I have been an Arch resident almost a year now, never lost a package yet :) Only downside is, there is literally no parking for your car. You can park at Windsor's parking next door, but it costs $315/month with horrible customer service(valet parking) or you can shop parking decks around Center City, and walk to your car. I sold mine when moved in, everywhere in downtown is biking or walking distance anyways. Overall, I'd recommend Arch Apartments for anyone looking to move into the city.

Heating/AC is controlled by the building and they only switch over once for spring/summer so it was very hot during the unseasonably warm days!! Bring a fan/AC so you're not running to Target in a sweaty panic like me lol. 2. Four regular and two freight elevators but multiple are often broken so plan accordingly and leave a little early in case of long elevator wait times! 3. Not much noise from neighbors but certain areas are louder, ie. I always hear my neighbors' TV from my bathroom. Figured this out when I heard "THE POWER OF CHRIST COMPELLS YOU" after a late night shower and got very scared lol.

Goldtex Gets A Bad Wrap So, I have been here about 6 months…read morenow and figured it is time to leave a review. Especially because people are more prone to go on and vent rather than say what is going right. I moved up here from Florida in December, just after Greystar took over. I love the history of an older building and understand that comes with its drawbacks. Yes, the elevators were having some issues when we first moved in but it looks like those have been resolved. Haven't had a downed elevator in over a month now. The pool and hot tub are closed for refurbishment (but honestly...it has been winter...who wants to swim during winter. Maybe the hot tub would have been nice but it's not the end of the world.) Even with that down, the new management team took the time to make the rooftop a nice place to hang out. Maintenance sometimes takes a bit but when I went in and actually talked with the staff, they explain that they were down to one maintenance person for a bit and (again older building) they were a bit behind. They sent out an email explaining the situation with the HVAC and have also been sending updates...in addition to providing portable AC units for those of us who needed them. Has it been perfect, no. But they have been communicative, have taken short term action to try to overcome the situation they probably found themselves in when they were hired to manage the building, and have kept us up to date on the actions they are taking towards a permanent fix. The concierge staff is amazing. Rob and Phil are always friendly and welcoming. They knew my name AND my dog's name within a few weeks of moving in. The management team has held 2 or 3 events every month since I got here that has made it really easy to meet some of my new neighbors. Especially nice when coming in to a new city. Regardless, I love my apartment and am glad that it is my first home in Philadelphia and think it is pretty obvious that a company that JUST came on 6 months ago is doing a great job handling an older building and all the charm that naturally comes with that.

I never ran into any major issues with it. It was modern and spacious. The pool was great, though it could have used some TLC. The front desk staff changes frequently however I've never had issues with anyone. Brandon is the absolute best!! My dog and I definitely miss him. Ms. Veronica was always such a gem and super helpful too. My biggest issues were parking and the dog parks being disgusting. Parking was always an issue after normal work hours. Coming home late and parking in the lot was rarely an option. The parking surface was there but as a paying resident, I should not have to park up there. People also parked like they were the only ones that mattered - adding spaces to ends of rows, blocking doors, making it impossible to pass or turn safely. Nothing was ever done to those people because "the police have to come" before towing anyone which is absolutely absurd when it is a safety issue. If there was a fire, a fire truck likely wouldn't be able to make it through at times due to the sheer ignorance of people. No one was held accountable for cleaning up their dogs poop. It's not a hard task and is a part of being a dog owner. It was disgusting 99% of the time. The dog parks got "resurfaced" last year, which just was more rocks being added. It closed the parks for a few days and turned out to be useless.

One of the biggest issues I experienced was that my car was vandalized even though I was paying for parking inside the property. You would expect a paid parking area to provide at least some level of security, but that wasn't my experience. The condition of the building is also disappointing. The hallways are frequently dirty and have an unpleasant smell, making the property feel poorly maintained despite the high rent. Speaking of rent, be aware that the amount you actually pay ends up being higher than the advertised price. Between the additional fees and other charges, the monthly cost is significantly more than what you're initially led to believe. The move-out process was equally frustrating. Management told us it was okay to hang pictures and other items on the walls, but when we moved out, they kept most of our security deposit without providing a clear or reasonable explanation. It felt unfair and inconsistent with what we had been told during our tenancy. Overall, between the lack of security, poor maintenance, hidden costs, and disappointing handling of the security deposit, my experience was far from satisfactory. I would encourage anyone considering this property to read reviews carefully and ask detailed questions before signing a lease. Take your money elsewhere, you can find a better deal and don't be deceived by their "move-in" specials.

From getting the AC fixed to holding our deposit money for several weeks after our early move-out date, the business operation here is sketchy and unprofessional. The maintenance team visited way too many times in attempts to fix the AC compressor in the span of a year but ended up not knowing what they were doing. We had to live in a supposedly luxury apartment without AC for over a year and beat the heat during the peak of summertime with just one standing fan that we bought and one portable AC offered by the apartment toward the end of our lease. Despite raising an issue about how a portable AC wouldn't be sufficient to cool down the entire unit that is 1200 sq ft. unit with 2 bd rooms, everyone brushed it off their shoulders. They kept insisting that a small AC unit installed by the window of our primary bedroom was strong enough to chill the entire unit across and even the second bd room, which sounds very unreasonable and shows how uncaring people are. When submitting service requests through the login portal, we were not met with a solution in a satisfactory manner. When reaching out over the phone and via email to speak directly with the leasing office manager, we were given several runarounds saying she was in meetings and couldn't come to the phone. (Yup, she was in a meeting every single time I tried to reach!) Emails went unanswered until we decided to walk up to the concierge in person demanding to speak with the manager there and then to yet again bring up the inconvenience we were put through after spending a hefty amount on the rent. Another thing about not having a functional cooling system is that flies kept entering the room from the vents. It's way too filthy to have this happen to a new luxury apartment building without a trash chute. Overall, any future residents who are considering leasing here should watch out for all the red flags mentioned above. As for now, we're still looking forward to our earnest deposit $ and how much of it would be refunded. More updates to come, as I have told the leasing office several times that we left the room in the condition we were handed over at the time of moving in. Not a single nail hole/ paint chip on the wall can be found as we took care of the room as our own throughout the two-year lease.

My kitty cat, Zelda, likes it here too. I can pretty much walk to a lot of places and there's bus stops a block away in either direction. Trader Joe's is less than two blocks away and Aldi is about a one mile walk. I can have packages shipped to the office so I know they're safe. Many have said that Mr Robin is the nicest landlord in the city and I believe that to be true.
