My fiancé and I stayed here for 39 months, paid rent early every month despite the poor maintenance and care of the property, never caused any disturbances or trouble, and the way they have treated us after exiting their property has been sickening. They are charging us to paint the entire unit for paint damages that were in one bedroom that we did NOT cause. In November of 2022, the pipes to the unit above us burst and flooded our second bedroom at 2am. We called the emergency maintenance line and Florissant Fire Department due to the water pouring in through the vents and the ceiling creating holes for water to pour out of as well. The firefighters arrived and started knocking on the neighbors doors trying to see if someone's unit was overflowing in the sinks or tubs but none were. The ceiling looked as if it was about to cave in at any moment so they helped move all of our things out of the bedroom as fast as possible while still searching for the root cause of the growing leak. They eventually found it outside in the upstairs neighbors utility closet which they grabbed a ladder to climb up there and turn the water off. We were the only unit affected by this leak. We were displaced for 2 weeks while they did water extraction and after they had a company come in to "paint" the room which was literally a bad spray paint job. Now after moving out, they are charging us $850 to paint the ENTIRE unit (a small 2 bedroom 1 bath) due to the damages that were caused from their cheap PVC piping (the maintenance man I called that night stated that this has happened in multiple units before due to the cheap materials they choose to go with and he knew it as soon as I explained what was going on over the phone). I've called and pleaded with the office stating that we did not cause these damages and should not be held liable for these charges and they do not care. I told them I would talk to my lawyer regarding this and the response from Ebony that works in the office was "I might as well just pay them what they are asking because I will come out of more money trying to seek a lawyer." So they are basically strong-arming me into paying them. My lawyer had an email correspondence with the property manager Rhonda after sending them a letter on my behalf disputing these charges. Rhonda stated that she referred the letter to their attorney and they advised to not yield and to not refund any money due to them having photos that would show the damages I supposedly caused. It took them four days to send those photos and it was the bedroom that was water damaged and badly painted afterwards that was sent to him confirming that we were not in the wrong for the paint damages. I'm in the process of purchasing a home and I do not want my credit affected so I am forced to pay this so that a collection does not go on to my credit. We lived in one of their older units that had not been renovated so after we moved out that unit, it was going to be painted and maybe even renovated anyway after three plus years of tenancy but they are squeezing us for additional funds. It is not right what they are doing in that office so for anyone who is a current resident, please take a lot of pictures and videos upon your exit and make sure they have someone do a final walkthrough of the unit with you as you move out. It is stated in the lease that someone is supposed to walk the unit with you but that did not happen for us. It was not mentioned or offered when I went to drop the keys off. They just had me fill out an envelope with my name, address, and how many keys I was returning and that was it. We live in the building that shares a parking lot with the leasing office so it wouldn't have been an issue to walk over and do the walkthrough but no one advocated that we should go and take care of that. I have a relative that moved from here last year and they did the same thing to them as well and they did not know until they had a collection on their credit a few months later. If I was not about to purchase a home, I would pursue legal action to the fullest extent of the law but I cannot risk delaying my family's home to fight this. For prospects potentially looking at this complex, I understand that they have some of the more affordable units in North County at the moment but please, that affordable rent is not worth the trouble. Just read the reviews from others who have lived here or still live here and they tell the same story about how bad this place is and how poorly maintained it is.

However, the overall quality of the apartments is poor. Roaches were in my unit upon move-in, and even with countless traps and pest control services, problems still persisted. This leads me to believe that the roaches and other pests are probably inside the walls or pipes of the building. I also had some issues with carpet beetles and their larvae, which I would find on walls. You can definitely hear neighbors through the ceiling as well. The overall structure of the apartment is low quality: there are gaps in the cabinets, poor caulking work, and cheap fixtures. With all that being said, there are some positives to living here. The location is very central, and the pool is very nice. Maintenance was very friendly and wanted to ensure that no appliances were left broken or unusable. They were quick to respond. There is a high turnover rate in the office, so I dealt with new property managers often. Parking was also a bonus. There were always plenty of spots to park, and it was free! Obviously, no apartment (especially an older one) is going to be perfect. However, I'm not sure I would recommend it here, unless there were no other options.

Larry was the property manager, not the landlord, but nothing ever seemed to get done with him there, at least not while I lived there which, granted, was not very long. HOWEVER, the owner was unaware of what was going on at this time, and once he became aware handed over management duties to a property management company. The last few months of my stay were hectic with the management changes, but the new company seems to be MUCH better at managing the property and taking care of the tenants/units. I have no doubt they will turn the place around. During the management change I had the opportunity to speak with the owner and he seems like a genuinely good person and would not intentionally screw over his tenants. I really loved the layout of the apartments, but I did not particularly like the neighborhood. There are several children in these apartments and that can make for some very noisy summer days/evenings.

I especially like how accommodating the staff is, their Manager, Heather and assistan manager Carly is exemplary at what they do and goes for the extra miles to make sure you are settled-in alright. Grady on the other hand is also anpart of their team who assures you that whatever you need help with maintenance you can count on him and he's a jack-of-all-trades kind of guy. Our neighbors are all friendly and lovely to chat with when we can, since it has been winter, we all try to get into our apartments in a hurry but I'm sure once summer comes there would probably be more smiles and greetings here and there since it's gonna be lovely weather. The amenities are always kept clean and tidy, same as their receiving are which always smells great! As a bonus, they offer you free starbucks and have parties to socialize with your neighbors occasionally. We Moved Here for the Security--We Left Because We Didn't Feel Safe…read more Our experience was very disappointing. We moved into The Vue in September 2023 and moved out earlier this month after living there for roughly three years. One of the main reasons I chose The Vue was because it was a gated community. It was more expensive than some other apartments we considered, and even though other places offered garage parking while we had to park outside here, I felt the gate would provide an additional level of security. Unfortunately, that turned out not to be the case. The gate was a CONSTANT issue. There were times when it was broken and left open for WEEKS at a time. During one of those times, three cars were broken into, including mine. There were thousands of dollars in damages caused by people attempting to steal the vehicles. I contacted management to ask whether they would help cover any of the damages, especially considering the gate had been left open for weeks. I was told they would take the issue to corporate and see whether anything could be done. Ultimately, the answer was no. I was left paying for all of the damages out of pocket and received nothing more than a sorry for the inconvenience. I later learned that other car owners and residents had similar complaints and concerns about the gate and vehicle break-ins. I understand that apartment complexes may have limitations regarding liability, but when one of the main selling points is being a gated community and the gate is repeatedly broken and left open for extended periods of time, residents should not be made to feel like their concerns don't matter. The gate gave us a false sense of security. By the time we moved out, we simply did not feel safe there anymore. The move-out process has been just as frustrating as many of the other experiences we had while living there. We were charged for an additional day of rent, along with other move-out charges, and by that point, it just felt like one more thing being piled on. The charge I have the biggest issue with, however, is the carpet cleaning. Earlier this summer, The Vue had workers come into our apartment to repair the patio sliding glass door. Those workers walked through our bedroom wearing work boots without covers on them. Our bedroom was the only room in the entire apartment with carpet, and there was repair and construction work taking place in and around that space. Now, after their workers tracked through and affected that carpet during repairs they arranged, we are being charged for carpet cleaning. That is what makes this so frustrating. We are being held financially responsible for cleaning carpet that their own workers contributed to messing up. Instead of taking responsibility for the condition their workers contributed to during their repairs, they are trying to pass that expense on to us during move-out. We had to question and fight them on practically everything throughout our time there, including repairs, concerns, and now move-out charges. By the end of the process, it felt like every issue became another battle instead of receiving fair treatment and reasonable communication. On top of everything else, the walls are extremely thin. Our neighbors had dogs that barked at all hours of the night. The night before our move-out day, we could still hear the dogs barking as late as 11:45 p.m. on a Sunday night as if they were in the next room. We could also hear cars on the street constantly, morning, day, and night. If you're considering The Vue because you want to feel safe in a gated community, I would seriously reconsider. If you don't want to constantly hear your neighbors and street traffic, reconsider. And if you don't want to have to fight over repairs and charges, reconsider. After nearly three years of living there, we were more than ready to leave. ONE STAR. Very disappointing experience.
