Christine is does not communicate and is unprofessional. Never received a notice for the annual inspection with a time and date. When I responded back that there is no one home since we're all at work and asked what other times they're available, I never got a response back from her. Instead, she found it appropriate to add a $75 fee for not providing access. So clearly she saw my text but chose not to respond back. I was stressed and had to waste time when I was at work to call Christine asking why she never responded back to my text and found it appropriate to add a $75 fee. Its ridiculous. After I hung up on the phone with her, that's when all of sudden she replies back. It's important for tenants to know ahead of time the date and time when inspections will take place. If I could give zero stars, I would. My experience with this property management company has been nothing short of a nightmare. Communication is practically impossible. My assigned property manager, Espy, does not answer phone calls, texts, or emails. When she finally does respond, it is weeks later. The company itself is completely disorganized. I have been told multiple conflicting things from different people, and it is clear that no one is on the same page. They twist situations around to make tenants look like the problem, when in reality it is their failure to manage properly. Customer service is abysmal. Rent is overpriced for the lack of service, and do not expect repairs to be handled in a timely manner. It takes weeks before anything is addressed, if it gets addressed at all. Save yourself the stress, frustration, and headaches. Stay far away from this company. There are plenty of other management companies out there that actually care about their tenants. I was a tenant of RPM for two years and it was the worst experience with a property management I've ever had. We spent the entire two years with issue after issue in our home, our baby was hospitalized several times during her first year of life due to mold intoxication from the home. After demanding it be taken care of for months they finally had a contractor come but we had to pay for the hotel for over a week while they tore all the flooring and cabinetry out and replaced everything. That wasn't the end of our issues, the bathroom had a massive leak and our ceiling fell through. Again, we had to vacate on our dime, taking time off work, displacing 4 kids. It was a nightmare. But that wasn't the end of it, or ceiling leaked repeatedly, it was like living on a construction site majority of our time in that house. I work remotely and would have to postpone meeting and ignore calls because of the drilling and hammering. I never once complained, I just tolerated it and moved on. Many times we were advised by close family and friends we should seek legal help, especially for the hospitalizations and sickness of our baby. Regretfully we never did but are told it's not too late so it may be something we revisit. Fast forward through those treacherous two years and we finally purchase our own home and move out. They have the nerve to take over $1000 from our security deposit! It was like a slap in the face to how reasonable and patient we were the entire time we lived there! They charged for things like "removing trash out a drawer, which we know everything was emptied, a sink drain that was on the counter instead of on the sink, and a stain in the carpet that existed before we even moved in! The house had nail holes and stains everywhere when we moved in and we didn't say anything we just let it go. Do not make our mistake, don't try and be nice and passive it will backfire!! read more

After a contractor came and clearly identified there was black mold in our walls this company especially Epsy Hernandez has done nothing about this situation other than tell us there sorry for delay! Epsy is very unprofessional and shows very little concern over this situation. Not only has this condition make us sick they are waiting to get a second opinion meanwhile offering very little advice or feedback. Loida is the worst person to work with. I'm not sure how she obtained this job, but she has the worst customer service skills and is UNRELIABLE. We got approved 2 to 3 weeks later from our original application, but in between those days, we had to send more questionable/often times redundant documentation that was already completed during the applications. Once we got the approval, they then schedule cleaners to clean the home when the home has been vacant for over a month. Which pushed the move in date back substantially. Updates would come right as they were closing, So questions couldn't be followed up until the next day, when they don't start until late and are closed weekends Lies about calling or updating you saying she reached the voicemail but I would never get a call or message. Had a viewing with over 20 families when the house already had 5 applicants for several weeks already, which is a clear sign of them wanting money from more applicants. Then, message us to view the house for the 1st time when we already viewed it 2 weeks ago. They really don't care who you are. Then, I had my boyfriend call, and put her on speaker phone, and when he began to ask questions, she stated, "We believe that you are going to be a problem going forward." Getting mad at my bf for having serious questions about their policies lack of communation delays and procedures. They want you to have zero questions and just go with whatever they say. If you don't, apparently you get threatened by Loida. She constantly says things are "pending" which is code for, Im to busy to even look at your account. Wouldn't reach out for proof of prior residency, and made us do so to "expedite" the process.. which means she just wants people to do her job for her. Constantly is condescending and makes you feel as if you are in the wrong because things are moving at a snails pace. I can only imagine how they treat the people tied into a lease with them. I will say that I understand the property repairs can sometimes take longer than I wish. I know that the property management company is at the mercy of the owner and so it's more the owner that I am disappointed in but I can't write a review about them. I think overall the communication with them is great. They offer to pay rent through monthly payments via a 3rd party and I found this to be incredibly convenient. I was a client of Riverside Property Management for about 7 years. I terminated their contract due to the lack of communication and follow up by the rep assigned to my property as well as other issues. First let me say that I don't make changes easily (Hence the 7 years). I believe in giving people the benefit of the doubt when mistakes or missteps occur. When I first hired RPM to manage one of my properties in Riverside I was confident they would represent me and protect my investments as I would if I was managing it myself. I was skeptical of the first tenant they placed in my property as their FICO score was under 600 however I was assured that they were financially sound and it would not be an issue. Unfortunately this was not the case and cost me a substantial sum in addition to the security deposit for repairs. The second tenant was vetted properly and has been a good tenant. My primary reason for leaving RPM is the lack of communication with whomever was "representing" me ( I believe I have been through 4 reps in 7 years). I have other property managers in different counties and they are quick to respond to my requests and check in with me on a monthly basis to let me know of any tenant changes or concerns as well as any possible structural upgrades needed. A simple call or email touching base each month. RPM does not subscribe to this type of regular communication. Any communication I had with my representative was initiated by me. Even with a tenant lease agreement modification I was left in the dark about the status for an unacceptable period of time. Quite frankly the lack of any swift response exhibited by the existing representative became intolerable. In one instance I had waited close to 3 weeks for any kind of response. I finally drove to the office to see if I could get someone to answer my questions. They have also started outsourcing different company responsibilities. In some cases you are calling or receiving calls from the Philippines trying as best they can to deal with and service situations here in the US. It is difficult to say the least. While I have always found all the employees to be cordial, we are not on the same page when it comes to the communication I feel is paramount to an equitable business relationship. read more

0 stars if possible My mom has a property in riverside county We were recommended by her realtor to and signed a contract with Ana Ana ended up leaving a month into us working with the company we were then assigned to Sondra. Problems started right away. The communication lacked. I would cc Brandi on email since she's the operation manager of the company and she only replied once. I wanted her to be aware how things were going. In March of 2022 we gave notice to Sondra and Brandi that we were going to take possession on the property and that the current renters needed to move out. We have them more the the required notice. It's usually 30 days needed we gave them 90 days. There's was no communication on statuses or what was going on with property. We were the one that had to call/email/text her to see what was going on. She kept telling us "the renters aren't happy because you asked them to move out" which honestly i understood but that was her job and this was a business transition and that's why we gave them 99 day vs 30 day notice. I'm not sure what she expected us to say to her comment. Finally 7/1/22 came around and no communication. Did they move out? Was there a walk-through? We're keys turned in? Where is the garage remote? Again I called her. She told me she didn't know. And that she didn't schedule anyone to do a walk-through! And that it was too late to request one because it was Friday 7/1/22 and 4th for July was Monday and she didn't know so we must wait until Tuesday. I was shocked then angry. How did she not know the renters were moving out when we told her back in March? Did she not communicate with renters? This is only one of many situation the occurred. It was very unprofessional and disappointing since we are paying them to deal with things like this. I don't blame Saundra I blame her manager and everyone above her, if she needed additional training or support they should have given it to her. My experience with this company wasn't the best. Please communicate via email and document everything. I hope no one else has this much headache specially if your paying a company to help you with less stress. read more

Husband and I paid $80 to apply for a house on Dykes Ln in Riverside and not only did they never run my husband's credit, or reach out to our landlord but they already had 7 pending applications on the property. John who is handling the applications for this property told me last week they were going with an applicant who scored 16 on the rubric score system they use because we only scored 12, but the highest score is 14. Now the house is still listed on the site as available and they are probably still taking money and applications from people. Don't rent from them and don't expect them to fill your property with tenants in a timely manner. read more

I am blessed and happy to have found my new home through RPM. My son and I have been living in our new unit in Riverside for over 10 months now. The apartment was ready before we moved in and after we were in, RPM made sure that if we needed anything done, they took care of it, and fast. Service requests are answered so fast you forget to check the email on it yourself. The outside of the property is also well maintained from the lights in the carpool area always on the right timer to come on by dark, the trash disposal and recycling area stay clean and the front yard plants are well taken care of and beautiful, I am hoping for more new plants soon, LOl. I've reached out to this "company" approximately 8-10 times in the last 3 weeks for several properties they had listed on various sites. 1 response back for 1 property. We were told there was an open house on the day specified at 11 a.m., but that it would be for 15 minutes. Who schedules an open house with that kind of window. This company is very unprofessional and dont know the first thing about Customer Service. They seem to think we're on their time, and they just pick the phone as they see fit. Easy money, i guess. Sit around, do the bare minimum, and get paid off it. The American Dream.
