which was also awesome. He introduced himself and was very professional, polite and courteous. Not only did Eric replace the spigot that we initially requested, but he even went so far as to replace the secondary spigot that shares the same line (which we never use). He replaced that one at the same time in case we ever want to add a secondary hose for watering purposes. My wife and I were very impressed by the work he did as well as how efficient he was. He obviously takes a lot of pride in the work he does and the business with which he operates. I would not hesitate at all to recommend Eric at J&M Home Maintenance Services for all of your home maintenance needs! The owner personally did the inspection and took his time not just to identify issues that I'm 99 percent sure others would have missed, but also to explain everything with patience and clarity. I was so impressed that I hired him again after the seller claimed they had fixed most of the issues. Thanks to the inspector's thorough follow up, we discovered that many of the so called repairs were either incomplete or just cosmetic. I'll be using this inspector for any future home purchase and cannot recommend him highly enough. It's rare to find someone who truly goes above and beyond and takes such pride in delivering exceptional quality. His service was the best investment I've ever made. The home inspection we received from Good Look Home Inspections was marginal at best. One of the…read moremost obvious but missed items were the skylights. The roof had two visible skylights from the exterior of the home. But inside only one was visible. One of the skylights had been covered up during a renovation but was never properly closed off in the attic or on the roof. This was clearly not indicated in our inspection report. While we were informed that the roof needed to be replaced, no where in the inspection report did it indicate that one skylight had been covered up inside the home but never removed from the roof or properly sealed from the attic. This error cost us a considerable amount of money to repair before replacing the roof. The inspector also missed rodent activity in the attic. The rodent infestation was clearly noted under the whirlpool tub, but no indication of a problem in the attic where rodents had chewed electrical wires. This was a huge error that could have caused a fire. Finally the inspector failed to note or indicate mold and water damage by and on the air handler inside the home. The unit was only a few years old, yet the frame and unit had rust visible along with visible water damage on the baseboards. Once we moved into the home we had the unit serviced and the tech notified us of this issue. Again very clearly visible. In closing, the inspector was rushed with this inspection and if he was too busy to do a full and proper inspection, then he should have stated this and not taken the job. We paid a huge fee and trusted this individual and were completely let down. Consume beware, do your research and find a competent home inspector!
