Do Not buy your Home with This Hampton Roads Realtor - Unprofessional, Dishonest, and Lacking Integrity My experience working with these listing agents as home buyer in Wakefield was incredibly disappointing and frustrating. As a serious homebuyer, I expected a certain level of professionalism and honesty from the seller's agent, especially in a market as competitive as Hampton Roads. The purchased home was over 7 figures. Unfortunately, the realtors demonstrated none of those qualities. Throughout the entire transaction, the listing agents were consistently unprofessional and evasive. Information about the property was misrepresented, and key disclosures were either delayed or conveniently omitted. This kind of dishonesty isn't just frustrating, it's unethical and can have serious consequences for buyers and sellers alike. And in this case I was the one who suffers. It was clear from the start that Tag and Sara Kilgore didn't care about selling this home to someone like me. Maybe it was my age.....Young and military. They were slow to ensuring a fair and transparent process. My questions and concerns were repeatedly brushed off or ignored entirely, which made it difficult to trust anything being communicated. Towards the closing of the deal, I'll never forget how he told me to simply find other means to resolve an issue he created during my buying process. I now have to spend thousands to be made whole. If you're a buyer looking to buy a property in the Hampton Roads area, I strongly advise choosing a different real estate agent/firm. One who values professionalism, communication, and integrity. Just remember one name, TOM HICKEY! Five bright, red stars for Tom! This man is truly a 1st Class act (see what I did there? Tee hee! ) and if you need a property manager in Hampton Roads, he is your man! This review might have been penned with a completely different tone for 1st Class Real Estate (1CRE) had Tom not shown up halfway through our contractual relationship with 1CRE. Let's start from the beginning... When we were stationed in Virginia Beach the first time around, we became first time home owners and after 4 years, our time was up and the military decided to send us off again. Instead of selling the home, we wanted to keep the house as an investment and decided to rent it out while we moved to the next duty station. At my place of employment at the time, a colleague had highly recommended her guy at 1st Class for property management. I trusted her so I took her recommendation and signed a contract with her guy (he who shall not be named). It started off fine. Her guy found us a tenant, another military family, as we were packing up and off we went to Hawaii, our next duty station. Things started off great and really, how much do you need to communicate with your property manager until there is a problem? He collected our rent, he took their cut and paid us every month. There were some repair issues along the way and he took care of them. I can't pinpoint exactly, but then he gradually started taking longer to get back to us when we had inquiries and issues with payment. It's really stressful and frustrating, especially when we are located so far away from our property and you solely rely on the property manager for any info AND payment. I was getting worried and quite frankly, I was getting so frustrated, I was ready to break up. Then Tom showed up! He emailed us to let us know the guy had left the company and he was our new property manager. What a relief it was to speak to him and it was amazing until the end. We recently ended our relationship, only because he helped us to sell our home to the most recent tenant occupying our home! We did not plan it this way, as we had every intention of moving back into the home once we got orders for VAB, but the offer was attractive with the current housing market. Tom acted as our agent and facilitated the sale. He was readily available, as he has always been and answered our texts, phone calls and emails promptly (or responded shortly after if unavailable), even in the evenings. He has a way about him, a nice manner, speaking to us like a wise friend and gave us straight up answers and advice. If we have to rent our home again, Tom will be the first guy we call! Pro tip: if you decide to rent out your home, I suggest opening a separate bank account just for your rental property. Use the account to deposit the monthly payments and pay any repairs or any other expenses related to your property out of this account. Use it to pay your mortgage (if any). Hopefully, the rent you are charging per month is more than the mortgage payment and the property management company's fees (usually a percentage of your rent), so you start building up some extra cash. Then fuggedabooooooutit. This worked well for us and even helped cover a few months when the house was unoccupied. This helps put you in a slightly less stressful position. The agent that works for this company put me into foreclosure and could not sell my home. I took legal action against him and won, he refused to pay and this company still hires him. The agent was Edward Walker and he took advantage of me and my situation that I was in because he put me in that spot. FULL PRICE OFFER WITHIN 5 DAYS OF LISTING!!! Kevin Purnell was excellent to work with. Can't give "1st Class" too much credit as the house sold before the sign was placed and the pictures were taken. But I do owe Kevin Purnell, specifically, my endless gratitude. If not for him we wouldn't have listed the house when we did. My wife and I had some bad experiences with realtors in the past. Our residence in Portsmouth was less than 1000 sq ft and most realtors, including some close friends, made it seem like we were wasting their time with a lower commission sale. So we gave ourselves 2 months to find a realtor while we worked on the house. Not only was Kevin the first to return our call, but throughout the entire process he was just as enthusiastic about selling our home as we were. He showed up the next day, told us our house was worth more than we thought and urged us to list right away. Truthfully, my wife and I thought we were asking too much for the house but thought Kevin's price would at least be a good start for negotiations. He also saved us time and money by convincing us not to replace bad flooring and instead give the buyer a flooring allowance. Like I said, FULL PRICE OFFER 5 DAYS LATER!!! We were still painting walls so we wouldn't let the photographer take pictures and the sign hadn't been placed in the yard. But his write-up for our listing was perfect. Stay Away! If I could sum up my dealings with Troy Brimmer (Branch Manager) and Andrea Holland (realtor) in one word, it would be "Incompetent". I listed my home with Andrea, and had three open houses. Two of these, Ms. Holland was over an hour late to, and one she no-showed. Her initial listing description of my property was an absolute travesty. All caps, poor grammar and punctuation, and the description would have been enough to convince me to not even look at the house if I was a buyer. The pictures of the house were adequate. I was about to fire her, when I received an offer. This offer suffered through multiple delays in closings (6 or 7) and she failed to communicate to me the status throughout the sale. Every closing date I had to call, text, and email, to see if the house was closing. Buyers were never preapproved, and had things they wanted fixed; this list was very vague, and she was unable to get any clarifications to my questions. I paid a contractor multiple times to fix issues, often times with the description "buyer wants something done with a fan, or chipped paint, or roof, but I don't know what because my realtor is incompetent, so use your best judgement because I'm supposed to be closing on this house by the end of the week". At one point Andrea just sent me some pictures of things around the house with no description, nor was she able to answer questions. She misled me regarding the closing contract (buyer wanted twelve specific concessions, to which Andrea told me I only had to do two...this was incorrect and I'm fairly certain is in violation of the Realtor Code of Conduct. I will be looking into this with the DPOR) which I attribute to her incompetence. After repeatedly sending emails and texts asking for status and updates, she began to copy and paste the same reply of "I'll let you know about next closing date. Waiting on buyers". After this incident, I called the branch manager to request a new realtor complete the sale of the house (3-4 closing dates had already elapsed at this point) and Troy Brimmer took over. Sadly, many of the same problems existed. No updates when there was any change, I had to call/text/email to find out what is going on. I even waited for two days AFTER a closing date to contact Troy to even see if he would relay to me that my house didn't close. I began contacting the Loan and Escrow processor to find out what the hell was going on. Several more closing delays, and I terminated my dealings with 1st Class Realty. The last closing day, after the buyers were approved and clear to close, they walked away, at the end of November. At the time of this review, I am still without the Earnest money deposit (7 weeks since buyers walked away). It took 1st Class Realty 20 days to send me a correct EMD release form (first time had incorrect amount and incorrect recipient; and after replying with the correct information, was sent the SAME WRONG information the next day!) Two days later, finally received and filled out the correct form. I moved on to Greg Garrett Realty and it is a world of difference. I am truly disappointed in the service I received at 1st Class Realty. read more

They may be respectable while helping you buy, sell or rent out your home..but as "landlords" they refused to do a walk through with us, ignored mold issues, kept most of our deposit & tried to say we couldn't get out of the lease with orders. We recently terminated a lease with 1st Class real estate for a work relocation. While I will say that during the time we were renting we had only great experiences, including quick repairs and speedy callback times from our real estate agent, who seemed to be doing everything he could to assist us, our move out left something to be desired. Now I have never written a negative business review, and I generally go into rentals assuming that I will be taking a hit in the security deposit area. I know renters are notorious for overcharging for repairs, but when the home was inspected our real estate agent said we should expect most of our deposit back. He of course said that he'd have a better idea once he confirmed with the photos from move in and made no promises, which I would expect in any such situation. When we received our move out inspection report we were told that three rooms and a hallway needed paint touch ups. Now when we were preparing to move out we had mentioned that the paint we were provided didn't match and we were told that we would have to pick the color that was closest and use that. He already knew that there were areas in the house where the paint was not an exact match. So we picked the closest color, and we painted where we needed to. Our security deposit release, which we received about a week after move out, said that paint and labor cost exceeded 600 dollars. When we inquired further about it we were told rooms we had touched up had been completely repainted because the color did not match. We then requested invoices from the painting and were told that we would not be provided them. While we did sign the document stating we accepted the security deposit release, after a subtle hint that if we kept pursuing details from our agent that he would charge us for further damages, including things that were not in the house at move in, I am very displeased with the service and the situation we have dealt with here. I was not honestly expecting a large portion of our security deposit back. I never do when I move into a rental. I was, however, expecting a more realistic representation of where our funds were being allocated as well as superior customer service. I would not recommend renting with this company in the future just based on the service we received in the last weeks of our business with them. Pardon to all the good real estate agents involved in this company, but one bad interaction impacts everything. read more
