Rod and the Pinnacle team completed a large (for us) project that included extending the foundation…read moreof our house to add new living space, adding a roof deck space, building out a custom home gym in the new space, and refreshing the front and back facade of the entire house. Notably, the extension was built slightly below ground to provide for height clearance according to code, driving additional complexity in both the construction and navigating the inspections process. Rod knew all the SF city code questions that we would face from this complexity and we sailed through nearly every inspection along the way. We couldn't be happier with the final product, both visually and structurally. As the construction was happening, we could see the attention to detail and the rock-solid approach to connecting the new and old framing and the new framing to the concrete foundation. Rod was easy to work with and accommodated our scheduling limitations and priorities throughout the project. He was on-site frequently and showed passion for making sure we were happy and that everything was done right. He also showed great creativity in working around constraints and settling some of the decisions that weren't fully accounted for in our original architectural design. The crew was multi-talented and versatile, from prepping the foundation, to building the framing, painting the exterior and installing our gym fixtures. They also partnered well with our other service providers, taking direction from an exterior designer that created our color scheme and selected other finishes, and accommodating a window craftsman we had hired to match an original home feature. Pinnacle responded well to the inevitable surprises typical of large projects. Early on, we had to change direction on a key assumption: that our existing push-out would remain as-is with no structural changes and no updates to the interior. Instead, it quickly became obvious that the structure would need to be jacked up and leveled to allow the rest of the project to proceed. The jacking process had follow-on effects on our existing drywall and door frames, requiring interior remediation and refinishing. Pinnacle very fairly shared the costs of this unexpected change, given that it reflected both a scoping assumption gone wrong and the structural reality of our old house. So, while we did pay a little extra for the change, it could easily have been much worse with a more cutthroat general contractor. It was the right decision and made for a much more stable and visually appealing finished project. We would whole-heartedly recommend Pinnacle for your residential construction in San Francisco.

Our renovation was a complex one, requiring work to significant sloping in the kitchen, as well as a complete redo of the bathrooms' layout to maximize storage and usability. Mairtin provided us and our architect invaluable input in choosing the bathroom layout that would work best for our limited space, and he was responsive throughout the entire multi-month process. Mairtin's bid also proved to be very accurate -- we had a minimal number of change orders and stayed within 10% of the original quote. During construction, Mairtin was easy to work with and whenever we had new ideas, he was open to discussing them and incorporating them into the project. In one instance, when the entrance into the kitchen was finished to spec (framed and drywall), it felt too wide and too low. I was reluctant to raise this with Mairtin because it would have meant reframing the entrance and remudding the drywall. Nevertheless, when I couldn't stand it and I asked him about redoing the entrance, he didn't hesitate to say yes. He just wanted me to be happy. Indeed, his mantra is, "Don't worry, we'll make it work." Our remodel project included adding a new powder room to the kitchen and building new stairs and landings from the dining room to the garden. There were a lot of moving parts, from concrete work and steel railings to rebuilding crown molding and matching wood stain. Mairtin supervised plumbers, electricians, carpenters, painters, and welders. Through it all, we had NO change orders, and the project came in on budget. Alexander Zaytsev is a thief!!!!! He stole $7000 from me…read more He took $ for materials, promissed work to be done in a month or 2, then disappeared for a year=no work done. When I finally got hold of him, he admitted that he spent my $ 1000 for materials, and next day told me he will not return it. I hired him before. He did a good job, showed me his good side (a mask, beneath which is a very, very, very bad person who bites the hand that feeds him). Then, after he developed my trust, he asked for $6000 for 1 year to pay off high interest credit card debt. I gave it to him but a year later when I asked for $ back he started giving me excuses, made me wait till he sells his car, then, asked for 2-3 more month, then 2-3 more. I still thought he could be trusted and treated him as a friend. I gave him construction work to work for this $ and I gave him $1000 more for materials. He promised work to be done in a month or 2. But, 1 year later - no work, no $ and he did not answer the phone and did not return phone calls for over 6 months. I finally reached him through contacting his wife, asked her to help me get hold of him and explained situation to her. Alexander then called me, told me, that he wanted to return but will not return me my $ because I am contacting his wife, I am a threat to his family. He said: "I'm not going to return anything to you out of principle!." This is his formula/his way to justify his low/thief/ratlike behavior. I want to warn all good people not to fall into his trap like I did. Summary: He did work for me cheap 1 st. 2 nd I gave him more work but it was very expensive but good. After he developed my trust he stole my $ by using deceit and manipulation and showed his real -antisocial personality disorder face. Not only did he steal $7000, He also refused to return keys from my 2 houses and garage remote control (I gave him keys a year ago when I gave him jobs and $1000 for materials).

For context on the scope of work, we moved our kitchen, removed a bathroom, added a bathroom, replaced doors, added skylights, and redid almost all of the electrical and plumbing in a house that was originally built in 1908 and hadn't been updated since the 70s. They went down to the studs on half the house and we have basically a new house coming out of it. We worked with Mark and Ciaran and the project took 6 months. We'd highly recommend working with Mizen and we'd use them again in a heartbeat. We feel like they delivered an excellent product, were highly communicative, stayed on budget, and we'll definitely be using them again for any future work. So the short of it is that Mizen was fantastic but below are a few more thoughts on specific areas.  Work quality - Mark and Ciaran are craftsmen and they have a strong attention to detail. We felt like they were thoughtful throughout the entire process. It was clear they were very focused on delivering an excellent project rather than optimizing for what was easier or faster for them. They sweat the details. There were also areas that we didn't know to ask for but they pushed on. As an example, they laid the tile in our kitchen such that the midline of the tile hit the center of our oven perfectly. That wasn't something we asked for, it wasn't in the architects plans, and I'm sure it required extra work, but they did it and it's one of the subtle details I most appreciate about the kitchen.  Budget  - My wife and I were quite focused on costs for our project. We found Mizen very reasonably priced and responsive to our budget. They were only slightly higher than some of the other options we considered but we felt like their work quality would be better. We also thought their cost estimate was more thoughtful and therefore less likely to be wildly over budget relative to the alternatives. We did end up going slightly over our original budget but for two reasons that were outside of Mizen's control. The first was around some unforeseen structural issues that they discovered upon opening the walls. We have an old house and anticipated some changes like this. It came out to ~2% of our overall budget and we ended up very glad that they addressed these underlying issues. The second area where we went over our original budget was for things we decided to add mid-construction. We ended up replacing some doors and making a few minor cosmetic changes while we were doing the other work. Again, we're very glad we did it and don't regret the increase. For all the change orders we added, we never felt like Mizen was pressuring us or doing it just to drive up the bill. We felt like they had our budget and overall best interest in mind throughout.  Timing - The project ended up going over our original target by 3 weeks. On a 6 month project that happened in the middle of the tariff blow up, we felt like it was a pretty great outcome. We feel like they made a big push at the end to get us back in the house ahead of a hard deadline we had.  Other - We felt like the Mizen team was also great about dealing with our neighbors. There were a few areas where they want above and beyond what the structural engineer recommended and didn't charge us for it. I've already recommended Mizen to multiple friends. They're fantastic and we'd love to work with them again.
