I toured the apartment with Mr. Callahan who was respectful and helpful. while I did like what I saw in the apartment and I was considering to move to this apartment complex, I recently had a very horrible interaction on phone call with their general manager Charlotte who would not listen and would just steam roll the entire conversation. If this is how she treats potential lessor , then god knows how she would treat people who already live there. I am glad I found out now how they treat people and not later when I would have already moved in with such unprofessional management. I am thrilled with our unit and the incredible service that we have received touring and then signing the lease for move-in. LJ is a STAR! She has responded promptly to my endless questions prior to and after move-in. I love the SmartRent app for managing my home and parking as a resident and for guests are a breeze. Amenities are great as well (We practically lived at that pool up until it closed for the season). We are less than 15 mins from DC. They offer the cutest events which I plan on attending as well. I have lived at 2201 Pershing for several years, and I have mixed feelings. At first, the place was incredible, and the management was all you could ever ask for. Melat, in particular, was a dream. The new management leaves a lot to be desired. I'll start with the positives. The floor plan we are in is wonderful--spacious, beautiful wood flooring, fairly large closets, lots of big windows. The kitchen appliances and bath fixtures are also lovely and in fine working order. Furthermore, maintenance has always been quick to respond and capable, and we have rarely had issues. They're opening a new Luxer package system any day now. The pool area is large and well taken care of, but it's almost always full on the weekends. Parking in the underground, permitted garage is never a problem, and the spaces are large enough (unlike some places I've lived). The retail options on level 1 are very convenient. Bon Chon, Paisano's, Spring Mill Bread Co., a nail place, cleaners, a salon (high-end), and my personal favorite, a mini grocery store. Oh, and the fitness center is really nice, and there's almost no one in there when I go after work. Now, for a few knocks. The price of living here has absolutely sky-rocketed in our four years. We started at about $2200 and are now at about $3200 for 2BR/2BA. Before we moved in, we were lured by promises of waived parking fees, we trusted them, and they followed through--until they didn't. Paying what they ask for a spot for each bedroom is absurd. It's not like this place is across the street from the metro. It's about a mile to Clarendon or Court House. People who live here need to drive. The garage door has been an issue. It was broken for several months at a time, and now they just keep it open half the time so it doesn't get over-worked. We're paying for our cars to be kept safe and secure. Believe me, we're paying. Guest parking has also taken a turn for the worse. They used to allow one night free each time; now, they insist on charging $5 a day no matter what! Nickel-and-diming your residents is not ingratiating. And the tow trucks are like hawks in that retail garage at night. One more thing I will mention is that the office used to be open on Sundays, which was especially useful for picking up packages and guest parking passes. Then we get an email one day that, I kid you not, essentially says, "We understand we are not meeting your needs with our Sunday hours, so from here on out, the office will be closed on Sundays." Um, huh? So anyway, I wouldn't say "don't live here"--there's a lot to like. But be mindful what you're getting into and know that things are on the decline. Every night the fried chicken shop under my unit lets out in waves. There is the 10 o'clock crew (patrons, I guess) and the 2AM crew ( employees, I assume). I know this because the windows are crap. Last week I had to pound on the window to encourage a lovely family to move it along because at 1134 PM with a sleeping baby I did not want to hear anymore about their plans to binge watch Breaking Bad. Yes, it's like you are on the sidewalk chatting with them instead of in bed. The quality of the construction is not good. As the other reviewer mentioned you can hear your neighbors, or the retail spaces if you are on a lower level, the garbage compactor for the building breaks regularly and it is considered non-emergency repair. So every 10 mins all night, or weekend, you hear it start up and try to compress while broken. Finally, and this is probably Arlington's fault, the master bedroom on the second floor was level with Arlington's new LED street lights. With the cheap blinds the master bedroom remains bright even in the dead of night. I hate moving but this place was not worth the stress nor sleep depravation. read more

I was excited to live here as I got a great price on a large one bedroom apartment even after I was promised a different apartment by management. But the apartment I have lived in over the last year has been a noisy nightmare. I live above the alley and merchant parking garage and am bothered/ woken up by deliveries and garbage pickups at 4am and throughout the day, everyday. The walls are also so thin that I can hear full conversations of my neighbors through the wall. I don't stay here most nights because it is impossible to sleep. I voiced my concern about potential noise to management before I took this place and was assured you couldn't hear the garage, would have been nice to know about the constant deliveries and garbage. Finally, the most concerning thing might be security issues in the building that I told management about and which have still not been addressed. read more

However, writing this review to warn that the walls are super thin - we could hear our neighbor's conversations.. and I mean really hear every word...; we could hear the minute our upstairs neighbors woke up and stepped out of bed; we could hear when the upstairs neighbors ran their washing machine/dryer/dishwasher. Also, guest parking costs money per night and parking in the neighborhood is nearly impossible for unmetered spots. One other observation - the walls in the corners of the apartment had gigantic cracks forming in the paint, indicating that perhaps the construction on this building wasn't top-notch. Rent is also pretty high considering it isn't directly located on the Ballston-Rosslyn corridor, and rent continues to go up. read more

We lived here for 3 years and couldn't have loved it more! Clean community, friendly staff, great location, and beautiful bright open apartments! I highly recommend 2201 to anyone! As for the pool, it is a lot of fun! It does fill up quickly but after living here for so long and frequenting the pool almost every summer weekend, there's only been one occasion when I couldn't get a seat and that was because I came late and one opened up about 10 mins later. It's a very social place and great for meeting new people but also not so overwhelming you can't put on headphones and fall asleep reading. The area fills up with people who don't live in the building and use the pool for free. It's genuinely laughable how many people arrogantly turn up, park for free and use the pool facilities unchallenged. It wouldn't be such a problem if they didn't conduct themselves with all the decorum of a pig in rolling in shit. They've even got the arrogance to come early and RESERVE SUNBEDS. Their appalling music gives the area the pool area the ambiance of a cheap 18-30's holiday resort, I'd be genuinely unsurprised if 'the lads' turned up chanting "NAPA, NAPA, NAPA" drinking warm prosecco from some plastic champagne flutes, blasting David Guetta from their boom box. My fiance and I have lived in the Pershing apartments for about a year, and are relocating due to work. But we're sad to go! We live in the 2209 building on the 4th floor in a one-bedroom. The apartment complex, hallways, and apartments are beautiful! Everything is brand new. We've never had an issue with anything breaking in the apartment. The pictures capture the apartments well. The garbage disposal once stopped working, and maintenance repaired it within 24 hours of our notice. There are absolutely no bugs, I've never even seen a fly in the apartment. We have a lovely balcony that comfortably fits 2 chairs and a table. The amenities for these building are fantastic. The pool in the summer is crowded, but we love the environment. It's full of young people, and they are flexible with music and having fun. The gym downstairs is never crowded and nicer than most gyms you can pay for in the area! It even has a private 'yoga room' that is perfect for doing weights and floor exercises. The grill and patio areas in the summer are awesome, we hosted a birthday party up there and had a ton of space to grill, drink, and hang out. The staff have always been helpful - special shout out to Darian! He is always cheerful and will go above and beyond to help you! The apartments are walking distance to Clarendon metro (.8), through quiet, quaint streets. There is a Capital Bikeshare literally in front of the apartment as well, which I highly suggest using to get to Courthouse and Clarendon. On Pershing Dr. by the apartments there are cute restaurants, an excellent hair salon, nail salon, and a small (and inexpensive) grocery store, where you can pick up necessities and even some produce. There is a ton of free street parking, making it easy to avoid paying a steep fee for a parking spot. The only downside I'll mention is the rent increase per year. It is quite large, but that is to be expected in most new buildings in the area. If the location and price are right for you, I'm sure you won't regret moving to the Pershing apartments! Lived here the first year it opened. I'd sum it up to a lot of unkept promises. Never once saw the outdoor projector work. The happy hours they mentioned would go on regularly happened only 2 time in a year, less than expected. Sharing a pool is beyond annoying, as all the bros would blast music against other music in an overcrowded pool. Think Vegas, which sounds nice but just like vegas, you'd never wanna live there. The community theater wasn't good for anything but tv. Was never able to watch movies down there as no instructions on how it works was provided. The "luxury" was far from it. The island in the kitchen wasn't even screwed into the ground! I could actually take off the supporting beam! Other than those, the billing. Holy S*** what a nightmare. The staff was very unprepared for the CONSTANT mistakes made in the billing system. It took at least a week to get them fixed. This was the most annoying thing I had to deal with, constantly. My wife and I love this community! We are in our second year here, and it's been a great experience. We came from a much older apartment building and we are so glad for the switch! We live in a 2 bedroom and 2 bath apartment with a great view. It really is a great space and very open. But there are other perks to living here as well. We NEVER EVER have to fight for a parking spot. Our place got some overwhelmed with the parking situation. Even if you lived there you were not guaranteed a parking spot. At 2201 Pershing, not only do you not have to walk far, but it is also underground! It is so handy during the hot and cold months. Moreover, the staff that work here are wonderful. Darian within the leashing office is exceptionally friendly (our dog has a HUGH crush on him), but he also is extremely responsive to any needs. If I know I will not make it home to get a package, he'll put it outside the leashing office. But really all the staff are great! Just last week, I ordered a computer, but couldn't get to the leashing office for a couple of days. Samar, the community manager, locked it up within her office just as an extra layer of protection. It is these extremely thoughtful actions that really make this a great place to live. Additionally, it is the aspect of community that I really love. People are extremely friendly here. If someone hears me walking to the elevator, that person will generally hold it for you without being asked. People are polite and kind. My wife and I had an emergency last year, and one of my neighbors took our dog for a couple of days without asking for anything in return. In the end, we are extremely lucky to find this place and are so happy here. The apartment themselves are lovely, the amenities are top-notch, the staff is great and the people are friendly. This was an amazing place to live. First, the move-in process went so smoothly. The leasing and management professionals were so helpful during the process. I used the parking and gym frequently, which were always kept in the best condition. The gym specifically was big enough to accommodate everyone at any time. The common spaces were soooo clean, all the time. I loved that my apartment opened up to the courtyard. It was quiet and peaceful. Being so close to Arlington Blvd, this was a blessing. I noticed a lot of the reviews mention thin walls. Personally, its not any different than other apartments I've had. In fact, I would say that the noise level is really low. Lots of my neighbors have kids and dogs, and I had no issues. I did live on the Courtyard side on the third floor on the 2201 building. It was honestly, so quiet. The neighborhood was very safe (frequently would go on walks at night) and having the Street Market downstairs was so convenient. It's a very short drive to DC, and the public transportation is easy and accessible. I had no issues with my commute, which is about 15 min in traffic to downtown in the AM. Above all, Darian and Briana were amazing to have as management of the property. They were always so friendly and helpful. Sad to be leaving, but I highly recommend this community if you are looking for a community that has great amenities, customer service, and neighborhood (very near the city) feel. read more

DO NOT LIVE HERE! This was an awful experience and very disgusting. Management and staff are some of the most incompetent people I have ever met. Don't ever expect to hear back from anyone about anything as they cannot service even the simplest of requests. ROACHES ALL YEAR. We had a severe Roach infestation that was never resolved. At one point there were upwards of 50-100 roaches living somewhere in the apartment and balcony area. After exterminators came and killed what I thought was all of them, I found more later and even one when I was moving out. I saw at least 10 inside the bedrooms over the year that I was trapped there to live with them. Yes, the pics and building LOOKS nice... but rest assured the entire place is held together with glue. Half of the things in the apartment fall off or break without touching them. Kitchen Island didn't have bars under it that could stay up for the life of them, every door stop in the unit fell off, and the amount of times we had things break, stop working, or leak was ridiculous. I put in several service requests the first week regarding things in the unit that did not work and after moving out I can say that 1/3 of those same requests were ever completed. Not a great location, far from metro and WAY overpriced for quality of building... the only good thing about living here is Streets Market! Do yourself a favor and pay a little extra to live in Washington or Courthouse. Or pay the same and live better anywhere else. read more

I never leave negative reviews, but I have to this time. I have never lived in this community, only applied for a one bedroom here. I visited the community twice before applying and Briana was very helpful and pleasant (in general, she seems to care about the community). I was upfront from the beginning that I am an international graduate student and I was assured it wasn't an issue that I am currently not in employment and won't be for the next 6 months. However, after applying three people from the leasing team provided me with contradicting income requirements. Darian and his colleague (I did not take down her name) in general were unwilling to give me that information. Darian then referred me to terms and conditions in the application that states your monthly income inflows should be three times the monthly rent, however nowhere it said you should upfront have three times the annual rent in your bank account (and of course I was given different requirements the day before). In general, he was rude and was telling me he couldn't understand the confusion! Then Darian informed me that if I delay providing information, the monthly rent would have to be increased. Actually, once I cancelled my application the price of the same apartment went down by $100 compared to when I applied. It was a colossal waste of time. I went ahead with a different community and I am very happy with my decision. read more

We have lived in the complex for just under a year. It is a beautiful building with great amenities. The office staff is friendly and courteous. We have unfortunately been most unhappy with our specific apartment and are planning on not renewing our lease. This is not to say it's a terrible place to live just not a great situation for what we need. In truth we are a bit disappointed with our leasing agent who we feel mislead us about what to expect in terms of construction and the noise level. Our immediate neighbors have also voiced the same feelings. To start this building is LOUD. There is very little in between you and your neighbors. We can hear our neighbors kitchen cabinets closing through the wall and the dog playing with his chew toy on the hardwood above us. The doors to each apartment do not block sound. We hear anyone passing by our front door. If someone throws trash down the chute at the end of the hall...we hear it. I'm sure you are sensing the theme here.The design of the building has many apartments facing courtyards. This although aesthetically pleasing creates a very noisy experience for anyone living along either of the two courtyards. It has been a big issue in the building especially over the summer months. The apartments facing the alley that separates the two buildings are also subject to a constant stream of moving trucks, food delivery trucks, and trash trucks. Equity (The management) does not require them to turn of their engines. The combination of cigarette smoke, engines idling, and beeping makes for a very unpleasant situation for those renting in the apartments above. The foot traffic from the retail space is another factor contributing to the noise. Also of note, construction is not yet complete on the majority of retail space below the apartments in both buildings. Construction noise during the day Monday-Saturday is constant and clearly audible in the residential space above. Management does very little in terms of looking out for the tenants regarding construction noise. It often starts at 7am and is, to put it bluntly...miserable. The fire alarms go off either due to testing or just by accident roughly once or twice a week. I am not exaggerating for effect. Ok...So all that being said. If you do decide to rent and want to avoid the noise pick an apartment on the third or fourth floor. Do not be tempted to rent an apartment facing the courtyards. You will regret it I promise. The location of the building can't be beat. It's really close to everything without being right in the middle of Clarendon. Rte 50 is quite literally just out your front door. The pool is great. It is shared with the neighboring apartment building. Sheffield Court apartments. Equity owns both buildings. The pool was originally just for Sheffield but sharing seems to be working out. There are two courtyards that have everything you might want...grills, fire pit, outdoor movie screen... The building also boasts a wonderful gym complete with outdoor yoga mat. If you are looking for a quiet environment 2201 is not the place for you. If you don't mind a bustling building and noise is not a huge issue you will be just fine here. read more

I lived here with my fiance for one year and we were very unsatisfied with the building. If you are thinking about living here be prepared for: 1) A huge rent hike after the first year. Ours was raised 13%! The front staff wanted to keep us as tenants but since Equity is so large their hands were tied because the prices were set by a computer. 2) The "secure" parking garage door will be broken. It was broken for at least 6+ months of our lease. 3) The pool will be loaded with people (many non residents) and they will likely be blaring music. Sometimes multiple competing DJ's. 4) Their pet policies are borderline extortion. It is a flat $500 upfront fee and an additional pet "rent" per month. Don't be fooled though this is not a deposit it is paying for "the privilege of having a pet in your community" (their words) Meaning they will take any pet damages from your security deposit and not the TOTALLY NOT A PET DEPOSIT upfront fee. 5) The WiFi in the gym was broken for ~4 months. The front office was aware of the issue and did nothing to repair it. 6) Residents are constantly receiving scolding emails for the actions of a few residents e.g. one resident is loud? Better not address them directly, lets remind everyone of the rules instead. 7) The first floor of the building is zoned for commercial. Meaning that EVERY morning there are dump trucks taking out the trash at ~7-8 AM. 8) Want someone to stay over night? Did you remember to get a pass? No? Ok go park 3 blocks away despite the fully empty parking garage just downstairs. 9) The front office has high turnover, 2 employees in a one year span. So you never get the feeling that the Equity is invested in your community. Although Darian and Samar do seem to care. This company does not invest any of the money that it squeezes out of its residents back into the community. You are a means to a profitable end. Avoid equity if at all possible! read more

This is a great place to live! You get a great price for the location and apartment. I love the community and the location. I like the fact that you're not living right in the center of Clarendon and Courthouse, but still walking distance to the metro, shops, and restaurants. I've lived here for several years and plan on staying for many more! My neighbors are friendly and the staff has been great! This is worst management experience since previous Manager left her work. Samira Shaibani is rude and do not try to communicate with her customers. When I was talking to her she put her hands in both pockets, raising her voice all over and talking to me like some kind of dog. I never ever experienced this kind of unprofessional management in my life. She is not manager who can lead the team. During her management ( maybe in last 8 months) garage door was always broken and smell was horrible as broken bathroom whole winter, aminities doors always broken, requested service was always on hold etc. I just signed on my notice of move out because of her management. Between the two buildings is where they have the trash dock, the trash truck comes 6 days a week as early as 7AM and pounds and makes unacceptable noise that'll wake even the dead. Each building has 2 giant industrial size dumpsters- that's a total of 4 being emptied 6 days a week and there are 2 different trucks that come 1 for trash and 1 for recycle. The leasing office as well as the regional manager is well aware of this issue but chooses to ignore by saying it's in ordinance with the county rule of 7AM-7PM because they want those dumpsters emptied for their VALUED retailers. The property manager named Hana is the most useless individual I dealt with for somebody that's officially running anything also Robert Parker, the area manager will reply your email 2-3 weeks after when he feels like it. For the price they rent these apartments you sure can find a worthy and PEACEFUL place you can call home elsewhere. DO NOT LET THE AMENITIES AND THE CLEANLINESS OF THE COMMON AREAS FOOL YOU. Run with your money and get one of the better properties in the Clarendon area rather than this glamorously falsified hell hole being run by incompetent individuals placed in management positions. read more

This complex has multiple units of section 8 housing to low income individuals . 2201 Pershing has gone through 3 area managers and the original staff has long gone. If you want to live in Clarendon and enjoy the people that live here this is not the place for you. Walking distance to the Clarendon/Courthouse area as well as being close to the District without living in it make it an ideal location for young professionals or early stage families. The area is extremely safe and there are many restaurants and shops within walking distance. The staff makes the apartments extremely enjoyable. Darian has always been helpful to all of the tenants, and the maintenance and cleaning staff always greet you with a smile. The amenities are great from the grilling area to the pool to the workout facility. I would recommend this apartment complex to anyone with a pet or anyone who works in DC that doesnt want to live in DC. read more

My boyfriend and I have lived here two years (in two different apartments) and we're sick of this place. I wouldn't recommend it to anyone. Keep in mind that this building is two years old and is supposed to be "luxury." When we moved in, we were told that we would have prime retail and a market downstairs within a matter of months. We're just now getting a market. We had some issues with the first apartment, but assumed that because it was a new building that they were working out a few kinks and thought that it might just be our first apartment. We were wrong. However, that's not even the worst of it. The bottom line is that this building was shoddily constructed and it shows. Here's what living here is like: 1. When we moved into our second apartment there was mold in the bathtub. 2. There's rust on our bathroom light fixtures already. 3. The complex fire alarm goes off on a biweekly basis for at least 45+ minutes. 4. Steam from our microwave sets off our personal fire alarm constantly. 5. The business center--the computers/printer have never worked. 6. The garage door is broken on a monthly basis. 7. Same goes for the elevators--except that's on a biweekly basis. (I've been stuck, in the dark, in the elevator several times.) 8. Sure there's an outdoor movie screen--except they forgot to hook up the projector, so really it's just a big wall. 9. The online website has failed to process our rent payment 3 times (this has also happened to our roommate numerous times). As a result, we were charged late fees, and repeated kicking and screaming has done nothing to fix it. 10. Expect to be woken up every morning at 7- 8 am by gunshots from the nearby military base. If that doesn't wake you up, then the noise from the highway/days inn across the street will. 11. The back door to the apartment is always unlocked (you're supposed to have to fob in, but anyone can really just walk in). 12. Most of the outlets/light switches in our apartment aren't wired to anything. They just go no where. This was the case for both apartments. 13. ok. i just recently moved and i was one of the very first tenants when the building "first" opened. it was initially ok but went downhill rapidly! read and read carefully!!! walls....paperthin. you hear everything! you can hear the people above you...every single movement and step. if someone above you puts on a pair of high heeled shoes....good luck! pathetic! this place is a f'n dog shelter!!!! 99% of the tenants have dogs!!! and i mean "huge" wolves!!!!! why in the hell would management allow people to move into an apartment with dogs so big that they can barely get into the apartment! like really no restriction on size. "cujo" everywhere! omg!!!! dogs bark all day long!! if you take off of work for relaxing day? forget about it...the damn dogs gonna bark! ruff! ruff! ruff!! all damn day long and i am not exagerating! its the worst!!! dont be surprised to see dog poop in the halls. dont understand why white people love dogs so much!!! lick and kiss in the mouth and sleep with them!!! lol but anyways beer cans and bottles in the stairwells on a regular basis(budlights, budweisers and stuff like that) people have no respect...3 or 4am talking loud in the hallways. the appliances are cheap and always break! the paint is cheap and the floors have flaws! when the building first opened it was really nice but it has not been kept up appropriately by management and it has gone down the drain!!! it stinks!!! literally!!! like dog!!! white people are really not clean people! and i say this without prejudice! but they live in a very unclean way and the pershing is a haven for a messy situation filled with dogs in every apartment it stinks and its a mirage to what really goes on. great location read more

Before moving here I read the reviews online and I was affraid to deal with noise issues. The leasing agent, Hicham, was honest and said that most of residents who had issues with noise was because the construction was not complete in the reatail spaces and that there is no apartment building that will be %100 perfect when it comes to noise. I have been living here was about 6 months now. To tell you the truth, The place is great. The management staff are very reponsive and try their best to assist me personally and the residents in general. The location of the building can't be beat. It's really close to everything without being right in the middle of Clarendon that can be really noisy. The amenities are amazing, movie theater, large pool, cozy club room and a large gym with pleanty of brand new equipments. There are two courtyards with grills, fire pit, outdoor movie screen. I have recommended this building to my friend who moved in to it three weeks ago and loves it so far. read more

If you're looking to live in North Arlington in a nice new place, without breaking the bank, this is a great place to live! I've lived here for almost 3 years and will likely renew my lease for the upcoming year. The staff is always very friendly and helpful. I've met a lot of great neighbors and forged friendships throughout my time here. If you have a pet, your pet will likely make friends with the other pets in the building. This is one of my favorite apartments I have ever lived in! We were one of the first residents in the building and if it weren't for a change in location of my office, I would never leave! A quick walk to Clarendon or Courthouse, you are in the middle of everything without having to be there and pay the extra cost in rent. The staff is fantastic - Hicham is the best and will take care of any questions or concerns in a heartbeat. The amenities are great - the gym is never overcrowded and the retail spots are finally filling in adding even more to the living experience. I am going to miss this place! read more
