My experience at this property is consistently below expectations for a professionally managed community. I signed a lease for a 2 bedroom/2 bathroom apartment and reasonably expect 24/7 livable conditions consistent with standard residential habitability. The unit has aging appliances that are unreliable, and maintenance response times have been inconsistent throughout my lease. I have recurring concerns around the property, including individuals sleeping or sheltering near building entrances and around the exterior areas, which impacts comfort when entering and exiting the building. The parking structure also shows visible signs of water issues, including efflorescence and moisture-related residue in vehicle areas. In addition, there are recurring marijuana odors in common areas and near building entrances. These issues are ongoing rather than isolated and collectively impact the livability and overall experience of the property. The leasing team are personable, but I would encourage prospective renters to evaluate the property carefully before signing a lease. read more

BEWARE! DON'T BELIEVE THE 4.7 STAR RATING ON GOOGLE!! If you read the 5 star reviews, they are not about living in this complex, and only about getting a tour so of course you're going to get the best customer service as they want you to sign a lease. LOOK ELSEWHERE! I lived at Alexan on 8th for 4.5 years, and while the location and unit finishes are great, the property management and overall living experience have steadily declined. When the building switched from Lincoln Property Management to Hanover, the transition was handled poorly. Drew was a solid manager, but once he left and Tori took over, things only went downhill. Tori shows no indication that he cares about the residents, and that attitude trickles down to his staff. Any time I called with an issue, I was routed to an offsite answering service who promised to "notify the leasing office," but nothing ever came of it. Maintenance & Property Issues: Gym equipment (stair stepper, cable weight machine, treadmills) was broken for months at a time and still broken to this day. Non-EVs frequently parked in charging stations. When reported to concierge or the leasing office, no one notified the resident to move their car. Multiple chargers were broken, and maintenance requests were marked "completed" without ever being fixed. EV charging should not be listed as an amenity in this case. Locks and handles on secure entry doors into the garage were broken--level 4's door handle was left broken for over six months and was still broken when I moved out. Overall, there is a backlog of extremely simple maintenance items that have gone ignored for over a year. Resident Experience: The resident mix was half young professionals/Georgia Tech students and half tenants that made living here very difficult. In my time at Alexan on 8th, two neighbors were evicted, and multiple incidents required police and even animal control intervention. One neighbor squatted under a fake identity, brought strangers in at all hours, and disturbed the peace for months before anything was done. Multiple armed cops finally showed up one day and evicted him. Another left her new puppy alone, barking for hours on end, kept it outside on a balcony in extreme heat, and let feces pile up--animal control was called twice by another resident. She also frequently left her children unattended, a lot of times by the pool, and many neighbors suspected trafficking in her unit. Despite numerous complaints, management never acted. She fled in the middle of the night and left a unit full of trash. A third neighbor blasted loud music with heavy bass late at night, and again, after-hours calls to "management" went nowhere. Move-Out Experience: To top it all off, the move-out process was just as frustrating. When I submitted notice that I wasn't renewing my lease, I never received any acknowledgement--no email confirming receipt and no checklist of what needed to be done prior to moving out. Eventually, a list showed up on the portal, but the portal didn't allow you to schedule an inspection. I had to email the office and waited days before getting a reply. Joia was corresponding with me, but on the day of my scheduled inspection she was nowhere to be found. I had to return the next day, only to have a brand-new employee--just two weeks into the job--conduct the inspection. She admitted she had never been formally trained and had been forced to cover Joia's inspections, which Joia scheduled on her off days. The Good: The building itself has potential. The location is excellent--right in the heart of Midtown. Amenities are nice, and the floor plans are spacious with good storage and attractive finishes. The Bottom Line: It doesn't matter how nice the apartment looks if you can't actually enjoy living there. Deferred maintenance, unresponsive management, constant resident issues, and a poorly managed move-out process made my experience extremely frustrating. For the price, you can absolutely find a better-run property in Midtown. read more

Jovi gave a great tour and the building was very nice. I ended up renting elsewhere because of experience when I reached out for additional information afterwards. The representative was rude which made me not trust living in the building. I didn't want to have to deal with rude responses if I reached out for service support in the apartment. Ever since this building received new management (Hanover), the communication has been awful. For instance one of my neighbors keeps smoking and I can't figure out where it's coming from. I emailed the building a handful of times regarding this matter and never received a response. So I marched down to the leasing office to ask about it and a female in that office casually said "oh I must have missed it." You must not be checking your email then because I've sent quite a few emails to Alexan on 8th, and Drew Hardin (property Manager) and Martha Richards regarding this matter. Here's all the dates I've sent emails or gone down in person to broach the subject: 1-28-23, 2-3-23, 2-13-23, 2-17-23, 2-20-23 (this was the only time I ever got an email response from Drew about it), 2-24-23, 2-25-23, 2-26-23, 2-28-23, 3-3-23 and 3-10-23. The 2-20-23 email from Drew said "We have reached out to specific prospective lease violators. Have you noticed a decrease in the smell through this weekend? Please, let us know if this continues, as you have. My hopes are to remedy the situation prior to this occurring. We will be performing walks and contacts through the week, so I expect a decrease in the occurrences." (decrease? Why not elimination of occurrence if the building has a ZERO TOLERANCE policy for smoke)? In my 3-3-23 email I said: "How often do I have to keep reporting this? Please see the list of all the dates I've reported this to your team. I've reported it more than enough. If I have to report it again, I will seek legal counsel about what can be done to break my lease." They didn't even respond to that. That's just bad business. Another example of bad communication: one day we were emailed something along the lines of stay home and wait for the fire department to deliver filters to every single apartment. So I waited during my timeframe and they never ever showed up and the building never released any correspondence to say they had cancelled the project midway. Ever since the building switched management companies to Hanover, whenever I try to call the leasing office, it only transfers me to a call center of people who are incapable of transferring me directly to the leasing office human (no i dont want their voicemail). Oh man, I can't leave out the time when I first moved in in 2019, (with the first management company) and I was in a studio unit that was next to the garbage room. And the smell of sewer and garbage refuge was leaking into my apartment for almost 2 months and they couldnt figure out where it was coming from or how to remedy it. They took almost 2 months to relocate me to another apartment on the same floor. At least the original management company took it seriously, unlike the current management (hanover) who does not handle odor complaints with any real urgency. Communication with Hanover front office staff is a joke. I'm not interested in renewing my lease. I'm paying way too much money to live in an apartment that constantly smells like cigarette smoke. read more

We scheduled to see to do a tour through their website and received confirmation to tour on today June 14, 2024. Upon arrival not only did the PROPERTY MANAGER that was doing the tour had a nasty attitude and gave off the energy and impression but the he was uninterested in showing me the property. We were told that the unit we were interested; which shows available and ready to move in; was unavailable for a tour. He then proceeded to show my spouse the same pics that we saw on line as if we can't view for ourselves. When asked the reasoning why we couldn't view, there wasnt any reasonable explanation. Almost feels as if you're getting prejudged and NOT treated fair and equally. The young lady that was also at the desk had a slight attitude as well. So if you are interested in the property not sure. I work in customer service and have for years and this is NOT the way to conduct business. No one asked you to work there if you don't wanna work why show up ?! read more

My fiance and I have been living here since June of 2019. I continuously have adjusted my ratings for Alexan on 8th, and this is my last update since we are moving soon. While there are pros to this apartment complex (ie location, pool, speakeasy, and decor), these are my cons: 1) New management and staff with Hanover is fair. One of the leasing agents told me to my face that that he's quitting, so he closed the leasing office early at 2:30pm. I thought this was very unprofessional. Additionally, majority of staff seem to make excuses for things that go wrong. Whenever I call to speak with the leasing office or concierge, I get transferred to Hanover's call center. The call center always says they'll "leave a note" to Ao8, but then Ao8 staff never reaches back out to me about my issue. The call center states they do this because "the leasing office is too busy to answer phone calls," yet whenever I go downstairs, literally no one is ever in the leasing office. 2) The resident events are not as classy or fun with new management. Staff hold a lot of events during working hours (ie 9am). Additionally, Ao8 have cancelled a couple events for whatever reason. They seem to spend their money on Christmas decorations for newcomers to think this place is luxurious when they tour. It'd be nicer if Ao8 cared more about their current residents and provided them with luxurious events instead. 3) Hanover did not continue community rewards to redeem points for gift cards. 4) 4 times my packages have gotten misplaced, and I had to force staff to complete a package audit given they didn't really care/were too lazy. There is also too much disorganization in the package room. More recently, I haven't been receiving any text notifications about my packages being in the package room. 5) Main garage gate appears to be frequently broken. We have had a couple car break-ins which makes us feel unsafe. 6) One out of four elevators allows anyone to buzz up without a fob which makes us feel unsafe. 7) Our "early bird" renewal special was $108/mo more than our current rent. They also increased the amenity/parking fees by $42/mo. So... if you want a total rent increase of $150/mo when you re-sign, then this is the place for you! 8) On weekends, we've noticed there is frequently no 24/7 concierge at night which makes us feel unsafe. 10) My fiance and I decided to not renew our contract and move across the street. Previous rating was 4/5 stars with Lincoln Property Management. Now is 2/5 stars with Hanover management. read more

The apartment units and amenity spaces are BEAUTIFUL!! I love being able to walk or scooter to every restaurant/grocery store/park, and actually enjoy my time working from home on the balcony or at the pool and grills. My pup is a big fan too and the dog run area is super convenient for quick breaks outside. Couldn't be happier with my decision to move here and have had nothing but positive experiences with the Hanover team - from management to the concierge team, and a big shoutout to Dulla with maintenance for making this place feel like home! read more

My family and I lived in Alexan on 8th since 4/28/2020, and we really loved this beautiful apartment building. However, with the management turned over to Hanover Company on February 2021, the services have gone from decent to horrific. The staffs are horrible and disrespectful down to the manager, Martha, and this attitude trickles down to the staff. Martha is very rude and unprofessional as a property manager. She and the other leasing staffs never responded to our emails and inquires. As our lease approached to end on 4/28/2021, we never received any offer for renewal. Even after we asked multiple times in emails and talked to the staffs including Martha in person to express our interest in renewing our lease, we were simply ignored. All of these prompted us to move out without hesitation. However, the worst has yet to come as we are being over charged in our final move-out statement. We questioned the excess charges, but we are again being ignored. We checked online reviews and found that we are not the only residents being treated badly, and most of negative from the recent weeks are all directed to the new Hanover management there. All negative reviews you see about the staffs are true. I thought that Hanover is a well-established and reputable company, but the truth makes us realized how unprofessional and anti-customer they are. The maintenance staff here is SO prompt and friendly. At our old apartment, we felt like we had to wait days for anyone to come out and fix any issues. That is not the case here!
