Tahoe All Seasons Properties - Queen bedroom at one of our Pinewild town homes for rent

This year, a sewer line in the lake broke meaning no running water. After several calls, Brandon had no alternative place for our family to stay. We ended up in a hotel with bags and boxes all around us. We paid for that experience on top of the house rental. He only returned our money for the house after several more phone calls and several more days. The agreed upon morning we left Tahoe and returned to the house to pick up the last of our belongings in the garage, he had his cleaning lady there on the phone to him telling us we had to leave. We told her she could start cleaning and that we would be out of there ASAP. But Brandon called my husband to tell him to hurry and get out. We were easily going to be out before the 11:00 deadline. Why be so unkind if the house had no running water and was unable to be used? RUN, do not walk away from Brandon. He is disreputable. As an update: Brandon messaged my husband to call me a liar about this review. (There were 5 adults on our trip who experienced this.) His unprofessionalism in texting us after what we went through because his feelings were hurt by reading an honest review, just makes my point even stronger. Second update: 8 days after getting home, Brandon is still calling me a liar. Please do read other recent reviews. One on Birdeye just 3 months ago, describes Brandon's response to renters in a situation they had no control of and his follow up contact after reading their reviews which was described as "aggressive and disrespectful." Brandon gets very few details right of this bigger picture he creates below 1. We were not met at the front door when we returned from our day around the lake. There was a team of Douglas county workers out back. They DID NOT say that the damage was solely due to lake levels and DID NOT say that it hadn't been repaired because of lake levels. They were concerned with fixing the line at all (although other properties were able to be fixed that DO NOT share this same wall) because the sea wall at this property was not built properly nor being repaired in the proper way, According to the professionals, the cost of doing it correctly was a point of contention. Douglas county couldn't cough up the ten grand and the owner wasn't either. The line would continue to break each time the waves got rough. One worker commented, "I can't believe they rented this place out." 2. We did not store ALL of our belongings in the garage. We spent 2 days cleaning out the house of 2/3 of our belongings which we crammed into 2 hotel rooms for 5 people. Only the things we couldn't fit stayed in the garage because we couldn't afford another room and Brandon was not interested in covering any of the costs of our move. As no one could use the property, this wasn't an inconvenience to anyone While my husband and I moved belongings and threw away the food and meals we had bought and prepared, my son used the wi-fi to take his online college course. The hotel only had an unsecure connection. We only left some supplements and medicine in the fridge until our departure day. We did not use the fridge other than storage. We had wanted to use the Marla Bay beach to at least be able to swim in the lake, but the codes were changed. My husband *had* asked to sit on the back porch, but everything was a negotiation (nothing was done with kindness) and the house was just a reminder of how awful the trip had turned out. We didn't do that either. 3. We DID NOT stay there for 5 uninterrupted nights before the line broke. It was 4 (details should be accurate) and included , as it has every year, cleaning bathrooms, dishes, utensils, and glasses. To think that including the cleaning deposit in the refund we waited 8 days for was some act of benevolence is laughable. 4. He did print my husband a check. I guess he can celebrate that truth. It was the day before we left and he had tried to postpone the meeting twice because he's busy. He threw an unfeeling "sorry" over his shoulder as my husband left. We cashed the check that day because of our experience. We have never been treated with the indifference that Brandon showed us. We have been staying in Tahoe for 20 years. Sixteen of those years were with other agencies. We know Tahoe is wonderful. We know what other agencies are capable of just as we now see what Brandon is capable of. I'm sure he'll send my husband another text. If Brandon had spent the time and energy to take care of his renters that he has spent responding to bad reviews, he may not get bad reviews. BTW. The helpful score below is from my friends who know me to tell the truth.

Zephyr Cove Resort - Our campsite

Great Day on Lake Tahoe, But Know the Rules & How to Navigate!…read more Open: Sunrise to sunset Parking: $12/car, with plenty of parking throughout the complex. Restrooms: Porta-potties plus 3-stall restrooms for each gender. Zephyr Cove Resort is a solid spot if you want to rent water activities on the South Lake Tahoe side. They offer power boat rentals, parasailing, jet skis, SUPs, kayaks, beach chairs, umbrellas, ice, wakeboards, and more. Rentals are weather permitting. You must be 18+ to rent, or 16+ with a valid photo ID to operate a personal watercraft. We rented a 24' Crest Pontoon OB for our group. The boat holds up to 13 people or 2,397 lbs. Since we had 14 people, we had to be weighed before departure. We booked the 3-hour rental with the 4th hour free for $925 + fuel. The power boat came with a tubing. Our total ended up being $1,248 as of June 2026. Before departure, everyone signs an electronic waiver, which serves as the contract agreement with the company. Boat operation: The boat itself was relatively easy to operate, pretty much like driving an automatic car. The more important part is knowing how to navigate the lake and read the maps. Your crew needs to designate a captain and co-captain. They are responsible for learning how the boat operates, making sure everyone follows the rules, including wearing life jackets, and checking the boat's condition before departure and after returning. Emerald Bay was our favorite swimming spot. There were plenty of people kayaking, paddleboarding, tubing, and boating around the area. The water was lukewarm and crystal clear, and the scenery was gorgeous. We also got lucky with beautiful blue skies that day. One thing to REALLY pay attention to: life jackets are required whenever you're in the water. There was an active boat patrol on the lake, and our boat was stopped because one of our friends forgot to wear a life jacket while tubing. The captain received the fine because he's responsible for enforcing the rules. Interestingly, the fine depends on which side of the lake you're on. We were told that a ticket on the Nevada side is around $25-$100, while on the California side it can be around $87-$250. Lesson learned! Navigation back to Zephyr Cove was probably the most challenging part. The venue doesn't have a particularly high-visibility landmark or tower, so finding our way back wasn't as intuitive as we expected. We ended up using our Strava app to help navigate because Google Maps seemed to lag/delay. Returning the boat itself was easy, but docking/parking it back was another story. Staff wanted us to park parallel in a specific spot, and it took us three attempts. Each attempt failed, so we had to circle around and try again. Definitely a little stressful after several hours on the lake! Overall, though, we had a really fun day on Lake Tahoe. The boat was easy to operate, Emerald Bay was beautiful, and having our own pontoon gave our group a lot of freedom to explore and swim. Solid option for renting a boat or other water activities around South Lake Tahoe. Just make sure everyone understands the life-jacket rules, and be prepared for a little adventure when navigating back and docking.

WORST STAY EVER! (RV SITE)…read more This place was not welcoming at all. From day one, we experienced repeated interactions with other guests that made us feel uncomfortable and singled out. As a multiracial family, the way we were approached and questioned throughout our stay was extremely unsettling. We were repeatedly asked personal questions such as whether our RV was a rental (it wasn't), where we were from, what city in the Bay Area we lived in, when we were leaving, and where we were headed next. While these questions may seem innocent on their own, the frequency, tone, and lack of boundaries made it feel like there were ulterior motives behind them. We voiced our concerns to the staff, but unfortunately, we did not feel that our concerns were taken seriously or properly addressed. Another issue was the situation surrounding our campfire and s'mores. We were not aware that making s'mores at night would be considered a fire hazard, and several people around us felt the need to comment on the smoke and fire. We understand that fire safety is important, but the way these concerns were communicated to us added to an already uncomfortable experience. Overall, we did not feel welcomed or comfortable during our stay. The constant unsolicited questions, comments, and interactions made us feel watched and singled out rather than like guests who were there to enjoy our vacation. If you are a multiracial family or simply looking for a place where you can relax without feeling scrutinized by other guests, I would not recommend staying here.

Other than that unfortunately I did not enjoy my stay. The "cabin" I stayed in was dusty, dingy and creepy. There was a photo of two little kids holding hands in the bathroom and it was filthy. Furthermore, the guest in the room above me was stomping around and creeking the entire time I was there making me uncomfortable and I could not sleep at all. The entire set up is very strange and if some redecorating and perhaps cleaning were arranged it would be a nice place to stay. It's unfortunate because I had considered renting for the month. Nick not only set the house up for our arrival but was available for questions through the week. Helped us with the grill and fire pit. Felt like family when we left. Second, the owners of this house put A LOT of love in it. They gave thought to everything. Tupperware for picnics, crazy stocked kitchen and bar area, q-tips, shampoo, tissues and so much more. I felt so at home without having to run out and get everyday items. Thank you to this awesome owner! The beds were comfortable (no divots from being old) the pillows were a bit big but I borrowed one from the guest bedroom and it was fine. The bathroom is amazing with heated floors and great water pressure. Large bathtub in master had jets but unfortunately I did not have time!! The backyard was great for grilling and sitting out by the fire pit. The private beach was charming for sunsets. The fireplace has temp controls so only on when you need it. Place was magnificent! Stay Away - Horrendous and Unsafe…read more This property was a complete nightmare, and I can't stress enough how terrible the experience was. Every bad review you see on this platform is absolutely spot on--believe them. Here's what we went through: 1. Blood Everywhere: The absolute worst part of our stay was finding dried blood all over the bathroom. It wasn't a small area--it was in multiple places, creating a serious biohazard. This is beyond disgusting and extremely unsafe. No one should ever have to deal with this on vacation or at any rental property. 2. Neglected Cleaning: When the cleaner finally arrived, she admitted she hadn't cleaned the property in two weeks, and she hadn't washed the blankets in that time either. It was shocking. She also mentioned that the owner underpays and overworks her, which clearly explains the horrible state of the place. The owner doesn't care about cleanliness, safety, or the well-being of their staff. 3. Plumbing Issues: The downstairs shower didn't drain, and on top of that, water was leaking into the bar area. We had to constantly clean up to prevent further damage. Do yourself a favor and avoid this property at all costs. It's not just dirty--it's downright dangerous. The owner's neglect and mistreatment of their staff only make it worse. We are demanding compensation for this disaster of a stay. Every bad review on this platform is absolutely correct--stay far away.
