I wanted to set up a rainwater storage tank within a nice resin shed that matched the color of our house. Worth Ross has been actively impeding my efforts to do so, all in breach of Texas Property Code §202.007. When a client, tenant, tells you Texas Property Code, you know you are dealing with folks who lack any credibility or knowledge. It is the job of the property management company to adhere to NOT JUST a specific HOA guideline, but first and foremost must be knowledgeable of County/State property laws to enforce through or in consultation with, HOA committees. If a committee denies a rainwater tank fully contained in a normal sized shed on the side or back of a house, then it is the onus of a consultancy/mgmt company like WR to know the law and explain it to a committee or when WR rejects. No exceptions except ignorance, but that is equally bad. The reputation of Worth Ross in the community has, without any dissension, been nothing but a disappointment. I, myself, own properties and manage them, including actually being in property management as a business, just like Worth Ross. I have a great deal of empathy for the type of work involved in managing homeowners/tenants and physical assets. It's not easy. The mountains of work they've done on a static Esperanza entry signage and cutting trees for tens of thousands of our dollars, all while actively denying or impeding water conservation efforts in a backyard tells me more about them as a company than it does anything good they are doing, which is mostly superficial work, in my opinion. No one cares about signage but thank you for the long email updates and all the hours you put in this colossal waste of money (fyi the rusty sign looks exactly the same before and after the hours of work and money spent on something unnecessary). I will assuredly be voting in opposition to keeping Worth Ross as our HOA service provider (fyi, you were not our first choice, everyone sees you as a mistake in which I've learned why now, and you are REPLACEABLE), and given my line of work is property management in a notoriously difficult city--NYC--with respect to city and local laws, tenant relations, and the like, this is still the worst property management company I've ever dealt with, which tells you a lot. I've since had to resort to invoking the lawyer threat, but I'm hoping it's only because they didn't know the property law (which is kind of their entire job). read more

Terrible company. We had 4 Managers in 3 years. They are just order takers. They do not take any proactive measures, and they do NOT perform any preventive maintenance. We incur additional costs due to remedial maintenance and crisis management. read more

Would give zero if I could. They dont care about the homeowners. A severe drainage issue at my unit is being ignored, and blamed on me needing me to take legal action. I also was late in Dec for my HOA payment and they charged me a late fee 6 days after the 1st of the month, and then a $99 'processing fee' that is 4x the late fee 10 days after payment due. I settled the payment but not the processing fee. Then this month they charged me another $99 processing fee since my balance was still showing the previous $99 processing fee. I paid it now but, Yes crazy. Slow, cookie cutter template responses, and poor maintenance on property. Not even sure where the HOA money is going. Steer away from any of their management or properties. read more

I am a buyer and I fell in love with a condo here in Houston. I decided to talk to 20 of the home owners and make my decision based on 80% of how happy they were. Each person (random) I spoke with over the course of 4 days said they loved the building but the management company WRMC is horrific! I wrote down breath taking situations each home owner had experienced. The most consistent complaint was WRMC is consistently 100% unreachable. I was also told 3 of them have felony convictions! We had Worth Ross Management company for around 7 years. When we started off with them, they were good. The last 2 years the company went downhill. Worth Ross stopped supporting us when we requested help or support. Our financials were always late by several weeks. We worked on our next years budget and it was never completed. it was supposed to be completed before the end of the year. When we notified them that we were not going to renew the contract everything went downhill. They stopped paying our bill, they stripped our GM's authority from using software we had paid for. Management would not answer the boards called. The worst thing is that Worth Ross went into our account without notifying the HOA and withdrew 2 years of management fees. Auto Pay bills were not paid because we had insufficient funds. Now, we did owe them the funds. But, to not send us a bill or let us know they were withdrawing our money is unprofessional. I can keep going. JUST BEWARE OF THIS COMPANY, they are all a bunch of crooks. read more

Living in what is supposed to be a luxury condo the WHMC struggles to maintain a level of service commensurate. Over the years living at a property they manage I've seen services reduced, long waiting periods on communication, outdated web portal technology, and overall upkeep of the grounds and common areas lackluster. When it comes to repairs and restoration they let things linger for a long time and seem to side with the developer than be an advocate for the building; working to placate residents than to chase down contractors and developers towards action. read more

I have had problems in the building managed by Worth Ross since I moved in in April. It started with the property manager Willie giving me the wrong parking place to annoy another resident. She was angry when she came home from vacation, and I was parked in her spot. He left immediately thereafter, and no property manager was assigned. Instead, regional director DeShawna Anderson was assigned. As you can imagine, this didn't go well. Ms. Anderson was too busy and was rude and dismissive of all requests. This is the worst-managed building I have encountered. No new property manager was assigned until July, when I asked DeShanwna for the name of her supervisor, and she refused to provide it. This is when I became aware that there was no manager assigned for the building. The problems are constant and ongoing, which is a shame because the building and my condo are amazing. If I could have given no stars and written the review, I would have. I only gave one because it is required to post the review. read more

We finally were able to jettison WR after almost 3 years of horrible management. We had three managers (all let go by WR), the first told the Board "do not ever communicate with the owners as that is more trouble than its worth". We started major capital projects, one of which had over $100K in overdesigned costs because WR sent in 25 year old specs (instead of the 2 year old updated specs that they themselves had commissioned for us!). Our current management company has been able to reverse the slide and we are back on track. Definitely do not recommend or at least get a couple more bids (that is the mistake the past President made in our situation. Goes without saying that she left her position within a year. read more

I have watched the quality of living in our Cambridge Tower condominiums in Austin, Texas go down since Worth Ross began to manage our units. The managers leave much to be desired. The current general manager speaks and I do not trust one word he says. Under his management and the current board, homeowners voices are not heard. The manager and board do not want to hear homeowners' input. They do not want to be bothered. It is so sad. We lost some employees who had been with us for many years. New employees were brought in and the culture of community seems to be so floundering. My recommendation to any condominium association considering Worth Ross is to try to get a top notch professional to manage their building. read more

My husband and I rent a unit at The Haven, a condominium that is managed by Worth Ross and specifically Lisa Sewell. From day 1 our experience with this company has been absolute hell. Let me tell you about it... 1) We moved in and were given zero instruction on recycling, trash, condo rules, etc. All of this we had to figure out on our own, mostly through complaints against us for not following the rules (which we had zero access to). Horrible experience as a resident from the start. 2) We've had our bikes stolen from the garage and the cameras were "down", so we couldn't make a proper police report. That was right after we moved in in the Spring of 2022, It's now the Fall of 2023 and still the cameras do not work. 3) Several months later our vehicles were broken into and again, conveniently the cameras were off again. We had NO help at all with the building figuring who broke in and HOW. And most importantly.. no attempt was made to make the building more secure. Again, it's now the Fall of 2023 and still the cameras do not work. 4) Christmas day of 2022 a pipe burst and poured onto my car for 16+ hours, guess who's "emergency phone line" didn't work, WORTH ROSS. 5) Our grass and landscaping is never tended to. It could take 4 - 8 weeks for the grass to be mowed in some cases. Ridiculous. 6) The handicap door on the front of the building has not worked 99% of the time we've lived here and still to this day does not work. 7) We've had homeless people sleeping in our lobby at points during our time here, yet there was no procedure on how to further secure the building, AGAIN. 8) We have an HOA president that doesn't even live in the state, much less the building, so we have no one onsite handling anything that happens in this building. Because our lovely property manager Lisa Sewell sure as hell doesn't stop in. And she won't respond to you either because she "only talks to owners" so god forbid you have a serious issue. 9) The contact information for Worth Ross that's posted in our building is outdated, none of the people on there manage our building and some don't even work at the company anymore. Again, if Ms. Lisa Sewell ever visited the properties she manages she might know that. 10) More recently.. the building decided to implement a guest parking rule that we weren't notified about because we "aren't owners". We rent our unit from a property management company, I couldn't tell you who the owners of our condo is, so how could they ever get a notice to me or me get it from them? Because of this our car was in a newly allocated "guest spot" and towed which cost us $350 to get back. If that was all, I'd take the hit and call it a day... but that's NOT ALL! The towing company caused $11K IN DAMAGE to our vehicle because they towed it incorrectly. Guess who won't speak to us or help us with getting this addressed, the one and only WORTH ROSS. The towing company won't respond to us.. Lisa Sewell won't respond to us (email or phone calls).. no one seems to give a shit that we have a totaled car because we're "renters" and they "aren't obligated to talk to us". Oh and guess what, the cameras still don't work. This company is a complete JOKE. 11) The state of Texas requires HOAs to have a management certificate on file with the county and the state, guess who doesn't, you guessed it - WORTH ROSS! SO not only do they suck at their job, they also have no clue how to follow the property code, literally the single document they should know front to back. I would HIGHLY consider another property management company to manage your building if you're considering Worth Ross. If you want your residents to have constant issues, safety concerns, and no one to speak to about it, hire Worth Ross - they'll be sure to provide you the worst experience possible. read more

Called every other week since January when I moved in that I hadn't received any balance due on my HOA account, kept getting told I would get a call back/the issue would be resolved etc. Now in May, I email my property manager asking why it's not resolved and if he could help and the issue is resolved within a week and then they bill me $1900. The whole reason I called since I moved in was to avoid a big bill like this. Furthermore, the assistant I spoke to said she had only one call log from me and she couldn't do anything but read back account details. Just seems like bad communication on their end and they haven't offered any help or explanation as to why this went on for 5 months before I had to contact them to get it resolved? They royally screwed my condo regime by transferring us to another company without warning after they encouraged us to engage in several projects at significant cost. The whole story is to wild to even make sense in an online blurb, so reach out to me and I'll explain in 90 seconds flat why you would be insane to ever do business with these scumbags. When I posted this they had 1.4 star rating so I assure you I am not a crazy person tearing down a company over a minor billing dispute. WRMC is no better nor worse than any other HOA Management Company in Dallas -- the entire industry needs an enema! As a former Board Member and President of Tribeca in Dallas, Texas, working with WRMC is like hiring a dog walker that never shows up, you walk your dog yourself and you still pay the dog walker. Worth knows that most Boards will not make the time nor effort to replace him -- the Members just keep their heads down, weather the storm and want off the Board. Financial report are consistently wrong, require a lot of the Treasurer's time to tick, tie and correct, GAAP are not followed and always late. Their preferred vendors include Proper Insurance Agency, Glenn & Sons, Classic Construction, LPS Fire and Lupe's Gate/Fence that always bid just under all the others when competitive bids are required. These projects are not managed, quality of work is not checked, damage to property is not repaired at the Vendor's expense, etc.; however, WRMC pays them on time, defends them when Owners have issues with their work product and, I highly suspect, gets a kickback. Thankfully, I sold my Condo and likely will never own one again. WRMC issued an incorrect Resale Certificate that would have enriched them at my expense that I had to get corrected. It's a boiler plate certificate, only one amount had to be calculated (Special Assessment less payments made) and they could not sum up 4 numbers correctly. WRMC said they routinely have to issue corrected Resale Certs and still felt entitled to keep the $300 fee. Again, its like paying your dog walker that never shows up; but, still gets paid. read more

The second one was actually verbally abusive to women. The lies, the secrecy, and the inability to be supportive of the community describe the behavior that is absolutely not acceptable in a management company and was the consistent action plan of Worth Ross. Comments, complaints, or concerns written to the parent company were absolutely not addressed and not even did the writer get a response. Avoid them completely! read more

Great building (the Beats) but management a mess. Locked out Friday night -- entry fobs changed to fix an intercom system that hasn't worked since I moved in....and still doesn't. Company response to a call for help....we open Monday at 9. Agent refused to respond to call and e-mail. Even emergency service failed to respond to first call. Another Worth Ross managed building? And by help all she did was tell the vendor to pay for the damage. The next time they did the same thing she refused to help and wouldn't help me again. Since moving into Preston Tower in May, Glen has done an outstanding job improving the building. Our roof is getting an up-do, the elevators are being updated and cleaned daily, plans are underway to get new hallway carpet and fire safety measures are underway. As a native-New Yorker, I am delighted to see modern-day fire safety taking place now. I lived through the horrors of 9/11 and lost many friends. I cannot thank Worth Ross for doing such a great job of taking care of modernizing our building. Come on over and check out the new PT improvements! I am always pleased to see new ideas and I have a feeling that the property manager has something to do with it! Also, he keeps up with noise issues and I am a culprit! I forgot little Cielo was making noise on the balcony and was rightfully admonished! Best new improvement is the new, freshly polished floor upon entering our building! Happy to call this home! Worth Ross' staff is remarkably unprofessional, incompetent, and irresponsible. Given the gravity of the issues we're experiencing with Worst Ross, I'm astonished to see positive reviews. Worth Ross' staff failed to notify us that major multi-day construction on our unit had been scheduled until the day before and then refused to delay the work (even a day) so that we could make necessary arrangements. As if that situation wasn't bad enough, the on-site staff was outrageously insulting. We turned to every superior we could find at the Worth Ross corporate office for help and received none. In fact, they've been almost entirely unresponsive, even as additional issues have surfaced. Not long after this issue, the same on-site staff member broke protocol and relayed speculative HOA-related information to a potential buyer for our unit. This obviously caused more problems. What's more, the staff did not immediately correct the communication flaw at the center of the aforementioned construction issue, which resulted in the untimely reveal of another costly issue. Most recently, I've requested that the same staff member pass along contact information for our building's board so that I can participate in a dialogue regarding items such as upcoming construction. He has refused multiple times to give me that information. The lack of responsibility from Worth Ross is appalling. Like other reviewers, I will be filing a complaint with the BBB and I would strongly urge others to avoid Worth Ross. read more

I also got hung up on in one of the transfers... when I called back, it was sent to a message center AGAIN. very interesting. Zero professionalism. FURTHER FURTHER UPDATE: I haven't lived here for THREE YEARS, and I still get calls from the Westbury Park gate. Who lives in the unit I lived in? Don't you think they'd like to get people buzzed in? UPDATE: The woman who was managing my HOA has left (hopefully fired) and been replaced by a guy who, so far, has been 100% better. My kitchen sink backed up into the wall, and when I called the answering service they contacted him, and he sent a plumber over within an hour. I updated from 1 star to 3 because of this. He also sends out e-mails and keeps people informed-- aka, he does his job. I haven't had to deal with any other major issues or the main office, so I'm not giving a higher rating yet. ORIGINAL POST: I wish I could give ABSOLUTELY ZERO stars or even negative stars, because that's what Worth Ross deserves. They manage the property where I live, and in the two years I've rented my unit (from my amazing land lord who lives out of state), I've only had one positive experience. Out of MANY. There's no way I can express how truly awful they are, but I'll give a few shining examples: - If I even get a reply to my e-mail, it's a week late and full of tons of grammatical errors. I've had phone calls go unanswered for weeks, only to be answered by an e-mail as described above. - It took 18 months (1.5 years, folks) for my phone number to be programmed into the call box so I could let people in the gate. Granted, Worth Ross didn't manage this place for the first few months, but they had over a year to get with it. - Six months after I complained that my gutters were overflowing and drowning my patio (because they took away my awning to paint and never put it back), I come home to find my entire patio covered in debris and bugs. The bugs got in my house. I had to buy strips and swat for hours to kill things, and I still find them. When I asked why my patio wasn't cleaned, they said they'd clean it tomorrow...but they didn't. When I asked why they hadn't told me they would be cleaning it so I could move stuff inside, they didn't reply. Everyone in this complex complains about them, yet for some reason they're still here. IN SUMMARY: Absolutely zero customer service skills, no respect for people's property, and no remorse at their complete incompetence. read more

If I had more time I would give the full detail as to why I'm rating this 1 star. My complex chose Worth Ross as their management company and so by default I was at their mercy. Worth Ross is the least professional, most unorganized and frustrating company I've ever dealt with in my life. Simple requests as having dog feces removed from my air conditioning unit that had been dropped from my neighbors upstairs balcony, to replacing dead plants that had been killed from a hard freeze were turned into back and forth phone and email battles with my "best contact" Jeri Smith. I hope and pray that anyone who buys or leases a property which is managed by Worth Ross realizes sooner than later what they may have in store for them. Further, amenities tend to not even exist at these properties, however your monthly dues will be sure to cover them. read more

This is probably the worst property management company I have ever had to work with. Their accounting department is very disorganized. Each time I call to make a payment, I get put through to a different voicemail which never gets returned. I actually have to pay a fee of $10 just to pay my HOA fees. Calls never get returned, but then they charge you for being late and charge you to pay. Either way, they get you! read more
