Management wanted to increase my rent by 77% compared to the effective rent I paid in my previous lease. That's almost double. After I told them no way - they charged me with a $600 fee because I didn't give them a 60 day official vacating notice. ( I gave them the official notice 52 days before instead of 60). One of their leasing agents said anything more than 30 is fine - but they reneged that afterward. That's just dishonest and frustrating. However they don't care. (recurring issues - others complained about similar practices in the past reviews) The building has a huge roach problem - see attached picture - there were many others roaming my apt. These are about 1-2 inch big roaches - I hear them crawling when I am asleep and I see them coming out of the bathtub drain when I am about to take a shower. It's disgusting. They had this roach problem for years as other reviewers here stated. They simply can't or won't fix it. The apt has window ACs but they are weak and can't get the apt cool during the humid summers and it's very uncomfortable. The laundry room machines have never worked properly bc the payment doesn't go through. People have been complaining about them for ever but nothing has ever been done. (recurring issues for years - check past reviews) Elevators break often - and they take a long time to be fixed. It takes forever to get to your apartment. (recurring issues for years - check past reviews) To sum up, the building has major issues that they are unable or unwilling to fix. I felt like they simply don't care about me as a tenant or a human - all they care about is money. It's a through lane. Something to keep in mind. It's on the same block as the subway and the crosstown buses. There are fancy restaurants and also delightful and affordable food options around here. There are good grocery stores a little more of a walk away. It's close to parks, green spaces, coffee shops, a library, a book store, and pretty much anything for wholesome living. I see bugs once in a while but if I check them immediately, I don't see them again for a while. I think the staff makes or breaks the whole experience. Jeff, Juan, Francisco, Reuben are always around. And a few other great maintenance folks I remember by face but need to jog my memory for their names. I have never lost a package. They fix problems promptly. They caution us about the weather. They notify if there is disruption of service. They communicate polity and well. They ensure it's a comfortable living experience. The commute to around the area is great. It's 20 minutes walking distance to the MET as well. The sound doesn't carry through the walls much. I recommend it for long term living.

I have lived in this building for approximately ten years and have seen management transition from…read morethe prior generation of the landlord's family to its current leadership. In my experience, the quality of the resident experience and management responsiveness has declined substantially over that period. The building is marketed as a "luxury rental," but I do not believe the day-to-day experience lives up to that description. The lobby may create a strong first impression, but many of the building's underlying systems and resident services feel dated, unreliable, or poorly managed. The elevators are original to the building's late-1960s construction and are frequently out of service, sometimes for days at a time. I understand that management has begun an elevator-modernization project, but residents have been told it may take roughly three more years to complete. When an elevator is out, waits can become long at virtually any time of day. If reliable elevator service is important to you, particularly if you have a busy schedule, mobility concerns, children, or regularly receive deliveries, this is a serious issue to consider before renting here. The in-unit HVAC convectors are, in my view, undersized and often inadequate for properly cooling apartments during the summer. If you prefer to sleep in a room below 70 degrees, you may find the cooling capacity insufficient. The building also uses an older two-pipe HVAC system, which means it cannot provide heat and air conditioning simultaneously. During warm periods in the spring or fall, residents may have no access to air conditioning because the building has not yet switched over from heat. Management's suggested solution has been for tenants to purchase portable air-conditioning units themselves. This past Spring, after several unusually warm days, more than 40 tenants reportedly purchased portable air conditioning units. For a building promoted as luxury housing, asking residents to supplement the building's cooling system at their own expense is disappointing. Management recently renovated the basement and added an amenity center. Before the renovation, the building had only a small, windowless gym that residents could use without charge. The new space includes a somewhat larger but still windowless gym, as well as a playroom, chef's kitchen, and work areas - all located in the basement. Access to the gym and amenities now costs $100 per month. I do not believe the space or offerings justify that fee, particularly when many comparable luxury rentals include a fitness center as part of the rent. At minimum, access to the gym should be free of charge. If complimentary, well-appointed amenities are important to you, I would look carefully at competing buildings before committing here. The package process is another persistent frustration. Packages are delivered to a basement package room rather than directly to apartments. Residents receive an email once building staff have checked in the delivery, but notification can be delayed significantly; a package may arrive around noon and not be available for pickup until the next day. Packages are sometimes difficult to locate, and lines can be especially long in the evenings between 5:30 and 7:30 p.m. Waiting 20 minutes or more to retrieve a package is not unusual. For tenants paying premium Manhattan rents, the package experience feels unnecessarily inefficient and below the level one should reasonably expect. My experience with leasing and renewal negotiations has also been difficult since new Management took over. Rent increases have often felt excessive and inflexible, with renewal discussions focused almost entirely on maximizing rent rather than retaining long-term tenants or addressing legitimate resident concerns. Prospective tenants should not assume that typical, modest annual increases will be offered at renewal. In my experience, increases beginning around 10-11% have been presented as the starting point, and substantially higher increases have also occurred - sometimes more than 30%! The doormen and maintenance staff are generally kind, professional, and helpful. They work hard and are not the source of my concerns. The apartments are relatively spacious for Manhattan and generally offer good closet space. Unfortunately, for me, those positives do not outweigh the elevator problems, HVAC limitations, package-room experience, amenity fees, and renewal process. After nearly a decade in the building, I expect to move when my current lease expires. I would encourage prospective renters to tour carefully, ask tenants, NOT MANAGEMENT direct questions about elevator reliability, HVAC changeover dates, package handling, amenity fees, and likely renewal increases, and compare the full resident experience - not just the lobby or apartment layout with other buildings in the area.

I cannot think of one con that we've experience during our time here. Our cozy little studio overlooking Lexington avenue is most certainly "home" and besides our own efforts to make it so within our apartment, the Monterey itself provides countless reasons to always have a place in our hearts. MANAGEMENT The management is absolutely phenomenal. Since day one, Vincent (manager) and his team have been extremely accommodating, helpful, efficient, organized, prepared, sharp and best of all, genuinely happy, smiling faces. I have tremendous respect for all of the guys up front and most of them I've built strong enough relationships with to consider them my friends. LOCATION You can't beat the location. It takes literally 40 seconds from leaving the building to swiping in on the 6-train. It speeds up the commute, makes winters and rainy city days less frustrating and my favorite part is on the way home when your train pulls in to 96th street you're already "home". The neighborhood itself is also wonderful. Three quality grocery stores, a starbucks, a barbershop, CVS, restaurants, a wine store, central park (5 minute walk), and the absolutely wonderful Catholic Parish St. Francis de Sales is right around the corner and has become an integral part of our lives.   EMPLOYEES Every employee in our building is an an absolute pleasure. They truly care about the residents and it shows day-in and day-out. It's really great to come home to a smiling face and a helping hand on a daily basis. They handle all of our packages and keep everything organized with an online portal. They provide printouts if needed, secure backups keys if locked out and handle guest and delivery arrivals. Constant and efficient communication helps us so much. CLEANLINESS The building is so well taken care of, even the garbage rooms smell amazing. A lot of time and effort goes into making the building look amazing at all times. One of our favorite parts is the fresh, beautiful flower arrangements at the entrance every week. REPAIRS/REQUESTS Anytime we have a maintenance request or need something repaired in our apartment, Michael is there within a few hours, sometimes minutes with a big smile and solve. Sometimes it's shocking how fast things get done around here. It's very comforting. ROOFTOP The true gem of this building is the rooftop area that allows you to get some quiet time and feel like you are taking a step away from the craziness of the city. There's nothing better than having a dinner on the terrace on a warm summer night or laying out for some sun on hot summer's day. It's very big and allows for fun weekend guest entertainment. Plus, it holds a very special place in our hearts as this is where I proposed to my fiancé with a candle-lit, late-night proposal. She did the whole process background check financials. She made it so easy for me no stress and extremely polite she introduced me to the staff with the doorman and now my good friend who was the super angel and I call him Super Angel, but again getting back to the process if anybody's renting in New York, you know it's a nightmare the building and Chanel particularly she went over and above anybody I work with the New York in the past, I was working with the 525 72nd which is the old solo building. It was a complete opposite experience. I chose working with Chanel equally for her and the apartment and the building but mainly it was Chanel who closed the deal for me so anybody interested in New York?
