I had a great experience living in 2116 Chestnut for my first year of MBA. First off, shout-out to Jose! He was so freaking helpful all year-- from going above and beyond during move-in, to helping me take care of my frankly obnoxious high-maintenance requests like hanging up my temporary wall-paper, rebuilding the shelves in my closet to my preferred configuration, and last-minute/weird hours problems that I texted him about. The man is a saint! Re: the rest of the building, it's a convenient location, leasing office was friendly and helpful, move-in/out went smoothly, packages were easy, everything was kept in great condition, and other building residents super friendly (especially my classmates of course). The negative reviews honestly confuse me. I'm sure problems happen and not everyone has the great experience I did, but I wonder if some have unrealistic expectations (aka 300 people all expecting to be treated like VIPs when they're all moving in during the same week...?) For comparison, I moved to a beautiful brownstone my 2nd year because I could get 2x the space for the same price. (Yep, 2116 is expensive). The trade-off was massive amounts of frustration & inconvenience. All the problems of a poorly-maintained older building, plus dealing with a management company that literally lied, stole, and abused animals. (I am not exaggerating -- WARNING DO NOT DEAL WITH AMC DELANCEY) My 2nd year, I often missed the way 2116 was run! If you're looking to live somewhere pleasant & convenient so you can focus your time and energy on school or work priorities, this is your spot. read more

Andy is the only helpful person in this building. The management forces you to use Fetch, an external delivery system, which extends package delivery time to over double - IF it ever gets delivered. Fetch constantly loses packages, and due to this, we started sending things to the building. Management turned these packages away without notice which caused hundreds of dollars in lost packages and time wasted with zero help. Further, they took over 6 weeks to get us our initial lease and never even co-signed it. The building itself would be okay if the management was willing to be helpful at all. This is by far the worst experience I've had living in a managed building, especially for the amount we pay. read more

One or two of the three elevators are not working the majority of the time. This building has 35 floors, and not only is it a hassle to wait up to 30 minutes for an elevator (with a long line through the lobby door), but it is also a safety hazard for a building of this size. The building needs to consider only using one of the three elevators for freight purposes either early in the morning or evening, when there is less foot traffic, and make sure broken elevators are fixed promptly. Residents should not be spending 15-30 minutes trying to access their units. read more

Ms. G. was not like that. She showed empathy, compassion and sympathy. if it wasn't for Andy and the front desk staff I would've left along time ago. they make this place run. leasing office are on another planet. fire alarms go off once a month. 3 elevators only make this place a living hell if only one is operations(which is VERY often). maintenance is quick and they're good. Location is great proximity to Penn's campus as well as a short, quick walk to Rittenhouse. Leasing agents and staff are great, leasing company not so great. Fees not listed: trash $15/mo Sewer: appx $6/mo Electricity: depends on individual unit Common area electricity: was around $40/mo but enough residents complained so it was lowered- think about that math- 11 units per floor, 35 stories, 30 of which are units roughly- you're telling me the electrical bill for the common area is around $13,200/mo!?! Service fee: because they can, $4.65 Water: changes but around $10 (my shower still isn't hot) Package room: you used to have to sign up for HelloPackage which is a 3rd party company for the package room which is an absolute disaster. That cost around $10 then about $5/mo just for the 'secure' room to be available should you receive a package. If said package arrives, it will take at least 30 minutes to find it and it may be damaged. Bicycle storage fee: $10/mo Pet: deposit and then $35/mo Parking: $325/mo Apartment overall is very nice and what I expected. People are constantly moving in and out of here especially between May-August. The trash chute has been broken for several months bc some moron threw away cardboard in it. Being older, I selected this place thinking the average age would be 30s- this was a grave oversight and miscalculation. The majority are Penn students or employees (resident doctors) which is fine but the vast majority are students attending Wharton (business school). These people are generally speaking arrogant, entitled brats who don't follow rules and are loud tenants. If you're a female that's pretty you'll be fine, if you're a dude trying to study or get sleep post call, good luck. Enjoy them sunning outside without t-shirts on clicking away on their laptops drinking White Claw. (Yes, they do work hard, not saying the program is easy.) If you want to live somewhere that's nice but at the same time hemorrhage money concurrently, this is the spot for you. In a nutshell- there are other places that are significantly cheaper that are just as nice and not coined 'the Wharton dorms'. read more

2116 is the worst apartment complex we've ever dealt with. Their leasing office is horrendous from the moment we moved into the unit back in summer of 2017 until now. We would not have lived here if it wasn't for the community of graduate students that recommended it. The security, maintenance staff, and everyone in between are so kind but the leasing office is literally THE WORST (out of the 15+ apartment complexes I've lived in the last 2 decades). Frank (an old leasing agent) messed up our lease 3x even before we moved in. 1st time was getting the wrong unit - almost gave the actual unit we wanted away. 2nd time was getting the wrong rent - almost paid 300 dollars more than needed. 3rd time was getting the wrong move-in date - almost couldn't get the keys to move in. Then they messed up our transfer to another unit lease - needed to follow up 20+ times to get this straightened out. Then now after 20+ phone calls, multiple emails, 10+ visits to the office, they can still not get their shit together to help renew our lease and add a new roommate. WHAT IS WRONG WITH THIS PLACE? There is no sense of accountability and no sense of wanting to help their customers. We've brought in multiple people to this apartment complex because of its community but the leasing department really needs to prioritize their residents first. They are unhelpful, rude, and just not ok. We are going to escalate these issues to the greystar management to see what we can get done. Please don't live here unless you really need to. read more

All of these positive reviews must be coming from the management office as very few residents are actually happy with the building. To start, the building is very overpriced for the area and management runs the building terribly. At your 1 year renewal prepare for a huge rent increase with the leasing office saying "I just give you the price the computer gives me". There is always an elevator down with waits to get out of the building consistently reaching 15-20 minutes, yet no one has come to service them despite many complaints. Walls are very thin and amenities slowly being downgraded. Stay away The only good thing about the building is Jose and his team in building maintenance, they are awesome! read more

Moved in pretty soon after the building opened. The original management was pretty solid and really tried to build a strong sense of community. Former front desk staff and maintenance personnel were amazing. I've never lived in a building with better service. However the new management (Greystar) has not been very good. They are not communicative with residents, are not transparent with their policies or practices, and the building is not being maintained to the same degree as it was in the past. Great location and excellent to have gym as an amenity. Enjoy having a balcony and rooms are generally quiet and I rarely hear neighbors. Cabinets are on the cheaper side and carpet stains and pulls easily. Finally I was hoping that this building was for young professionals and families but there are a significant number of students who can be loud and host parties. Lastly, this building is costly. Sure it's in downtown Philly but I'm not convinced it's worth the cost especially with the new buildings opening in the area. read more

Jose, one of the servicemen at here, is what makes this place so awesome. He's fantastic! So professional, quick to act and respond, and also so nice and polite. He's come to help us hang our curtains and ceiling hook. We needed him to come back, and he happily did. Of course, he did an amazing job. Shout out to Property Manager Carol Enoch and her help in resolving my issue. After contacting her, she took some time to look into everything and was able to issue me a credit for the amount that the promotion should have been. I'm definitely glad that she took the time to look into it (she seems super busy), and that they upheld their word. Overall, I'm really glad at my decision to move here and am really thankful to have an honest and helpful building management. In addition, the maintenance and engineering team has, as always, been rockstars in helping me with things that are happening periodically. read more

We lived there for 1year and 3 month and we liked it a lot. Whenever you have something that needs to be fixed, the maintenance team shows up in no time. Jose is one of the bests! He helped a lot and made life much easier ;) The gym is awesome, with everything I needed. The doormen are so polite. I lived here for 2 years and loved it. The building is new and clean. Leasing office, front desk and all staff were always nice and helpful. I experienced barely any maintenance problems, but the few small issues I had were always addressed very quickly. Nice and well managed building. Staffs are very nice and services are always fulfilled on time. THE ONLY BIG MINUS IS HIGH ELECTRICITY BILL!!! FLoor to ceiling windows are nice to look at, but you have to be ready to pay average $400-500 electricity during summer and winter season. You should definitely calculate that into monthly rent! I have lived in high rise condo buildlings for 2 decades, and never seen electricity bill this high. It's about 4 times more than what I have paid in the past. This review is 100% motivated by the great customer service at 2116. We moved here in March of 2017 for 10 months due to house fire. When we decided to move back to Philadelphia 6 months later, we chose 2116 for its proximity to my work, parking, balcony and most importantly the staff. While not everyone is still there from 2017, most are, which says a lot about the place. We are greeted every day by a super pleasant front desk attendant and the maintenance staff are always eager to say good morning or good afternoon. This review is for my experience leasing an apartment in 2116 Chestnut. Leasing agent Ben Cutler did a wonderful job throughout the entire process - from my first appointment to see an example apartment to when the final lease, deposit, and renters insurance were lined up. There were a few steps where I accidentally made a mistake, and he was very courteous and efficient in resolving these issues. I am really looking forward to moving in. I looked at many apartments in the Rittenhouse Square neighborhood and this building was by far the most amazing, well-designed, gorgeous building. The view from my apartment honestly takes my breath away - it's the view that you see when you circle over a city just before landing. The amenity floor is very comfortable, and I'm sure I will use the outdoor area and gym on a daily basis. The only drawback is that it is in very high demand, so if you are looking for a unit during the peak season you really need to keep a close eye on availability on their website. read more

I moved in August to 2116. It was my first time living in Philadelphia and I am very happy I chose 2116. The staff of the building are very helpful and understanding of your needs. In special, Jose Caraballo who handles maintenance issues. Every time I had a request, him and his team immediately fixed it and left a note explaining the problem so I could understand what was happening. In addition, he is willing to help in other things that may not be included in his duties for the job. For example, I needed to get rid of some furniture and he handled the whole process, so I could concentrate in my work. He always works with a smile in his face and in a very polite way. We are very luck to have him and his team! read more

Just called Maintenance to fix a few problems. My partner and I are pretty handy, but we could not get the stove drawer straight, nor could we install our closet shelving so that it stayed in the wall(!) (yeah, all my clothing was on the ground and I've been living out of 2 other closets for about 3 weeks.) I was going to spend $1,000+ on custom shelving and installation but I thought I'd run it by Jose first. Jose came up about an hour after I made the request, fixed everything PERFECTLY in less than a half hour, and it cost me nothing. He is so professional, respectful, personable, and skilled. It doesn't get better than this. In fact, every staff person I encounter here is exceptional. Great place to live :-))))) read more

On top of that, I asked him to check a few additional things that weren't working quite right and he fixed them straight away. Not a bad place to live..But the old staff is truly missed..I was treated like family with the old staff,never a thing they couldn't orbwouldnt do for you..Greystar came in and made it a business instead of a family atmosphere it originally was....oh well ...time to move on...for the record the original crew were truly diamonds in the rough....sometimes change isn't always for the best...the good thing now is there are many competitive properties where most Wharton m.b.a.s and young professionals will call home....thanks for the memories....farewell all read more

This is a previous 5 star review. [Updated 10/7/2016] I agree with Pink P. After really enjoying my experience for the first 2 years while the building was under old management, my thoughts have changed considerably since Greystar took over, particularly after moving out this summer. It's still a fine place to live but it has several drawbacks: 1. Carpeting Throughout the Apartment - This isn't Greystar's fault, but the original developer chose to install white, easily staining carpet throughout the units. I put down extra runner carpeting by the doorways and am about as clean of a tenant as you'll find, but they still managed to gather some dirt. Should be easy to clean but.. 2. ...Greystar will likely choose to use a good portion of your security deposit towards replacing the carpet instead - In my case they decided to keep nearly 40% of the deposit to replace 3-year old white carpeting 3. Regular Fire Alarms - Also not current management's fault, but in my last few months here there seemed to be fire alarms several times a month. 4. Bad Appliances - Another thing that isn't current management' s fault, but the appliances here are pretty sub par. Takes at least 2 cycles in the GE dryer to dry your clothing and any dishes taken from the dishwasher will likely have to be wiped down since the GE dishwasher doesn't really steam dry very well 5. Slow Elevators - This comes and goes but sometimes you will have to wait awhile to use the elevator. Oftentimes at least one of the three is occupied for moving in/moving out meaning you will have to rely on the other 2. As mentioned, it's an overall fine place to live but I would be aware of the above, namely 1,2 and 4. read more

The best word to describe management here at 2116: ineffective. If you live here, you can count on one of the three elevators being down at all times and constant, ear-piercing alarms that continue to go off time and time again for no apparent reason. I don't know if I'm more upset about the negative impact on my quality of life caused by the alarms or the extreme waste of taxpayer money caused by them when the fire department is forced to come to the building each time to disarm them. This building should have everything going for it (great location, new units, and great views), but the entire experience has been completely ruined by the unjustifiable expense to irritant ratio. The building has a lot of Penn graduate students living in it this year, though quite a number of them (myself included) will be moving out due to management's failure to take care of these simple problems - problems that are completely inexcusable for a building this new and this expensive. Save yourself the hassle and the money and don't bother living here for a year until you get sick of the problems and move to one of the other buildings / brownstones nearby. read more

The building management was great until the switchover to Greystar last fall. Since then, the building has gone through multiple fire alarm problems, 6 hour electrical shutdown (if you live in a high floor, no elevator and no water) etc etc. There was a fob key problem this long weekend where no one can go out of the garage and we were told by the front desk it can not be fixed until the following week. With the previous management, there used to be an in-house property manager who made sure the buildings were clean, parties noise levels were kept down. Now there are no management available for emergencies on the weekend. This place might be fine for Wharton students who party till late hours and trash the place on all floors during the weekends and weekdays, but if you are a professional who needs to sleep and wake normal hours without disturbance from loud parties on your floor, or have a family with young children, be warned! Such a shame for what was once a great place to live! read more

I tried to rent at 2116 Chestnut! What a mistake I made. The management is so poor and have no clue what they are doing. I made multiple phone calls and could not get a return call as well as they were never in. I can't believe for a building that is half empty and with crazy high electric bills they would and could be so unprofessional. I would tell anyone don't waste your time here. If this is how you treat me now how would it be after you have my money. Shame on you!!!! read more

We recently moved in a few days ago and the staff and tenants have been more than welcoming. Especially the maintenance staff, Jose. We had issue with a crack in our toilet and he was here in 5 minutes to replace it. We also had issue with our movers and Jose stepped in and helped us quickly move in all our furniture.
