(WHICH MOST PEOPLE HAVE) SCAN FOR INFO THEY CAN SELL TO ADVERTISERS. I could never recommend them just for this one policy/ recommendation/ requirement. People have managed to accurately verify others' identities and histories without predatory and risky personal info practices for DECADES, and still can if they actually care about their neighbors and not just themselves and the owners. And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! And boasting about 50,000 per year increase for landlords who don't actually care about their neighbors as themselves isn't a good look, especially when rents have TRIPLED in some cases in just 5 years... before that they were pretty stable/ rose maybe 5% a year on average for many years prior to that. But then at least you seem to actually repair things that aren't legally mandated, like the A/C when it goes out in mid-summer, unlike other common property owners I know of, so I gave another star. It's disheartening and downright infuriating to see so many people have moved here in droves from elsewhere, CLAIMING to embrace "conservative" values and then go on to clearly be ecstatic to just "get theirs" like almost every other "liberal" ever (I put both in quotes because apparently neither means anything such as truly caring what our Creator wants or what our fellow humans need and what benefits us ALL to build one another UP and to bear with ONE ANOTHER'S burdens so we're all stronger and more capable and resilient). I've been in multiple positions so I recognize comeuppance, the eagerness to gentrify and "make better" while actually pillaging (hello Garden City and Eagle and Kuna most recently) what used to be a state and communities that were a TINY bit affordable, especially for single moms and elders In particular. Regular people (also made in God's image though!) Could be your aunt or cousin, if not your child or parent. or do you think you and yours will never experience health or government problems or that your savings will never be drained or stolen by a desperate health challenge or divorce or abandonment or death or other person or a desperate government that's run up trillions in debt for us all while claiming they're needed and even doing God's will?

If I could give less than 1 star I would. Their accounting is hard to track and figure out. They send out monthly statements but then move money around and reissue another statement! Management and maintenance communication are dysfunctional. I spent thousands of dollars ($9,872.00 to be exact) unnecessarily due to their lack of oversight on maintenance projects. Don't bother trying to get a response by phone or text in a reasonably time. They will get to you when they feel like it! I waited days, even up to a week on getting Tara to respond to my phone requests. This was the case for every HOA member. In the end we terminated our business with Blakely getting rid of their poor business practices. But, once again Blakely managed to screw up our 1099 tax docs! This required trying to get in contact with them. And as predicted.....crickets! Tara is just to busy to respond and get in touch to resolve the problem in their accounting and tax docs. If you want to manage your own buildings/properties and the management company, be frustrated with lack of response, be charged for work they claim to have performed, scrutinize your monthly statements multiple times a month, read her long, rambling emails explaining her ignorance, make frequent trips to your property to verify work done or not done, treat renters like crap, get screwed, and watch your investment erode, then by all means hire Blakely. You will get exactly what you want!

Things that are included already in their regular fees! I ended up dropping them when they just stopped giving me my rent for 3 consecutive months with no explanation. When I asked about it, the person in charge, Tara, refused to talk to me, so I spoke to them thru their receptionist. No reason for not paying me. After a few weeks of continually calling THE RECEPTIONIST, I got a rent pymt, less than I was due. After several more calls, I got another rent check for additional rent. Tara, the manager, never answered my calls, and once answered and said I had the wrong number, despite the receptionist stating it was the correct #. I am certain there were made up fees and repairs to extract $ from me. Sketchy business practices, for certain! PROPERTY OWNERS BEWARE!!!!! THEY ARE NOT TRUSTWORTHY!!!!!

I am not the type of person to take the time to write a negative review unless it is well earned. From the get go there was confusion and misrepresentation. We dealt with Erin and Kim. I requested multiple times to see a copy of the lease after securing the property with a deposit and was refused right up until the day we were ready to move in. There were several things that needed to be taken care of prior to our moving in: Clean the home, put batteries in the smoke detectors, fix pain in several rooms and do a thorough carpet cleaning. None of these were done so we got to move into a dirty home. We were told that we could have an option for a second year which was very important to us, upon showing up to sign the lease on move in day there was no option and we were told by Kim the owner "Tough, Life Happens" The owner of the property was so frustrated with the dishonesty of Adventure Property Management that he terminated his agreement with them in the middle of our lease, I am sure his recommendation will follow.
