This company is HORRIBLE. The negative reviews you see in this feed is the truth about 24H Mold Inspection. The only reason there are positive reviews on here is because they have offered people a complementary test if they write a positive review, which equates to nearly $300 just for one air test. A technician came out to inspect my 600sqft apartment and asked me why I suspected mold. I got vulnerable and told him about how I've been sick for months and it wasnt getting any better. He used this information to convince me that there was FOR SURE mold in my apartment and that I would FOR SURE get my money back from the landlord once we confirmed these tests. Sure enough, test results came back, they were NEGATIVE, and I'm $2,000 in the hole. I tried contacting management to resolve this matter and they have left me with "We will get back to you" and never end up doing so. The manager you see in this thread is so insanely rude and will do nothing for you. The only way this company is staying afloat is because they're preying on the ignorance of others, just like that mechanic that tells you need a new engine when you really don't. 24 Hr Mold does not thrive off of honesty and integrity, but lies and deception. In our case, they claimed our babies' room was "the worst" and acted like we were living in a health emergency. Their so called "evidence" they showed us on their meter didn't even match the pictures they later sent in the report caught red-handed. We contacted 24 Hour Mold since we just moved into our home and needed to get some things checked out. When the technicians arrived, they walked through the house and repeatedly mentioned an odor. They recommended both an air quality test and a bathroom test. After hearing the pricing, we chose to move forward with just the air quality test to help manage costs. I declined the bathroom test since we were planning on gutting it, but the technician continued to insist on both tests, bringing up the odor again and suggesting we may have become nose blind to it and aren't able to smell it. This made us a little insecure. In the moment, with everything going on and the technicians already at our home, we felt pressured to agree to both tests. The air quality and bathroom tests themselves took only about five minutes, and the total came out to nearly $800, ($774 to be exact). Even with a discount applied to one of them. We received the results quickly, and we were relieved to find that there were little/no mold issues. Still, we were surprised by how much we ended up paying compared to what was initially discussed over the phone. It was a stressful situation, and we walked away feeling taken off guard by the cost. Do NOT use this company. They are a rip-off, the manager Karen is rude and they do not offer a remediation action plan. I will explain. First, they charge WAY too much: $425 for an air sample and $375 for a surface sample and they scare you into getting expediated results for another $200. The $65 inspection fee is waived if you hire them for the testing and includes the control air sample (outside). So our inspection of a tiny bathroom and adjacent bedroom cost $1,482 after air samples in both rooms (so 2 total) and 1 surface swab in the corner of the shower. Don't forget 4% for using a credit card. So...almost $1500 total! I called and talked to the manager, Karen, to ask why her prices were so high. She said it was because they send their samples to a lab (everybody does!) and bc they do a thorough inspection of the entire property (they did not). She can try to refute the latter but she was not there. After the fact, I called a few other places (I did not have the opportunity before bc my tenant sourced 24H without my knowledge) and I found good alternatives. A nice guy named George at Bye Bye Mold told me his inspection costs $400 and includes the control sample (outside) and 1 indoor air sample. Additional samples (either air or surface) cost $100. So my total, had I used him, would have been $600. He sends his samples to a lab and explained that that is industry standard. They don't grade their own homework. I also called Disaster Responders. Their inspection is free and there's no charge for the outdoor control sample. They charge $250 per indoor sample. So my total would have been $750 with them....still HALF of what 24H charged me. They send their samples to a lab too. So my quick research backed up my gut feeling....24H = expensive! Karen = unapologetic and did not care about my concerns re: price (she was already paid). As for the remediation action plan...there was none. The recommendation in the report is, "remediation is recommended." It does not give any more detail than that. I called two highly recommended remediation companies and they could not give me an estimate on the job because they said 24H did not recommend a course of action. Looking back at the 24H Mold Inspection Report (in hindsight) it does say right in the Disclaimer of Liability that "Remediation recommendations are guidelines only and not a detailed protocol. The necessary actions will be determined by the remediation company selected by the property owners.." I wish I had known that before using 24H. They were off to the bank with their money by the time I learned that their generic recommendation is not enough. Since this is my first time dealing with a mold issue, I did not know that this company would not provide what was necessary for me to move forward with the remediation process. I also asked a real estate agent friend in L.A. who deals with mold and inspections all the time and he corroborated that the inspection company needs to make a recommendation on course of action. He said, "I've never received a mold inspection report without the inspector specifically stating exactly what the course of action is. There are different levels of remediation (containment, cleaning, remove drywall, etc.) and the mold inspector always calls that out." Just to triple check, I asked ChatGPT "who is responsible for the course of action" and it said "the mold inspection company diagnoses the problem, identifies the source and recommends a remediation plan while the remediation contractor performs the cleanup and repairs." If you ask ChatGPT for a sample mold remediation protocol it includes a written report, lab results, photos of the affected areas and A RECOMMEENDED SCOPE OF WORK FOR A REMEDIATION CONTRACTOR TO FOLLOW. It's all knowledge I learned after-the-fact but please let my terrible experience save you from having to learn this the hard way. Do NOT use these guys. Please read the negative reviews. This company was the very first 'sponsored' result to appear when searching 'mold inspection los angeles' on Google (they pay for that positioning btw) and as a result, they probably get lots of business and that's unfortunate for hard working people like me that don't deserve to get ripped off. read more

Don't fall for their lies. I contacted them to inform them I have mold and will like to get it tested to see what kind of mold and also how severe and bad I have it in my unit. The lady I spoke to said the tech will be coming out to test the mold and do a thorough inspection and inform me of the findings and type of mold it is. The tech arrived and just gave me information that I could get the land lord in trouble but that the land lord won't care which is why people reach out to them for them to have record of how the unit has mold and have prove. I showed him my mold areas and he said he can't test that area because it's on the wall what the heck does that mean than he goes on to tell me that it needs to be an air inspection which is $550. I advised him I was informed I'll be getting a test and information of his finding all he did was put a machine tool on the wall 2 spots same area and said it's 70% moist and try to sell me on the $550 inspection. Stay away they have mold test in home improvement stores. That's what I end up doing and it cost me $15 bucks and I had to get the mold from the location of where I showed him. They only try to sell you the air test to make there money they lie on the service you'll be getting. I spoke to a man about the issue and he just basically told me to ___ off of how rude he was.
