I am a property owner for over 10 years and I've only used 2 companies. 1 was another company that I had to release for poor service. However 1st Rate Rental , Ana, Stephen and team have been exceptional. They helped me find, acquire and retain my current tenants that have been renting my house for almost 5 years with no issues. 1st rate provided excellent communication with me via email and text messages for anything urgent from tenants. They collect all rents and process payment via direct deposit which is a plus! They also provide yearly property inspections interior and exterior to keep an eye on the property. I'm a former tenant. We were never late on rent and took care of the house as if it were our own. Our deposit was refunded in full. Our landlord wanted to sell the property at the end of our first lease. That caught us by surprise, but our contact at 1st Rate Rentals (Jonathan) assured us we would be compensated with our prorated rent if we vacated earlier than our lease agreement called for. We allowed our landlords' RE agent into our home to help market the house while we were living there and vacated earlier than our lease called for to help facilitate the sale. We have sent messages to both 1st Rate Rentals and the listing agent, inquiring about our prorated rent, and haven't received a response from either. read more

My experience is from 2015, so I apologize if it is a little dated, but this was my experience. First Rate Rentals was great getting us into the unit, but after that, they were an obstacle to communication and resolving issues. There was an issue with too many utilities being billed to me, which conflicted with the lease agreement. When I tried to resolve this with Dianna, she was never able to get a hold of the owner. I was never reimbursed for the $500 of extra utility charges. We had to terminate our lease early, so we were on the hook for lost revenue, which is fair and reasonable. However, after we moved out, the owner moved someone in, but First Rate Rentals wasn't aware and still charged us for the time as if the property was still vacant. Whenever we had an issue with the property, First Rate Rentals insisted on being in the middle of the communication, even though they were not arranging for a handyman to come in. This added an extra 48 hours to any problem, which was particularly frustrating when our toilet wasn't seated properly and stopped working the first day we moved in. From the perspective of a tenant: they were a pain and an obstruction. As someone who has plans to rent out property, I don't see the value they offer after getting someone in. Instead of paying them a monthly fee, get yourself a leasing agent to get someone moved in and a handyman to deal with maintenance. Otherwise, you are paying for a slow secretary. From the very beginning of my experience with 1st rate rental, they were very organized and accommodating. Edward showed me the home I was seeking to rent. He was patient as I had a bit of a challenge in traffic and he texted me specifics to ensure I got there safely and alleviated me from going in circles in the gated community. After dealing with Laura at First Rate Rentals I can honestly I'd rather live in a box under a freeway then ever deal with that woman again. I inquired about two homes for rent, each time I attempted to ask questions or get information on the rental process I was responded to as if my inquiries were an annoyance. I was called and informed that one of the homes I was interested in was having a showing at 12:15 on Saturday. As it was explained to me, all applications are reviewed in a " first come, first serve" basis in order to be " fair". I was eager to have a chance at this house so I made sure to get to the showing early because I was also told that you cannot submit an application until you view the home. I arrive at 1205 and the house was already open and being shown. Strange that a company that stands on a soapbox if fairness, with a first come first serve policy would open early directly contradicting their rules. When we walked in there was no sign in or any other type of verification that you actually viewed the house, again a direct contradiction of their policy of not accepting applications / pre qualifying potential tenants. How do you know I actually viewed the home? The generals showing the home was nice enough and started that if we were interested, that we needed to email Laura right away to let her know. He also advised that I send her all of the other documentation she would need ie paycheck stubs and bank statements. I emailed her from the street, probably about 5 minutes after the house opened for the bs viewing, in the hopes of being first. As he advised, I also immediately left a message for Laura and followed up Monday morning. This is when Laura's true colors came to light. When I called on Monday to follow up I was informed that Laura was off and I asked if I could leave her a voicemail which I did. My first email response from Laura was at 430 that day, remember she was supposedly off, her email stated "I can't read your check stubs their to blurry" no hello, no thank you for applying, no common courtesy. Because I had already sent in an application to view the house, and no one told me, I didn't think I'd have to submit another application. To be safe though, I downloaded a rental application and submitted that with my documentation. Her next email, just as rudely as the first one, informed me that I needed to fill out yet another application. I gladly did so and emailed her to inform her that was completed. The next day I sent a follow up email to confirm that she received everything she needed which I did not receive a response to. The following day I sent another follow-up request asking if she could let me know what place we were in line and also offering to pay an increased deposit and monthly rent, again we really loved this property and had no issues making an offer above the aging price to secure it. Her response to this inquiry was so rude and disheartening, she started " I'm working as fast as I can" I became scared at this point that I had upset the woman who held my fate in her hands. I was very cautious in my communications to always be overly kind and courteous with Laura so she wouldn't pull me out of the running for spite. I received a call from someone at First Rate Rentals the following day informing more that the owners decided to go with another applicant. No explanation as to why. Something just doesn't add up. If applications are reviewed the way they claim, in that they go down a list, if the first applicant qualifies then they get the house and if they do not qualify, they move into applicant two and so on, then why are choices being presented to the owners? If they did present them with multiple applicants, did they present my offer to increase the monthly rent and deposit? I don't know many people that would turn down more money. Either way the hoops they make you jump through don't matter, making a stressful process even more so. Laura has little to no customer service skills, honey most people have busy jobs, some people have common courtesy and professionalism, both things she is sorely lacking. read more

We are beginning our 3rd year in our home, and we have asked for another 3 years on this lease to continue. 1st rate rentals has made living here so easy. The showing of the home when we started looking g was easy. The gentleman who showed me the home (I don't remember his name! Im sorry) he was great. He was early for the showing (I was 10 minutes early and he was there before me) let me look on my own and answered any and all questions and gave me next steps. Application process was quick and easy. They did have questions about my credit and bank account habits, but they listened to my explanations and considered everything I said and thankfully helped us out a lot. Singing papers was easy, they were ready for us when we got there, answered our questions and were very professional. Living here has been great. We love the house. Anytime I submit a maintenance request, Ana is super fast to reach out to me to set up a time (one time she called me within 3 minutes of my request going in) and someone is always out within 48 hours. Magnus is the owners maintenance guy and he comes for small jobs, he is WONDERFUL. He's so nice and so great. When I hadn't seen him in 3 months the first thing he said when I opened the door was "did you have the baby!?" He remembered from 3 months earlier that I was having a baby soon. Ed has completed our 2 annual inspections and he is great! Always on time, always professional and so so nice, he always makes a point to get to know us, this last time just found out that his daughter and my new son have the same birthday. He goes out of his way to make sure he noted down any concern I had and told me what next steps to take. Not only that, but Ana contacted me about an hour after I left to check on some of the concerns and make sure we could get them taken care of. Everyone here is really great. Those of us that have described our negative experiences have nothing to gain. We are trying to protect you from these offenders. I had to sell my house because I couldn't live there any longer, it was destroyed. I spent thousands of dollars putting it back together but it never again felt like my home. First off I'd like to see the month-to-month lease that me or Monica ever signed when we first started with you it was for a year lease of the property then I got sent a second lease which I signed and I have ... check your records it was sent to me the owner has seen it also... we've been here 3 years so technically my third year lease ain't up until November which I will be taking to the housing department in Riverside and your demands are outrageous nowhere anywhere do you keep utilities such as electricity water gas and everything on while your vacated you expect me to leave it on for a week??? it should not be my responsibility you're already kicking me and my children out now you want more from me or feels like it's a way of you not having to pay me my deposit ..which I will be going to the housing department and small claims..I have to give to you in writing asking you for the money before I can serve you the papers so I can check the box saying that I have asked the defendant for the money owed.. I'm asking for my money back and the three months of me having to go pay somewhere else because my lease isn't up .... so consider this first attempt to collect .. you say on the one year lease if we leave that one year... the carpets need to be cleaned that was after a year.. this is 3 years now and after 3 years most carpets are replaced or cleaned by the owner I'm not saying they're dirty I've kept them very clean but I shouldn't have to steam chem clean the whole two story house because of what it said on the first year contract that had been expired according to you for two years after the first ...you're cleaning list also says I need to scrub let me repeat scrub the floors in the garage scrub the floors in the house whatever happened to good old sweeping and mopping it just seems of using a word as scrub that it wasn't up to par for you and replace all the air conditioning and air filters water filters I replaced them when I got here they were missing.. and now it's up to me to buy brand new ones and that's another way of you not giving me my money like I said in my first review I was a good tenant I paid my rent always on time never complained even though your people at 1st rate are very rude never complained fix things around the house never turned in receipts because I live here I take pride and where I live but because you guys ain't making no money as you stated it's good by Greg and his family with little kids so by people reading my review and your and your rebuttal hopefully they will see and they can make up their own minds on what kind of company you are all I wanted was you to find me a home too bad had to come to this.. I have been applying with first rate rentals for over a month now. My family and I had moved from Arizona back to California and the home we were going to rent turned out to be an absolute dump so we did not move in. I contacted first rate again as we needed somewhere to live like immediately, Uhaul's we're still completely loaded and we had no where to go. (No the first dumpy house was not through first rate rentals) I was contacted by Stephen the manager he said our applications looked great, scores over 700 money good enough. He stated we must view the property first, as I just learned from experience, so we did. I asked how soon we would know, explaining our situation he said it was first come first serve. That was about a week ago. I have called every day since and every time I am told Stephen is out of the office, he will call me back, etc. then I finally get an email from someone else in the office stating that the landlord wants to review several applications. Not what I was originally told. So I asked if they would apply my application to several rentals to see who would make decision first and still nothing. I don't think first rate rentals really push to get these homes rented, if I were a landlord I would never use them as a management company. As far as being a renter I really don't know what else a good tenant could look like I meet or exceed all of their guidelines and still nothing. I feel they have wasted my time and have crap customer service. I do not recommend. read more

I had 1st Rental manage my rental property. Horrible experience, they never did a yearly inspection once my home was rented out. I trusted 1st Rate with my property. Leaving my property in there hands. I left my property immaculate and still ask it need to be more immaculate. After 3 years, of managing my property, I was getting ready to move back in. I requested a walk in to my property. The property was destroyed by the tenants. They had not done a physical inspection in 3 years. Now you can just imagine the property condition. 1st rate gave excuses on everything, they didn't care at all. I had to sell my property at a lost. Because of there unprofessional careless service they provide. Beware they don't care to manage your property. I'll they care is collecting there Management fee. They lied to us about how they hold the property while you are trying to qualify. They show it to others after they take your money. This rental company has underhanded business practices. They require you to fill out an application for the property of interest. Then we showed up for a tour of a property for them to not show up even though there was 5+ other families that drove over a hour with kids to see it too. After we called, they said they rented it days earlier although they charged us $20 to run our credit and asked for more documents. BEWARE OF THIS COMPANY!!! If it's bad now, imagine how an emergency repair would be handled or trying to get your deposit back. read more

so to start I found thw house online and been in contact with the office on a house me and my husband was interested in due to location closer to our jobs, but the phone conversation were polite and welcoming but when I went to view the property the person showing counted me out as soon as he saw me( looked turned to the counter and told me to go ahead and look) I looked because despite his unprofessional attitude I still was interested. so as I was done I had to wait for him to get off his personal call ( I know it was personal because it was on speaker) just for his first words to be if your credit score is not 6 something they won't accept the application!!!! well hello to you too by the way my credit score was in your field but seeing the lack of interest of interaction with me was a flag as well as his first words though of was to question my credit score when I obviously went to the web site and know what the requirements were!! can you guess my race? then to incl up keeping the grounds was a must..... now the bad part about this story is I had another race co worker view the same house (same man car and all) but there conversation was A CONVERSATION not a list of rules and the credit score was not even brought up. this is ridiculous how people are being treated and to think I help special need children and adults I'm sure some of your relatives or family friend just to not be wanted in the area I provide my services too. thankful that being a great person speaks for its self but your team (some) need more ethics training.
