New residents - beware - along with your rent you will be paying some 150 bucks or more for utilities (water+ trash+ gas) + 65 dollars for amenities all of which is added to your total monthly payment ... so add some 225-250 dollars extra to the "rent" you see on the Windsor Lakes webpage before making a decision to move in. I toured Windsor Lake apartment and looked at the "staged apartment" before I moved in...and was I FOOLED. Staged apartment looks nothing like the apartment I received. We pay for amenities that we don't use and during the summer I can count on numerous occasions that the pool was NOT OPEN and/or it was filthy. The day I moved in June 2023, the apartment was not ready, they were still cleaning the carpet while I was bringing in my furniture and boxes. When viewing my apartment I noticed I didn't get the upgraded apartment that I originally asked for. The rubber part by the front door was coming loose, the main bedroom ceiling fan was hanging and had to be replaced, the kitchen cabinet was hanging off, guest bathroom tile around the toilet wacomin apart and had a funny smell due to the toilet running. My air kept going out and my son and I were HOT, they put some portable units in my apartment and ended up needing to get a new unit. I did get my counter top painted but I feel that was because of all the other things that were wrong. They were not replaced just painted while I was out of town. The kitchen/living room ceiling has been patched up where there appeared to be a leak and my sons room has a water/mold stain on the ceiling. It leaks rust water under all 3 sinks, kitchen and both bathroom's. I pay for pest control monthly and they don't go through the entire apartment (I have cameras) it takes an act of congress to get maintenance to come out after putting in work orders. I put in a work order for my ice maker on December 18, 2023 and it wasn't until December 28th before someone came to even look at it. I had water leaking from my refrigerator that is building up under the tile in the kitchen. I don't know what happened to Mr. Randy the maintenance guy but he did try and get things done the best he could and faster!! (HIRE HELP) The rent is way to high to have these many issues and the apartments are super old to be this expensive. They don't get in a rush to fix anything but they want the rent to be paid on time or you will be charged a fee. They barely answer the phone and sometimes close early. SMH!!! I've never lived in a an apartment complex like this before. You have to constantly go to the post office to pick up packages that they won't leave but UPS/FEDEX will leave by your door. There's no home feeling at all. I will NOT recommend Windsor Lake to ANYONE!! Hopefully I'll find a house before my lease is up. Please do better!!! read more

I have been living here almost a year and keep sending emails to the higher up mangers and the maintenance team, due to roaches and silverfish, and my friend that lives in this apartment building with me has roaches everywhere in her apartment, and they still have not done anything to fix these issues and they had the audacity to tell us that we didn't let them in because we weren't home but that's not true. They have keys and yet they go in whenever they want but when we need them to come in and fix something they choose not to and make excuses on why they can't come in, I have found so many silverfish in my animals food bowls on my bed in my kitchen and my friend has roaches all over. I've sent multiple emails and they still have not done anything about it and at the office trying to call them they answer, then hang up right away or ignore my calls. After reading all these reviews and hoping it'd be different, my husband and I toured their model apartment. We were in a pinch and Windsor was our last resort before our move on 10/2/2022. We called our leasing agent Adamary S. And asked to tour the unit we were applying for. We sent her an email, nothing. We called, nothing. Left voicemails, nothing. I called on Thursday September 29th and finally got through. I spoke to her about touring the apartment because of the reviews and I wanted to make sure that if I was going to stay locked in for a whole year I'd be comfortable. She said she would call me back around 2 pm that same day. I gave them all of Thursday and Friday to see if they would get in contact with us. On Saturday morning, I called twice and no one answered so I left a voicemail telling them I would like to pull our application because we needed to figure out something fast and their communication is nonexistent. It is now 10/3/2022 and she still hasn't called. We told them that we need to move on Sunday October 2nd and she sends an email asking if we would like to come in to see the unit on 10/3/2022. This is after us paying for a storage unit and a loading truck. Then come to find out we were charged the 150 dollar leasing fee. So now we're out 250 dollars. (50 dollar application fee per person, then the 150 dollar leasing fee). I agree one hundred percent that this apartment complex is not worth it. If you like getting your calls ignored by the main office, then try to lease here. However, if you want to actually be acknowledged and have a comfortable apartment then go somewhere else because I'm almost certain you won't find it here. read more

Do yourself a favor and do not move here. Ever. My wife and I lived there from 2015-2017 and it was awful. Maintenance turnaround time is literally 7 days to never. More times than not, I would have to call the office after submitting online work orders that were never even opened or responded to. Water shut offs were a constant problem in the building. I understand that in order to work on issues other tenants may have, water needs to be shut off - but there was never any notice given. On 2 occasions I was planning to shower before work like any other normal working person only to find that we had no water. Not good. The windows are extremely drafty and leaky. Our first winter there my wife and I left on vacation for a week. We experimented with setting our heat to 85 degrees for the whole week. When we came home (again, after SEVEN DAYS), our unit was 62 degrees. Our blinds were literally blowing in the wind. Not to mention when it rains, literal waterfalls flow inside your window pane -- not the best scenario at 3:00am. For the 2 summers we were there, there was a working pool but no hot tub (not that we would ever use it, lol). It was always under construction. Also, the doors to the buildings themselves never worked. The locks were either broken or the doors remained unlocked at all times. Do not live here. We did it only for the convenience of our jobs, and because if we had people over it didn't seem like a big deal to have music playing until midnight. We've had every problem you could think of and all we get in return is a "We're so sorry that happened to you" by the staff. Fire alarm went off this morning at 7:15 am and we had to exit the building, but the joke is that it was literally only our floor. The fire department checked it out and told us they are malfunctioning... so they took it off. Now we have no fire alarm! On top of that the first two week we had mice and cockroaches. We have no working dishwasher, missing fixtures in the shower. Bubbling and peeling paint, cracked mirror in the bathroom. Nails poking out of the carpets. Giant sticky glue spots in the carpets from when they installed them. Stove didn't work at all when we moved in and it took them 2 weeks to send someone to fix it. Tried getting a 1 bedroom in July, got approved by a women named Tina. Scheduled to move in August 1st 2020. I had to call a week before moving in all for them to say that Tina no longer works there and that we cannot move in on the 1st because they still had to update the apartment. We decided not to move in just by seeing how unprofessional they were, told me we could come get our security deposit. We gave our security deposit of $300 through a money order. Then they tried saying they never got it. We go to their leasing office and they give us our receipt information and inform us it will be mailed within 2-3 weeks. Been a month now and still nothing. They're dodging my calls and won't answer simple questions. To top it all off we got a letter from them a week ago claiming we were denied an apartment after being told we were approved and handing them our security deposit. Complete scam! I lived here for 10yrs. can't wait until my lease is up in Oct of 2018. as they have a set of rules but don't follow them. A one bedroom apartment is for 2 people only. But yet the apartment above my is a 1 bedroom and there are at least 3 people in it, and the child goes running though it and sounds like there going to come crashing through my ceiling all the time. they throw garbage by the stairs and when you tell the office there response is can you give me the name of the person doing it. the only thing this place cares about is getting the rent check . Police and tow truck company ride through complex harassing people by running peoples tags and towing cars that have expired license plate stickers. They tack on new "utilities" to your rent basically every month. And let's not get started on the civil suit they're currently involved in which resulted in them selling the complex. Also, they like to keep the leasing office and surrounding buildings nice and pretty, meanwhile, the apartments in the back are horrendously kept. This places needs to be reported to the BBB and the health department because there is NO WAY they should pass with the amount of health code violations they have. Where do I begin? The corporation and CEO are conartist. I had paid monthly rent and even over paid at times. My tenant portal said Zero balance every month. I never got any service fee, I paid my electric separately through com ed. Suddenly on January 12th I got a notice on my door pay 1428 more vacate, I asked whats it for they said back fees for service. I added up past water bills due 669.00 I mentioned to the office illegal fee churning they finance lady Kathy kept rudely talking over me would not listen to me at all, she wonder why I was upset. I went to one of my attorneys who said I was only responsible for the 669 because the extra fees are their mess up, I have a right to know who does their third party billing, and that they need  to sign with me if I do renters assistance. I went back to Kathy told her my lawyer said... I was denied everything and she would not help me filling out her portion of the renters assistance. Kept pressing 1400 I said 669. I said no I'm not letting you scam me, my lawyer said legally 669 and apply to renters assistance. She would not. They have done this in other states, multiple cases. I agree with many of the recent reviews - this complex STINKS!!! I've lived her for almost 9 years, but the last 2 have got me looking for another place to live. So many things wrong with this place: - maintenance takes weeks to complete a job order; - security doors are broken most of the time; - grounds poorly maintained; trash bins constantly overflowing; - laundry room rarely cleaned and hallways vacuumed even less; - community pricing for gas and water is a rip-off - charged $85-90/mo for 1 person - just me. - NO loyalty for staying - been here 8+ years - rent ALWAYS goes up!! - pool rarely opens on time and cleaned only 1x/week; - tennis court in deplorable condition - never resurfaced during my stay; - pot holes all over the parking lots and drive ways; - they rent to anyone - don't think they check references closely - new renters tear-up the grass by driving on it; throw trash all over; play loud music at all hours of the night; loud ghetto trash talking; I can go on and on. I have lived in my apartment for 4 years it it is progressively getting worse. I currently had an alarm going off under my apartment for the last 2 weeks. I call the office and keep getting told they will put in a work order with maintenance. 3x I called and I even went in and complained. They act like they can't find the order (because they have not put it in) and nothing has been resolved. It sounds like someone's wake up alarm going off in my apartment 24 hrs a day. Turns out it is coming from the electrical box in a room behind in the storage area. I took pics and video as evidence. They have not updated the gym area, most equipment is broken down and barely working. It has gotten progressively worse. The barely salt in the winter so prepare to fall on ice. The apartments are all old and uncared for. The apartments look nothing like the models so be prepared. All of the appliances are mitch matched and old. The aparments have not been renovated since at least the 90's. You do at least get a fresh coat of paint though. The rent goes up $50 or more per year. The rent fee you see is a lie because they charge a bulk rate for the water and gas (not optional) which also goes up every year. When there is a bad storm the windows leak and maintenance's resolution was to paint over the wet spots. Told me there is nothing they can do. I'm not even on the 3rd floor. I'm on the 2nd. Mold anyone? It literally takes them weeks to fix anything that may be wrong in a common area. Residents in the summer time hang out in the parking lots playing music until 2 or 3 am whether it is a work day or not. Come take a look at their tennis court and you judge for yourself. Smoke and mirrors. If this sounds like a great place to live, then you my friend are just the sucker they are looking for. If you have any sense, find another place to live. When we first moved here it was wonderful. The staff was very kind and welcoming, and were very approachable in terms of questions and concerns we had for them. However, aside the great staff and nice pool...we realized this place isn't that wonderful. Halfway through the lease they changed utilities pricing by about $30 more. I got locked out TWICE and called for 24hr maintenance and they said they can't help and to call a locksmith which was closed...I called back and the man said he'd be on his way to let me in, I waited 2 hours outside my door and he never showed. Where should I begin...let's start with their claim to have been "renovated in 2003". Apparently this is a relative term, and their definition of renovation means new paint on the walls and maybe some new carpeting. AC wall units and appliances are ANCIENT and very inefficient! The stove still has a pilot underneath, which causes it too give off hot air constantly. When it's 90 degrees outside, the last thing you want is your stove to be ejecting hot air all day and night! Also, the walls are paper thin. We were on the second floor and we could hear every footstep the people above us took. Plus, they were running a daycare out of their apartment so the kids were running around constantly. Did I also mention I could hear my neighbor's televisions, video games, conversations, and even when they weren't feeling well? Yes, I could hear their coughing and vomitting-ick! As if all this isn't disturbing enough, the fire alarms go off several times a day. That means you have to pack up you, your kids, pets, etc. every time the alarm goes off, and it was always a false alarm. The fire department would say that it was dust or steam from the shower. All the buildings' alarms are connected so one alarm sets off every unit's alarm. Just another item that desparately needs updating! What else? Oh yeah, the amenities. None of the TV's work in the "gym" and only 1 of the machines actually work. Plus, there is a basketball court, but they don't actually have any basketballs for you to check out/use. The pictures are also very misleading. I would definitely recommend driving around the whole property. You will notice that the buildings close to the leasing office are kept up much better than the buildings in the far back. Make sure you view the apartment you're going to be living in as well. The model of course is clean and maintained, but our actual apartment had the most disgusting dust and other nasty items all underneath the registers. Proceed at your own risk. After living here with my husband for a 1 year lease, there is not many good things I can say about Windsor Lakes. But let's start with the good: We paid a great price for our apartment, and never had any problems with our rent. We were also easily able to extend our lease for a few weeks in a pinch, that was great! The location is convenient, and we could easily access the highway. Now on to the bad.. - The walls are paper thin, we had to call the attendants as well as the police multiple times to deal with how loud our upstairs neighbors were, we didn't sleep the first 4 months we lived there! - Our whole doorknob/core fell from the door frame the day we moved in - The shower rod fell off the wall and was replaced with another old shower rod.. - Our heat did not work for months when we first lived there and the wall unit coverings were also broken the whole time we lived there - The water in the shower is never consistent, you go from boiling hot water to ice in the matter of seconds. - The apartment attendants are the most unprofessional staff I have ever dealt with. They never answered the phone when you called, even though they were working! So trying to get maintenance there was impossible. On one occasion I walked into the office to ask for help with something and a woman was screaming at someone, obviously a significant other, through the phone, and continuted to do so for at least 10 minutes even though she was the only attendant and knew I was standing there. - The maintenance is quick but fixes things in a half-assed way. Nothing was ever newly replaced and installed lazily. - There is not nearly enough parking spaces for the amount of tenants, and people are always illegally parked. The complex never makes an effort to call the towing company about it either. - We saw numerous roaches in our apartment - There was water from a surrounding unit leaking into the walls in our bathroom, causing it to bubble and rot - It was always so hot in our unit even when our heat wasn't on.. - You have to pay $1.50 at the laundry facility per wash AND dry, and they don't even have any quarter machines on the property or any sort of payment cards. - There has been a lot of crime committed in this complex, and there are no cameras! Our building door didn't even lock for months so we did not feel safe there. - The post office/shipping companies NEVER left our packages with us, or even tried to get them to us. I changed my mind on renting there before I moved in. The staff there has no consideration about anybody else's working hours but their own. Rude emails and phone messages, Melissa Velarde told me she is not going to give me my deposit back and I did not even ask for it! Short tempered and demanding person answering the phone! Unbelievable turn around when I told her I don't need the place. A manager was not available when I wanted to speak to them! No consideration for clients whatsoever. My husband, myself and our two small children have been residents here since April of 2010. Our current lease ends in June 2015. You couldn't pay us to renew another day past that. They have a huge mold issue in the bathroom. There are centipedes and spiders running rampant. The laundry equipment is always out of order. Maintenance comes when they're good and ready. Sometimes not @ all. Every year, we've experienced issues with our air conditioner. Their solution? Replace one broken unit with another broken one. Since our first rent payment, we've ALWAYS paid early. Never late or on time...always early and the urgency to us as tenants is non existent. If I could rate this shit hole less than one star I would. I lived at Windsor Lakes with my boyfriend for a year and I had nothing but terrible experiences. We moved there from out of state so we relied in the online photos to make our decision, pictures are very deceiving. Most of the ladies in the front office are terribly rude. The laundry room was always packed because there aren't enough machines that are actually functional. And you have to pay $1.50 for a wash and $1.50 to dry or more depending if that machine feels like working that day. When you first move in to the apartments they will give a sticker that is supposed to stay on your car window, the kind of sticker that has no adhesive whatsoever. If that sticker falls off somehow (which it will) your car will be towed, even though the office has your car license plate registered to your apartment number. I had to pay over $500 to get my car back from the towing company. Towards the end of the summer we noticed that our air conditioner was leaking, so we instantly reported that to the online repair services. They never responded so I called the front office and still nothing was done about it. We ended up having mold on our wall from the air conditioner leak and once I told them that the wall under the air conditioner was rotting, they came running in to fix it. They are pitiful; every last one of them. Lets not forget the time they asked tenants to write a good review about them so we can be entered into a raffle to possibly win half off of our rent. Are you f'n serious?! Bribe us with only the hope of getting reduced rent-- not even guaranteed?! PLEASE!!! The neighbors: Windsor Lakes has some very "unsavory" people living here. We lived next door to a man who had been released from a mental hospital and he kept up quite the ruckus. He was finally evicted b/c the police had been called so many times on him. I am positive that he was running a meth lab there. The foot traffic in and out of his apartment was too frequent for comfort. In addition to that, the Summer of 2012, my boyfriends car was broken into!! They took everything out of the glove compartment, scattered it around the car, took some of his medication and his wallet. Months later when visiting the leasing office to play basketball, low and behold all of his identification and pictures were in the lost and found bin! Um... No one felt the need to look his name up and see that he lived there and perhaps give him a call to return his belongings? No. I'm sure they all were just so darn busy. Don't let the leasing office fool you- they've done a great job keeping that part of Windsor Lakes looking great. The few buildings surrounding the leasing office are cosmetically up kept on the outside, so when people arrive it looks pretty good. The apartments are old, run down and barely liveable. The walls are so incredibly thin. You can hear every footstep, toilet flush, conversation-- EVERYTHING. The neighbors business was our business too whether we liked it or not. The AC wall unit was laughable- it had to be on full blast 24/7 which made for an impressive electric bill. Despite the thermometer in the apartment, Windsor Lakes controls the heat so you can turn it up all you like in the winter- you mine as well prepare to remain bundled up in your home. I'm positive there was mold build-up in our apartment b/c I had excruciating headaches almost every day of living there. Where I live now, I'm headache free. The dust that accumulated in our apartment was disgusting. I dusted EVERYDAY and to no avail- the thick layer of dust mites just kept returning no matter what I tried. Dated appliances, carpet... Everything about this place is dispicable! And now that we've moved out,they aren't giving us our deposit back!!! We cleaned everything, we returned everything. We received a statement in the mail with all these charges being deducted from our initial security deposit! They will be hearing from my boyfriend and I both because they will not scam us out of our money! We have a lawyer and are planning to take legal action if necessary. This place is a trap! Someone is always moving out for these very reasons!! Run far, far away and don't look back!!! Windsor Lakes is horrific!! It should be condemned and removed from the face of this earth!!! F**k everything about this place! They do NOT care about their residents at ALL. U call and put in a work order & they will never come fix it but get mad if u keep calling. They purposely delete your work orders out the system and act like they don't know what happened. The Management is NEVER available to help out or even speak to people to find a solution, tbh don't even know why they even have a manager! Everything about Windsor Lakes apartments is TERRIBLE, from the lazy staff who consistently & blatantly lie to you to the maintenance team wh just ride around on golf carts all day smoking & not doing their jobs but the office always claims they are short staffed BULLSH*T!!!! I would jus respect them more if they told people straight up "WE DONT CARE ABOUT YALL WE JUS WANT YOUR MONEY" Take it from someone that lives here you'd be more comfortable living on the freeway then moving to Windsor Lakes. This place is the slums. Broken everything. Broken whirlpool, pool always closed. Broken appliances, no water always shut off daily. Gym is outdated not all equipment works. Buildings are not secure. Very outdated everything. They trick you with there advertising, but none of that is there. I vacated when the building department came in with code enforcement and marked my unit uninhabitable and I had to vacate. They sued me for eviction and lost because they where collecting rent on a unit that was not up to code which is not legal. I'm in court suing them because they breeched the lease when my apartment was not up to code. They had no right to collect any money. They failed to provide me an adequate unit. Fair housing violations with not following the dog breed and count restrictions on dogs. The white people pay pet rent and have pet permits. I have proof and reported this to the state of Illinois.
