This particular issue with my bathroom celing was not complex. They just could not seal the ceiling and get over the issue. The issue involved multiple sources of issues. The entire staff was keenly engaged. The lead plumber is very smart. He understood the natre of the issue and prepared me that it will take time to fix this issue from the root. Otherwise it will occur again and again. Under his guidance the team deligently viewed each issue and resolved all the problem area. Job done was more than excellent! Thank you! Additionally, in general I am very happy with the staff here. They are very exceptionally efficient in all areas. The rent is exorbitant and they make you sign 13 different documents setting out the terms and conditions, which they then never enforce other than by sending passive-aggressive emails. I guess they're afraid someone will leave a bad review if they actually tow their car from the fire lane or tell them off for walking their dog on the *one* - yes *one* lawn where dogs are not allowed (they are allowed on all the others). They used to have a really good community manager; since he left, we don't even know the name of his replacement. On the plus side, the staff are really nice and they are pretty good about fixing maintenance issues (which are frequent - the buildings are from 1959 and are showing their age). read more

Parktowne Place partners with InLiquid Arts for art exhibits in the lobby of the buildings. It also host other art events like a workshop for world collage day. Most of the events are free. The art exhibit receptions are a lot of fun. The reception starts in the lobby of one building where the artist talk a little bit about their art and light bites are served. It moves to a second building with more of the art with beer and wine. The third building has even more art exhibits and dessert. The food was supplied by Avana Restaurant located right at Parktowne! The lobster rolls were so good with nice chunks of lobster on a toasted roll. The pizza was very tasty so were the chicken wings. Parktowne also has a great outdoor space with lots of grassy areas, outdoor sculptures and Adirondack chairs. read more

No other place i would want to live in Philadelphia- everyone is very welcome & supportive

Starting with apartment conditions, I saw mice on a monthly basis in the area around downstairs apartments which makes sense because bottom level apartments are next to the trash rooms. Sometimes the hallways would smell like trash obviously on those floors. The workers also spend a lot of time in the bottom floor where they talk at max volume and drag the trashcans around which slam into the walls at early times in the morning. The A/C broke multiple times during my stay sometimes during the hottest days of the summer. The units don't have their own A/C and heat units so you'll have to wait until they switch the entire building over to one or the other. There's not enough parking for the residents in the complex so check what the waitlist is if you plan on bringing a car. Careful about putting up pictures with nails or even adhesive hangers as they charged me $300 just to paint over the walls which seemed ridiculous on top of the cleaning charges. I've never had that problem with any other apartment. Edit: Did more research recently on a whim and it does seem like they regularly excessively charge for repairs even when the apartment was left in good condition based on other reviews. I lived here for about a year and a half. The apartment itself was nice as were the facilities, although quite overpriced for what you get. My air conditioning/heat worked about 50% of the time despite multiple repairs. Maintenance was responsive and helpful, but they never seemed to be able to figure it out. The walls are extremely thin, you can smell and hear everything coming from your neighbors. The worst of it all, though, is the move out experience, which was absolutely shameful. The fees are exorbitant and unjustified, with very little recourse. It's extremely difficult to even get ahold of somebody. I was charged a fee to repaint my whole apartment for clearly normal wear and tear. Overall would not recommend living here, there are plenty of other places in Philadelphia that are more accommodating, reasonably priced, and overall just... ethical. read more

The pool is beautiful, it feels like you're on vacation. You won't get as much for your buck in the area. The unit is up to date with technology, appliances and well maintained. Whenever you need to put a maintance request in, Park Towne workers are there within a day-two to full fill your request. The pool, the patio, the dog park, to the great lawn, study rooms, fitness center, movie theater and indoor and outdoor pub makes living so luxury at an affordable price. In addition, the serves offered such as Old Nelsons, Salon and Tailor place and dog park, you never have to leave Park Towne. Everything you need is located on sight. We just moved into Park Towne Place several days ago and it's been an awful experience. At move-in, we discovered a bunch of ants crawling around the bathroom and hallway. Maintenance was able to come in and fix it, but right after, we realized that there were constant, distracting squeaking sounds (potentially caused by bats or mice) from the ceiling. When we ask the concierge, they would tell us to put in a maintenance request and they can't do anything about it. The sounds are still happening all day long, making it difficult to work and sleep, and after 3 days, no one has come by or can tell us who will. We really regret moving here. I have lived here for 2 years, as soon as they remodeled the west tower. I love my view, my kitchen and hard wood floors are beautiful so if you're looking overall (pool is huge, gym is amazing, place has great package room and cleaners on site) it's great!! However, it's expensive as hell and 1) my walls are so thin I can hear my neighbors cook or do their sexy business and 2) the vents man... I hear everything through the vents. My issue is also that the walls are either too thin or not isolated. I have kids as neighbors by the wall in my room and it's just like I'm partying with them when I'm in bed and they turn up. I'm also south heading so the dog park is 10 floors below me but damn... can I hear the barking and the street. So love this place, but I'm moving cause it's expensive and isolation SUCKS. I haven't had any rats, but I'm on the 10th floor so idk. read more

The grounds are very nice and the amenities are good. It is especially nice to have the pool. That is about all I can say for good things about Park Towne Place. This place has THE WORST management and is so poorly run. It is always one headache after the next. To keep this somewhat short I will just list a few things. 1) If you have any questions or need anything, it is impossible to get an answer. You will just be bounced from one person to the next until finally being told that the person you need to talk to is out of the office and that they will call you back. Then you will never hear back from anyone. 2) There are tons of hidden fees in your rent that no other apartment complex charges. Be prepared to pay a pest fee, garbage fee, electric fee for common areas, and monthly service fees. 3) Concierge is useless. They can never find anything and never know an answer to anything. Don't leave anything with them for someone to pick up because it will get lost!! I have had several items misplaced by them. 4) I received a notice at my door saying I was going to be served if I didn't pay all of these fees by the next day. After a slight panic and several calls to get an answer, I found out the notice was delivered to the wrong person and it was not intended for me. 5) Your security deposit is basically a donation to Park Towne Place. They will try to nickel and dime you for any little thing to make sure you do not get your security deposit back. Even after hiring a professional cleaner they still look for things to deduct. Oh and even though it is required by law to receive your security deposit back within 30 days of moving out, they do not abide and it will take forever to receive your check. And when I did receive my check, it was for the wrong amount, so that is a whole other issue. If I had more time to put the effort in I may have filed a suit, but it wasn't worth the effort to me. I am so glad that we have moved out of this place. It was just one issue after the next. The community manager, Patrick McGarry, really ruined the memory of this place for me. It's a shame, considering I spent $40,000.00 with Park Towne Place and people like Scott Seeley and John Sweeney were really solid on the customer service side while I was a resident. Scott and John understand service, consistently putting the client before themselves, whereas Patrick just lets his ego rule the conversation whenever he pleases. Patrick does not understand customer service, at all. Unfortunately, Patrick is the community manager, so watch out. The second that my final bill was paid, Patrick treated me carelessly, cut me off multiple times while I was talking, and actually hung up the phone on me for asking to speak to someone who might better be able to assist me with a system he was having a hard time with. He seems to struggle with technology, which is fine, I simply needed to talk to someone else who knew how the online portal worked but he seemed so frustrated by my request. Moments later, out of what I can only assume was childish anger, Patrick actually locked me out of my own account that I was told I would have another 15 days of access to for record keeping. Then he called me back a few minutes later and started acting like nothing happened without apologizing or explain his bizarre behavior--I felt like I was dealing with an angry hormonal teenager or something. Eventually John had to step in and clean up his mess, which of course he did easily, because John is a rational and intelligent business person who clearly cares about customer service. I recently moved out of park town place. I'll start with the pros: It's a really nice well kept property, particularly the common and outdoor areas. The negatives: 1) Management is atrocious and does not even approach being customer or renter friendly. 2) http://imgur.com/a/l3ASy My brand new renovated apartment had rodents. I have read reviews from before the renovation stating this was an issue but had assumed the renovation would have taken care of it. This was not the case. The pest control service they have contracted was completely inadequate, all they did was leave sticky traps which did nothing, no attempt was made to do anything more comprehensive. My attempts to contact the community manager were largely ignored. 3) My car was towed while I was away one weekend despite me having a payed parking spot. Apparently my windshield sticker had fallen off, though I find that hard to believe since this never happened before or since. One would think they would double check the license plate prior to towing a tenant's car. I was originally told I'd be reimbursed, this did not occur. I had to go to a very dangerous part of Philadelphia to pick my car up late at night and payed something like 400$ cash. 4) Good luck getting your deposit back, I was charged for supposed damage to my walls which was just peeling paint and the result of their shoddy paint job. 5) The AC and heating units break frequently. So to summarize a valiant attempt was made to put lipstick on the pig that is park town place however after a few months there the truth becomes evident. I moved in five years ago and during that time, I had to deal with mice infestation, faulty equipment, packages being lost/ stolen and more recently the awful response (or rather lack of response) from management to the flood in September. I told management in July that I was moving out late September. I asked for a walk through visit prior to giving my mailbox key back and I was told it was not necessary. We cleaned the entire apartment and now a few weeks later, I received a bill for damages cabinets (2550$) along with a cleaning fee. One of the kitchen drawers had some water damage.... I am a resident here. Avoid this place. The positive reviews you see exist because the management company raffles $1000 to everyone who leaves a good review. Management is terrible (on site and upper management AIR, the company who runs it). They don't care for the residents' well being. They consistently lie to residents to get away with their negligence. Aaron Wilmer is a leasing agent that will deceive you to rent the place, he is rude and inconsiderate, as many of the neighbors who live here. I have a teensy tiny apartment and it isn't cheap. In fact, it is way too expensive for the size. However, it has a good layout and storage. I have all my appliances at my finger tips (literally), and the floors are pretty not that grey fake wood laminate everyone seems to be using, but a nice walnut color. More importantly when I moved to Philly from California a year ago I was in a much larger warehouse apartment in Old City that ended up having a serious mold issue that had my dog and I sick for the six months we lived there. She had constant ear infections which was super distressing and expensive. We are both tip top since moving here, not a single ear infection, and that is worth a lot emotionally and financially. Also, it is dog heaven. I love the area. It is super convenient to shopping and I can walk to work in about half an hour. I missed the flood everyone has complained about. That was miserable for them, I have spoken to a lot of people about that. My experience has been pretty good--no flooding. I. The air conditioning has gone out a couple of times and my elevators are often broken or out of order, but there are three, so when they are running well there is almost always one available. My neighbors are nice and quiet and I can't hear the street from where I am in the West Tower. The windows are great for views and the pool and gym are great. My building is a lot cleaner that other places I have looked at. I am happy hear and hope to stay while I am in Philadelphia if I don't get priced out. read more

Great place to live for all the amenities but in terms of resident relations this department needs some serious work. I've been having an issue with mice for two months now (caught nine mice in two months) and all they've done for me is set traps. I've been calling resident relations and leaving voicemails for days now and haven't heard a word. Sent the resident relations manager an email as well and have yet to hear back. Not to mention, god forbid you park in the future resident space for more than 2 hours. My car was towed inside Park Towne Place with no warning. The proper protocol from my understanding is your get a warning (two tickets) prior to them towing your vehicle, which I did not get. You can't give every other resident the courtesy of a warning and then immediately tow someone else's without that same courtesy. Now I have to go to a sketchy area and pay $200 cash to retrieve my vehicle. You can get much more for your money at another complex or neighborhood in Philly. I would never recommend this apartment complex to anyone. Although the apartments are aesthetically appealing and seemingly come with wonderful amenities, I have found that what is advertised does not match the true experience of living here. As you can see below, the cons of living here significantly outweigh the pros. Pros: - Location, near the river and quick access to major highways - Availability of assigned parking spots (but at a significant cost) - Grocery store located in the common building (super friendly staff) - The pool (when it is actually open) and outdoor spaces - Newly renovated apartments, nice kitchens Cons: - The apartments are unable to simultaneously have both A/C and heat running. They switched the HVAC unit to heat early in the fall. There was a stretch of about a week where the weather was over 70 degrees. This left many resident's apartments, including my own, reaching temperatures over 85 degrees for an entire week. No explanation or apology was sent to residents. Those who reached out to management were simply told to "open our windows" and deal with it. The windows only open a few inches. I was unable to comfortably function or sleep in my own home. I cannot imagine working from home at this time. - PTP canceled the commuter shuttle in the middle of a pandemic. This left many residents who are healthcare workers without a means to get to work. Management stated it is because there are not enough people using the shuttle for the cost of the shuttle. However, they have not offered any reimbursement on our rent. - You can hear EVERYTHING through the walls and vents. I can hear chatter from multiple surrounding apartments through vents in my wall. I am not referring to muffled noises. I can make out entire conversations of multiple neighbors, including my neighbors upstairs who think it is appropriate to be having parties throughout the pandemic. I hear at least 3 different dogs barking throughout the day. It is difficult to sit in the apartment and do anything productive without having headphones in the entire time. - Prior to many of these issues coming to light, I renewed my lease. Management attempted to significantly increase my monthly rent and parking (a $75 increase in monthly parking). This was during the height of the pandemic when 0 of their amenities they advertise were open. This was while they were simultaneously sending out emails attempting to show their "concern" for residents who were unable to pay their rent for the month. - I have lost hot water multiple times for multiple days since moving here less than a year ago. - Many people, including staff, do not wear masks around the buildings. Capacity limits are not enforced in common areas which means even though amenities are now open, those of us who want to safely use them cannot do so (I.e. fitness center). - You are required to pay a $50 dollar fee each year for a locker service for packages. This package service became overwhelmed during the holidays to the point where all of the residents' packages were just put into a large room to sort through ourselves. - No consolation or rent reimbursement has been offered throughout the last 10 months of amenities being intermittently closed. We were never told to sign up for parking in advance, our leasing agent really messed up things for us even after we moved in (with the temporary garage spot). I am a returning resident to park towne place, and have always liked this place for its excellent amenities and beautiful property. However one thing that is an inconvenience is the parking situation. Before I signed the lease, I wanted a guarantee that we can get either a surface or garage parking permit, and Aaron, our leasing agent guaranteed we can at least get a surface spot. We eventually worked with Marlin who told us there were no spots but he would get us on the waitlist. It took us over a month from our move in date despite constant requests to Marlin for us to even get on the wait-list. As the realtor was showing us places in April, I said "Not Park Towne!". She said you have to see it. We did and we love it. Fantastic renovations, we are in the South Tower. Rosa, the main concierge is a reason to live here all by herself. Vibe is great, location fantastic, service is excellent, staff across the board is great. Skyler is our main man, very genuine and helpful guy. So much so I'm overlooking his love of Tom Brady. Many amenities such as huge pool, world class gym, market in the ground floor, dry cleaners, free package service (we're hooked), pet friendly, lots of dogs and my wife is not a pet person but they are not an issue as well behaved. Free WiFi in common spaces with various conference rooms and tech centers available to reserve. They have a club/bar also available for parties. Poolside they host a weekly wine night and more, much more. Super convenient to Whole Foods, Trader Joe's, and more restaurants than you can shake a stick at. I run the Rocky Steps every morning and love the various parks, fountains, gardens, and trails in my backyard! read more

The most horrible rental experience I've ever had. The property manager is as shady as they come. I have a long email chain regarding my security deposit which I was entitled to upon move out. In my emails he acknowledged in his own words that I do not owe money and that he was expediting my security deposit refund. Six days later I not only did not receive my refund but was now informed that I owe money. This was no mistake on his part, this was deceit. I would not recommend renting at Park Towne if you want to be treated well. Getting something in writing means nothing to them. Think twice before signing a lease. Another negative aspect of living there is the group utility bill you receive which comes from a 3rd party billing company. I just recently moved into Parktowne Place in late December. Patrick is my point person and has been so responsive to any question or concerns. He made my moving transition so easy and made me feel so welcome. From making sure I had the elevator reserved to giving me resources on how I would get my TV mounted, he's thought of it all without being prompted. He's very knowledgeable and an overall solid good guy. The concierge staff including, Tiffany, Brittany, Bret and Angelo always are there to give you a warm greeting among the many other things they've assisted me with. I highly recommend avoiding these apartments for several reasons: Apartment makeup When we originally toured this apartment, the representative gave us misleading information. The "vents" in some of the bathrooms are actually just connections to other units that allow you to hear word-for-word conversions from your neighbors. During the year that we lived there, we had to shower with the doors wide open to avoid a sauna. The air conditioning frequently breaks, and maintenance's solution is to change out the batteries that typically have a 2-3 week lifespan. A load of laundry takes an average 2.5 - 3.5 hours to complete from start to finish. While the interiors look nice, cabinets and appliances were constantly breaking - definitely not worth the rent. The proximity to the parkway and 676 make it very difficult to sleep, you can hear the cars and highways VERY clearly. The parkway also hosts a few weekend events in a given month, so the area is likely to be surrounded by crowds on several Saturdays and Sundays. Staff The cleaning and maintenance staff are very professional and pleasant. The resident services and leasing staff are incompetent. They are very slow to respond - we had to constantly follow up and chase staff for answers pertaining to our lease and resident information. When I asked the employee giving us the tour how the leasing agent who had shown us our apartment was doing, the individual touring the apartments with us felt comfortable sharing that our previous leasing agent was fired for inappropriately texting female tenants and showing up to work drunk. His exact response was "It was my first time working alongside an alcoholic." and he went on to disclose all of the issues Park Towne experienced with that leasing agent. He made a big joke of it, so my friend decided to tour the building the next day with someone else before making his decision. This is very sad for me to even post this, but I thought this is something that my story could save some money for current resident. Here is my story: I lived at Parktown apartments for almost two years and everything was great and fascinating until I decided to move out from there. They have added shit load of charges for my move out. As you can see in my picture, I had one crack in my room window and they have charged me $1500 for that, what kind of glass was that? Gold? silver? Platinum?. To be honest I always had curtain down because my wife had some issue with sunlight so we never open window blinds to see the glass in the first place, Perhaps it was there even before we moved in. When we were moving out I noticed it and informed that service team and in return they handed me $1500 bill. The irony of this issue is I even offered them that I can have someone from outside fix the window, but they were persistent that they can't let outside vendor into the building. Hence, I will give them 0 star for poor customer service and taking benefit of my situation. I would never recommend this place to anyone read more

I've been living at Park Towne Place Premier for almost 2 years now. I have always had great things to say about it but now I am having SOME second thoughts. I will say all of my opinions down below: Overall the apartment is really great! I have a studio and it's perfect for just myself. It is all newly renovated and beautiful. I am also the first person to live in my renovated unit which is nice! When I was first looking at apartments, the leasing agent at the time helped me a lot with finding the perfect unit to fit all of my needs. If you're looking, definitely keep asking to see other apartments if you don't like the first few because they have different layouts, closet space etc. So overall my leasing agent was great! I know they have recently hired a lot of new agents so I am not sure how they are! I love the convenience of everything. There's a pool, a 24 hour gym, a hair salon (which I love and is reasonably priced!) , a little grocery store, and they just put in a restaurant in one of the towers. The location is very safe and there's always something going on! It really is a wonderful place to live. There are though a few things that have not been the best: 1. Heat/ac:I have had many issues with my heater / ac unit. Since they renovated all of the buildings , whoever renovated them did not pay attention to the thermos and a lot of people including myself have had many issues with theirs turning off. Mine wasn't working during the winter when it was single digit temperatures. Maintenance came out twice and it ended up getting fixed so I was grateful for that! However - currently , my air is not working and it has been 80 degrees in my apartment for the past week and I have had to follow up with maintenance to come by so hopefully they will tomorrow 2. Pests!: I have had such a bug issue on my window sill. There are so many dead bugs and I have made many requests to maybe fix my window since they're clearly coming in through that, but each time only pest control comes and it does not solve the issue. I also had some kind of animal living in my wall a few months ago for days and it took forever for someone to come out since pest control is not on site every day. As someone whose deathly afraid of all bugs, pests etc it has been really bad. 3. You can hear all of your neighbors through the vent. Not only are the walls thin but you can hear neighbors conversations / parties through the vents very clearly. My upstairs neighbors have parties and will scream and have music blasting past 4am. Yes this is apartment living but I miss the days when I lived elsewhere and it was a lot quieter 4. Parking: I pay for surface level parking (which went up to $200/ month) and you don't even have a guaranteed parking spot. Often times i come home late at night and have no where to park. They also started taking away some of the overfill parking spots for residents to park if they cannot find a spot. They definitely over - book the surface level parking and give too many people spots when they don't have enough. 5. Rent: when i originally signed my lease i begged to do a longer lease but it was never allowed. That's because they give you a discount when you move in and then jack up the price (and you don't have the discount anymore) when you go to renew your lease. This time i signed a 2 year lease to avoid the price increase next year, but once the 2 year lease is done I probably won't be able to afford to live here anymore. Many people move out after the 1st year because they can't afford it anymore. Overall I had always loved living here and I hate that I have such negative things to say because I have liked how the employees have always treated me and I feel like the management company tries really hard. Hopefully things will be fixed in the future since there's so much competition out there. Although there have been a lot of issues, i have always had someone help me which is good. I extremely highly recommend avoiding these apartments for several reasons: Apartments initially showed me the comparably pricy layout for studios and illustrating that there was not any more comparably cheaper layout available at that time. With my persistence and perseverance, the agent finally alluded that there were some less expensive layouts available and promised a discount on monthly rental. Later, when I was about to paying the rent, the agent broke their promises and charged much more than initially agreed, and it took me several months to get only half of the amount back. At the same time, the agent kept avoiding my email and he is always taking more than one week to reply one email! Last and the most IMPORTANT!!! One week before I was about to moving out from the apartment because of the untrustworthiness and unprofessionalism, while showering after Friday work, accidentally the showering room sliding glass door crashed, causing me seriously wounded and injured, ended up in staying ER for hours and getting several large stitches. After the weekend, when I contacted the community manager, the community manager sent someone to check the room, astonishingly, rudely blaming me for smashing the glass door with heavy metal in an impolite mood!!! They did not show any sign or compassion for covering the medical expense and relentlessly asked me to call my renter insurance. What they really cared about was cleaning up the glasses and reinstalling a new glass door, in another word, trying to make this terrible and unbelievable accident seem never happened!!!! I am so furious with their terrible attitude and disgusting professionalism that I am going to, for sure, sue the property with all the videos, pictures, and record evidence I have collected. This response is full of falsities. Particularly the enhanced patrols for masks. I have spent two hours in the gym without witnessing a single patrol (during peak hours, mind you). If I had any faith that Scott Seeley was capable of an adequate response to these concerns, I would follow up with him, but I expect nothing more than these empty replies.
