The Apartments are very contemporary and provide a very functional living environment. Easy access to shopping, restaurants and entertainment in the area. Friendly and responsive management team, and upscale amenities. Close to all major highways and best place to be during an apocalypse. Love PTP, the amenities, the staff, the views 10/10! The pool is beautiful, it feels like you're on vacation. You won't get as much for your buck in the area. The dog parks are a huge plus, even if you don't have a pup and are animal friendly they make your day brighter every morning.

    Ants on the first day

We just moved into Park Towne Place several days ago and it's been an awful experience. At move-in, we discovered a bunch of ants crawling around the bathroom and hallway. Maintenance was able to come in and fix it, but right after, we realized that there were constant, distracting squeaking sounds (potentially caused by bats or mice) from the ceiling. This would happen 24/7. Hear a few instances here: https://www.youtube.com/watch?v=Ub_VGO13eec. After repeated attempts over 3 days to contact maintenance to check up on the noise, no one has come. When we ask the concierge, they would tell us to put in a maintenance request and they can't do anything about it. Of all the buildings we've lived in, this is the SLOWEST and LEAST RESPONSIBLE management we've ever interacted with. The sounds are still happening all day long, making it difficult to work and sleep, and after 3 days, no one has come by or can tell us who will. We really regret moving here. Do not make this mistake.

I have lived here for 2 years, as soon as they remodeled the west tower. I love my view, my kitchen and hard wood floors are beautiful so if you're looking overall (pool is huge, gym is amazing, place has great package room and cleaners on site) it's great!! However, it's expensive as hell and 1) my walls are so thin I can hear my neighbors cook or do their sexy business and 2) the vents man... I hear everything through the vents. My issue is also that the walls are either too thin or not isolated. I have kids as neighbors by the wall in my room and it's just like I'm partying with them when I'm in bed and they turn up. I'm also south heading so the dog park is 10 floors below me but damn... can I hear the barking and the street. So love this place, but I'm moving cause it's expensive and isolation SUCKS. I haven't had any rats, but I'm on the 10th floor so idk.

They may seem like the same, but they're actually quite different. While both breeds descend from the Old English Bulldog, the American Pit Bull Terrier is a cross of the Bulldog with the Terrier. They crossed these two breeds to create a more muscular and agile dog that could perform better in bull-bating and ratting. The Pit Bull is recognized as part of the Terrier family while the American Bulldog is part of the Molosser dog family. The temperament of the American Bulldog resembles that of an English bulldog. They are a gentle and affectionate dog that gets along well with children and can be regarded as a large lapdog. They can prove to be friendly dogs and very family-oriented, especially if they are trained at a young age. As I said he's 12, with arthritis and starting to lose his hearing and vision. He limps around, at this point the beloved Lab would maul him to death. He's too old and arthritic to hurt a bird at this stage of his life. Great stereotyping going on. Money wasn't an issue nor my credit, I'm a physician assistant and make quite a nice livelihood but I'd rather live in a hole in the wall than automatically rejects me on a dog they never met. Yeah it definitely won't be by any properties owned by you.

I have been an Arch resident almost a year now, never lost a package yet :) Only downside is, there is literally no parking for your car. You can park at Windsor's parking next door, but it costs $315/month with horrible customer service(valet parking) or you can shop parking decks around Center City, and walk to your car. We've dealt with recurring HVAC issues, including days without functioning AC during the summer and inconsistent or nonexistent hot water during the winter. Maintenance requests often go unanswered or take far too long to resolve. Other ongoing issues include: * Trash chutes and compactors regularly backing up, creating awful smells and sanitation concerns. * Elevators frequently out of service, with residents getting stuck inside. * Mold in the gym bathroom. * The list goes on. Communication has been just as frustrating. Since GY took over, there have already been two property managers. The first left after giving notice. The second stopped responding to my emails about ongoing building issues, and I later found out from the front desk that he had quit as well. Residents weren't notified, and now there's no clear point of contact to address serious concerns. It's incredibly disappointing because this used to be a great place to live. The location is excellent, and under the previous ownership the building was run well. Since GY took over, the quality of management and maintenance has declined significantly. For the amount residents pay in rent, the current conditions are simply unacceptable. I rarely write negative reviews, but prospective tenants deserve an honest picture of what living here has been like since the ownership change.
