DO NOT RENT HERE!!!! This place has SO many hidden fees!! They do not disclose the following: 1: you will NOT get your security deposit back, There's a hidden "cleaning fee" upon move out. 2. They will tack on in random, indiscriminate fees into your rent. 3. They don't keep their app updated and will charge fees if you can't log in to pay ontime. I've been living here for over a year now and every time my family or friends visit they always compliment because it's such a nice property. The gym, the clubhouse and the hot tub are def my favorite but the inside of my apartment is super homey! They're really spacious with all the storage spaces throughout. I feel like no matter how nice a place is, if management sucks you're going to be waiting for your lease to end but here I couldn't have gotten luckier. Maintenance team is always on it, up keeping the property and calling me promptly as soon as I submit a request, Noah and Brent are super knowledgeable! The ladies in the office are super helpful Ashlee and Samantha have been there to answer any questions I have, I never feel like a bother. I feel like Rachel, our property manager is the reason why the community has such a nice vibe, everyone looks happy to live here, employees look happy and she handles concerns promptly. Worst place I have ever lived. My fiance and I moved in thinking it would be safer and quieter than other cities close by. We have had nothing but problems which resulted in us having to move as quickly as possible. First, the dog poop was never picked up or addressed. I walked down the stairs and stepped right into a pile because it was not lit in that location and no one picked it up. One neighbor had way more than 2 dogs and they never picked up the poop so the whole building smelled. They used to have a big garbage bag full of poop bags sitting on the patio from other neighbors that picked up the poop. That bag never moved until they moved out. Second, they claim to do background checks but they let anyone in. A younger family moved in and the male would be outside working on his loud truck at all hours of the night. He would start the truck, which was way above the noise ordinance, and leave it running for 2hrs almost every morning at 4-6am. The truck was so loud that it shook the building and woke up all the neighbors. We called the property managers and the cops multiple times but no one did anything. Management kept promising to do something but they never addressed it. It got so bad that we never slept. He would also have his friends over every Saturday night/early Sunday morning and they would throw a party in the parking lot, also keeping everyone awake. Management and the police were called most to every time and still no resolution from the management. The same people had a charcoal bbq on their balcony and had cardboard up against it as they left it on and unattended. Management threatened residence of being in breach of their lease for having a bbq let alone using it, but still nothing was done with these people. I have no idea how the toddler ever slept because of the man's constant noise. Third, we had a neighbor who would bang on her ceiling and slam her cupboards at random times in the night. Management never addressed this either. Fourth, during the hottest day of the year, our AC went out. I called the emergency maintenance multiple times but they didn't respond since it was Sunday (a day none of them work even for emergencies) so our apartment got to be over 85 degrees (it would have been worse if I didn't have personal fans). They came to fix it the next day but it took them all day because they had one spare unit but it didn't work with the electrical system so they had to take a unit from a vacant apartment. That day was also very hot so the apartment got into the high 80s again. Fifth, our fridge was clearly dying but they would come to half ass fix it to stop the grinding and moaning noises for a few days. It is not the fault of the maintenance people, but they couldn't get approval to put in new appliances. We asked for a new fridge completely because we didn't want the noise nor the spoiled food but that never happened. Lastly, they closed the gym and spa so frequently that you pretty much never have access to them. The first time they closed the gym, they offered a deal through a local gym. The next few times there was no deal. Now that we have moved out, they want to charge us our whole security deposit plus an additional $300. We left the apartment clean and empty but they think we owe them $700 total in moving out fees. We called management to get an itemized receipt because they just sent us a bunch of emails and texts saying we owe them money without telling us what it was for (and it looked like a scam). They took almost a week to send it over and the person who sent it sent the itemized receipt as an attachment with an email stating we have 30 days to pay or they will send us to collections. I emailed them asking why I am being charged a heavy cleaning fee, carpet cleaning (there were no spills or anything; just normal wear and tear which is not a chargeable event to the tenants), and a pet cleaning fee in addition to other random fees that have multiol. They still have not responded to my email asking about all the extra fees and it's been a week. I have responding to the email string again to get a reply and left a voicemail. Honestly I have never been so disappointed and frustrated with a place I used to live nor with a management company that didn't do anything it was supposed to other than collect money. Unfortunately, due to a roommate backing out I was unable to rent the apartment I was looking at but will be back once I secure another roommate. Tormented by my downstairs neighbor..I moved in Woodland Meadows in September and by October weeks after I had moved in my neighbor began to pound on my floor. The first experience was almost shocking!!! The staff called her to have her smoke away from the building, that night the banging begun!!! It has now been almost 4 months and 7 police reports...even a 10 day notice for her to stop or quit her lease and she is still in the apartment and still banging. The neighbors have called and complained and still nothing... The banging radiates throughout the building and wakes everyone up......How can a company simply ignore the NOISE.... read more

This is by far the worst management I have ever dealt with. Tons of hidden fees, charging me for rent insurance when I already have my own, that woodland Meadows approved. They charge me $20 for covered parking but I've had conversations with neighbors and some of them get covered parking for free and some pay $10. Even tho I pay Avista for electric, I'm still getting charged several dollars each month for more electric. From what? Also being charged for pest control? That is something that the owner is required to have done( we should not be charged) $100 for a garage is reasonable, if only they could stop double charging me for it, requiring me to walk in and have it changed. Dog poop- absolutely nothing is done about this and I cannot even walk thru the grass to walk on the path without stepping in dog poop. They say keep complaining and something will happen, well it never does. My base rent is 1525 and after all the hidden fees I am paying around 1750. This is absolutely outrageous for anyone trying to make it on their own. Some people don't have EBT, government help, parents who help etc. But it's greedy folks like this who make it nearly impossible to survive. So, if you want to be scammed for your money, this is where you want to be! Oh and I might add, several issues of drugs in my building has required law enforcement to be called. No quietness here! Always be on edge for loud noises, flashing lights, package thieves, and empty wallets. read more

Only rent here if you're willing to be scammed! I lived here for 3 years and with every year it got worse and worse. The first year my bathroom ceiling started to leak on a Saturday. I called maintenance to find out there is no weekend maintenance. Than got chewed out on Monday for not notifying them sooner about the leak ‍ The next year the water heater on the third floor busted and flooded my apartment! Of course all they did was up fans up..when I moved out the third floor balcony was still bowed from this. Note this happened TWICE in the 3 years I was there. A new property management took over and forced me to either pay a second deposit on my dog or break my lease or get rid of the dog. They didn't give two shits that I had my old lease that stated I had already paid 200 for a deposit. Just to make them happy I gave another 500 dollar deposit. In which I saw nothing when I moved out even though I hired someone to clean. To top that off they told me because I didn't give them 30 days but instead 28 days notice I would have to pay another month of rent all 400 extra a month because I was no longer in a lease.
