I used to work for a larger student housing company on campus, and the level of care, respect, and attentiveness given to tenants at Electrum is night and day compared to the other options on/around campus. The very few issues I did encounter over the two years I lived in my unit were always instantly addressed. I typically heard back from any emails I'd send in a matter of hours, and would come home from work the next day to find the problem completely resolved. They were very careful and accommodating to me as a pet owner as well, making sure my cat did not escape outside whenever work was done. You receive very clear and concise policies in the lease, and the move-out guide was equally as easy to follow. Unlike larger companies, I was not nickel and dimed on the security deposit and actually received all of it back. I highly recommend leasing with Electrum Group! Fairly priced rent, easy renewal process, good maintenance, and excellent communication.

He was always very responsive, fixed any issues we had quickly, and gave us an amazing rate on the apartment. He also gave us our full security deposit back! It's great for students at University of Illinois (all of my classes were a 10 minute bus ride away). You can also experience downtown Champaign which is about a 5 minute walk away. Lease from Electrum Group if you get the chance!

    I rented from Todd for the 7 years I lived in Champaign at two different TLT properties, and I can…read morehonestly say that my experience in Champaign would not have been as good as it was had I gone with a different landlord/rental company. I signed my lease blind from out of state the very first year and Todd was incredibly accommodating and understanding of the situation, and went out of his way to send me extra pictures of the apartment both inside and out so I knew what I was getting when I signed (this was before video tours were a common thing). When I moved out of that apartment to a bigger one with TLT, Todd happily showed me every unit I had even a little interest in so I could make whatever choice was best and went over the honest pros and cons of each as we went through them. From a renter perspective, TLT is fantastic. Maintenance requests were always taken care of within a few days, and the few times where a very serious issue happened (i.e., pipes bursting) maintenance was there on the same-day to make sure no damage was done to anything inside the apartment. Huge shout out to Jim and Andy for always taking care of things. Any time there was any situation with extenuating circumstances for either me or my roommates over the years Todd was always very understanding and flexible and always genuinely tried to work to help make things work seamlessly. We always had plenty of heads up when our apartment was going to be shown, and there was constant communication in all of the move out / move in processes. I really can't say enough good things about Todd / TLT and the experience I had renting from him. If you have the option to rent from TLT over any other group, do it, you won't regret it.

I don't know if that's true for all their rentals, but it was true of the place I rented. As such, some decisions fall under CPM, and some fall under the owners. I don't know how that balance falls with their different units, but it's some balance. As such, it seems a bit hard to really know if my experience with Windsor duplexes will be comparable to other CPM places with different owners, so keep that in mind. My experience working with CPM was that they were very friendly, and fairly quick to respond to issues. I don't think I ever waited more than 36 hours after putting a maintenance request in -- typically they respond next day, but I've put in requests very late at night, so it doesn't seem fair to expect them at 8am the next day. My windows were a bit crappy, and they didn't want to replace them, although based on neighbor's experience, I think they would've replaced them had I been more insistent. They lost one of my checks once early on, and when I called them about it, they were able to find it right away and removed the late fees, so I've no complaints there. Their office is kind of hit/miss with staffing; by that I mean it is common for all the staff to be out of the office during the day. It's a bit inconvenient, but I was always able to get business done via voicemail quite easily. It was a bit frustrating when I was trying to move in at first, but after getting in it was fine. Their on-staff maintenance guy Jake left semi-recently. Jake was very capable but I can't speak to their new staff. I did not move out -- they transferred my rental to another company (a notoriously bad one, fml), so I cannot speak to how they are with deposits, which admittedly is a major point when reviewing a rental place. They don't communicate the best -- it's not uncommon for them to send out emails that start with "effective a week ago, this change happened." Typically it's staff, so it never really inconvenienced me, but it could be a problem if it's something significant. Also, like most rental companies, they don't know their lease, and don't enforce half the stuff in it. That always makes me nervous as it gives them the power to selectively start enforcing something if they get mad at someone, but it's really not unique to them. It really bothers me but... everyone does it. Overall, I would say it's been a very positive experience for me. I was very disappointed my unit moved to a different company, so I'm saving for a move when my lease is up, depending on how these next months go.

    I called several times to schedule an apartment showing and never got any response from any staff…read morevia phone or email. I also visited the office during office hours and no one was present in the office. Eventually I was able to schedule a showing by going to the office another time, and the office staff was rude when scheduling. The woman at the desk did not make any effort to introduce herself or let alone make eye contact with us when inquiring about properties. We were never able to actually SEE a unit, as the staff was late to the first showing, forcing them to reschedule, and then no staff appeared for the rescheduled appointment with ZERO communication. Don't waste your time.

The apartment was really nice, especially for the price. We had a 2nd floor one with a balcony. The only downside is that it was relatively far from campus, and that I had to take 2 buses to get in. Mostly grad students and families live here, and it is really quiet; I never heard anyone in the apartment under us even though it was definitely occupied. The staff was really nice and responsive; our AC broke last summer, but that was the only big thing, and they fixed it immediately. If you don't mind being a little far away from campus (about 2-3 miles depending on where you're trying to go on campus), this is an excellent apartment community at a really good price! In regards to the other review; the only mildew I ever had was a small amount on my shower curtain, which I cleaned.

I waited in front of the leasing office for 25 minutes and no one arrived. I tried calling every number listed (within business hours) and could only get a hold of the AI bot, while everything else didn't even give me the opportunity to leave a voicemail. Very disappointed and frustrated by this experience.

We were still moving boxes in from the truck and their repair man already came and fixed it! Within an hour of the call! They come regularly to do things like change the heat AV filters, check fire alarms and smoke and co2 detectors. They sent annual chimney cleaners, because our unit has a fireplace. We called them because there had been break ins in the area and our front door could be picked with a credit card. They had both doors secured with metal lock plates by the next day! We just signed another year lease and now they offered to steam clean the carpets for free. We are very happy here! And we will only rent from these guys from here on!

When I raised concerns and asked for explanations, I didn't feel that those concerns were taken seriously or handled fairly. Another issue that made me uncomfortable involved an employee. After I moved to another apartment, he repeatedly contacted me and asked to come to my apartment, even though I preferred that any paperwork or notices be left in the mailbox or at the office. I did not feel comfortable with those repeated requests and, I would have appreciated having my preferences respected. Overall, my experience left me feeling frustrated and disappointed. If you're considering renting here, I recommend reviewing all charges carefully, keeping copies of all documents.

In the midst of a busy season of move in/move out, they were responsive about fixing any broken items in the apartment and very professional in handling the multiple steps of paperwork. I moved cross-country, and when I arrived with nothing but a suitcase, Jennifer had made sure I had basic toiletries and a shower lining so that I could at least bunker down for the first night. Talk about thoughtful!! All the apartments had their mattresses replaced, new doors installed, and new paint applied along with the standard set of furniture. The management team receives, sorts, and emails you to let you know when to pick up your Amazon packages. They're prompt, friendly, and super helpful whenever I message or walk in to ask questions. One time, I accidentally locked my bathroom door, and one of the team members personally came in to help me jimmy the doorknob and get me back access within the hour! The apartment is great. Lots of space, a beautiful park and lake nearby, and plenty of parking during the day.

My daughter's apartment was flooded due to water coming from another unit while she was out of town in Florida. She wasn't notified once even though maintenance and contractors went in her unit and bedroom. When she returned weeks later by which time many of her belongings had been damaged or destroyed. She was then moved into a different apartment with strangers instead of her friends. We were told the relocation would be temporary, but she remained there for the final six months of her lease. Once again, there was NO communication regarding the situation unless we escalated the matter to corporate. This was, without question, the poorest communication and customer service we have experienced with any property management company in Champaign County. In our experience, it is well worth paying a little more for a company that values professionalism, communication, and customer service. We had much better experiences with Fairlawn and JSM, and I would recommend considering them if you're looking for student housing. Should've looked at all the reviews this isn't a place I want my children!
