My wife and I had a lovely stay at 22 Charlotte. It is a charming home/hotel with old Southern charm in a very comfortable setting, and easily in walking distance to downtown Charleston. The owner, Vaughan Alsbrook, lives on site and was very attentive to our needs. She cooks a gourmet breakfast for you every morning. We absolutely loved our stay at 22 Charlotte Bed & Breakfast while celebrating our anniversary in Charleston. From the moment we arrived, we felt completely at home--comfortable, relaxed, and truly cared for. Located right in the historic district of Charleston, the charm and atmosphere were exactly what we hoped for. Ms. Vaughn was incredible: so friendly, welcoming, and full of knowledge about the area. She went above and beyond to make our stay extra special, even surprising us with prosecco for our anniversary, which meant so much to us. Our room was beautiful, and we especially enjoyed relaxing in the tub after long days of exploring. The breakfasts were always amazing and something we looked forward to each morning. Loved the stay at Vaughan's cozy home in the midst of beautiful downtown Charleston's Historic District . With all to do in the area, convenience to a variety of activities, shopping and restaurants was essential. I pulled in late the night before, but Kim made a special toast-egg and bacon breakfast for me in the morning, with coffee and delicious fresh squeezed orange juice, which was a great way to begin the day. Kim provided excellent service and such lovely a smile - you are awesome! Cannot thank you enough for the wonderful room, food, care and conversation. You deserve to be named the best of Charleston in my book! What a fantastic stay and must plan for another someday soon! read more

Review all lower star/bubble reviews to get the whole picture. Each day had new issues and this is far from what people are saying is just the perfect place of Southern Hospitality. It's long and so I will say I'm addressing our issues and confirming other comments that were below a 5 bubble so you may get a complete picture. Our hostess was difficult, very bubbly one moment and the next cross and miserable to say the least. We got to the back door for entry and she gave us the code. Then she said "we lock it going in an out", so I asked if we entered a code once we got in, she said "let me speak clearer and slower". That appeared rude an uncalled for, but we let it roll because of course we want her home an our stuff protected. We simply didn't like the way she spoke to us. It was a simple question about a home I have never been in. We were shown to our room. Which I now can imagine what people (other reviews) said was her bedroom as it was off of her personal living room on the 2nd floor and her personal computer desk area, and make shift upstairs kitchen; however her possessions were not in any closets or drawers at this time as others stated. The room was not private at all. Vaughn was watching TV every night we returned in her night gown and was watching TV with the volume on. Our Dreadful tour - As she mentioned a few names of restaurants we have heard from Trip Advisor was good, Vaughn abruptly pulled over (off the road) and told me to stop. This is her home business and this was far from Southern Hospitality. As my husband said, think "Mommy Dearest"! When we arrived back at the B & B Vaughn was sitting in her chair just outside our room watching TV and we could here it in our room after we got in. Nit-picking at every breakfast, we were either to early or to late for her. No privacy even when asked for our room or others staying there, as she allowed us into someone else's room with their personal belongings in it. One afternoon we came home from touring an we walk up the stairs to find her with her son in the living area off our bedroom. He was very nice an introduced himself, it wasn't him. It was just that now we planned to rest for a bit while getting ready for dinner an we could hear their conversations as well as the TV going. It was just uncomfortable. Vaughn makes claims this was a living room for "everyone", however they have a huge living room downstairs that we were told was open to all guests. We never saw a guest in the area upstairs next to the bedroom that she calls a common area with a TV for other guests. In fact, in other review responses she states it's always muted and it's certainly not. Each of the four nights we stayed she was sitting in her chair or washing dishes at her make shift kitchen right next to her chair (see picture below for details). This area included her personal desk with a computer and always on the screen was the camera pictures Dirty tub - When I used the tub a bunch of metal from the old tub came out into water. Bathroom needs updating. The room was large enough with a nice sitting area, Dusty though! The room would not have been so bad had this not been next to her personal living area. Pressured to leave a 5 review, we were asked to keep it short, sweet, and not to mention the cottage. Interesting! We will stay at another B & B, as we appreciate the unique charms they offer. This is not!! It may appear as a value for the historic district but trust us it's not worth the savings. I would try another B & B as the charm and unique nature a B& B provides. read more

True southern hospitality! The owner, Vaughan is the epitome of a born and raised Charlestonian filled with a wealth of local knowledge. Breakfast was a southern elegant treat. The owner took us on a private tour around the city including the Citadel where her son attends school. Drinking a glass of wine on her porch and discussing stories of Charleston past was an added bonus. Vaughan recommended us on to a local beautiful authentic silver collectibles store with high quality pieces to add to our collection. We found a gorgeous 1860,s silver wedding basket which we love. We will definitely stay here again. read more

I am hesitant to write a review on this place because I want to keep it my secret. This place is wonderful! When you pull up Vaughn, the wonderful lady who owns the house greets you warmly and shows you to your room. Next she will put you in her car and take you on a personal tour of Charleston. She recommends restaurants and shopping and makes sure to answer all your questions. Wake up in the morning and enjoy a great home cooked breakfast. Pancakes eggs and fruit. What I didn't expect when we booked this place is that it isn't ran like a hotel (like most other B&B's). Vaughn makes you feel like a welcome guest or part of the family. Totally Overated We used TripAdvisor to choose this B & B and encountered a real disparity between traveler ratings and our own assessment. Our travel experiences must be worlds apart from travelers rating 22 Charlotte 5 bubbles. Our history with top rated B & Bs included luxury amenities and gourmet food which were below average here. In spite of these shortcomings our biggest concern was the proprietor's prejudiced and unkind comments which made us uncomfortable. Positives: The proprietor has ample local knowledge, was helpful with a tour, a few rides around town and recommendations for restaurants and attractions. The location is good and you can walk to almost anywhere downtown. The building was nicely restored. Breakfast was plentiful and this B &B appeared reasonably priced for downtown. Concerns: There was a daily set breakfast served on one plate with no choices. There were also no other offerings like cut fruit, yogurt or cereals. We were told that breakfast was at a certain time and everyone had to eat together. We like to eat earlier but did not want to rock the boat. Then we were told breakfast would be at an earlier time the next day at the request of another guest. We noticed that the kitchen did not appear to have a dishwasher for steam cleaning and sanitizing. The crab cakes were dry and seemed like they came from a freezer case and the eggs were luke warm because they were cooked before the accompaniments. We did not have much privacy. Our bedroom was off a room that the proprietor used as her office, for meeting with guests and the place to watch TV much of the day. The TV was loud and not muted. We were told not to raise the shade in our bedroom because the neighbors were nosy but when we did, the top panes were blackened with soot and the space around the couch cushions was filled with debris. There was no ventilation in the bathroom and the windows were painted shut. There were also multiple large white ceiling patches never painted over and the sizeable artificial flowers were dusty. Below average amenities included hair products in a wall mounted dispenser (only one side with watery shampoo worked), a few wire hangers in the closet and cut-rate paper napkins at breakfast. And there were unusual extra charges: a 3% service charge, a 2.9% credit card fee and paying $20 to leave two bags a few hours before check in/after checkout. They were mostly disclosed but still very unusual. We like to walk but 22 Charlotte is over a mile from many of the fine restaurants downtown on Queen Street and lower East Bay Street. We would take a ride share back after dinner downtown since the local streets near 22 Charlotte were not well lit and had broken up sidewalks. Finally, many find the proprietor charming but we saw a darker side of "Southern Hospitality". We were surprised to hear unfavorable remarks about guests, former and potential employees and ethnic and religious groups. Some of her racist and Anti-Semitic comments made us extremely uncomfortable. We have never heard such remarks from someone in the hospitality business and cannot recommend this B & B. read more

Southern elegance. Personable, available to hosts, yet intimate. My family and 2 friends recommend this nice "out of the way place" to us and to just to show we knew better, decided to prove them wrong. Not so. Knowledge of the area, events and a closeness to Historic Charleston is what we received. It's like staying in the home of the family you wish you had (plus breakfast ain't Cheerios, by any means).
