    Peter Yim redesigned bathroom to be low maintenance. He use quartz slab walls, lowered ceiling for recessed lighting and exhaust fan.

    I manage 3 buildings for my family besides my own property. I'm always looking for new contractors to expand my list as many of my contractors have retired. It's been very hard to get contractors to do work during 2018-2019 because they are all so busy. A friend recommended Yim's Construction, early this year, to help me remodel a rental unit. Just as my friend shared with me, Peter and Eric are very casual, no contracts, their word is their bond. If you are uncomfortable with that, do insist on a contract before the work starts. Since they came as a recommendation, I was already aware of their work and ethics. I had them remodel a very small dyfunctional kitchen as well as a very small bathroom. They repainted the entire unit as well as refinish all the hardwood floors throughout. I listed the unit for rent on the last Thursday in March 2020. During the shelter in place, I just left the front door unlock during appointments for people to do a self tour. There was 5 groups who self tour the unit over the weekend and 5 more scheduled for the following week. The unIt rented out by Monday so the last 5 appointments were cancelled. I have never rented a place out in 2 days of self tour where the potential tenants had to talk to me on the phone after their self tour. The Yim's did a great job with a very small 2BR flat and gave it the wow factor it needed to rent quickly. I would definitely use them again for future rental remodels. Their finish work is so good, as if they were remodeling my personal residence. I don't expect this kind of quality for a rental but that's what I got and quite please with the results and at a very fair price. I use mosiac backsplash, full slabs for shower walls and full slabs for kitchen counter, so I did not experience any of the problems stated in other 2 reviews I saw on Yelp with tiles.

I just had an idea and wanted them to run with it. Shay is the Project Manager and he did just that. He really stepped up and helped me with all aspects of the project. He did so well and it looked so good, that we decided to add more sections of the stone wall in front of the house. He also anticipated any hiccups that may occur and handled it himself. I am very satisfied with how everything turned out and would highly recommend them to anyone. They are very thorough and ensure that you are happy with the completed work. Overall, the project went well, and we're happy with the final results. Bryan, our foreman, was a strong asset to the project. Even though he was managing multiple jobs at the same time, his responsiveness and willingness to go out of his way to address our concerns made a big difference. Because we were home throughout the process, we were able to catch issues early and communicate them directly to Bryan, who consistently followed through to resolve them. What Went Well: * The tile and flooring subcontractors were excellent - their craftsmanship and attention to detail truly stood out. * Bryan, our foreman, was responsive to texts and phone calls, listened to our concerns, and made sure they were addressed. He even designed a bi-fold closet door for us, and helped pick up all the material to build it. * Bryan also took the initiative to handle several unfinished items himself, which we really appreciated. * The post-build cleaners were top-notch and left the space in pristine condition. * Throughout the project, everyone we interacted with was professional, courteous, and conscientious. There were no conflicts or issues, which made the experience comfortable for us. Areas for Improvement: * The timeline was a pain point. While we were originally told the project would take 6-8 weeks, it ended up stretching to 12 weeks. * The design process fell short of expectations. Because Prime's in-house designers weren't available, our design work was outsourced. We only received a full design package for the master bathroom. As a result, we ended up creating our own renderings for the other rooms to help communicate our vision to the team. That said, we were very happy with the design and material selections for the master bathroom they did complete. We just wish the same level of attention and design support had been provided for the rest of the project. * At times, resource availability was limited, likely due to workers being assigned to multiple jobs. This led to workflow inefficiencies and delays. Toward the end of our renovation, our foreman Bryan had to personally step in to complete several tasks, such as installing faucets, shelving, and baseboards. He managed to get it done in between site visits and meetings, which we appreciated, but it also highlighted a lack of available crew to close out the project. Despite these few challenges, the quality of the work met our expectations. We appreciated the team's effort and the final outcome.

There have been multiple unresolved issues with the quality of work and follow-through. One example is an LED light that continues to flicker. It has been more than six months, with many calls and text messages, but the issue still has not been fixed. Another example is damage to our garage cabinet, where a hole was created during the work. We are still waiting for this to be repaired as well. Overall, the lack of timely resolution and poor communication after the project has been extremely frustrating.

From demolition to final inspection it took just over two weeks, which exceeded my expectations. The subcontractors they used were professional, clean, and speedy. They left the place looking good. I wouldn't hesitate to use Masterful Construction again, but I probably would work harder to make sure I have chemistry with the designer, who I never gelled with. My understanding is she isn't working with them any longer anyway. That said, the bathroom looks great in the end. Masterful Construction aren't the budget option to remodel, but the process was painless and quick, and at the end of the day, that's exactly what I need.

Masterful jumped in and started construction even before all the design details were finalized because we couldn't afford to waste any time. Atar , the designer, stayed in daily communication with us to finalize the design while the crew, managed by Nur, began work on the rough electrical and plumbing. We genuinely felt like the whole company was focused on us, even though we know they were helping other clients at the same time. We only wish we had met Masterful sooner.
