    Elevator

Everyone on the maintenance team except Khalil is amazing. Khalil has a horrible attitude and is super aggressive. Every time I have a conversation with him he is absolutely miserable and extremely aggressive to the point where I feel unsafe. James and Boggs have done great things Khalil is bringing the team down.

I've at Zen City Center since March '23. On the outside, the building is beautiful and the leasing staff is friendly. On the inside? It's a different story. Let's start with the big ones: large phallic objects frequently are spray painted on the walls of the elevator, on the wood paneling, and/or keyed into the metal walls of the elevator. Flooding: apparently the building is so poorly constructed that in heavy rain, the top floor leaks and it leaks through to the bottom floor. If someone's apartment above you has a leak, it will flood your apartment. Dog poop is frequently found in the elevators or the hallways. Unless you pick it up yourself, it can be left there for days at a time. Security issues are never ending. People can easily access the pool area and make their way into the lobby and thus gain access to the entire building. We experienced this first hand, as during one severe weather event the power went out and thus all the key fob systems were off (as they apparently did not have a working generator) and we were unable to gain access to the building for nearly two hours. We eventually tried the sliding glass door to the lobby from the pool deck and it was unlocked. The "security guard" just looked at us and went back to his phone. When we moved in, our apartment was damaged from the previous resident. There were chips in the kitchen island, scuff marks on the wall, etc. In June '23 our dishwasher started leaking. It took until end of September '23 for this maintenance issue to to be completely remedied. The leasing staff is friendly until there is an issue. We found a different unit that we were interested in transferring to. We were told it was available and to send the leasing office a confirmation email confirming the transfer and to pay a $500 transfer fee. We did both immediately, only to get notice the next morning that they leased the unit to someone else (after putting our unit on the market already). When we said "no problem, we'll stay put. Credit the $500 to next months rent" I was called to the leasing office and read the riot act about how the building never sees the $500, it goes to pay their accountant(???) and that there is nothing they can do. In September '23 we finally decided to vacate the building as rent is too high to justify these issues. We informed the management stating that we would vacate the building on the last day of September. Our lawyer sent a letter to the building to negotiate an early termination of the lease and cited all the above reasons for termination and requested a response in writing. We moved out and sent a confirmation email on 9/30/23 stating that the unit was now vacant as was written in the letter by our lawyer. On 10/2/23 we received an email from the building manager stating that they would not be releasing us from our lease and that we would continue to hold our lease until 3/2024 and that we should reach out if we have any issues with our unit. We have no expectation of our security deposit ever being returned but will update if that situation changes. All in all: rent at Zen City Center at your own risk. Everyone has their own experience with the building but we have heard more complaints that are in line with ours than positive feedback.

Nothing in the apartment works from the washer/dryer to the dishwasher. Maintenance comes, but doesn't fix anything. There is garbage piling up in the basement. The outer door gets broken in and they barely fix it. It gaps open. The kitchen shelfs sag. The intercom has never worked. There are scratches in the wood floors. In the bathroom they used 4 different color grouting and it looks absolutely terrible. You can hear your neighbors quite clearly. It is awfully expensive for what you get and they charge you a small fortune when you are moving out. No matter how much you try to communicate with them. And they can be very rude. My apartment was encased in spider webs and crawling with spiders when I moved in. They cleared the webs after a couple months of me complaining. I couldn't open a window. But they didn't stay cleared. The place is once again getting fully encased. Oh and don't get me started on the basement and storage area. Really, there are so many other choices for renting. I have so many regrets for choosing this apartment. It has been a long year. This has been the worst place I have ever lived and that is saying something.

I have submitted tickets for adding a larger or 2nd dumpster, due to the inadequate overflowing on a regular basis. I have also asked several times for major pot holes in the parking area to be filled or repaved, have asked for something to be done about the birds in the tree that shit all over my truck, ( there are not enough parking, to just park elsewhere. I currently have a ticket in for 3 days for my bathtub that does not drain & never has drained very well. The light was flashing in the hallway, they closed the ticket, because they just unscrewed the bulb rather than replacing it. Meanwhile the rent just went up substantially! my neighbors who have lived there for years, say that the maintenance is the worst it has ever been. I still live there because it is 4 minutes from my current work location, I would certainly recommend looking elsewhere.

We were short on time and she could easily have gotten done with it. It was a simple showing and we would have agreed on it because we need an apartment on Monday. Thank god we are going for some place else now because of her. Update: We have viewed a lot of apartments without an ID or with just one of us having it. Its just that people can be a bit flexible when they see a prospective buyer. Ms. Tiana most respectfully, we did not need a drink. We needed an apartment. And the representative was just in a hurry to leave at 5:15 pm. Just a lesson for you guys for the future. Treat the customer nicely which doesn't only include offering beverages or candy. Try to be understanding and give them what they want. They will pay to live there not getting it for free.

When you enter, you feel like you are entering a high end hotel. The furnishings are modern, sleek and tasteful. There is even a Bosendorfer grand piano in the main lobby seating area, where there are musical events 3 times per week. There is multipurpose room for bi-weekly movies and fitness classes; a hair salon, card room, library w fireplace and gym. There are several floor plans to choose from. Mom has a 700 sq ft one bedroom w full bath, washer /dryer, full kitchen,& living room w separate storage unit. It is perfect for her. She has 4 closets! There are modern finishes throughout. It is so beautiful! Wonderful hot Breakfasts and Dinner are provided in the lovely dining room each day and there is a Bistro to order lunch if she so chooses. The Dining options are nothing less than spectacular! Stefani, Dining Room manager, together with the Chef, present a wonderful menu each evening. Residents are seated, menus presented, orders taken and served as one would be served in a fancy restaurant. It is true pampering that includes many choices of appetizer, entree, sides and dessert!.They impressively strive to meet the dietary needs of each guest. The servers in the dining room are so gentle and kind to the residents, catering to their needs as well. In the afternoons, there is often tea and cookies in the lovely conservatory. Once a month, Chef gives a demonstration , complete with samples! I have visited Mom many times in one year and am continually impressed by the how immaculate it is kept. Alicia, who heads Housekeeping, is amazing. In the maintenance office, Chris and Dave are at the ready to help hang a picture, or move a piece of furniture, if needed. In the Leasing Office, there is Margo , whose kindness does not end after the lease is signed. She is on the property and continues to take interest in the residents and daily happenings in their lives. There was a not a question that she could not answer on our tour and subsequent move-in with Mom. She is always there if we have a question. As you drive up to the elegant portico, you will be greeted by the friendly and always smiling, Jimmy, Jackson, or Justin, the valets. These gentlemen know how to treat people! They are so kind and will do whatever they can to make the resident's lives easier. Driving the AllSeason limo or passenger van are Arthur and Bobbie. Once again, they are smiling , kind, warm and efficient. Some of the residents say they feel like they "live on a cruise ship" with all the amenities & activities. Concierges Dawn, Christina & Janice are the next people you encounter in the lobby. They handle a myriad of tasks effortlessly to help the residents in so many ways, taking messages, receiving guests, packages and calls. In short, my siblings and I are throroughly pleased w our Mom's choice of moving to AllSeasons Birmingham. We feel our Mom is safe, in a lovely environment and has the option of activities ( more than I can name here!) and delicious and nutritious meals. We feel the AllSeasons staff do truly care about our Mom & her happiness in her living space. They say," You may live in your apartment, but this entire building is your Home!" We are proud to say our Mother lives there. It only took a tour to know this was the place for her.
