When I arrived home I immediately called to get it fixed. They turned water off and promised t come back and rip up carpet and and extract water. They never did and on top of that someone robbed me for all my brand new baby clothes.. on top of that I get an email in the mail saying everyone will have to be out by may because they are closing. Sending us recommendations to other apartments is crazy work. This is the worst experience I've had with any apartment. I was hoping to bring my brand new baby home to see her new home. In more evidence, one morning upon waking, the smoke detector next door was going off for 2+hrs. I went to check to see if someone had moved in and saw there were no signs of a new tenant as the apartment still looked like it was being worked on. Thinking this was a fluke event, I left for work. I returned home to no detector noises but as the sun went down, around 8pm the detector started going off again once more for 2 hours. This is not what makes it strange or concerning. The smoke detector sound was coming from my closet. In lieu of this subsequent move in or the warming weather, I had begun experiencing roaches in my apartment whereas I was not experiencing them before. Being in the military for some time I had to keep my quarters at a certain standard to ensure passing inspection. I have no trash overflowing in the kitchen, nor on the outside of my apartment. I have found them in the bathroom, in the bedroom and even on my bed. This is a triggering and dissatisfying place for me to remain. The property front gate has been drastically broken for over 2 months at the point of me writing this email. This allows for the homeless population to squat in the units that are not being occupied. Being that I stay in the back of the neighborhood and on the backside of the building, I set up surveillance cameras. My camera was stolen by a homeless man well known by the local police. A police report was filed. This is the second occurrence where I caught homeless people on my patio going through my things in search of something to steal. This has become an unsafe living space for me. As I am constantly in fear of coming home and finding my place broken into. Upon moving in I noticed the AC/heat unit was set to 80 degrees. Anytime I tried turning the thermostat to 69 or 70 degrees, the unit would make electrical wiring noises and sound as if it was about to explode. Realizing when the thermostat was set to 80 or below 50, it kept the unit from making this noise. Feeling unsafe, I put in a work order. Once more, I received a notification saying they fixed the issue after a week of waiting. However, just like the toilet, they had not. I put in another work order for the unit and they came out and changed the thermostat, which in turn stopped the noises. My apartment is constantly cold because the patio sliding door's weather strip was missing, the bedroom window has a constant gust of air flow and the front door has a gap in the top of it allowing air to flow in along with nats and other flying bugs. Being that the thermostat was improperly working, the AC/heat unit would cycle on and off in 30-45 sec intervals. This kept a constant running of my electricity, which in turn ended up causing my bill to be $277 and $303 for a one bedroom. I wasn't cooking due to fastings and I only used lamps, candles or natural light to be able to see, so these bills made no sense to me. I went to the leasing office to inquire and they too agreed that this was too high of an electric bill. They told me to call City Of College Park but also let me know they wouldn't do anything but send me back to the leasing office. I called and they said just that but gave me information as to what was making my bill so high. The leasing office said they were going to put in a work order to put a weather strip on my door, it has been a week yet still no one has come. I have had to buy a crack sealer for the bedroom window. can't open patio door without risking taking the door off track. After my complaint to the leasing office my bill magically went down to $150. Which made me read the lease that states "management shall have the right to adjust any billing by increasing or decreasing the amounts due in subsequent months." the straw! I removed my things from the apartment and vacated the premises because I can't allow my things to be infested by/with roaches. the office is still harassing me for rent even though they KNOW I moved out!

She always followed up when she said she would and never made me feel rushed or pressured. What started as me looking for a one-bedroom for myself eventually turned into needing a two-bedroom for my sister and me. She adjusted without hesitation and sent over a whole new list of options that actually fit what we needed. She really listened to everything I asked for and made sure the places she sent matched my budget and preferences. Apartment hunting can be overwhelming trying to stay in your price range and still get what you want, so having someone do the searching, send you options, and set up tours makes a huge difference. Candis definitely made this process easier for me. I also really appreciated how she checked in after I secured my place. She followed up at the 30-day mark before my move and again the week of my move just to make sure everything was going smoothly. That meant a lot. Their concierge service was helpful too with resources for movers, rental insurance, and getting utilities set up. They were quick and responsive. Overall, this was a great experience and I will definitely use Smart City again for future apartment searches. If you get Candis, you're in good hands.

Candace was one of the ones who responded. She has a lot of great reviews, and I do not mean to detract from that. I wish her the best, but at the same time, I thought that, in all fairness, I need to tell of my experience. My own take is that she was usually a step slower than others to respond. And while everyone else went to look at the condo before getting back to me, she didn't. Both of these may be on account of the fact that she holds down a different day job. Perhaps she has an assistant or two at her disposal, but I'm skeptical that she would be able to provide the attention that I would have needed. Others who had a good experience with her - good for you. I decided to go a different way.

With the current management, I have only consistently interacted with one person (Gabby), and she has been very dismissive. My experience: The apartment was not move‑in ready. They could have easily given me a ready to move-in apartment but chose not to despite being informed of availability if the current one did not meet my liking. - Dirty and partially painted walls in some areas - Toilet flushometer not working in one bedroom - Window blinds missing the adjustment stick and a hole in the net - Kitchen garbage disposal not working - Balcony door did not lock securely - Kitchen cabinet hinges and handles are poorly installed and loose - Water fixtures like hose bibs are poorly installed in both bedroom bathroom - A big whole approx. 7 inches in diameter under the kitchen sink - No trash can provided, despite being charged valet trash fees - Dishwasher not working - Floor vibrates and shakes when the HVAC unit is turned on (both cooling and heating) (The last three issues are still unresolved as of this post. Several maintenance tickets were submitted before the dishwasher was finally addressed, yet it remains unresolved.) Despite all these issues, I had no choice but to take the apartment because I was relocating from Texas and was out of state. I gave management two months to fix everything before I returned. Those two months I continued to pay rent for an apartment with no furniture moved in. When I came back after those two months, nothing had been fixed. I then had to submit maintenance requests myself, and even now, these issues continue to go unresolved. (I will upload pictures later)
