I almost didn't want to write a review because I LOVED this place so much, but I can't gatekeep. You cannot bet the view. Staff is awesome too. Really enjoyed the pool in the afternoon and the bar is a nice touch. One of my favorite things to do is read a book by the ocean with a cocktail and The Yankee Clipper Inn might be my favorite location in Rockport to do so. Breakfast was solid, check it was easy. The parking is a little wild, but that's New England, you're on a cliff. I'd like to go back and check out some other rooms, they all seem to have a unique vibe. read more

The view itself is worth the price! Since we relocated to Boston from St. Louis, everyone has told us to go to Rockport. So we did! Two nights in Rockport at the Yankee Clipper Inn, and maybe the Yankee Clipper Inn is why everyone loves Rockport. The grounds are immaculate, the main building is adorable and the little additional house where we stayed has the most beautiful view I've ever seen. Nothing but moon and water at night and water and sun in the morning. Plus a rocky cliff framed by wild flowers and lush green grass. The pool is cute and clean, and the Restaurant serves a fantastic breakfast with French Toast, Pancakes, Waffles, Souffle, Eggs, Bacon, Sausage, Potatoes, Fresh Fruit, Cereal, Fresh Juice, Pastries, Coffee and Tea. It's not the least expensive place to stay I'm guessing, but for the quality of service and all that, it's more than worth it. read more

We stayed at the Inn for my Mom's 90th Birthday week. Mike and his staff all go the extra mile to make you feel at home. All are friendly and professional! I love old buildings/history and Mike took the time to tell me all about the Inn's life and owners through the years. Breakfast is served everyday and the Chef does a fantastic job! Absolutely delicious!! The seaside town of Rockport is within walking distance. My daughter and I took advantage and walked to town everyday. My Mom enjoyed sitting on the porch with a spectacular view of the Atlantic Ocean. Between the New England scenery, the Ocean and the beautiful ole Inn you will not be disappointed. read more

Stayed on a cold late March, 2015 Friday night. We were greeted by the onsite manager, Mike. He was warm and hospitable. Offered suggestions of restaurants in nearby Gloucester and upgraded us to the Ariel 3rd floor room with a King and a twin. Big bathroom with a jacuzzi tub and living room area. There is a very homey non corporate like feel. Definitely not a Hilton or Marriott not a Motel 6 or Days Inn. The room was lovely and clean and ice was already provided in our room. The view of the bay could not be beat. We had a lovely time and woke up to a spring time snow storm. Mike made us eggs and bacon and was extremely friendly and fun to talk to. We drove up to this charming B&B and we're welcomed with friendly smiles and spacious water view rooms. We were a party of 11, celebrating a family members birthday. We went from room to room and we're impressed with how different they were. Each had nice linens and vintage furniture. The breakfast was great, the living room was spacious and comfortable. I am very disappointed in this location. I made the reservation through another website and received about $10 off the price but was expecting either a hotel or motel but was surprised to receive a bed and breakfast. We had steps between the bedroom and the bathroom and due to color, size and angle they are difficult to navigate and a person can fall very easily. Also the stairway into the room has no handrail with wood stairs which can be very dangerous. I can't recommend this location nor do I consider this a three stair location. I recommend checking out other hotels in the area that have better prices and the same furnishings. I can't say anything about the breakfast because we have our locations for eating breakfast up here and didn't want to be disappointed by the breakfast also. read more

Stopped in for our Honeymoon and boy was it AWFUL. Room was straight from 1960s with bad wallpaper, exposed wiring for the A/C and a creaky double bed at the top of the stairs. The community computer and coffee station was right outside our room so we were awoken by people shuffling about and making their morning drink at 5am. Was booked for a 3 night stay and left after the first night. No refund, no offer of fixing our poor experience. From what I've seen on here the owner will most likely make up some lie about how he tried to improve our stay or comp us in some way so I'll get out in front of that right now and say that if you are under the age of 50 or want ANY kind of privacy (or modern amenities) this is not the place for you. Or if you like quiet beds, decent sized rest rooms, views, etc. this is also not for you. Or if you like pleasant staff. Or a good time. AVOID!!! read more

Be careful when booking here. There is a fourteen day cancellation policy. We had plans to stay here for one night in December. We do not live in Rockport so we had to travel about twenty plus miles to get there, Unfortunately there was a severe ice storm and the roads were very icy. Decided it was in our best interest and safety to remain home. Contacted Mike who manages this Inn. He offered us a discount on a future stay but would not refund our money based on their 14 day cancelllation policy. I learned my lesson. I understand policy but the fact that we were told there were no other guest staying that night, leaves a bad taste in my mouth, because our cancellation did not cause them to loose any money. $824.24 to stay for one night in a queen bed. A friend also stayed here the same weekend and was charged $150 more than the agreed-to price. When I arrived, I was first asked to pay, and then told not to make a disturbance while I was staying at the inn. No pleasantries. When asked, the host would not supply a disposable razor, shaving cream, or hair conditioner. Instead, I had to shave using soap and a razor blade borrowed from a friend. My fault for being unprepared, but also my surprise at finding no willingness to help from the staff at a hotel that charged over $800 to stay for one night. I don't understand why the room was overpriced, and the staff (except for the cleaning lady, who was very nice) was unfriendly and unhelpful. For the price the inn charged, I was surprised by the low quality of the small shower and small bed. It is clear that the Yankee Clipper is in the hospitality business only to make money, not to provide good services to guests. Unless you have money to waste, I would not recommend. Please look elsewhere. read more

We have stayed here twice. Our first visit in November we stayed in Ariel. We enjoyed the inn's location (close to my parents), and had taken a liking to Mike, the manager as he had been very helpful to us in locating a restaurant that could provide dinner delivery for my ailing parents. At the end of December, we needed to return to Rockport and called Mike to see if we could get a room at the lat minute. Mike offered us a choice of two rooms. We asked him to recommend one of the two and he recommended Sea Witch. The price he quoted us was about $40 a day more than if we booked online, but we did not want to quibble, and booked our room with him on the phone. When we arrived we were initially disappointed to discover that Sea Witch was nowhere near as well maintained as Ariel. The paint was peeling in the bath and the linens were... well, just not standard hotel linens. Instead of crisp white sheets, they were well worn green cotton sheets with some pilling. My wife found the comforter and blanket so "well worn" that we ended up purchasing a new one. But what really upset us was the construction going on next door. They were drilling into the granite cliffs and blasting no more than a hundred feet from the room and at the same level as the room. Mike had not warned of this in any way when we booked. We felt betrayed. We could not imagine how he could have booked us into that room - at full rates - without even a warning to us that we might be disturbed by the construction that started at 8 in the morning and went on all day every one of the days that we stayed there. We were so upset by this that we did not even want to discuss it with him. We wanted to cool off before even thinking about having a talk. But things got worse. While my wife was having breakfast, Mike came to the table and started a discussion. Now this is a nice enough gesture, and part of why we had taken a liking to him in the first place. However while he was talking to her, he reached up under his shirt and scratched his belly. My wife was quite upset at this. We were very disappointed that what had started out as a good relationship in November turned sour so quickly in December. Some might say that we should have voiced our dissatisfaction to management while we were there. We feel that it is not our responsibility to ensure that we get service and value that delights us. It is the hotel's job to ensure that are delighted with the service and value. If we are dissatisfied and take the time to discuss that with management, we are doing them a favour. The reason why we did not do the Yankee Clipper Inn management the favour of discussing our dissatisfaction is because as I said before, we felt betrayed by having been charged full rates for a room that we considered sub-standard in every way. To summarize: 1) We made a visit in November, enjoyed the location, room (Ariel) and the management. 2) We returned in December to a more expensive room than Ariel, found it in worse repair, and with a tremendous nuisance factor of construction taking place next door. (see photos below taken Jan 30th as construction continues). 3) We felt betrayed by the fact that no warning was given to us when we booked that the construction noise would be a nuisance. 4) We feel that some of the manager's behaviour was unprofessional 5) We do not feel like it is our responsibility to give anyone a second chance. My fiance and I spent this past weekend in Rockport and decided on the Yankee Clipper because of its incredible location. The Inn is on a outlet in the Cape Ann harbor I can't say enough good things about the Yankee Clipper Inn. In my opinion, it all starts with service and the service was incredible. We were greeted at the door and assisted up to our room with luggage. Our room was very clean and included HD flat screen TV to help pass a lazy afternoon of watching golf, drinking wine, and watching the waves crash the shore. The views are breathtaking. We had two porches attached to our room (one was screened/glassed in & heated), which was awesome to be able enjoy the outdoors even in the cooler weather. This makes the Yankee Clipper a year round option on the North Shore. We will back soon Yankee Clipper! read more

We had our wedding at the Yankee Clipper Inn this past summer and we can't say enough good things about the staff. Mike, the Innkeeper was helpful and gracious the whole way through, giving us plenty of options for our budget range. He saw our wedding through all the way to the morning after. After we were done we felt like Mike was practically part of the family! So, rating for the staff: 5 stars or more As for the place itself: The grounds are beautiful and so are the views. The inside lobby is absolutely gorgeous and old fashioned as well with a lot of nice mahogany. The rooms are clean and respectable and we slept very comfortably after our celebration. What sold us on having our wedding there was the banquet room which opens up onto a patio with an amazing view and the ability to walk around the beautiful grounds. The banquet room is a little rough around the edges on the inside, but it's nothing that took away for our wedding experience, especially for the price for a place with such an amazing view. Another person mentioned this in the reviews, but I think that if the Yankee Clipper gets a restaurant eventually it could be quite an amazing experience to stay there because it's such a cool old house. We had a great time at this inn. It was our first time ever doing a bed and breakfast, it lived up to the hype! We were supposed to be in the inn across the street, but the owner upgraded us to the Ariel Suite since no one was staying in that night and we were running a bit late to get there. Wow! We are super happy we were upgraded. The room was perfect, the bed uber comfy, and there was even a jetted tub (how fun!) We arrived late and it was too dark to see, but when we awoke the view was spectacular. The breakfast was also good. Simple, but delicious. We had our choice of eggs and bacon, plus waffle. There was an abundance of coffee and teas, fruit and muffins. The area to have breakfast had a phenomenal view. We were here on a cold winters day, and we managed to get outside for some wonderful meditation and reading. Peter and his family made our stay great! I was looking for a particular experience and the Yankee Clipper Inn provided it perfectly. I wanted two things: solitude and the best possible view of the ocean. I spent the majority of my time on the balcony of my room, listening to the waves hit the shore and watching boats float by. Utterly memorizing view. The staff was gracious but also left me to my own devices. The inn is not a fancy place, but I found it quite comfortable. I would have loved if they had a restaurant on site for lunch and dinner, but they did have refrigerator space available for the groceries I brought. Can't wait to return! read more

I'm not one to write reviews, no matter how Good or bad a place is but, staying at the Yankee Clipper was an experience that my wife and I will remember for years to come. We were greeted by Peter, who made both of us feel at home, actually better, because he does the cooking and what a cook he is... "WOW" !!! ... OK ! , "it's was only breakfast" but man was it GOOD ! Peter directed us to areas of Rockport that we didn't know about and we've been going to Rockport for over 40 years... mostly Scuba Diving and Dining, he had plenty of stories and was always wearing that Big Smile... My wife and I enjoyed our room very much, we had a Beautiful view thru the large picture window looking over the Ocean from the 3rd floor, and a very nice deck to sit on in the evening while we sipped our wine and held hands. The King size bed was like sleeping on a cloud and there were plenty of pillows... "I'm a pillow guy"! :) Watching the Lobster Boats and crew pulling their Pots and seeing the sailboats tacking the wind from our chaise lounges, perched on the overlook next to the Bridal Gazebo, was an experience we'll never forget. We stayed at the Yankee Clipper Inn for 3 nights in mid-October 2012. It's an interesting place -- rooms that could use some TLC to bring them up to the standards that I think would go better with the price ($$$), but very charming and worth staying there. We stayed in the Volunteer room -- facing the water, looking out over Rockport Harbor with a large deck shared by only one other room. Chairs and table to use right outside our room's sliding glass door. Very nice! Comfortable attractive furnishings, tv (we didn't use it at all), adequate bathroom with pretty good shower and tub. There were a few bugs, however: a rusting toilet paper holder; an alarm clock that wouldn't set the time or the alarm, and a lightbulb out in the bathroom over the sink. Details, details, but that's what makes the difference between an okay place and a very good place to me. Good quality , but very small bathtowels (like spa sized or something??) And a new pedestal sink that must have been installed wrong -- it was slightly tilted off the floor ?? Must have required major plumbing to change that, and they didn't do it. I'd recommend adding blackout drapes to the rooms which face the ocean -- the sun comes up there and is really bright really early! It'll wake you up whether you want it to or not. My sister and brotherinlaw stayed in another room with similar findings: comfortable, attractive room with a few weird inadequacies: their separate enclosed "porch" room (which opened out into their deck) had a pull out couch which their adult daughter slept on -- and it was literally falling apart. Ripped and shredded upholstery on the cushions! Not all that comfortable. Definitely something you don't want to see when you're paying over $200 a night for a room. So, if they'd put a bit of money into details, it'd REALLY be a great place to stay. Mike, the innkeeper, was great, friendly, helpful, and altogether the perfect innkeeper. Suggested restaurants, called and found out what was open (apparently the town shuts down after Columbus Day, which was early this year), and gave us ideas for what to do in the area. Loved that. Continental breakfast was adequate -- fruit, yoghurt, wonderful homemade waffles -- made by Mike -- bread and muffins (completely ordinary grocery store muffins) ) on a great sunporch overlooking the grounds and ocean. Very nice! In summary -- a good place to stay, but not quite worth what it costs to stay there. If Mike could improve it a bit, I'd give it a "5". read more

I have chosen to post on Yelp as well as Trip Advisor, as I was disturbed by the negative reviews this beautiful oasis received on Yelp. We arrived Sunday and were greeted by Peter, who is a delight! We immediately felt at home, and as soon as I saw our room, I was in love. My fiancé and I seek out places to stay that are beautiful and on the water. And we certainly found it in the Yankee Clipper. The authentic and beautiful furnishings were just perfect, and most apropos of an historic Inn. The bed was super comfy and as I have spinal issues this was critical. Everything was clean and we could not have been more pleased. We watched the sunrise over the water from our room, and also saw beautiful sunset colors. We enjoyed our delicious breakfast courtesy of chef Peter, and as a rebuttal to the person who slammed the muffins, we thought they were yummy! And the sweeping ocean views which served as our breakfast backdrop were so nice. We also met Mike while at breakfast, and he was also a really nice guy and very personable. We cannot wait to return! In closing, what I will say to the people who wrote the nasty and very untrue reviews is.... "Haters gonna hate" and the best way to deal with them is to pity them for what a sad life they clearly lead. We found nothing they said to be true. I cannot wait to return! read more

This place was most definitely not worth the money we spent, over $900 for 3 nights. Yes, it's a 1920s mansion but everything in there very dated. It didn't have a nice clean 1920s look. It was more of a dingy, hasn't been cleaned the greatest, very worn look. We had one small blanket on our bed and one pillow each, no comforter. Half of the outlets in our room did no work. The bed was extremely uncomfortable and noisy. You can hear every move your neighbors make. There's also no fridge or mice or anything in the room so forget brining any leftovers back with you or snacks/drinks...unless you want to use the fridge on the floor below you which also looks like it's from the 20s. Don't forget anyone can get to your food if you use it, talk about a risky COVID spreading situation. There were a ton of wasps in the hallway and the ceiling above the shower had black marks all over it, not sure what from but not nice to look at when you're washing your hair. We debated cancelling our reservation after the first night but didn't want to lose that much money. Anyways, spend your money elsewhere because the view is just about the only good part of this place. read more

We had the pleasure of staying here last Friday, it was the perfect antidote to a stressful work week. Our room on the 3rd floor came with a private deck. The combo of a clear night sky, warm air and crashing waves made for a beautiful stay. Mike was very helpful and accommodating, he gave us a referral to a fantastic place for dinner in nearby Gloucester - The Gloucester House - and left the keys waiting for us at the front desk because we were arriving late. If you are looking for a charming, true "Bed and Breakfast" the Yankee Clipper Inn is for you. Our room was comfortable, clean and quaintly decorated, with adorable yellow walls and a Ralph Lauren bed spread. The bathroom was on the small side, but clean and stocked with high quality shower gel, soaps and shampoo. The view at this Inn is one of the most impressive we've ever seen. There are numerous chairs set up throughout the well maintained property and a private gazebo where you can enjoy the sunrise or takeout and wine. The pool is very nice, private and stocked with clean towels. The entire time we were there during our stay, we only had one other couple using the area, so it was as though you had your own private pool. Michael, Peter and their staff are so kind, professional and knowledgable about the area. The breakfast is made to order and absolutely delicious. I recommend the omelets, Belgium waffles or banana pancakes. We are young professionals from New York who truly enjoyed our experience at the Yankee Clipper Inn. After a few minutes you feel like home, whether it's having a bottle of wine down at the bar (it's BYOB on the whole property which we loved) or enjoying the pool and surrounding property. I also have to note that it was my birthday and Michael and his staff put together a tray for a special breakfast in our room. I'm not sure what the drama is about in some of these posts, but coming from two people who have traveled a lot for both work and liesure, this is a fabulous Inn for people who want to truly enjoy the Rockport experience. If you enjoy chain hotels and are looking for a more "corporate" experience you might want to consider another vacation destination. We'll be returning as soon as possible! If you are looking for a bed and breakfast in Rockport, MA this is the place to stay. We thoroughly enjoyed our two nights there. We booked two rooms in the main house and both had wonderful views. Privacy was important to us and this fit the bill. Kudos to Mike, the general manager, he does a great job. Breakfast is perfect, cooked to order, and you are able to sit at your own table with a fantastic view. Everyone was elated with the choice especially after the disaster in a Salem B&B. This is not the place for you if you are looking for an updated hotel. The rooms are old and worn, everything smells musty and old and you can hear everything below you and next to you. Bathroom was the worst - so small you can't move in the shower. Sink was old and faucet was rusty. Bed was very comfortable and pillows were ok. AC/heat unit is mounted on the wall and pointing at the bed so it blows on you all night. We ended up just turning it off. With that said- the location is beautiful. Mike and Peter are amazing hosts and the breakfast service was simply outstanding. Rockport is sleepy off season which was expected but we loved being able to wander around downtown without all the crowds. Only 2 restaurants open for dinner and neither looked that great so we went into Gloucester for dinner. Overall the INN could be great if they invested some money into updates. read more

I have had to wonderful opportunity to stay in numerous bed and breakfasts locally and in Europe...from wonderful to mediocre at best...I try to check two things...reviews on location and reviews on cleanliness...two things that in my opinion are a must...so when coming upon the groupon for Yankee Clipper I called to see what type of availability they had...I was warmly greeted by Mike who explained he was the new manager of this bed and breakfast and was working furiously to turn it around...This was my first groupon experience for a bed and breakfast but the reviews for yelp and google seems ok...so I bought the groupon and booked the room at the same time... ...I have used groupons numerous times and the quality of the product/meal/service has not in any way been diminished due to the use of a "coupon". And have stayed "off season" at other places and also have not found that to be a reason for a reduced quality of service. Let me start the review of the actual B and B by saying the views from Yankee Clipper are nothing short of spectacular...the grounds are impeccable...The Ariel which was the room we were shown to by Chris, the assistant manager, had a view that was just amazing looking out into the Atlantic...A+ for room cleanliness...the over all look of the Yankee Clipper was clean and orderly. Chris made wonderful dining recommendations being from the area for lunch and dinner.This is where the positive comments stop...we were shown a "coffee and Internet" area on the landing of the second floor...the creamer cups were dairy and warm and were left out our entire stay in a bowl that did not contain ice...that evening we retired to our room and left the blinds and windows open for the beautiful breeze...laying in bed we saw someone walk by our room on the balcony...which being on the third floor was unexpected to say the least... In all the bed and breakfasts I have stayed at I have never had to ask for juice...milk...condiments et...all of that was out for self service...My husband went to toast a bagel in a toaster that had not seen a good cleaning in quite sometime...and as he opened it...the entire center was dark green with mold...My husband brought this to the manager, Mike's immediate attention...who seemed quite un phased by it...simply took it in the back with a "I don't know how that happened attitude"...bed and breakfasts are two things...BEDS AND BREAKFAST...so onto a "leggo my eggo" waffle we went...we were served one at a time..I had a bowl of cereal and had to ask for milk and on the second day the entire gallon was brought to the table...the cereal boxes were not all new and one looked quite old...two were off brands....waiting for refills on drinks and we were the only couple down for breakfast at this point...a much better way of doing this very limited breakfast would have been...juice in pitchers...milk in pitchers...small single serving boxes of cereal instead of opened ripped ones and waffles in a chafing dish for self serve and since that was the only breakfast options...some type of toppings other than butter and syrup...there was an assortment of tea bags but no water and no decaf coffee...individual cream cheese sitting in a bowl again no ice..generally bed and breakfasts serve breakfasts that rival food from Gourmet magazine...the breakfast for the second day was the same except there was tea water..if all of the guests had come down for breakfast at the same time it was have been chaotic to say the very least....breakfast was a solid F-...generally bed and breakfast consumers willingly pay a higher price for a room expecting a fabulous breakfast and top notched service...bed and breakfast travelers are not looking for the nameless type of service they would receive in a large or even small hotel...they are looking for a great room and more times than not a 5 star restaurant experience...which at the Yankee Clipper you will receive a fabulous room and a breakfast on par with a school cafeteria. Management needs to concentrate on making these corrections or business will suffer as we saw there are a large number of Bed and Breakfasts in the Rockport area. Mike had stated his expertise was in large hotel management...the first lesson learned here would be that if patrons of bed and breakfasts wanted the large hotel experience that's what we would have paid for. read more

We had our daughter's wedding this summer at the Yankee Clipper Inn, Beautiful view and great pictures were taken. It was a very hot weekend, in the high 90's. When we arrived there the Inn did not have the A/C on, and the A/C was not turned on until we complained about it. The afternoon of the wedding it was still warm in the Inn, and the bride's grandparents had to go to there A/C bedroom because they were not feeling good due to the heat. One other family member never even made it to the meal because it was so hot inside. The staff was very kind except for the rude manager. We heard Mike, the manager, yelling at his staff about helping us with our suitcases. We even saw some of his staff crying because he was so mean to them. He also made so rude remarks to our family members who had rented out the entire inn for the weekend. I don't think Mike even knows what hospitality is. He has no business running an Inn! If they get a new manager I would recommend the Yankee Clipper Inn, but as long as Mike is the manager I would go somewhere else. The pool was in need of repair. One of the room A/C units leaks. read more

This is my second time here. I will be back of course. The reviews below me, BROOKLYN...I am from Brooklyn, too... YOU STAYED WHERE I STAYED? I love it at Yankee Clipper Inn. Never had a bad experience here. The staff is amazingly friendly and helpful. I LOVE the rooms here. The grounds are beautiful. I cant see staying anywhere else while in Rockport. Mike, the innkeeper/manager, is a great guy. I am always safe and happy while here. It is a very charming inn, and each room is lovely. read more

Stayed here on the spur of the moment. Such a beautiful place! We were in the building across the street. Mike, the innkeeper, was warm and hospitable, always checking on things and offering suggestions. Breakfast was fantastic -- hello, banana pancakes! I will definitely be back. read more

My wife and I stayed for 3 nights. Mike, the manager is a great host and seems to truly want you to enjoy your stay. The included full breakfast each day was wonderful. The inn is a charming old New England building. Granted our stay was just shortly after Labor Day, but my only negative would be, the price (in excess of $200 per night), the overall condition of the building and grounds were clearly not well maintained. The room had beautiful views, but the bed was obviously very dated, poor quality and not at all comfortable. The grounds had not been up kept since a wedding at some date previously; old, dead flowers and wedding decorations still laying about, and vegetation was unkept and rather over grown. So, for price I can only rate the Yankee Clipper as OK. read more
