I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Emily is responsive and I appreciate her emphasizing her availability to go over the report or our questions anytime. Worst and least useful home inspection report that we've ever received. The first report consisted…read moreof a PDF attachment and a link a completely different PDF file. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.

Spartan was a referral from another realtor I had worked with previously. The realtor said they would do me right and boy was she right! Lee made me feel at ease and fit me in with only a days notice, not to mention he had great rates. Although he accepted me last minute he stopped on the side of the road to talk with me so he could get my contact over to me and the information over to my builder. He texted me and emailed me during the day as to anything else he needed and to get directions to the home. VERY PROFESSIONAL ! I felt so at ease with him. He arrived early to the inspection so I got to discuss other issues with him that he needed to be aware of. Lee found items during the inspection that even the builder was shocked he found. He saw a wasp nest in the high high lurches of the home we had no idea how he saw it. but that could have been a disaster after a few months had he not caught it. He was able to get in an odd attic space and suggested items to make it safer for me to get up there. He pointed out potential HVAC and electrical issues and even told me what it should look like when it was corrected. He overheard a conversation about my pest control and when he and I were alone made sure that he explained the nuances about termites and what I should do in the futire to protect my home. It's rare to see a contractor with only positive ratings these days, so choosing Tom and Jerry's…read morewas a no-brainer for that alone. I needed to replace the roof on a new home for my son. I obtained a few estimates from different contractors, and they were not the cheapest, but they were reasonably priced with far better reviews than the cheaper option, which is another reason I chose them. Thomas is highly responsive to communication, which again is quite unusual with most contractors in my experience, so that was a nice plus too. They provided evidence of insurance upon request. We paid a 50% deposit to get on the schedule and I was able to pay that by credit card without an extra fee, which was appreciated since it allowed me to get reward points on the purchase. A crew of three guys came out to the house early in the morning and completed the job just before dark. They did a phenomenal job. Each step was documented with pictures to show where rotten decking needed to be replaced, and an explanation of everything. Despite already being reasonably priced, Thomas gave us a nice discount for the extra decking on the final invoice, which was a happy surprised and very much appreciated. They also cleaned up very well after themselves. If you need a new roof or any kind of roof work, Tom and Jerry Roofing is the best there is without a doubt!
