Part 2: We follow up since a National Weather Advisory has been issued. Roads open briefly for 1 hour

PLEASE DO NOT STAY AT THIS PROPERTY. The property manager, Jeren, was by far the most crude, condescending man I've ever spoken to. Don't just take my word for it, as of 1/21/22, 16 of the 43 Yelp reviews are ONE-STAR reviews. That's FORTY PERCENT of customers who are extremely unsatisfied. So why are they unsatisfied? Let me pull a few quotes. "The entire city is literally on fire [Caldor fire], and no refund." "Phone call was rude, rash, unprofessional, condescending, and cold." "We had the worst experience dealing with Jeren Gunter... He was extremely rude, unprofessional, and nearly ruined our trip because of his attitude." Now that you understand the type of company you're dealing with, let me explain my situation. My friends and I planned a Tahoe ski trip in Dec 2021. We were super excited until the night before, when we heard about a road closure due to a snowstorm for both the I-80 and Highway 50. I promptly emailed Jeren with documentation (screenshots of the official road closure notification & severe weather warning) only to have him dismiss the warnings and claim that "it will open up tomorrow." Guess what happened? It didn't open the next day... except for a short 1-hour window. I suppose we could've gotten there if 1) we lived 1 hour, not 7 hours, away 2) we had a crystal ball and could've perfectly timed the exact 1-hour window in which the roads were open 3) we were comfortable driving through a literal snowstorm. The live video of the snow was insane; I personally knew people who were snowed in and unable to leave Tahoe. The fact that Jeren expected us to arrive despite these conditions was not only unreasonable, but literally impossible. To make matters worse, despite very cordial, professional email correspondence on my end (again, with evidence of road closures), Jeren replied in barely-formed half sentences that didn't even acknowledge my proof, but rather spewed denial that the roads were closed at all. Jeren then proceeded to call me out of the blue and talk over/berate me. I have NEVER been talked to like that in my life. I would not wish it upon my worst enemy. Of course, there was no refund or credit. I sincerely hope that no one has to deal with this group again. Please consider this warning! PS: I dedicated 90 minutes putting together the email screenshot exhibits below and it was worth every second

This place has potential we stayed at the cozy Aspen Lake Tahoe, the unit we stayed in was nice but as you took a closer look the unit wasn't cleaned as it should be. The couches in this unit were dirty. They had stains and even CRUMBS of food from the people that where their prior. The walls were dirty with finger prints and stains that looked like it could have been hair dye. The main entrance door also was filthy didn't look like it was cleaned because again had dirty finger prints. I personally had to go in and clean after the mess the people prior to us had made because this unit wasn't cleaned to perfection! Specially with covid 19 I really didn't expect to run into this problem. Our first night was quite when Saturday came we had people staying above us that were extremely loud! They plaid loud music until 4 A.M. Sounded like they had multiple people in their unit someone even jumped their balcony and ran out in the snow shirtless!!! I would not recommend this place to anyone nor will I stay again when we come back! Specially if your goal is to have a peaceful stay, theirs a lot of young kids that stay here to party. They are far from world class they need to work on their cleaning strategies during this current pandemic. In addition the property manager was not a very pleasant individual to deal with. He was very rude, no someone I would want to do business with ever again. Please pay attention to the negative reviews on Yelp because they will save you a head ache.

Really, really pleased with the home we rented over NYE for a party of twelve and how smooth the process was with World Class Property Management. I found the property listed on various rental sites, and found that HomeAway offered the best deposit and refund policy. I reviewed the contract, which seemed very reasonable, and booked the property two months before our stay. I received our security deposit refund within two weeks after our stay. Based on my experience, I would conduct business again with WCPM. I also highly recommend the property we rented, described below, and would definitely stay there again (summer or winter!). The home, Granite Springs (SL145) off Rosewood Circle (Stateline, NV), was beautifully renovated with a really nice layout and came with excellent amenities (more than was expected). It was also affordable compared to other older homes with astronomical rates during the same time. The decor was warm and inviting and the kitchen and baths were updated with granite. The hot tub was fully functional, the heating in the home worked perfectly in the snowy weather, and the gas fireplace roared nicely during dinner time. The home came with tons of towels, comfortable beds, clean bedding, dishware, place settings, cookware, a laundry room, cooking utensils, trash bags, spotty wifi (due to overload), cable television in every room, and some basic cooking ingredients. This particular home is also conveniently located within ten minutes to the casinos and has two Safeways flanking it within two miles in either direction on Highway 50. This made it much easier to navigate to and from the home given the heavy snow/snowfall during the holidays. Our group was able to make daily grocery runs to cook breakfast and dinner for the duration of our stay. Our group was fairly respectful of the rental contract. One of the stipulations was no shoes in the house which was impossible given the snowy conditions. We laid towels out at each doorway to keep the home clean and for people to remove boots there. Our group also spent the night before checking out cleaning the home and putting things back in order (e.g. re-setting the dining table after beer pong). We reviewed the policies and adhered to check out procedures, including taking the tons of garbage bags (liquor bottles and beer cans) out to the garage. We re-set the beds and as a courtesy put all soiled linens in the laundry room. As we were pulling out of the court at check out time, I believe we saw Heidi pull up to the home to conduct a property check. She later emailed me asking if someone wanted their red pajama bottoms back and if so, she would ship them back (postage charged). Oops. No thanks.

Large holes in deck and dock. Very unsafe. Their answer....put patio furniture over the hole.

This year, a sewer line in the lake broke meaning no running water. After several calls, Brandon had no alternative place for our family to stay. We ended up in a hotel with bags and boxes all around us. We paid for that experience on top of the house rental. He only returned our money for the house after several more phone calls and several more days. The agreed upon morning we left Tahoe and returned to the house to pick up the last of our belongings in the garage, he had his cleaning lady there on the phone to him telling us we had to leave. We told her she could start cleaning and that we would be out of there ASAP. But Brandon called my husband to tell him to hurry and get out. We were easily going to be out before the 11:00 deadline. Why be so unkind if the house had no running water and was unable to be used? RUN, do not walk away from Brandon. He is disreputable. As an update: Brandon messaged my husband to call me a liar about this review. (There were 5 adults on our trip who experienced this.) His unprofessionalism in texting us after what we went through because his feelings were hurt by reading an honest review, just makes my point even stronger. Second update: 8 days after getting home, Brandon is still calling me a liar. Please do read other recent reviews. One on Birdeye just 3 months ago, describes Brandon's response to renters in a situation they had no control of and his follow up contact after reading their reviews which was described as "aggressive and disrespectful." Brandon gets very few details right of this bigger picture he creates below 1. We were not met at the front door when we returned from our day around the lake. There was a team of Douglas county workers out back. They DID NOT say that the damage was solely due to lake levels and DID NOT say that it hadn't been repaired because of lake levels. They were concerned with fixing the line at all (although other properties were able to be fixed that DO NOT share this same wall) because the sea wall at this property was not built properly nor being repaired in the proper way, According to the professionals, the cost of doing it correctly was a point of contention. Douglas county couldn't cough up the ten grand and the owner wasn't either. The line would continue to break each time the waves got rough. One worker commented, "I can't believe they rented this place out." 2. We did not store ALL of our belongings in the garage. We spent 2 days cleaning out the house of 2/3 of our belongings which we crammed into 2 hotel rooms for 5 people. Only the things we couldn't fit stayed in the garage because we couldn't afford another room and Brandon was not interested in covering any of the costs of our move. As no one could use the property, this wasn't an inconvenience to anyone While my husband and I moved belongings and threw away the food and meals we had bought and prepared, my son used the wi-fi to take his online college course. The hotel only had an unsecure connection. We only left some supplements and medicine in the fridge until our departure day. We did not use the fridge other than storage. We had wanted to use the Marla Bay beach to at least be able to swim in the lake, but the codes were changed. My husband *had* asked to sit on the back porch, but everything was a negotiation (nothing was done with kindness) and the house was just a reminder of how awful the trip had turned out. We didn't do that either. 3. We DID NOT stay there for 5 uninterrupted nights before the line broke. It was 4 (details should be accurate) and included , as it has every year, cleaning bathrooms, dishes, utensils, and glasses. To think that including the cleaning deposit in the refund we waited 8 days for was some act of benevolence is laughable. 4. He did print my husband a check. I guess he can celebrate that truth. It was the day before we left and he had tried to postpone the meeting twice because he's busy. He threw an unfeeling "sorry" over his shoulder as my husband left. We cashed the check that day because of our experience. We have never been treated with the indifference that Brandon showed us. We have been staying in Tahoe for 20 years. Sixteen of those years were with other agencies. We know Tahoe is wonderful. We know what other agencies are capable of just as we now see what Brandon is capable of. I'm sure he'll send my husband another text. If Brandon had spent the time and energy to take care of his renters that he has spent responding to bad reviews, he may not get bad reviews. BTW. The helpful score below is from my friends who know me to tell the truth.

DO NOT RENT FROM THIS PLACE! seriously…read more After finally staying at this place, i would expect them to at least "attempt" to make things better for me especially since they f-ed up my prior reservation and gave me all that bs for it. but NO.. instead they were oblivious to their own mistake and did not provide the hospitality they promised on their website. On the weekend we went up to tahoe (president's day weekend) there were huge traffic jams going up to tahoe, so i had called Tahoe Management Co letting them know i was going to be late. I was reassured that it was going to be okay and that someone will be there to give me the keys to the house no matter how late i was going to arrive... I was stuck in traffic for 10 hours so i did not arrive in Tahoe until 11:30 pm. With my phone running out of battery, gps dead, and two upset kids in the car we were NOT happy campers when we arrived at the office. What do we find at the office when we arrived? A EMPTY AND DARK OFFICE. WTF. On one of the doors it had a note about calling a number for after hours service. So with the limited amount of cell phone battery power we had left we called the number so we can get the code for the door to get to the key. .. it freaking took 25 minutes for them to answer the phone. WTF!!!!! By 15 minutes of calling i was ready to freaking take the nearest chunk of ice and bust that door open! What kind of after hour emergency service line takes freaking 25 minutes to answer?!?! When we arrived at the house, everything looked okay at first sight. But the sofa couch (which was suppose to sleep two) was janky, broken (the hinge completely fell off and was lopsided), and did not come with sheets and blankets. One thing i did not get about this house was, why is it that they can provide us with 30 pillows (no lie, one of the cabinets in the rooms had 15 pillows stuffed inside the drawers) but not enough blankets? There were questionable stains on some of the bedsheets and comforters (and quite frankly i did not want to know what the stains were. they were highly questionable!! The heater in the house works, but the only real place that gets any of the heat is the bathrooms. Once you turn it on, the bathroom heater will blow hot area on at full blast, but the rooms will only blow on low medium setting. WTF? After two hours of trying to figure out the heater system.. we gave up. The fully stocked kitchen with pots and pans they claimed they provided came with one mini frying pan (for cooking up individually sized scramble eggs) and one small pot (barely enough to even cook one box of pasta with the Teflon all scratched off on the bottom of the pot. They gave us five rolls of toilet paper for 11 people for 3 days. When we went to the office to get a new tank of propane fuel (which they didn't even deliever to us, we had to go and get it) the lady at the made a snotty face and said "that's something we should've brought when you first arrived!" ummm EXCUSE ME? we were suppose to bring our own toilet paper to a freaking cabin that we rented out ? Do you bring your own toilet paper to hotels? i think not! Granted she did give us another two more rolls but that comment really struck me in the wrong way! I would stay away from them if possible. There's plenty of other reputable rental companies out there where you can rent from. PLUS there ghetto bathroom sinks are NOT ATTACHED TO THE WALL!! my damn mac makeup brush fell thru the cracks and i have no way of getting to it.. freaking they owe me a freaking $32 makeup brush!

On a positive note, the hot tub on the deck was a big plus! The management company did send someone out to fix the sinks on day two. The DSL/WiFi issue was never addressed, even after two calls to the management company. Not good as this was a big reason for choosing this unit. The "customer service" is appalling, and the owner, Kathy Jo, couldn't care less about addressing any issues. She is arrogant, rude, and completely non-responsive. We booked a place, paid the $2,685.78 deposit, and received a receipt that clearly read: "Refund Policy: 100% up to 60 days, 50% up to 30 days." Due to COVID restrictions, we were forced to cancel. Over five months before our scheduled date. So we requested a refund. That's where the fun started. Kathy refused to issue a refund, stating "I have a no refund policy." I pointed out the receipt. She said "no refunds." I emailed her a copy of the receipt. She hung up on me. I texted her. She refused to provide a refund. She simply stated "I said no refunds." She then refused to respond to my messages, texts, and emails. She obviously has no interest in resolving the matter. So now we will have to go to court to get our money back. There are plenty of reputable, responsible, helpful rental companies. This IS NOT one of them. Stay away or you'll be sorry.

We rented out a place in Tahoe for NYE 2020. With cleaning deposit we paid over $3400. With the…read moreGovernor mandate it became illegal to stay there, so of course we requested a refund. It's right in the contract that if the place is not available they will process the request. I call, was greeted by a very rude an arrogant woman who informed me "she knew the Mayor" and that she would be rented it regardless and refused a cancellation. So I emailed the Mayor asking if they could guarantee our stay with the order. Someone was coming from out of State and obviously could not afford to be stranded (in case anyone was worried we have all been working from home and isolating). A City Council Member replied stating that yes, in fact the order needed to be upheld and that businesses were at risk of losing their license for non-compliance. Forwarded that exact email to the property manager and still they say they don't care and refuse to comply with state laws and will continue to rent this property and several others in violation of the order.

We were excited to spend Thanksgiving week in South Lake Tahoe. The pictures of this property…read morecalled "Eagles Landing" looked lovely and elegant and we couldn't wait to arrive. This was NOT a luxury rental. This rental was in Glenbrook, about 1 mile north of Zephyr Cove. This home was NOT ready for occupancy. The place had not been thoroughly cleaned, bathroom floors were dirty, porches unkept, surfaces not dusted; and not to mention the disgusting surprise we found in the Queen bedroom nightstand drawer. I called Buckingham and told them that this place had not been cleaned. They sent the cleaning caretaker back out to finish her job, she dusted, but I kept finding more gnarly things. I had several pictures attached to this post, but only the one of the dirty bathroom floor posted. The other pics were of the Queen bedroom nightstand drawer with a flip flop, viagra pills and container of old food; a pic of an unkept back porch; a torn/ripped screen door pic, and kitchen coffee pot with a layer of dust. Marni did credit the cleaning deposit back to my card; however, these conditions just created a degrading Thanksgiving week experience. I will never rent from them again. I'll stick to Marriott.

I had a pretty good experience dealing with Buckingham this past snow season. My friends and I were…read morelooking for a two month-long lease in South Lake Tahoe to accommodate us for snowboarding season, and Paul at Buckingham worked closely with us to get our needs met. The whole process started out with me giving Buckingham a call. Once they understood my request (2-3 month lease for 8 people), they gave us a list of potential listings and even allowed us to tour these places. Unfortunately not all of our top picks were available due to choices on the part of the homeowners. Luckily, we snagged a pretty nice cabin (UK38) that was a mere five minute walk away from the Stagecoach lodge of Heavenly. Overall, the whole process was pretty smooth. Once we picked the cabin and the owners agreed, Buckingham had us sign a lease and pay a security deposit. On move-in day, the place was ready for us to stay in. It was a fun two month stay and there was no trouble dealing with Buckingham. At the end of it, we got our security deposit back without a hassle. My group agreed that the cabin was a great deal and I can personally say that Buckingham was very easy to communicate with. If we decide on doing a rental again next season, I'm definitely starting out by talking to Buckingham.
