This B&B was truly phenomenal. The grounds were stunning, beds and rooms were spacious and comfortable and the mansion was divine. Each interaction we had with the staff was absolutely wonderful, and we especially appreciated Richard for taking such good care of us. This experience was special and we will certainly be back in the future. We brought our sweet pet Buddy and stayed in the wine cellar room. The cellar actually proved to be ideal for sleeping on a hot day. We toured the other rooms in the mansion and they looked gorgeous!! You truly can't go wrong here. This bed and breakfast could be an amazing place. Let me start with the good...The staff was amazing!!! Molly was very informative, polite, and engaging. Ryan was exceptionally professional. Richard was a terrific evening host!!! And the young lady the last morning we stayed was simply delightful. The wine and cheese evening hour was so much fun as a lot of the guests were in the parlor just getting to know each other. The cheese plate was the perfect amount and very nice touch. The room was very clean. The bathroom was nice and updated and the bed and pillows were comfortable. Let me say however, the Inn still needs a ton of work and the work that has been done is sub par at best. Maybe I have high expectations as I have owned a century home & have stayed in several 100/150 year old homes that cost less per night yet were much better restored. This one gives you the feeling that it still is a major work in progress. We were in room 11. It is behind the reception desk. Upon closing and locking up the reception area in the evenings, the only way to access our room was by going outside to the back of the house and up the narrow staircase. That seemed a little odd but it was okay. I found it strange that the Keurig and water and such was in the basement area as well. I felt it should have probably been in the dining area or even hallway. The floor in our room was completely unfinished which was a concern as socks would get snagged on it. The breakfasts were okay but they never change the menu and it's not cooked on site but rather prepackaged and heated in the microwave or oven. BUT...The topper was the cold. We literally froze in our room the last night. So cold that when I stepped on the tile floor in the bathroom the bottoms of my feet hurt. There is a system in our room that I had set to heat & 74 yet it never warmed up. We checked out a day early as the portable heater in our room that was in there as well blew the breaker. The sweet young lady offered to check the breakers but at this point I think we were done trying. Again... we LOVED the staff and interaction with the other guests. I wish the owner the best as I know it can't be an easy or inexpensive property to own. read more

This place deserves its own 10 Star rating! Phenomenal! Everything about it was outstanding. The BnB we stayed at the previous 2 nights in Folly Beach could learn a lot from 20 South. If I had known this would be an experience all on its own, we would have just stayed here the while time. The staff was incredible. Words can't even describe the house, so just look at the photos. We wanted to go all out for our 1st time in Charleston. This was a great experience. What an amazing house. The history, the fabulous remodel by Dr Jack and all the antique furniture made us feel like we were truly in the south. Check in was easy. Parking wasn't that hard to find and we walked everywhere. The beautiful bed and breakfast sits in the heart of Charleston with the battery and water within steps from the front door. The bed and breakfast has so much history that I learned so much about. I have lived in Charleston for close to thirty years and have never stayed downtown. We stayed three nights recently and it was simply amazing. The hospitality, cleanliness, and attentiveness of the staff was spot on. You can order breakfast the night before and they will deliver it to you the next morning at your time preference or you can dine in the dining area in the home. We opted for breakfast in bed! It is something we never do, so why not? At 5pm they had wine and cheese in the parlor. It was a great way to unwind from the day. It was nice to relax and plan for dinner and the rest of the evening. When you stay in the carriage house you have access to a room that is steps away from your front door with a coffee machine, microwave, fridge with drinks, as well as a television and a sitting area. Waking up in the morning with a cup of coffee in hand to take a walk to the battery was my favorite. It was so beautiful and calming. I was reminded how beautiful Charleston is and how full of history it is. You won't be let down at 20 South Battery. read more

Stayed in October for 2 nights! Such a lovely place to stay!! The evening wine and house tour were a lovely touch that made it feel special. I appreciated that they left some of the original wall murals out for everyone to see. We stayed in the wine cellar and it was perfectly comfortable. Only downside was having to go outside and walk around to enter our room if we went into the main house. Perfect location right across from white point garden and short walk to waterfront battery. 20 South Battery is unique and amazing! We stayed here one night recently and had a great experience. Not only is the house immaculate and over-the-top with antiques and gorgeous tile floors, Abigail who was working in the front office was extremely kind and attentive to all of our needs. We stayed on the 3rd floor (NOTE: there are LOTS of stairs and no elevator! It is NOT handicap accessible.) We did not mind the stairs and were aware of this ahead of time. We had a gorgeous view of White Point Gardens, and our room was large and spacious with a fantastic bathroom and comfortable King Sized bed. We especially loved how quiet it was. We stayed somewhere else the next night (because that's how we had the weekend planned), and let's just say- we preferred 20 South Battery! There is no food on-site, but they do offer breakfast from a nearby bakery in the morning, as well as a wine + cheese hour in the afternoon- complimentary with your stay! We also loved the location- and we could easily walk to our dinner that evening over on Market St. I highly recommend staying here- even if you are a local! It makes for the perfect staycation. read more

The hospitality of this hotel is unmatched! The amenities here are beyond thoughtful! Free wine and cheese every evening, free night cap every evening, unlimited free boxed water, sodas, and coffee/teas are just the beginning of this great stay! The breakfast selection from local restaurants was also so delicious! We were able to eat breakfast in bed every morning! The beds are so comfortable and the rooms are so quiet! Everything was cleaned nightly and refreshed, which was so great! The employees here were all beyond helpful and kind our entire stay! Molly took us on a great tour of the mansion, too! It was awesome to have a moment to look around with some historical facts added in! The location of this place was also amazing! Walking distance (or a short Lyft ride) away from many fun stores, restaurants and bars! Definitely recommend and will 100% be staying here again if we visit Charleston again! We came back to the place where he asked if I would spend the rest of my life with him. This was 16 years ago and it's still a beautiful place, maybe even more beautiful. Such a charming b&b the first time we stayed. We stayed in the main house this time and our room was beautiful. The bed however was not comfortable at all. It was an antique that was high off the ground and the mattress rolled into the center of the bed. I've never been more excited to get home to my bed before. It's a historical house dating back to the 1800s. Keep that in mind when packing there's a lot of stairs with no bellman. read more

I want to be thoughtful with this review, the staff was so lovely and it's obvious the owners care a great deal about this place, it's history and their responsibilities as innkeepers. Five stars on all those fronts. The reasons for the two star review are very straightforward. 1. The decor is so steeped in history that it's like being in a museum, which for some people is probably thrilling. We found it somewhat austere and definitely not comfortable or conducive to lounging around. Red ropes cordoned off the public rooms unless it was the designated "wine and cheese hour" so we never really felt welcome to go in and sit. It was confusing and a little off-putting. Not sure who said it would be a good idea to paint the whole thing is a vivid bright white with an eggshell finish on the walls but it's really bad. Glaring white and super cold. To add to the austerity of that, the lighting is at max wattage, the most unwelcoming - not remotely cozy - feeling of any place I was in all of Charleston over four days. The totally period furniture was in bright red velvet OR turquoise. Those two make unwelcome companions. Really rough. 2. There is no bar and the breakfast is take out from a nice bakery- perfectly tasty and thoughtfully presented- but don't be under the impression that breakfast is truly "made to order". The cheese plates are cute, individually presented and sweet. 3. The mattress was an absolute disaster. Nightmare! Pillows like foam bricks. The sheets were nice though. 4. Price for value ratio totally out of alignment. Priced like a high end hotel but totally lacking in amenities, not even enough to label it a bed and breakfast. I'm not really sure what it is? But it's too expensive comparatively in the city for what you get. I think you're paying for the experience of staying in a museum, which is not of interest to us but might be just right for some other people. All in all, important to know what you're signing up for and that your expectations are in line with your experience. Our expectations were not met based on how this place presents itself on their website, thus why I took the time to write such a detailed review. What can I say? The room was gorgeous and huge. Personally I didn't feel like it was stuffy at all! The main house is really truly stunning, but what makes this place stand out is the service. The staff was so kind and made us feel so cozy. It made our stay feel very luxurious. We took advantage of the wine and cheese reception and met some wonderful people! The tour of the house could have been a little more structured and informative but if that's my worst complaint, I think that's pretty good Take advantage of the gardens in the early morning! We visited Charleston for the first time last week and we were amazed by the hospitality and charm of the staff and the atmosphere of 20 South Battery. Abigail and Jack were fantastic, we received several personnel emails and a phone call prior to our visit recommending restaurants and attractions, and she was just as friendly and helpful in person. Brittany was also amazing when we arrived she showed us around and gave us so much useful information on food and attractions in the area. The hotel itself is so much more than a hotel. The story is enough to intrigue any traveler, but the decor and amenities like happy hour, gardens, and coffee lounge get you hooked. The property is on a quiet street across from a beautiful park on the Ashley River. We walked miles every day and came back "home" to enjoy happy hour served up southern style by Abigail and the staff. We met so many nice travelers who raved the same as we did. There is so much about this place that makes it a gem, did I mention breakfast!?! Huge bakery-fresh croissants, quiche, fruit... Before we left my husband had a chance to meet the owner and they had a brief, but very nice conversation he was sincerely interested in our opinion of the service and atmosphere.
