We really enjoyed a recent three night stay at the Restoration. We stayed in a Studio Suite, which was a fairly spacious room with modern amenities, a fridge with complimentary beverages, small sink and comfortable furnishings. They don't advertise it much, but the complimentary picnic breakfast each morning was a nice touch, as was the daily happy hour. Their restaurant on the top floor is open all day, which we stopped by for late night drinks and snacks. We didn't take advantage of it, but they also have a couple of bikes, as well as a hotel Jeep that the staff will drive you around within a few miles of the hotel. The staff were very friendly, the location is walkable to all things downtown - overall, it's a great place to stay in Charleston that has plenty of character. read more

I booked an overnight stay on a Sunday evening at this hotel for my husband's 70th birthday. We live 90 mins away and were coming in town for a special dinner and birthday celebration. Unfortunately my husband came down with an illness and I called (36 hours notice) to see if we could reschedule for the following weekend or another night in the near future whenever they had availability. The front desk manager adamantly refused as their cancellation policy is 7 days. (I did not ask for a refund, just the flexibility to use the $$ to come back another time. ) One would think in a business where hospitality is key to success that they would make some attempt to accommodate. As such, we will NOT be giving this hotel any future business, and will book again the Emeline, where we usually stay. read more

Stayed here for a couple of special events over the weekend. Loved the decor, ambiance, amenities, cleanliness and staff! The room was very spacious and comfortable. Loved the brick and giant mirror in our room! The staff was great and very friendly. We came back from being out on the town kinda late after celebrating and were a little hungry but were met with a very gracious member at the front desk who whipped us up a little box of cheese, meat, and strawberries. I never post reviews, but I adore this hotel so much I wanted to share. This was our second stay here, and it feels like home! Matthew Nelson, Guest Services, is the reason we booked again -- he always goes above to make sure everything is perfect. The location is wonderful... just steps from the College of Charleston. The front desk team was consistently welcoming and friendly throughout our stay. Mike and Tony at valet were so helpful and kind, as we were here for college, move in and sometimes required a little bit of heavy lifting. The rooms are beautifully appointed, and we especially enjoyed the complimentary happy hour in the cozy, curated library. We can't wait to come back again next month! read more

We stayed here this past weekend for our Babymoon. The staff were very friendly and helpful. The room was huge and clean. It was a nice touch to have complementary drinks and snacks in the fridge. We also enjoyed the chocolate that came with our package. The location also is very convenient. We were able to walk to most of our locations. The only time we drove was to drive to folly beach. The couples massage in our package was also amazing. The spa therapist really took her time and got all the knots I've been struggling with during pregnancy. I did take a star off because of the breakfast offered and the pool. The breakfast basket offered left more to be desired. I wish we were able to pick from a selection or were given vouchers or discount for a near by breakfast spot. In my opinion a breakfast at a fast food such as McDonald's would have been better. Just to summarize the breakfast offered: one day we got basic sausage egg muffins and fruit, another day 2 quick oatmeal packets and fruit (we don't eat oatmeal), and other day we got mini waffles and fruit. I am missing a day but forgot what was offered for that day for breakfast. Regarding the pool, it left more to be desired as well. The area of the pool is unable to comfortably accommodate more than 2 couples at a time. Also, the size of the pool is small (there is a floor decorated to the pool but the actual pool only takes up like 20% of the floor). We brought our bathing suits but sadly weren't able to use the pool as every time we went it was packed. Overall good experience as the rooms and the location was good but for this being a 4 star hotel, I had higher expectations for the breakfast and pool. There are other hotels also in downtown. We may try another one to compare the value here but I would stay here again. read more

We loved our stay and thought we had found our new favorite hotel in Charleston... that is until we received a $100 bill for "signature bath amenities." When I called to ask what that was, I was told that it was for four bottles from the bathroom. We had bath gel and shampoo that were in the shower which we didn't even use (I have frizzy curly hair so always travel with my own) along with a liquid hand soap which we used some of. The front desk person said I could speak to a manager but he doesn't know when he works so couldn't tell me when to call back. Aside from having someone accompany us in our room at check out to sign off that all is accounted for, not sure how to avoid fraudulent charges like this. Really disappointed after such a great stay. read more

Such a nice hotel, so happy we decided to stay here. Very spacious rooms. The location is perfect! Love the decor and the history of the hotel. The staff members were very friendly and helpful. We took their bikes out for an early morning ride and it was a blast. There is a nice wine and cheese gathering each day in their beautiful library. Came for lunch following a Sip n Shop experience; were so pleased they were able to accommodate our 8 person group w no wait! The food, drinks, and view at this place are FANTASTIC! We ordered so many things: burrata and jam, Brussels sprouts, truffle fries to start and then we shared some mussels, the watermelon salad, the chicken sandwich w Cajun fries, and a couple bottles of wine (the Sancerre is delicious!). Our waitress was great, had an awesome personality which made for a fun experience. Would ABSOLUTELY recommend giving this place a try, it was truly delicious. 10/10!! read more

Absolutely loved our stay. Its location is perfect for being in the center of downtown Charlestown. It's literally almost right off of Kings St. Perfect location for walking to many of the historic/ popular sites, right by the best store's for shopping, and many of the best restaurants. It was relatively quiet, and we felt pretty secluded in our studio with patio. Very spacious for 2 people, living area is separated by wall to the bedroom (with a king size bed). It has a nice size kitchen with bar countertop & stools. Bathroom is huge with rain fall shower. AC kept us cool inside away from heat/ humidity. Bed was very comfortable. It is also dog friendly. We took our dog, and it was such a great experience having her with us. They deliver little breakfast baskets in the morning, which are adorable. First morning we had breakfast sandwiches, second day oatmeal. They also have 5-6pm complimentary wine, crackers, and cheese hour every night, but we missed both nights. They have a rooftop bar/ restaurant, called The Watch Rooftop Bar/ Restaurant.. Which we took beautiful sunset pictures from. Just make sure you go to the right side for pictures. As we had dinner on the opposite side. Food was pretty good, drinks were great, and service was excellent, very friendly staff. The hotel also offers The Rise Cafe for coffee, with a cute little outdoor seating area, plus a pool/ jacuzzi on 5th floor, also offers a pretty view. Overall our stay was amazing, the service fantastic, and we couldn't have been happier. Thank you so much for such a lovely experience. Oh almost forgot - the valet was super easy too, pulled right up, they came out, and unloaded us, we went right into our room. We were able to do early check in- after calling and asking. We also took our car out the next day with no problem, and no wait time. Everything went super smooth. I have stayed here a few times and they never disappoint. This time I could not enjoy something's due to Covid but the service from the staff was still stellar and the rooms clean as I expected. This is a beautiful hotel/space. Since there were four of us, we stayed in a 2 bedroom Residence which had a full kitchen, living room, and 2 full bathrooms. There were a handful of things off with the room, but overall incredible. So, I want to thank those at The Restoration Hotel for their patience as I am finally getting to this review. My stay from 26Nov-01Dec was excellent. I wanted to specifically name a few people who made this stay such that I just reserved another stay in February 2024. The front desk staff, Kate and the valet staff there to assist her with my check-in (blame the mind, not the heart as I don't remember his name) Akeen (night front desk staff), Philip (one of the valets who took used the Jeep to take me and a fellow colleague to Eli's Place for a company dinner), Joe and Steven from the Rooftop Bar (plus their manager-again, blame the mind not the heart as I don't remember her name) provided such outstanding customer service-not because it's their job-but because it is a part of them, which made the experience that much better. I would also mention the team at the coffee shop adjacent to the hotel, whose service was outstanding as well. Their location is great and food at the Rooftop Bar is outstanding. The room options are great too as some are apartment-style and contain kitchens and washer/dryers. If you are visiting Charleston, I cannot stress enough how you should treat yourself to a stay here. read more

The brick wall, natural light, & floor plan was a dream! The rooms are absolutely gorgeous, location is perfection, the staff is incredibly friendly, and the hotel is immaculate! I can't say enough good things about this hotel! The service was fantastic. Everyone was friendly. The room was amazing! They have a jeep that drives you anywhere within 2 miles. They deliver the cutest little basket with breakfast to your room. Wine and cheese are served at 5 PM. One other surprise that I loved about my stay was a refrigerator that had complementary water, various beverages, pimento cheese and crackers in it. We had the kindest gentleman serving us wine and light hors d'oeuvres in a beautiful common space at 5. It was my birthday and he gave me a candle. I highly recommend. read more

Complimentary golf cart transportation to locations in the neighborhood. Felt safe walking at night. Nearby historic architecture. Valet parking is $30/night but with unlimited in/out privileges. Beautiful hotel smack in the middle of Charleston. Palmetto Bluff was a tough act to follow. But, the Restoration on King delivered and then some. It's right on the corner of King and Wentworth, steps away from all of the action and the best shopping in town. Arriving early in the day, our suite wasn't ready. They checked our bags for us and took our car. After a quick lunch and a bit of sightseeing, we were all set. And let me tell you, we were set. We were greeted by Howard, the GM, who welcomed us and gave us some advice about town. He mentioned the lobby wine ad cheese hour and how they had free iPads for guest use. How cool is that? Grabbed one of those right then and there, and tinkered with it our whole stay. This loft conversion building looks as if it were intended to be condos. We had a huge suite with more room than we really needed and amenities and touches we weren't expecting to have. Our multilevel room included hardwood floors, a full kitchen with stainless appliances, W&D, living room, plasmas, ceiling fans, sound machine and even an outdoor patio. The king bed was super comfy and we slept like babies to the sound of crashing waves from the Miami sound machine, which was an awesome touch. The bath had a great shower, but only a single sink. There is tons of space to put all of your stuff and outlets to charge all of the gadgets in your Batbelt, which included a big walk in closet. We enjoyed beers on our patio lounge, but it just got too hot for us. An umbrella or some kind of shade out there would have been perfect. They really took care of us here. Breakfast was delivered to the room in a picnic basket, the staff was helpful and welcoming at every turn and even flawlessly dealt with our early departure. Which is more than I can say for the overwhelmed Charleston airport TSA. We had a wonderful stay at the Restoration and certainly return when back in town. read more

My husband planned a birthday weekend getaway for me/us. When looking at hotels in the downtown Charleston area, we decided on The Restoration. Generally, I'm not sure about boutique hotels, however this one definitely changed my mind. Check-in was a breeze and the hotel is laid out a little differently from any other hotel I've ever been to. Access to rooms is through an outdoor covered courtyard between the front desk office and the lounge area. The Restoration also has an on-site spa called The Amethyst Spa, a rooftop restaurant bar The Watch, a coffee shop called Rise, and a pool as well. The room itself was very comfortable and complete with a kitchenette (small sink, some flatware/dishes/utensils, fridge/freezer) and a comfortable living space. The bathroom was spacious. I'm in love whenever there's generous counter space, adjustable lighting and a rainshower showerhead. I'm also kind of picky about the bedding and the room's atmosphere because I have such sensitive skin and allergies. I slept so well and felt completely comfortable. There are so many other perks to staying at this hotel: complimentary bikes to rent, wine and cheese served from 5-7pm in the lounge, cookies during turn-down, and a complimentary pastry basket in the mornings. Parking is handled by valet, but we were able to park at The Wentworth Garage just next door at $16 max/day. Noise at the hotel, for the most part, is ok. I was awoken by our neighboring room briefly, but I've had worse situations. We had no trouble at all at The Restoration and I only wish they had other hotels in other cities since everything was clean, organized, well-maintained, and fashionably decorated without being too obtruse. If I ever come back to Charleston, I'd definitely consider staying here again because of how comfortable it was, but also because the location was so central. read more

It has been YEARS since I stayed at The Restoration, and back then it was The Restoration on King. A beautiful residence conversion to an all suite hotel at the time. Now, some 5 or 6 years later, I see they have grown but still maintain the exceptional beauty and charm that I fell in love with way back when. I went to the Restoration to meet with the Sales Manager, Karyn, who was absolutely amazing. I wanted to look at the Exchange Suite, which is a 2 story suite with a rooftop, for an upcoming event we are planning. This property is on the "premium" side when it comes to pricing but well worth it. The only thing is there are some "nickel and dime" aspects that I wish they would get rid of, because it cheapens the experience. read more

The staff was attentive and helpful throughout our stay. There are so many cool perks we found out were available throughout the stay-free breakfast buffet, wine & cheese hour, and cookie hour! These perks just made this hotel that much better for me. In addition, my husband and I rented bikes and were able to explore the city that way. It was nice because it was free and didn't cost us additional money. A few things I wasn't as impressed by-house keeping-there were crumbs and some plastic shards left all over the ground, everything wasn't "cleaned" as there was still stuff left on the bathroom counter as well. The sink drain also was disgusting. Despite these little things, I enjoyed my stay here and I would probably return again. The location of the hotel was also central and close to everything. My husband and I travel a lot for business and also for pleasure, so for better or worse we get to stay at a lot of hotels, some offering truly great 5-star experiences and some missing good service and a decent stay by a wide mark. We've been in Charleston twice before, once at the Belmond under the American Express Fine Hotels and Resorts program, and then last year at the Grand Bohemian, just down the block from The Restoration. We had heard good things about The Restoration so we booked a trip there last year but Hurricane Matthew forced us to cancel our trip at the last moment. Now we finally got to the hotel for a 5-night stay this week. This review is on the 5th day of our stay. The Restoration turns out to be everything we expected and far more. It is one of the best boutique hotels we have stayed at in the U.S. Everything about our experience has been top notch, from the moment we arrived with a great personal and warm welcome from Devon, the head concierge, to the smallest details attended to by an ever vigilant front desk staff. The public areas of the hotel are inviting and warm, designed in a modern and contemporary style that makes you feel you are hanging out a good friend's wonderful home instead of some downtown hotel. Our room was fabulous, large and airy and felt immediately like a home away from home. The full service kitchen is a real plus, the bathroom large and spacious, the rainforest shower super, and the bed ultra comfortable. Our room was also super quiet, no noise from nearby neighbors, a real plus versus hotels with paper thin walls. Also, having lived in NYC for years, and accustomed to loft spaces with tall ceilings and brick walls, both of those were an additional plus.. One of the features for which The Restoration gets a lot of good press is for its complimentary breakfast delivered to your front door in a wicker picnic basket. It is not overrated but is one of the nicest ways I've seen for waking up in the morning. Plus, the hotel offers complimentary wine and cheese in the early evening and port and cookies later every night. Both of those are in the library room, a great public space of which the highlight is a wall of books designed by the art publisher Assouline. Those social gatherings every evening are a super way to simply relax from a day of Charleston sightseeing or a chance to meet some of the hotel's other guests. There are plenty of other pluses, from complimentary bicycles to access to a gym only a block away, to a spa, and also a rooftop restaurant that provides locally sourced healthy southern food. Even if you simply go to the roof deck for an evening drink, you get an unparalleled view of downtown Charleston and the best view possible of any sunset. So, all in all, a SOLID 5 STAR hotel. We will definitely be coming back to Charleston, and when we do, The Restoration will be our default hotel of choice. read more

So I went to Charleston for my first time and wanted to stay at a nice hotel for one of the nights I was in town. We had initially booked at a different hotel and at 5pm was still waiting for a room to be cleaned so we wandered down the street and found The Restoration. From the moment that we walked in, the staff there was incredibly welcoming and even toured the available rooms they had to show us what they had to offer. They were very accommodating and truly cared about us having a great stay. Now...with regards to the room...it was absolutely everything you need and more. The cleanliness, the attention to detail, the decorations, and overall appearance was beautiful as you will see in the pictures. It was also filled with multiple complimentary items including coffee, soda and sparkling water. It was so comfortable that we almost just wanted to stay there the whole night. The amenities were nice too with a sauna type pool and a rooftop bar with good drinks and amazing view. Overall, if you want to have an amazing experience, I would recommend The Restoration and if I ever visit Charleston again, I won't even look at other hotels. This would be my first choice. If you're looking for a modern boutique hotel in Charleston you should definitely stay here. Though certainly not the cheapest hotel in the area (we paid about $200/night), the extras you get here easily make it the best value. Pros: Number one is easily the free breakfast picnic basket they bring to your room every morning. You simply fill out a card with what you want and hang it on your door at night. Options include coffee, juices, muffins, croissants, ham, hard-boiled eggs, fruit, bagels (see my photos). Fantastic location right near King. You're right in between the great places in upper king and the historic core. The design and decor of the hotel and rooms are amazing. Beautiful artwork and great extras you don't see in many hotels, like ceiling fans and custom photography. Free still and sparkling water in your full-size refrigerator. They're even fancy glass bottles that the refill every day. There were also six free sodas in the fridge that were replaced daily. Free wine + cheese every day from 5-6pm and free port + cookies every day from 8-9pm. Free use of bicycles (with basket and locks). Turndown service nightly with replaced towels and tasty local cookies. Valet parking at a reasonable price ($24). Comfortable bed. Rooftop pool (though it is really small and can only comfortably fit about 10 guests) Cons: Keep in mind these are incredibly minor and didn't seriously impact our stay. The in-room information is lacking. We couldn't find anything mentioning the free bikes, happy hours, and free gym either on the TV, iPad, or room documents. Luckily we knew about these things before. While the iPad is a cool idea, the interface is clunky and the music only played for 10 seconds and then stopped. Extra steps they took: We had them hold our bags after checkout and when the bag person heard we had valeted he put our bags in our car for us before we returned so we could get right on the road. When we rented the free bikes they gave us free water bottles. We did a ton of searching when we booked this hotel and we couldn't have been happier. read more

This is such a cool little spot! There's a restaurant a coffee bar and a rooftop/top balcony area but it's also a hotel as well! They offer literally a staycation with everything you need in one area! We went for lunch/brunch and the menu was amazing everything tasted great! The wine, the cheese boards, and the small plates / appetizers are so good! Great price and quality for food as well! I love their library and horse walk within the courtyard they have! read more

Everything here at this hotel is beautiful and very nicely put together as the overall vibe is professional and relaxed. I really like the location as it is withing walking distance of most of Charleston and is easy for others to get to. The staff here is very attentive and goes out of their way to provide a great experience for everyone. I really enjoyed my visit here and was able to be very productive here as everything I needed was provided. The Restoration provides an experience that is not replicated in Charleston. They offered all of the amenities I was looking for.....rooftop dining, spa services, friendly & professional staff, and a short drive to the beach. Booked via phone at the 877 phone number from their website where they took my card number and notes I requested for my stay - they answer as if i was talking to someone at the hotel but later i would learn this was a third party. I arrive in evening with my friend as we had one night in Charleston and BAM. No reservation!!! I mean, I learned a lesson myself in making sure I had a confirmation number from the hotel but still this was a colossal mess up on the hotels part. Charleston proper was totally booked for the night so I had to drive all the way back to the airport to stay at a crappy last resort hotel. Long story short the attendant at the hotel tried to make me feel like I had not made the reservation, was in error, or mixed up. She said they only had a phone direct line to make reservations so i had to be wrong. Said they could call around to like an embassy suites or something. I mean there was a reason I booked a high end hotel for one night In town. They had no record of my reservation and did absolutely NOTHING to help. I had to call the third party to confirm that I was not crazy. I was so embarrassed, inconvenienced and they did nothing. I finally was able to get the MOD to call me but she did nothing and did not even bother to call back with an explanation for what was obviously their fault. If you do stay here remember you are taking your vacation into your own hands. Total incompetence. read more

We have stayed in this hotel twice regretfully. During our first stay in September 2019, we were given the wrong residence and had to switch half way through our stay. Most recently, we were placed in a residence with no closets or bureaus. We finally relocated to a large one bedroom suite. Breakfast was never delivered because "we switched rooms". The first night of our stay there was a domestic dispute above us and the police we called. The following night the room next to us had a raging party. Only after four calls to the front desk from 1am to after 2am, were the police called again and the guests quieted down. The beds are rock hard and the pillows even worse. The management is down right rude. I will NEVER stay at this hotel again and suggest anyone avoid it at all costs. It is a disgrace that they suggest it's a luxury establishment. read more

Coming from Courtyard Marriott stay of two nights, we were glad to end our trip on a high note with a stay at Restoration. Location: Although the hotel is called "The Restoration on King Street," it is actually on Wentworth Street halfway past King Street on the left. The location was convenient to walk to various destinations (Battery, Rainbow Row, Waterfront Park) and shopping on King Street. Hotel Room: We stayed in a standard room which is around 500 sq feet, similar square footage of a small one bedroom condo. It is really clean and modern. It has a small kitchen that includes a full size refrigerator and freezer which is rare, a sink, coffee machine with a coffee bean grinder built in, and some plates, coffee cups and silver utensils. The spacious bathroom includes a standup shower with rainfall showerhead and a separate hand held shower. The bathroom also comes with a big basket to put your used towels so it is away from your view and two plush robes to relax in. The bedroom is roomy with a very comfortable king size bed and a small couch. My husband took a couple of naps on the bed because he said the bed was so comfortable. Breakfast: One of the neat perks of this hotel is that as previous reviews have mentioned, breakfast is delivered in a cute basket during a designated 30 min time range of your choosing, starting at 7am. The spread contained two plain bagels, two mixed fruits in a cup, two cups of orange juice, cream cheese, jelly, and a carafe of coffee. It was exciting to see the basket when you open the door in the morning but I was expecting a bit more out of "assorted pastries" that was mentioned on the menu vs two plain bagels that was included and the coffee was extremely sour/acidic. We ate some of it, gave the bagels to a homeless man on the corner, and headed out to breakfast and coffee a bit later. Rooftop bar: The view is pretty good - you can look out to the coast where the cruise ships dock or the city view. It is open to the public and gets pretty busy around 5pm - 8pm or so as people come to enjoy the view as a starting point for their night out. We were told the sunset is pretty amazing from the rooftop bar, but we sadly missed it. Gym: They have a partnership with Pivotal Fitness one block away that you can use during your stay. You just show your room key and you're in. My husband enjoyed the gym for his morning workout - he said it was clean, spacious and not too busy. Service: Service was top notch. Everyone was very friendly and accommodating. Since we had to check out of our previous hotel at 1pm to switch to this one, they let us check in early at 1pm after calling to check on the room availability the morning of. Check in time is at 4pm which is a bit late in my opinion, but they let us check in early AND they also let us check out later at 1pm due to our late afternoon flight time so no complaints there. Overall, we would love to stay there again and would recommend this hotel. The only improvement we recommend is better coffee and pastries for the breakfast picnic basket. read more

One of my favorite hotel experiences. The staff here is super friendly and the hotel is beautiful. Our studio room was spacious and felt luxurious. We had one of the larger fridges I've seen in a hotel room and plates and silverware stocked in the kitchenette. I loved all the little finishing touches that made our stay, like a basket of breakfast goodies every morning, an evening wine and cheese reception, and the Jeep service that takes you anywhere within a mile's distance. I wish I had a reason to travel more to Charleston so that I could stay here more often. Or if there was a replica of this hotel in each city that I visit! read more

The Good: -Location- Great location, with an entrance right off of King Street--dining, shopping, and sites are all close by, along with the College of Charleston's campus. -The Room- As others have said, the rooms are more like condos. They are huge! I thought I booked a standard room, but I got a living room connected to a full kitchen. There were utensils, pots and pans, and other kitchen items to use. It would certainly be possible to cook a simple meal. -The Treats: Wine and cheese in the evening and cookies and milk before bed--what could be better?! Maybe a specialized breakfast picnic basket delivered to your room.....? Well they have that too! You can choose from a variety of pastries, cereals, and bagels, and drinks. The Bad: -The Rooftop Terrace- So disappointing! The lounge chairs are nice, but it greatly lacks the essential rooftop amenity--views! All you can see is roofing -The Housekeeping- While the complimentary treats are nice, Restoration could up their game when it comes to details. For example, under the bathroom sink, there was a tissue left behind (Ew). Also, when I opened the vanity kit that usually includes cotton balls and q-tips, it was empty. It wasn't a huge deal, but it made me wonder what else they forgot to do. The In-Between: -The Service - It was either terrific or horrible. During the day there was a young woman who lacked the hospitality that one needs to work at the front desk of a hotel. She answered questions if prompted, but was not very helpful. For example, when the printer she said guests were welcome to use ran out of ink, she did not offer a solution. However, when I asked another front desk member that night, he was able to print from a different location. This leads me to the opposite end of their service spectrum; the second person at the front desk was extremely friendly, as was the man who showed me to my room and turn-down service. 4 stars because the good parts were so good.
