    Terrible company. Won't come fix their gate. If something happens to me or my dog while this gate is messed up due to stray animals getting in the backyard I will be taking legal action. Rescheduled my appointment with no notification after I took off work and moved the maintenance request date back two weeks. Completely unacceptable. The raggedy gate has literally BEEN rotting and falling apart. We were going to transfer houses but after this we won't be we'll be going with another company with more updated homes that are actually worth living in

    CONSIDER READING ALL REVIEWS AND OTHER OPTIONS OTHER THAN THIS COMPANY!!! RECONSIDER EVEN THE SMALLEST POSSIBILITY OF RENTING WITH THIS UNETHICAL COMPANY! The epitome of corporate greed in the housing market is called Progress residential and the employees here should be ashamed to know the type of business this is. Beware - you will pay an outrageous amount in rent - including the stupidest fees - in return for an regrettable experience. Do not be fooled by the initial cheer of the customer service team to reel you into living in one of their homes. Aside from the outrageous price gauging - the quality of your home will not be attended to as it should. Aside from MANY issues I could go into lengthy detail - the issue I am about to explain is where I have had ENOUGH. In the beginning January of 2024 - a leak started to appear on on the dining room ceiling. The home is a two story home and it was raining that day - upon calling to submit a service request - I was advised it would be sent over to the service team. Fine. Next day it rains again and the water spot/line gets bigger. I called again asking for attention to the matter before it gets worse. After a long exchange a technician finally calls me - asks me to text photos and then calls me back to tell me he can't come out because it is raining and he is far. He said he thinks it's a plumbing issue but if it is a roofing issue then they can't do anything in the rain. Fine. They send out Miguel's maintenance to "repair" the roof - they said they put sealant to keep water coming in.... Okay that doesn't seem like it will be enough but okay. Few weeks go by and more rain and a bigger issue arises - it's leaking again and then ceiling starts to open!! I call Progress and after hours of back and forth demanding this to be fixed asap they send a vendor - a day later - Carmona Contractors out to "repair' the the roof and ceiling - they do the job, supposedly replace shingles - then PATCHED the ceiling in the most SLOPPY - noticeable job I have ever seen and fast for what it seemed like a bigger problem. It holds up for a while - and couple months here we are again. SAME issue- leaking. They send out Carmona Contractors again and some guy and his kid shows up with him at the door randomly at like 6pm!! I'm not home .... They called me saying they came by to 'fix' the problem - WHY would you show to my home without confirmation I will be there??? And why would 6pm be a good time to fix an hours long repair?!? I call upset to Progress and their so called escalation is getting me connected to an "advocate" for me and my issues. This advocate or middle man is just a bigger waste of my time and a way to sugarcoat the BS that they are on my side. I don't need an advocate - I need the job to get done CORRECTLY! Here we are in DECEMBER - and the roof still leaking through ready to break open again. Not to mention there are now OTHER AREAS OF THE HOUSE WITH THE SAME LEAKS!!!! They still refuse to replace the roof per the all the contractors - and I quote "Progress only will do the minimum/cheapest work even if it's not fixed right". They send another vendor Varela - Progress is CONFIDENT can get the issue resolved. I set a time for them to "inspect" the roof and ceiling at a certain date and time - mind you I have taken off countless days off work for this ongoing issue - hours pass by - and NOTHING. I call to ask where he's at - and he says he's 30 min away. TWO hours go by and he arrives after I am gone. NO I will not be on your time. You can turn around and reschedule. So another time is set for them to inspect and then set ANOTHER date and time to MAKE THE REPAIRS at 10am. The day comes - 10am.... 11am.......... I call them - he's NOT COMING...... I'm sitting here like an idiot who TOOK OFF WORK. The excuse was they aren't coming because they can't work after the rain - YOU HAD A WHOLE DAY PRIOR TO LET ME KNOW - and his excuse was - oh I thought the lady that schedules told you. WHY Wouldn't THIS contractor who looked me in the eye THE DAY OF and set the appointment time be the one to let me know if he knew he couldn't come. The type of unprofessional vendors tracks for the type of trash company this is. Paying the lowest cost and trash service - resulting in broken down homes - overpriced rent and profit for Progress. To this day the issue is not fixed and I don't know how many more strangers in my home it will take before or IF it will get resolved. But this is headed down a bigger path for escalation. Save yourself the STRESS of this UNETHICAL COMPANY.

    Progress Residencial maintenance guy came out to repair our fence I'm not sure if he was mentally challenged or a gang member the fence looks like it's throwing up gang signs. I'm curious why his boss would allow this type of work to ever happen. Rent for this house is 2300.00 a month you would think they would protect they're asset and complete repairs correctly but I guess they really don't care. I would not recommend anyone renting from them.

This after she pisses me off by saying the community needs to be 70% complete until the USPS will deliver our mail. Long story short. The LCA is very accesible and once we made a formal comlaint they acted immediately to have our mail delivered to our gang boxes the next day. That alone is worth the 700 HOA we pay a year. When we toured their facilities for the New Homeowners Orientation we learned that they have alarm monitoring for 25 dollars/month. There are patrol cars that patrol the area every hour on the hour. But they aren't armed.

That means that no properties in this community can be resold or even refinanced. When I reached out to EXCEL MANAGEMENT on my Client's behalf I was told by Johnny HARRIS who holds himself out to be a big deal at EXCEL who said " "The HOA does the budget according to the needs of the community not according top the rules of a mortgage lender." IN Short this Guy has killed the values in RICHARDSON CROSSING and now doesn't care - he doesn't care because he has to tweak his other budget needs over and above the individual needs of the homeowners. So he advises the HOA to accept the lower reserve and knowingly stopped all sales from happening in Richardson Crossing. He blamed me for simply asking and accused my Client of being turned down for other reasons and not just his decision to not meet FANNIE's Requirements. He had not information about the Borrower - and I do and took real offense. His words are complete ignorance and possibly even LIALBES AS IMPRTANTLY THIS EXCEL MANAGEMENT DECIDED TO RENDER RICHARDSON CROSSING UNWARRANTABLE AND WHEN ASKED THE MANAGER BLAMED THE HOMEOWNER. In another communication it was stated they will not change thier ridiculous recommendation. BEWARE OF THIS MANAGEMENT COMPANY - THEY DO NOT CARE ABOUT THEIR HOMEOWNERS.

When it comes to repairs and restoration they let things linger for a long time and seem to side with the developer than be an advocate for the building; working to placate residents than to chase down contractors and developers towards action.

Worth Ross has been actively impeding my efforts to do so, all in breach of Texas Property Code §202.007. When a client, tenant, tells you Texas Property Code, you know you are dealing with folks who lack any credibility or knowledge. It is the job of the property management company to adhere to NOT JUST a specific HOA guideline, but first and foremost must be knowledgeable of County/State property laws to enforce through or in consultation with, HOA committees. If a committee denies a rainwater tank fully contained in a normal sized shed on the side or back of a house, then it is the onus of a consultancy/mgmt company like WR to know the law and explain it to a committee or when WR rejects. No exceptions except ignorance, but that is equally bad. The reputation of Worth Ross in the community has, without any dissension, been nothing but a disappointment. I, myself, own properties and manage them, including actually being in property management as a business, just like Worth Ross. I have a great deal of empathy for the type of work involved in managing homeowners/tenants and physical assets. It's not easy. The mountains of work they've done on a static Esperanza entry signage and cutting trees for tens of thousands of our dollars, all while actively denying or impeding water conservation efforts in a backyard tells me more about them as a company than it does anything good they are doing, which is mostly superficial work, in my opinion. No one cares about signage but thank you for the long email updates and all the hours you put in this colossal waste of money (fyi the rusty sign looks exactly the same before and after the hours of work and money spent on something unnecessary). I will assuredly be voting in opposition to keeping Worth Ross as our HOA service provider (fyi, you were not our first choice, everyone sees you as a mistake in which I've learned why now, and you are REPLACEABLE), and given my line of work is property management in a notoriously difficult city--NYC--with respect to city and local laws, tenant relations, and the like, this is still the worst property management company I've ever dealt with, which tells you a lot. I've since had to resort to invoking the lawyer threat, but I'm hoping it's only because they didn't know the property law (which is kind of their entire job).

    We rented a house by SPM, and the carpets smelled bad, so we put in the lease agreement that they…read moreclean or replace the carpets. They cleaned the carpets, which made the smell worse. It smelled clearly like dog piss now. The cleaning must have gotten the pee to come out of the carpet pad and resoak the carpets. I shined a black light over the carpets, and all 3 carpets have numerous urine stains. The previous tenant must have locked their dogs in the 3 bedrooms and let their dogs pee all over the carpet and baseboards. The smell is strongest by the door, so that's why I think the dogs were locked in there. The smell was unbearable. We asked spm to replace the carpets or just do something about the smell and they ignored us for multiple weeks. Spm was supposed to talk to the homeowner for us, but they never contacted us about anything. Did the homeowner not want to pay for new carpets? No idea. Did spm just not talk to the homeowner about it? No idea. Whatever the case, the renter loses. If a fix is very expensive (I checked and carpet replacement for 3 rooms is around $1k), SPM will just ignore the problem. It's not like they have to live in a house that smells like dog pee, so why would they care? Why spend 1k to make a house livable and not smell like pee, when you can just hope the renters don't notice the smell. We then asked for early lease termination since they clearly did not want to replace the carpets (only $1k when I looked at carpet replacement services btw). They wouldn't give it to us and we had to contact the homeowner. To be fair, they will take care of smaller less expensive service requests. But for anything really expensive, they need the homeowners permission and the homeowner doesn't want to spend more money than they have to. I'm guessing either the homeowner didn't want to replace the carpets, or spm wouldn't contact the homeowner. You can't see these people in person either, so it's just a lot of emailing and being ignored.

    They have gone completely AI. No longer have any human contacts. I have been requesting my air…read morefilters (they promised to furnish once every 3 month) for the last 4 months and have yet to receive them. They get very poor ratings on their website. Many are not happy with their service.
