Would have rated Canyon Ridge much higher had I not experienced managements excessive over-reach of levying a charge against my damage/security payment, covering a reported (possibly fraudulently so) The charge wasn't enough to file small claims, but more importantly I don't recall inflicting such damage. I do recall, however, and probably will never forget, the $400 hosing I got from Canyon Ridge for the repair of a single bent venetian blind blade. Be careful out there.

I believe my rent to start was $1150 and the second year it was $1255 for a 1 bedroom. It was quiet during my first year but this year it got louder with more small kids moving in and dogs. The grounds are kept very clean and management lets everyone know when cars need to be moved for plowing, when grass is being treated, when unauthorized non- residents are violating the pool, and on occasion theft. There's assigned parking however, the second yr the newer residents starting parking in my spot a lot and causing me to have dents on my passenger door. The laundry rooms could be a lot better. There's constantly dog hairs/fur in the machines, yuck! However there is a way through an app to alert the company when a machine is malfunctioning which happened sometimes and I swear it's because of all the dog hairs clogging up the system. Unfortunately there is only 2 spots to reload the balance on your laundry card. I had suggested multiple times that all the laundry rooms should be able to have a reload card system. My first year there was an ice cream truck that would come every Friday but the second year that disappeared. Both summers the pool opened up late well after Memorial Day and 4th of July. Then the pool would close early for the season so if you're lucky you might get 6 weeks out of it. The BBQ area is only available on the other side of the complex so bring a Wagon or drive to the BBQ area but then you'll have to travel back to your unit away to use the rest room. Hardly no one uses the basketball court or tennis court and maybe they should consider converting those into BBQ areas as well. The CONS: There are hidden fees and they rush you out the unit even if you tell them you're buying a house and need a few more days or weeks, nope they don't give a damn. They offer to hike your rent up $400, from $1255 to $1600 for no reason. It's not like you're asking for extra square footage. Your lease ends you better find a safe place to sleep in your car or secure an AirBnB.

What we love especially about living in the coplex is how good the staffs are about maintaining the complex. As soon as it snows, they are the first ones to clean the snow and salt the grounds. When we have even a smallest issues, they are here to fix it. We also noticed they garden and cleaning the roof and all the windows every year leaving this place absolutely gorgeous! The staff also throws few parties a year with food and alcohol and we have been so impressed by the amount of care they put into taking care of this place. I had very few issues-frozen kitchen pipe during the last crazy winter, unclogging a bathroom sink drain-and everything was taken care of quickly, politely and effectively. The office staff was always friendly and helpful. One time I thought I left a burner on during my rush out to work, and I called the office staff for help. They were happy to send maintenance staff to check, and they were cheerful and accommodating then and always. When I moved in, my apartment was super clean and in great condition. They didn't cut any corners, and they paid attention to detail. I always felt safe, my neighbors were respectful, and parking was super convenient and easy. I only moved out so I could live with my boyfriend and he would have an easy commute. I have lived in a lot of rentals, and Mount Vernon Apartments was really the best experience I have had.

In the past 2 years they've added a beautiful new patio and a gas fire pit with Adirondack chairs around it, and two new gas grills, and this year they resurfaced and re-tiled the pool which looks awesome. The grounds of the property is always beautiful, they take great care of this place. Whenever I've had a maintenance issue the maintenance team has always responded quickly with a sense or urgency. The property manager Patti is also super friendly and knows you by name. She is also willing to work with you if there is a problem, and does so with a smile on her face which goes a long way as a customer. It's unfortunate that people will leave a review only if they've had a bad experience. There are always going to be issues, nothing is perfect, it's what you do about these issues that will drive change for the better. The staff doesn't know what they don't know, so if you aren't providing them feedback nothing will change for the better. All in all I will miss living here as it truly has been a great experience for me, one that I will never forget.

Woodland Green spectacularly fails on all three fronts. My wife and I have lived in several apartment complexes--both more and less expensive than this one--and we have never experienced such an underwhelming, frustrating, and dismissive leasing office. It feels like the management team barely even exists given the absolute lack of effort they put into tenant care. First, a warning to anyone touring these units: look closely at the details before signing anything. The homes are incredibly cheaply built. If you pay attention, you'll notice unleveled cabinets, doors that refuse to stay latched shut, and noticeable gaps above the baseboards. Do not let the superficial finishes fool you. The real nightmare, however, was how management handled a major water intrusion in our unit caused by a roof ice dam. Water heavily leaked into our primary bedroom, completely saturating the carpet pad. Rather than acting urgently, management dragged their feet and consistently downplayed the severity of the issue. We were displaced from our primary bedroom for four long weeks. Because we had to use our office as a temporary bedroom, we essentially lost the functional use of an entire floor of our home for a month. Throughout this ordeal, management lacked any proactiveness. When it finally came time to replace the carpet, they offered zero assistance, forcing us to spend an entire weekend acting as our own movers to haul heavy bedroom furniture out and back in ourselves. Even worse, they conveniently delayed scheduling any air quality or mold testing until the exact day the saturated carpet was entirely ripped out and replaced, seemingly to skirt any liability. If you do decide to move out, prepare for a fabricated fight over your security deposit. Upon move-out, they attempted to keep our exact remaining deposit balance ($1,482) by claiming our carpets failed a "pet urine test" and needed full replacement. Their "test" was literally just a third-party cleaner shining a black light on the carpet--which obviously fluoresces if a pet has ever thrown up (which our cat had). Worse, when we demanded the internal ledgers, we caught them fabricating their accounting. They manually charged our account the exact dollar amount needed to zero out our balance on June 3rd, but the flooring estimate they used to justify it wasn't even generated until June 9th. They drained our account six days before they even knew what a carpet replacement would cost. It was only after we forensically broke down their impossible timeline and notified them that we were filing a formal complaint with the state for bad-faith withholding that regional management suddenly folded and returned our money in full. They rely on tenants not reading the fine print or doing the math. I have to explicitly call out the property manager, as she was the main roadblock to getting anything resolved. She is difficult to work with, highly unresponsive, and incredibly dismissive of serious tenant issues. If you browse other reviews online for Woodland Green and Aspen Green, you will see the office staff mentioned consistently for the exact same reasons. But the absolute lowest point came from corporate leadership. After we fought for fair compensation for losing a third of our living space for a month, the Regional Manager explicitly told us that corporate would only approve a rent credit above a measly $300 if we agreed to renew our lease. Read that again: they weaponized a severe building failure and our month-long displacement as a hostage negotiation to force us into signing a new contract. It is a completely unethical and coercive business practice. Save yourself the stress, the premium rent prices, and the headache. Rent somewhere else.
