Built in 1853, the inn is one of the oldest buildings on King Street. We recently visited the hotel as the Kings Courtyard Inn is the first stop in Circa 1886's Progressive Dinner. We enjoyed cocktails and hors d'oeuvres inside the quaint courtyard. The hotel was decorated for Christmas and we enjoyed the beautiful Christmas tree on display in the courtyard. The staff were very friendly and welcoming, and this hotel is one I would consider for a staycation and one I would recommend to others visiting Charleston. read more

We thoroughly enjoyed a 3 night extended weekend stay here over the St. Patrick's Day weekend. You could literally watch the parade go by from the front of the building. The rooms are nicely appointed with stunning wooden floors - the beds are standard and slightly firm perfect for most sleepers. There are lots of usb plugs and outlets to charge your devices too. Continental breakfast is also offered every morning; you can opt to get it delivered to your room or eat out in courtyard. There's even an evening wine and snack service out in the courtyard. Sherry service in the lobby as well. You can also park and stay here as there is a lot behind the building at a reasonable rate. It is an old historic hotel which is pretty in its old historic way. Our room was pretty and clean. The breakfast is decent, or average hotel items like pastries, yogurt, fruit. The one thing they could improve on is the evening wine and cheese hour. We had to go to the hotel next door and sat in this small room where I felt like I was at a wake. The room had no ambience at all.The cheese consisted of small cubes on a plate and you got a zip lock bag of crackers. The hotel has a beautiful courtyard, living room area or even the breakfast area would have been nicer for the wine and cheese hour. Some music would help also. Would we stay there again? We couldn't have imagined a more charming place to stay. The hotel is in an historic building and much of its charm is due to that. The location is ideal for exploring the surrounding area, the staff are all truly dedicated professionals, and we enjoyed the evening wine and sherry events. The hotel has several beautiful courtyards, and the beds and rooms are impeccable as were the beautiful high ceiling in the room. .We definitely had a wonderful stay and will undoubtedly stay here on our next visit after falling in love with this oasis. read more

We had a great stay at the King's Courtyard Inn. It was very conveniently located for all of the things we wanted to see and do. Parking was great. Some might complain about paying a fee but there are definitely more expensive options. If you're wanting a 5 start hotel experience this might not be the place for you but you be paying for the 5 star experience out of your wallet. The wine and cheese hour in the courtyard was surprisingly nice with the breeze funneling from outside. The concierge desk was very helpful in answering a few of the questions we had. My GFs and I planned a girls trip and made a horrible decision by choosing this hotel. This was a complete bait and switch !!!!!! The rooms they show on line are not at all the rooms they actually have - we were told there would be 2 queen beds in our very spacious room with a fireplace- reality was that our room was the size of a shoe box for 4 of us & the beds were full size beds If that and NO fireplace . This hotel has NO amenities and they charge you $10 to use the gym per day. The breakfast in the morning is pretty much toast and hard boiled eggs and the wine and cheese HH is a joke. I had to give it one star because it does have a great location but there are so many other hotels in this area. My advice to you is RUN Do NOT stay here it isn't worth the money !!!! read more

We absolutely loved our stay here. Amazing location and super friendly and helpful staff. The room was simple and cute. Guests have to be buzzed in from the busy King street so makes you feel safer once inside. They offer a daily continental breakfast that can be enjoyed in person or brought up to your room. They also offer a daily wine and cheese tasting for guests. I love the charm of the historic hotel (a real metal key!) and cannot wait to stay again next time I'm in Charleston. read more

Looking at all those pictures is like looking at a totally different hotel. I'd want to stay there if the pictures were the reality I just left. The room we had was drab, no wall art, missing a valance and had an old, TINY unappealing bathroom. TV remote didn't work. Breakfast and happy hour food was marginal at best. Front door to hotel did not work, nor did security system so we had to use the back entrance all the time. It was Super 8 quality at $400+ a night. For the price, you can find better. read more

The inn is adorable. Love the courtyards and homey feel. It's also central to historic Charleston, commercial shops, and restaurants. Only thing is the WiFi is horrible, and if I was on vacation it would add to the charm but it's not great for a work trip. Since I've been staying here the inn cat, who I've found out is named Miss Baby, has been my next door neighbor. There's a bunch of dog water bowls but I haven't heard any dogs. Hotel is true to the reviews! The best part of this hotel is definitely the location. Can walk to any place: bars, restaurants, port, market and much more. Found this hotel using the Hotel Tonight and ended up saving $100 compared to other hotels in the area. Our main desire was to be in the middle of the city. Fortunately we were pleasantly surprised by the accommodations of the small inn. Parking in the back for $14/night is charged through the hotel. Perk is you can enter and exit as many times as you would like during your stay. It is small and available to the public so I could see how others could have a problem getting in. We waited all of 2 mins and got a great spot. Considering if you drive anywhere in the city you will have to pay to park, this fee didn't concern me too much. Room was much larger than a typical chain hotel room. Loved the high ceilings and historical flair. TV was a smidge small for the room. Saw complaints of the courtyard in the middle being a noise issue. We went to bed fairly early and had no issues. Do remember to close your blinds before bed as you can see directly into rooms otherwise. The mattresses unfortunately did show their age as did the wood flooring. Though a nice size, the mattress was very very firm. Not to my liking in particular. Definitely needed more than 3 pillows for the king size bed. The wooden floors looked worn and the high ceilings and molding needed to be dusted. However, the fireplace in the room sold me on visiting Charleston in the winter. Lastly, the bathroom was interesting. Personally I wondered why the only place there was carpet in the room was in front of the bathroom. The tub had jets, all of which were pointed up. We only noticed after spraying half the bathroom floor. The bottom of the shower curtain kept me from trying the jets. Tub was very clean but a hower curtain was brown with mold; didn't exactly entice me to want to soak in that tub. For the soap snobs, the oatmeal soap bars were great. And the face wipes for makeup were also a good touch. The free bottles of water at the front desks, complementary wine and cheese tastings and sherry in the lobby sets this hotels apart from your regular Holiday Inn or Double Tree. The morning breakfast in the courtyard is a great way to start your day. Even if it's just coffee until you head to the main brunch. It's not your average continental breakfast as it is to order. Overall definitely would recommend this hotel and will be returning! read more

This hotel is one of the best values in Charleston's downtown area, but does have it's rough characteristics. Let's get the bad out of the way first. The place shows its age. There is one elevator and it can be a bit slow to arrive. When we visited in July 2015, it had obviously just been painted (wood interior) because the paint smell was quite strong, but it also looked like it had been painted numerous times. The rooms were similar; a bit rough around the edges but overall they were clean so that's all I really cared about. We were on the third floor in room 301 which has a view of the parking lot and a big tree. Unfortunately, that is also the area people with dogs will go to in the morning to let them do their business, so we were woken up three days straight around 7:30am by someone's dog barking repeatedly for ten minutes. I'd recommend not staying on that side of the hotel, which would be the east. Our room had wood floors and what appeared to be a working fireplace. The a/c was excellent, although the air vent looked rusted, dirty and possibly moldy, so it could use some cleaning. The furniture was worn like an old pair of shoes; comfortable but not the best looking. Bed was comfortable. Bathroom, toilet and shower were about on par with what you'd expect at a Days Inn, of which there just happens to be one nearly next door. Final complaint, which really makes me uncomfortable, is the fact that this hotel still uses traditional keyed locks, so who knows who may have copied the key to your room at some point in the past. I realize electronic locks can potentially be hacked, but that's still going to be more secure than a metal key that can be copied at one's leisure. Now, the good, and why you may want to stay here compared to other options. We most recently stayed at the Wyndham a few blocks away. It is a fantastic hotel, but it's $300/ni or more in season and basically comes with nothing. Kings Courtyard is potentially in an even better location, as it's closer to Market St and the Charleston Market, and is often a third or more less expensive. On top of that, the amenities are incredible for the price; you get free breakfast, and that includes room service and a long list of items you can select. We had them bring us a pitcher of coffee, several kinds of juice, yogurt, cereal, granola, hard boiled eggs, a variety of breads, and that was just a small selection of the menu. They would call each morning before bringing it up rather than just showing up, so we used that as our wakeup call. In the evening, free wine and cheese for an hour. In the lobby around dinner time, two bottles of sherry show up for your enjoyment. The staff were great the entire time, the office is staffed 24x7, you can get bottled water from the office for $1/ea, not some rip off price like other hotels. The hotel is close to all kinds of shopping right out the back door. There are hundreds of bars and restaurants all within walking distance (I consider walking distance up to a mile). Uber services the area, so if you walk a ways and don't want to walk back, it's an easy few clicks on your phone to get a ride which will only cost a few dollars. read more

The Kings Courtyard Inn is one of my favorite hotels in Charleston to visit. The location on King Street is perfect to be able to walk to anything on the Peninsula. The vibe and the atmosphere of the hotel is amazing and historic and it seems as soon as you step in you are visiting a Charleston from a different time and that is very cool. The size of the hotel is great as it is just big enough, but also small enough that you feel like you get individualized attention. The staff here is great and makes sure that everything is taken care of to make sure that you have the best visit. I have always had a really great experience every time I have been here and look forward to being able to return. read more

This hotel is in a great location. The hotel is close to everything but away from the busy tourist areas. We love old hotels and the Kings Courtyard is small quiet and comfortable. The room are old but clean and brightly decorated. Our room only had a shower which was fine with us. We had a street side, second floor room and it was not too loud. The small interior patios are relaxing. Wine and cheese in the evenings is nice. The continental breakfast is not fancy but quick. Staff is friendly and helpful. The location was amazing; however, the staff is what makes this hotel totally worth it. We came to the hotel a few hours before our wedding elopement ceremony at White Point Gardens. Amy met us, helped me with my dress, took picture of my fiance as I walked downstairs, etc. It was amazing! We recently stayed at the Kings Courtyard Inn and would definitely recommend it to anyone traveling to Charleston that wants to be at the heart of the city. They are also one of the only hotels that allow pups in the historic district! It was easy to walk to everything we needed, including great restaurants and coffee shops. The room was very charming and clean with nice toiletries. It was a little buggy but that's Charleston for you! Everyone there was pleasant and super friendly to deal with, going out of their way to help out. We had to unexpectedly leave the last night due to an emergency at home and they were happy to accommodate our needs. When we asked if there was a place to purchase or rent beach chairs for the day, the staff was quick to provide us with towels, beach chairs, and an umbrella for us to use for the day! We were excited to stay here as we stayed at one of the sister properties the last time we visited Charleston. Our room was a decent size and pretty quite, albeit some street noise with a fire place. The inn is centrally located near all the historic spots and restaurants. Mostly within walking distance. We were here in Charleston for a work trip and staff here is super friendly and helpful as we kept having to move stuff in and out of our room each day. They were willing to go above and beyond to help us which we so appreciated! After we were done working each day , we looked forward to the wine and cheese tastings each evening and leisurely sat by the fire place and relaxed. I stayed here for three nights during a business trip. First of all the staff aren't very helpful. There are two ladies and a guy who work the counter. They act as though it's a bother to assist you and give you weird looks in the morning. I will say that Jessica was helpful and nice but the other two didn't lift a finger. Next, the parking is a nightmare since you're sharing a lot with other businesses. Also, don't forget the little blue parking slip when leaving or the black lady at the booth will hassle you and demand payment. The rooms aren't horrible just inconvenient. You can literally hear people talking and coughing outside in the courtyard at all hours of the day/night. All of the furniture is old and poorly constructed. The rooms have no desk or area to work on your laptop. The TV in the room is tucked away inside this big dresser and you can't see it from your bed. Everything is very dusty and the cleaning staff do a poor job. I actually had a new towel with stains on it in my bathroom. YIKES! Overall, the staff could be nicer and rooms quieter and cleaner. So you can imagine my surprise when I walked into the Kings Courtyard Inn. Where's the layer of dust and furniture that looks like it's been sat on since the 1800's? Where's the creaky bed and old-looking bathroom with hints of water stains on the ceiling? Clearly, Kings Courtyard puts money into keeping their hotel in good shape. The rooms were a pretty good size. Standard room came with a queen bed, cabinet for clothes, and two sitting chairs with a table just below a flat screen TV...and we still had room to walk around without bumping into each other. Our bathroom was small but renovated with a walk-in, tiled shower. Everything was CLEAN. The courtyard was great. I highly recommend going outside to have a cup of coffee or breakfast. They also did a brandy tasting, which I didn't take advantage of, but it sounded great! Wifi was included. Score! Location couldn't have been better. You're right by all of the shops on King Street, and just a few blocks over from the City Market and restaurants on Bay street. Uber was everywhere, so it was easiest to just keep the car parked (rather than looking for spots on the crowded streets of Charleston). Overall, a great experience. I can't believe I'm staying this, but I would stay at this Inn again and won't hesitate to recommend it to friends. read more

The corporate that manages this inn is called Charming Inns and they definitely live up to the name! I stayed here for my 23rd birthday weekend with my friend, and we really enjoyed our stay! The place has such a charming historical feel. The room was very amply sized and the beds were paradise. The TV was kind of small for such a big room, but everything was in working order. At one point we had to borrow a tool from the front desk and I do not remotely remember what it was or why we did, but I do remember that we did and they were very nice about it. The keys to the room are actual large metal keys. I never could figure out how to open the door, so my friend was on door-opening duty. The courtyard was very beautiful and we loved having the complimentary breakfast every morning. It felt like being on a cruise. The location was excellent although the parking was a little tricky to figure out. The only drawback is that at night we could hear every single thing going on outside our window. We had a window facing the parking lot and there were people who were out there talking or taking their barking dogs outside late at night and we could hear it as if they were in the room with us. This hotel puts you in the heart of Charleston, in a historic building, for a reasonable price. We stayed here for a girls weekend and really were able to enjoy ourselves for a very reasonable price. I was hesitant because it was historical, which in my experience means small rooms. But we were able to sleep three to a room no issue. What pushed this out of reasonable hotel territory and into memorable stay territory was the concierge service. Incredible help, they held onto our bags for us for hours after we checked out so that we could enjoy King Street more. Wow, such a great and easy experience! My husband and I stayed here for a night with my service animal and they are incredibly accommodating with my dog. They placed us in a room that was close to an outdoor spot for the dog and printed out a paper that had nearby vets, activities to do where you can bring your animal and restaurant recommendations that have outdoor seating that are dog friendly. They also gave us treats for the dog upon check in and had an option for a dog sitter at the hotel should you need it. They were very friendly, kind and super accommodating all around. The Kings Courtyard Inn has a lot of great qualities. They have a great staff and the location is great for downtown Charleston. The complimentary breakfast and wine and cheese hour were nice. However, there was one large drawback that overshadowed the whole trip. Our rooms were so humid that they smelt like mildew during our whole stay. We had to keep our room freezing cold to try reduce the smell which was unpleasant because the bedding includes just a quilt.
